When offering a proposal for Leith in 10 years time our group focused on a 1960s Brutalist 11 story council housing b l o c k . We f e l t a through it created uncomfort beneath and tried to address the area through allowing more light into the space aswell as making it a passage which


The

History

This 1960s brutalist style is current throughout many parts of Leith with other buildings such as Thomas Fraser Court, John Russell Court, Cables Wynd House and the Newkirkgate Shopping Centre. The

problem

As we have learnt about the Kirkgates promince in the past if this was to be restored the low rise buildings which zig zag towards the Leith walk are interrupted by Linksview house, it has equally unpleasant influence from Water street. Whilst there is the need to provide this type of housing its use of materials is not aesthetically appealing and it would be better if it was split in two so it does not feel so oppressive. Leith also needs to become a greener place and cycle lanes would improve the place. L I N K S V I E W

Our proposal is located along the length of Tolbooth Wynd as we agreed that this was the most dilapidated section of our neighbourhood. Currently on our site sits a purely residential tower complex, Linksview House. Further down and closer to the main road is further residential properties with some music studios behind the housing. The surrounding area is comprised of residential spaces that have been restored and in some cases had some new modern extensions added to them. Within walking distance is a commercial sector which gives this large site a huge potential to become highly desirable. Currently, the site doesn’t feel like it is part of the neighbourhood. As visitors we did not feel welcome to walk around and explore these spaces. They have also not been kept up to a satisfactory condition. They also cast huge shadows on the only open space in the neighbourhood, the playground. All of this helps to create the main problem with this site: it divides and alienates the neighbourhood. Our proposal aims to rectify this. We have designed a multi-use complex comprising of residential properties, a sports/community centre, a new building for the music studios along with further commercial space as well as a redesigned playground space. The inclusion of a wide variety of social opportunities arose from the fact that there is few opportunities for the residents to have such a space close to this neighbourhood. By including a sports/community centre this will encourage a positive outlet for the residents while the opportunities for small businesses and cafes will also draw people to the complex to make it an integral part of the neighbourhood that will hopefully change the public’s current perception of Tolbooth Wynd. We have lowered the maximum height of the building to limit the casting of the shadows to the edge of the playground. The cut out sections not only create a clear threshold into and out of the complex for pedestrians but they also open up the views across the neighbourhood and increase the amount of sunlight coming in from the south. This is also the reason why only a small section of the southern part of the site is occupied by low rise buildings. Unlike the existing structures, we have chosen to use materials that are found in the vicinity of the site such as timber, sandstone and granite to dampen the visual impact that the stark difference in styles between our proposal and the other buildings will have in our neighbourhood.

Community is created through mutual interest and participation. Leith’s cooking school and co – housing scheme works as a symbol of community in three key relationships which drives the design ambitions.

1. The

relationship

to

participation.

I aim to enhance the lives of the various cultured residents through a communal environment designed to create unique and meaningful interactions. The brief gives me the opportunity to empower a minority group who are at a disadvantage due to lack of information in a new area. The spatial arrangements reject Leith’s architectures crude perception of community, which is achieved through moving away from self-interest and instead working towards communal objectives ie. the shared responsibility of the cooking school. Therefore, the economy of the building is fundamental. Consequently, it has a connection to the rest of the space as a result of the central courtyard rather than viewing them as separate factors. Without achieving this internal community, it is not possible to create further relationships with the wider community.

2. The

relationship

to

exterior.

The facade of the building is used as a connection between the residents and the street, drawing people to interact with it in a positive way. This is achieved through the introduction of nature in the building which universally is received the same way. Having the circulation as a feature of the building creates an openness which is a quality lacking in many of Leith’s buildings.

3. The

relationship

between

identity

and

area.

“When a community is provoked to change by something outside it, that something will have already been inside” Stanley Fish This quote proves prevalent in Leith’s current context and my ambitions for the way my building will help Leith develop positively. The influx of new restaurants begins to define the type of area it can become, although by adding a cooking school, a specialist area can emerge which will further lead to positive change and opportunities within the area, attracting tourism and boosting the local economy. Having pride for culture will create an environment for Leith to thrive.

The journeys and experiences the building provides must abide to these sets of principles.

TESTING MASSING AND CIRCULATION THE PROCESS OF DEVELOPING THE MASS WAS A RESULT OF RESPONDING TO THE ADJECENT BUILDINGS. BY CONTRAST THE CIRCULATION WAS MORE A RESULT OF INSPIRATION FROM LAMBS HOUSE FRONT STAIRCASE, AS A RESULT INTRESTING FENESTRATION OCCURED. THE PRINCIPLE OF CREATING THE BEST MOMENTS IN THE BUILDING CENTERED AROUND THE CIRCULATION APPEALED TO ME WITHIN A COHOUSING SCHEME WHERE RESIDENT INTERACTION COULD CREATE A UNIQUE CLOSENESS.WITH EACH OTHER.

New restaurants are springing up all around the site this mix of cuisine and culture can make Leith an area which is known for its food. Due to its proximity to the shore and easy access via road with car parking opposite it provides the perfect place to stop off for residents in central Edinburgh. The current lack of foliage in the area is something which my building will aim to address, in the entire local area the largest green space is the park opposite the site, I would like to create some connection between the park and the building perhaps through having a tree within the building which is viewable to the public may bridge the gap between the inside and out. How long have you been living in Leith?

I’ve been living in Leith all of my life and so have my parents.

I lived in Midlothian for 30 years before moving to Leith where I’ve now lived in 3 different places here.

How does your view of Leith differ from your parents?

How does Leith compare to Midlothian?

They talk about the way it was different, but I think its ok.

I prefer it.

What did they say has changed and have you noticed change over time? Umm, Mum was telling me the other day the way she used to enjoy the Kirkgate, it had a certain character which the mall now doesn’t. I think her point was just it allowed smaller more independent shops which is more interesting than what we got now. I like Leith its ok, but it’s just ok - I mean it’s hardly exciting. Things are changing I guess but they’re not changing much for me

Do you plan to live here when you are older? I don’t know, but I don’t know if I want to live in Scotland. I think there’s better places in the world than Leith, (laughs) - I hope there is... look how grey it is (laughs).

Would a regeneration of the area change that? Trust me no matter what you do with Leith it won’t be the best place in the world (laughs) but no I think Leith will improve. It has potential, there’s nice areas but there’s shit areas and that’s what the problem is, it’ll always be that way.

How content are you with Leith’s current state? Is there anything you would like altered? Ahh don’t get me started, there is plenty I’d like changed. What would you change?

Well its hard to say having only been here a few hours but perhaps introducing more green public spaces.. ... Yeah I think that is important, you know £90 million was been planned to be spent of Leith [in reality this was a £84 million tax incremental]. I cant see it for the most part, the place has changed a lot and will change a lot; personally what I would like to see is more public spaces as you say and also a focus on making the place feel safer.

Why don’t you feel safe? Those blocks are not a good thing, but let me tell you Leith is not a dangerous place and I am as I have said very happy here as is my wife. My son also had a good upbringing here and has now moved to London would you believe.

What was the reason for his move? He’s a very creative person and I’m pleased for him he can use his talents more in London.

Co-housing is “an intentional community, with shared interests, aspirations and ethics, that wants to leverage that into a physical space where the balance of privacy and communality is critical”. “You buy equity by paying 35% of your net income to the society. So every month, every member pays 35% of their net income. All these 35%s go into a central pot which pays one mortgage we’ve got with the bank . That pays the corporate mortgage. So there’s no individual mortgages.”

My brief dictates my objective, to design a place which breeds creativity, in which opportunities and experiences are not predetermined by the building’s makeup but are a direct consequence of the building’s possibilities. I have set out two objectives which, if fulfilled, will result in constructing these desired creative collaborative performances.

“the most creative spaces are those which hurl us together. It is the human friction that makes the sparks.” Jonah Lehrer To ‘hurl together’ a mix of creatives means having numerous spaces which all connect; therefore the way these spaces affect and view each other is essential. The brief I set myself meant that collaboration of experts in their specialist fields all require a creative space to flourish. I want to create a space in which any area is adaptable; either used as the focal point of the performance; for spectators; it can be used for lighting projections and it can provide perfect angles for filming. The ways the space can be used are endless with every level providing new opportunities to interact with each other. This flexibility of space provides a playground for creative ideas to flourish. The space is not defined and can be interpreted, reinvented and this makes for successful involvement. When the users define the space, then the activities within shall be successful. User involvement relates as much to those who will view the performance online; due to the design’s consideration for interesting perspectives which the performance shall be filmed through. By creating a series of varied and offset arches a unique way to showcase a unique spectacle is a way to help make the building iconic.

In the music industry there is growing pressure from record labels to control the output of artists and limit individual artistic expression. Output is constrained to present a certain image without allowing boundaries to be pushed and challenged. I propose a specialist building which provides unique facilities to create a distinctive hour long recorded performance which works closely with artists collaborations and lighting specialists. The recordings along with an interview will be published to Youtube and a website which would develop a reputation for this new format for artist to express the creative vision. The building is created to challenge the current state of music and propose possibility for the future asking how we will interact with music differently in 50 years, in this sense by integrating lighting displays and performance art, a deeper integration can be achieved. The building would be used by artists across multi genres as it aims to develop a platform for them take ownership of their identity online. In terms of this building been relevant in Berwick it could become a stop for touring artists travelling between Scottish and English performances. The building can take influence from other music related studios such as Maida Vale in London which have become iconic due to their performances and likewise this building can due to its distinct concept. By creating this versatile and engaging building within site 4 the area can use other interesting surrounding spaces such as the warehouse behind to a more creative effect. The building through the use of interesting space can become a key element of how artists choose to create their performance which ultimately will be experienced online with state of the art recording technology such a 3d video.

THIS WORKS PERFECTLY FOR MY CONCEPT OF A MUSIC VENUE WITH LIGHTING SPECIALISTS FREE TO PUSH AS MANY BOUNDARIES AS THEY ARE ABLE TO, THIS HAS FURTHER JUSTIFIED THE INCLUSION OF ARCHES AT THE FOREFRONT OF MY DESIGN. GRETCHEN VENUE, BERLIN THIS VENUE IN BERLIN HAD AN INCREDIBLE INTERIOR WHICH WAS HIGHLY ATMOSPHERIC DUE TO THE ARCHES AND THE WAY THE LIGHT INTERACTED WITH THEM. IT FELT AS THOUGH BY MOVING AROUND THERE WERE ENTIRELY NEW WAYS TO EXPERIENCE THE SPACE.

INTERACTION

I WANTED THE IDEA OF ARCH INTERPLAY TO BE A FUNDERMENTAL ASPECT OF MY DESIGN AND WANTED THIS TO CREATE A CONNECTION BETWEEN SOMEONE WALKING PAST ON THE STREET AND THE INTERIOR OF THE BUILDING BY ALLOWING THEM TO VIEW STRAIGHT DOWN INTO THE PERFORMANCE SPACE AND INSTANTLY HAVE A SENSE OF THE PURPOSE OF THE BUILDING.

THE OVERLAPPING ARCHES WILL CREATE THE CONNECTION BETWEEN THE OFFICE SPACES AND THE MAIN SPACE AS I FEEL THERE SHOULD BE A CONNECTION BETWEEN THEM TO MOTIVATE THE PEOPLE WHO WORK THERE AS THEY WILL FEEL A EQUAL PART OF SOMETHING SPECIAL RATHER THAN LEFT TO THE SIDE.


A R C H D E V E L O P M E N T THE INTERPLAY BETWEEN THE FORMS OF THE ARCHES HAS BEEN A POINT OF EXPERIMENTATION THROUGHOUT THE PROJECT. IT IS FASCINATING TO NOT ONLY PLAY WITH THE SHAPE OF THESE BUT ALSO THE LEVELS AS THEY CREATE A VARIETY OF VIEWS AND OPTIONS AS A VIEWER AND ALSO A PERFORMER. IT IS IMPORTANT THAT THE SPACE IS ENTIRELY FLEXIBLE TO ALLOW FOR ANY TYPE OF IDEA WHICH A LIGHTING ARTIST, PERFORMANCE ARTIST OR MUSICIAN HAS.

I N I T I A L C O N S I D E R AT I O N R E G A R D I N G THE FORM OF THE BUILDING REVOLVED AROUND MAINTAINING THE ORIGINAL BUILDING AS I FELT IT HAD A RELEVANT PLACE WITHIN THE SITE AND ALSO USING A TRIPLE HEIGHT SPACE FOR THE CENTRAL PERFORMANCE SPACE. I WANTED TO CREATE A STRIPPED BACK EFFECT IN WHICH THE ROOF FOLLOWS THE FORM OF THE ROOF TOP.

THE EXISTING BUILDING IS MADE UP OF MASONRY CONSTRUCTION AND I HAVE CONTINUED THIS INTO THE DESIGN WITH A SMOOTH TRANSITION INTO CONCRETE. BY USING THE ARCHES AS A CROSS OVER OF MATERIALS A CONTINUITY IS ESTABLISHED.

DUE TO THE STRONG ICONIC FORMS OF THE FACADE I WAS SET ON PRECAST CONCRETE AS A MATERIAL TO EMPHASIS THE SHAPE WHILST MAINTAINING AN INDUSTRIAL LOOK.

THE STAINLESS STEEL ROOF CREATES A CONTROLLABLE LIGHT SOURCE DUE TO THE ABILITY TO COVER PANELS TO CREATE DARKER AND LIGHTER AREAS WITHIN THE SPACE. THE ROOF IS STEPPED ON DIFFERENT LEVELS TO FOLLOW THE STRIPPED BACK FORM OF THE ELEVATION. THE ROOF ALSO CAN BE USED AT NIGHT TO PROJECT LIGHTS FROM OUTSIDE INTO THE BUILDING AND ILLUMINATE THE CEILING. THE MATERIALITY IS TAKEN FROM THE ROOF IN THE WAREHOUSE TO THE BACK OF THE SIGHT

DUE TO THE SIZE OF THE CEILING IT IMPACTS DIRECTLY ON ABOVE THEREFORE BY ADDING A FLOATING CEILING A NEAR COMPLETE LEVEL OF DECOUPLING IS ACHIEVED. THREE SHEETS OF DRYWALL SHOULD BE ADDED AFTER A BASE LAYER OF OSB.


ACOUSTIC ARTISTIC PANELS

AS PART OF THE MAIN PERFORMANCE AREA ACOUSTIC PANELS WILL BE ATTACHED TO THE WALLS TO REDUCE NOISE LEAVING THE SPACE. THESE PANELS WILL BE USED BY ARTISTS TO CREATE PIECES OF WORK FOR SPECIFIC PERFORMANCES AND ARE DETACHABLE WHICH MEANS THE WORK CAN STAY IN ROTATION AND GIVE MANY NEW PAINTERS ARE GRAFFITI ARTISTS A PLATFORM TO SHOWCASE THEIR WORK.
