Fair Market value has been defined as: In evaluating your property I have used many of the tools that a professional appraiser utilizes: comparable sales, competitive listings in escrow, square footage, age, location, amenities, and the general condition of the property. The enclosed data was researched from reliable information currently available from the Houston Association of Realtors, local real estate firms and title companies. Typically, the market analysis reflects every property of comparable value that has sold in the area over the past six months, and represents a good cross section of the competitive current listings and those properties that are currently in escrow (pending closing). In attempting to determine the listing price for your home, it is vital to consider only that information which pertains to properties sold. From this data it is possible to ascertain value in your immediate neighborhood. Closing 101 The closing process finalizes the sale of your home and makes everything official. Also called the settlement, the closing is when you get paid and the buyer receives the deed to your home.
Here are a few things to bring to the closing: • House keys • Garage door opener(s) • A picture ID (driver’s license or a recent passport)
What can you expect?
The closing agent will look over the purchase contract and identify what payments are owed and by whom; prepare documents for the closing; conduct the closing; make sure taxes, title searches, real estate commissions and other closing costs are paid; ensure that the buyer's title is recorded; and ensure that you receive any monies due to you.

About Me I'm a REALTOR, CNE, in Houston working with Keller Williams Memorial. I recently shifted my career focus to real estate after spending 25 years working in the oil and gas industry so that I could pursue a more people-oriented career. I attended Northeastern State University in Tahlequah, Oklahoma where I graduated with a BS in Accounting in 1986.
