Marketing Strategy

Ma r k etin g Strateg y With the ever-increasing rise of social media and online portals, it’s critical to showcase a property with superb photos and as much detail as possible to secure the perfect permanent tenant. Our team engages professionals to enable our clients to choose exactly what level of marketing they would like to invest for each property. Marketing services we offer include: • Professional photography and videography • Professional copywriting • Graphic design • Furniture hire We then tailor a campaign to suit the style of the property and the budget of our clients, utilizing a mix of: Signboards

Print Media

Our signboards have been designed to set them apart from traditional real estate signboards, to ensure we capture the eye of both pedestrian and vehicular traffic in a memorable format.

Code’s strong relationship with the local media means the properties we are marketing often receive priority placement and all content links directly with the online marketing.

Brochures

Our photographers specialise in real estate images and know exactly what to capture to showcase the selling points of each property, including stunning walk throughs and twilight shoots. Our graphic designer will then use the best images in an impressive brochure, along with 3D floor plans.

Our team knows how to capture interest online, which sites to use, how to leverage SEO and what works for the highest possible exposure for a property. Code Property has formed a partnership with realestate.com enabling our clients to receive priority placement on the rentals portal. This means Code properties all appear as ‘Feature Listings’ and land on page 1 when loaded to the internet.

Database We communicate to our database through weekly updates, just listed, just leased, monthly newsletters and market overviews. Once we profile your property to this database, tenants are often secured before your property hits the open market.

Social Media With a high volume of followers across our company and agents’ Facebook and Instagram feeds, we encourage clients to share our links and property information to further enhance the promotion of a property.

O ur Renta l S er v ices At Code we offer a tailored approach to managing property with the ultimate goal of maximizing returns for our investors. For permanent, long term rental properties we offer our clients: M a r k e t O v e r v i e w & R e co m m e n d a t i o n s Our team of experts are updated daily on the property industry and legislative changes, ensuring we provide the most current and accurate data to our clients at all times. O n l i n e B o o k i n g I n s p e c t i o n Sys t e m We run a live, 24 hour system enabling tenants to register for open homes and viewings, to speed up the leasing process and minimise vacancies. Open Homes/ Inspections All inspections are attended by 1-2 team members who prepare the property prior to allowing people through and who secure the property and grounds thoroughly on exit. Te n a n t S e l e c t i o n & C o m m u n i c a t i o n The most diligent part of the leasing process, our strict and efficient method of determining affordability, eligibility and suitability including blacklisted databases, ensures landlords and tenants receive fast and accurate feedback. Pets & Special Clauses With over 56% of Sunshine Coast people being pet owners, allowing pets in a rental property greatly increases the ability to secure a great tenant. However, we understand this doesn’t suit everyone, and every owner has the option of declining pets in properties if preferred. Lease Preparation On acceptance by the landlord, tenants are issued a lease for review and signing. B o n d P r o c e ss On execution of the lease, tenants are required to pay a bond equivalent to 4 weeks’ rent, held by the RTA for the duration of the tenancy. Rent Collection Tenants are required to pay rent in advance. We offer multiple electronic payment options to make the process easy and clear. Financial Management We offer landlords the option of Code receiving, paying and reconciling all bills for each property, and provide an online, live portal for owners to view their property and its financial history.

Arrears Policies With a thorough understanding of how quickly a delayed rent payment can impact, Code has a proactive policy to managing all arrears and as such traditionally tracks at less than 2% arrears across more than 700 properties. Ro u t i n e I n s p e c t i o n s With legal access quarterly for inspecting cleanliness and condition of property, our team works alongside tenants to ensure properties are maintained well to prevent problems arising. Repairs & Maintenance With over 700 properties under our care, our team of trades and suppliers understand property, budgets and deadlines to ensure your investments are well maintained and compliant. E x p i r i n g L e a s e s / Va c a t i n g Te n a n t s Most investors never want a vacant property, so we track exiting tenants 90 days in advance and provide recommendations on potential rent reviews and increases to maximise returns. Compliance Management Each property we care for must be compliant in all relevant areas such as fire safety, pool safety and liveability.

Your Investm ent Permanent Rentals The Code team is committed to the performance of your investment and depending on your financial structure, all management fees should be tax deductible. Your investment to employ Code as your company of choice for your permanent rental is as follows: MANAGEMENT FEE

8.5% plus GST commission for total of all monies collected

ADMINISTRATION FEE

$5.50 per month inc. GST

LEASING FEE

Equal to 1 week’s rent plus GST

EOFY STATEMENT FEE

$25 inc. GST

LEASE RENEWAL FEE

$55 inc. GST

ADVERTISING FEE

$250 inc. GST

With any fee for service arrangement, the value should always be placed on the level of service provided. We pride ourselves on being industry leaders in service, adherence to legislation and protection of your investment.
