KAWANA LIFESTYLE From Ben’s Desk
WINTER 2016 A COMMUNITY UPDATE BY RAY WHITE KAWANA
Welcome
to our latest Community Newsletter we hope you enjoy it. As a whole, the suburbs within Kawana continue to produce exceptional performances with recent activity indicating strong confidence from both buyers and sellers. The combination of the major infrastructure projects across the Coast which are now underway and in particular the new Private and Public Hospitals here in our backyard, along with record low interest rates and sales across all sectors of the market are driving this confidence. We also expect to see renewed interest in the market come Spring which is just around the corner!
The property management side of our business also has some heat to it with vacancy rates hovering at around 1 per cent thanks to the influx of people working in and around the new Kawana medical precinct and the Maroochydore CBD project. In our last newsletter we included an article on the new Good Bean café which was set to open in the Pulse Building at Oceanside. Thanks to the many readers who took advantage of the free coffee we offered during March, I am sure many of you are now regulars at the Good Bean – just like myself and many of our staff. The good news is that this precinct has become a real destination for food and coffee lovers – particularly the local cycling community who have become regulars and can now choose from a number of cafes including Good Bean, Coffee Club and Raw Energy which are all now open for business. Other businessess have also recently opened in the Pulse Building including Choice Kebabs, Sushi Omoide and Feel Good Flowers.
Winter also means State of Origin and we are proud to announce that we have thrown our support behind the Sunshine Coast Falcons by sponsoring the player of the match for each away game for the rest of this season. Speaking of State of Origin how good was it to lock up the series after the first two games? Queenslander! Regards,
Ben Wilson | Principal
A little bit of kindness goes a long way at Kawana Waters State College Kawana Waters State College have started a new campaign called Kindness@Kawana’ – an idea which commenced thanks to the initiative and energy of teachers who wanted to do a little extra to help struggling families educate their children. The initiative has seen staff raise money for the benefit of a number of children at the school who may not be able to afford items required for their education. Kawana Waters State College Principal Colin Allen-Waters said he was thrilled that the school community would be prepared to do that little bit extra to support students.
“Teachers are asked to do so many extra curricular activities including sport and other community based activities. I think it says a lot about the culture within our school that this type of support takes place. It’s a great example that our teachers are setting for everyone,” he said. “We like to tell the students that even when life gets difficult, there is always sunshine around the corner! It’s great to see them with a smile on their face, that’s the most rewarding thing for us.”
THE COUNTDOWN is on at Sunshine Coast University Hospital The Sunshine Coast University Hospital (SCUH) is closing in on the completion of the building works. From the outside, progress has been rapid with aerial images showing scaffold removed to reveal a colourful façade, full-height glazing, timber screening, lush landscaping and a fully marked helipad. What‘s not so obvious is the activity taking place inside. Floor tiling and timber panelling has been completed down the striking main hospital street, which also has light timber furniture, including tables for the food court and seating, strategically placed along its length. Hospital street’s full-height windows now reveal a central courtyard coming to life with lush landscaping featuring large palms, meandering paths and soft play areas for children.
The Facilities Management Centre (FMC) loading dock is now fully operational and receiving a continuous stream of deliveries daily of furniture and equipment for the hospital such as chairs, tables and medical equipment. Rooms across the hospital are being fitted with equipment, from the surgical pendant systems needed in operating theatres to linear accelerator machines for radiation therapy. Two linear accelerators worth about $5.6 million in total were installed in April in the newlynamed Adem Crosby Centre. To view a time-lapse of the first Linac Accelerator installation, visit http://www.lendlease.com/au/ projects/sunshine-coast-university-hospital/ and click on the ‘construction time-lapse’ tab.
CLIENTs HUNT DOWN OUR POPULAR BDM Jamie Billerwell is a wanted woman – for all the right reasons of course. As Ray White Kawana’s Business Development Manager she is responsible for securing new rental and leasing opportunities for the firm’s Property Management team. The business development role is a unique one for the real estate industry but it’s one which Jamie has settled into very well thanks to her vivacious personality and commitment to excellent customer service. “I just love this role, it’s certainly not for everyone but it suits my personality and from my point of view there’s nothing better than bringing in new properties for our wonderful team to manage. “We’ve got a real focus on increasing our property management listings and we’ve significantly increased our team to ensure that every client,
regardless of the size of their portfolio is treated with the same high level of service,” she said. Melbourne based Renae Kallista was forced to track down Jamie after she relocated from her previous employer to Ray White Kawana. “There’s no way I was going to get anyone apart from Jamie look after my property. I met her 2 years earlier when we invited agents in the area to value our property and she impressed me so much that when the time came to rent it out, I knew she was the one I wanted to entrust it to.
“Jamie has this unique ability to connect with people and she’s really respectful of you and your property. We’ve worked with a lot of agents over the years and it’s great when you come across someone like Jamie. “She takes the time to understand you and your property and she tells it as it is to ensure that the tenant is the right match for the property,” Renae said. Jamie’s commitment to her role has already been rewarded after receiving the prestigious Maximisation in Growth award in just her first twelve months as a Business Development Manager.
