The benefits of going to auction in Queensland It’s no secret that the residential property market in Queensland is experiencing major growth, with sales and prices on the rise. Auctioneering is a facet of real estate that has historically been secondary in Queensland, with NSW and Victoria often overshadowing the Sunshine State. But recent results have shown auctions are increasing in popularity and clearance rates are on the rise. By way of example, CoreLogic data revealed Brisbane had an action clearance rate of 72.7 per cent in the week ending 22 August, up from 48.1 per cent at the same time last year. The number of total auctions in Brisbane that week was 130 versus 80 the previous year. With demand for residential property reaching unprecedented levels in Queensland, property prices have responded accordingly and sellers are experiencing a market that is skewed in their favour. David Holmes, Cooley Auctions Partner and chair of the REIQ Auctioneer Chapter, says benefits exist in selling quickly through a private sale but to sell via auction may result in better outcomes. “It’s not until you put two or three buyers in competition with each other that you get the true value in the current market,” says Holmes. “They feel as though they have to put their best

foot forward to secure the property.” Interstate migrants are adding to this competitiveness and are helping drive the auction market in Queensland. The market is seeing an ever-increasing number of cashed up interstate investors wanting to snap up Queensland property. Holmes says the movers from Sydney and Melbourne, who are accustomed to an auction culture, will be expecting to buy at auction in Queensland. “This is a market where people would prefer to live in places like Brisbane, the Gold Coast and Cairns as opposed to downtown Sydney or Melbourne,” he says. Independent auctioneer Rob Doorey says selling homes via auction is becoming more enticing for people because it can reduce time on market, and also give the vendor an appraisal from the general public. “It gets as many people through a property as possible without a set price, and lets the public decide the value of the property – which is essentially what ends up happening anyway,” he says. “We can all be experts and say exactly what a house is worth, but it’s really only worth what an individual is willing to pay.” Doorey has been auctioneering for nearly a

decade, but prior to that spent almost 30 years working in commercial radio, where he spoke to many people within the real estate industry and developed his passion for property. Doorey is an enthusiastic supporter of the auctioneering process.
