usiness Manager Sue Anderson-Stevens brings over 25-years’ experience to the Aspex Property team. Having worked in project and business management, she is well-equipped to help Aspex Property grow and thrive in the bustling Sunshine Coast market. Her passion and focus on great results push Sue to work hard and uphold the Aspex Property values. As a strong leader, she demonstrates effective communication and negotiation skills alongside her passion for helping people and businesses grow. For Sue, structure and organisation is key to a business’s success and her excellent knowledge in understanding diverse business and strategy development is a huge asset to the Aspex Property team.

When not working Sue enjoys trying to keep fit so she can keep up with her twin teenage daughters, any activity near the water, being barefoot and hanging out with her family and friends.

TENANT SELECTION Signing the right Tenant is without doubt the most important part of the entire process. We begin with the end in mind. We understand that you require a tenant who is stable, respectful of the property and financially sound. We combine our experience with comprehensive tenant checks to ensure any associated risks are minimised. Our process includes: • • • • • • • • • • •

Meeting all prospective tenants at the property. TICA Credit Checks (Australia’s largest Tenancy Database) Previous rental history checks Proof of income or accountants report (if self employed) Employment details or Business references (if self employed) Personal References Proof of Identity checks Conduct an ingoing interview with the selected tenant. Bond is paid to the Residential Tenancy Authority (RTA). All required RTA documents would be completed to commence the tenancy. Complaint management policy

RENT COLLECTION, PROCESSING AND ACCOUNTING • Rent is collected in advance and paid directly into our trust account. • We have a strict zero tolerance policy for rent arrears. • Disbursements of rental trust funds are paid monthly. • Payment of invoices (if required) • End of Financial year statement • Aspex Property uses online Property Management software with owner’s portal.

MAINTAINING YOUR ASSET Our objective is to provide a safe and

comfortable home for your tenant whilst ensuring your asset value is maintained so that you can realise the capital value when required. Our processes and procedures include: • Qualified and licensed tradesman providing quality and timely workmanship with competitive rates. • Contractors inducted into our processes and service standard agreements. • Quick responses to all requests for maintenance and repairs. • Detailed Work Orders with agreed expenditure limits. • Maintain timely and direct communications with you on all maintenance issues. • Comprehensive inspections and photos, keeping a record of all potential maintenance requirements. • Respectful liaise with tenants to minimise any inconvenience. • Addressing all complaints and issues in a timely manner.

ROUTINE INSPECTIONS Routine inspections are carried out during a tenancy to inspect the asset and identify any potential risks and maintenance that will be required to maintain the capital value of the property. After each inspection we provide you with a report, along with photographs, detailing the condition of the property and you will be notified of any maintenance issues. The routine inspections will be well communicated and carried out in a manner that will not inconvenience the tenant/s.

LEASE RENEWAL AND RENT REVIEWS • Rents are reviewed every 12 months and at the end of a fixed term lease. • Renew lease or provide notice to tenant to vacate. • Negotiate rent increase and lodge extra bond payments if applicable. • Provide a copy of a new General Tenancy agreement (Form 18) to all parties END OF TENANCY By ensuring we have a robust process and procedures up front this will lead to a trouble free vacate. We complete a comprehensive entry report at the commencement of the tenancy to ensure the property has been left in the same condition (fair wear and tear expected) at the end of the tenancy. A copy of both the entry and exit condition report will be provided to you. All photos taken will be stored on file. The RTA will only return Bond to the tenant if the Exit Condition Report is satisfactory.

THINKING OF CHANGING YOUR INVESTMENT PROPERTY MANAGEMENT TO ASPEX PROPERTY? The good news is changing to Aspex Property is real easy. If you are thinking of changing your property management company, the process is easier than you think. All you need to do is contact the team at Aspex Property and we can take care of everything for you. Our office can arrange the transfer of management of your investment property or properties even if there is a fixed term tenancy in place. There are no costs and your current agent can’t apply penalties unless you agreed to these in your management agreement. We can help advise you. All you need to do is inform us that you’d like us to takeover the management of your portfolio and sign an Authority to Act (Form 6). We then complete the following steps:

We provide you with a template letter to notify your existing property management agency with your intention to terminate your agreement. Typically your notice period will be 30 days.

We will arrange for all the relevant paperwork and keys to be collected from your previous agent and notify relevant authorities of changes.

We will contact your tenants and reassure them there will be little disruption, arrange a meet and greet and property inspection, then walk them through an Aspex Property Tenant Welcome Pack.
