Why now is a great time to sell

The latest data from the REIQ Queensland Market Monitor reveals that listings are falling across the state, with Queensland’s total stock on market dropping from 8.1 per cent in the March quarter of 2017 to just 7.6 per cent in 2018. Property prices are driven by the same supplyand-demand market forces that drive most free market economies, with the relationship between supply and demand dictating the price – the more houses there are on the

market, the more choice buyers have and the more control they have over the price they pay. If supply is tight, buyers have little choice and the sellers have more control over prices. Looking at the data by LGA we can see the largest falls in the coastal markets of the Sunshine Coast and Fraser Coast. The Sunshine Coast LGA fell by 1.1 per cent, to 7.9 per cent of stock on market, Noosa fell 1 per cent, to 9.3 per cent stock on market, and Fraser Coast fell a hefty 1.8 per cent to 9.7 per cent stock on market.

These are the areas where buyers are facing less choice and there may be some upward pressure on prices as buyers seek their own slice of coastal living amid dwindling supply.

The areas with the lowest levels of stock on the market are Brisbane LGA, with just 6.1 per cent of stock on market, Townsville, with 6.3 per cent stock on market, and Mackay, with 6.5 per cent stock on market. It’s no coincidence that Mackay and Townsville are also markets that we consider to be on the turn, with positive price growth forecast for the rest of 2018. Such low levels of supply will undoubtedly mean that buyers will have to move quickly if they see a property that ticks all the boxes. It’s also important to note that regional LGAs such as Gladstone, Rockhampton, Toowoomba and Cairns, with stock levels of around 7 – 8 per cent - these levels are medium-to-low and we are likely to see time on market becoming

shorter in these markets as buyers search for bargains to snap up. In the southeast corner, Ipswich and Logan both tightened by 0.5 per cent to 7.1 per cent stock on market, Moreton Bay tightened 0.7 per cent from 7.8 per cent to 7.1 per cent and Redland tightened from 8.6 per cent to 7.9 per cent. Looking at stock on market is just one metric that helps forecast how a market will behave and it’s important to remember there are many factors that go into the property market’s rise and fall.

However, as the state’s population continues to rise, it’s a great time for anyone who has been thinking about putting their home on the market to talk to an REIQ real estate professional to get an appraisal. You may be surprised at how well the market in your neighbourhood is performing.

Will Queensland markets catch the southerners’ cold? One day things are golden, the next it’s a disaster - or that’s how it seems if you’re reading only the headlines of the real estate news stories. For much of the past few years, it seems those of us north of the Tweed have watched with envious eyes as the Sydney and Melbourne house and apartment markets go from strength to strength, at times demonstrating quarter upon quarter of double-digit growth. Throughout those quarters, a question commonly asked around the weekend barbecue event is: when will Brisbane have similar growth to Sydney? Or, why isn’t Brisbane having similar growth to Sydney? Of course, now that those markets are easing, the Brisbane market doesn’t seem so secondrate! Whenever anyone owns property it’s natural to want the value to keep growing so that your asset is adding to your wealth.

But when growth is strong, like we’ve seen in the southern markets in recent years, it’s possible to have too much of a good thing. A lot of the activity driving that strong growth has been investor activity and speculative buying. Typically, these buyers are not in it for the long-term and may sell their asset after five years, paying down the debt and realising the capital growth. This type of activity does not lead to steady, sustainable growth of the market.

Sure, we don’t have the surging prices and the short-term speculative opportunities that go with that, but we also have a resilient market with affordable prices and attractive long-term rewards. And, of course, we have a much better climate!

In contrast, the Brisbane market has been driven by a strong owner-occupier segment of the market, or investors who are buying for the long-term benefits. Without the frenetic buying and selling cycle that southern markets have seen, our price growth is smaller, but more sustainable. This is the benefit of steady, sustainable growth.

However, Real Estate Industry WA President Hayden Groves said Purplebricks was overselling itself to potential Perth customers. “What we were seeing is that Purplebricks has been advertising for a long time comparing themselves with regular real estate agents ... the reality is it is quite different,” he said. “I think that what’s deceptive about their advertising is that they’re claiming to be proper real estate agents, and that goes to the heart of it.

I know you are all getting used to me having a bee in my bonnet about something or another, and this week is no different. I’ve been astonished by the advertising campaign run by Purple Bricks and their use of the term ‘Commissery’, and I’m not the only one!

“They are not acting like a professional agent should be doing in terms of seeing the transaction through to settlement, ensuring they’re getting the best price for their client and ensuring that they are promoting the property. “Purplebricks are simply not delivering that service.”

2. We do not get paid until settlement 3. If we don’t sell your home, we don’t get paid. My comments are nothing except a reality. I wonder how you would all feel if I said, “Yes of course I’ll list your home and it’s going to cost you $5000, but I won’t guarantee I’ll sell it. You can pay me extra for everything I do to help you sell it but you won’t get a refund of your money regardless of the outcome.”

Well, that’s it from me again. Sadly we lost the State of Origin this year and we have a couple of very happy Blues supporters here in the office. Maybe we will just have to win the next 8? Have a safe and happy couple of weeks. Kiss Mum.
