• Auction success rates fluctuated over the quarter, peaking at an impressive 91% in November before dropping to 78% in December. Despite the holiday slowdown, the quarter ended strong, with an 84% success rate.
• The average number of bidders per auction was slightly higher this quarter (2.88) compared to the previous quarter (2.48), showing increased competition.
• Buyers paid on average 4.42% more for the property when compared to the highest pre-auction offer.
• Properties were sold in an average of 33 days, consistant with the previous quarter.
In 2024 we have conducted 550 auctions, which is more than 8x that of our closest competitor.

• A total of 5,847 property inspections were conducted this quarter, with November being the busiest month.
• Most inspections were at auctions (3,638), with 2,157 private treaty viewings.
• 2,127 open homes were held, showing high attendance.
• The average number of inspections per auction was approximately 28, with 3,638 inspections spread over 126 auctions. December saw fewer inspections, likely due to the holiday period.

• The number of homes sold through private treaty declined slightly month-on-month: 31 in October, 28 in November, and 20 in December.
• Homes sold faster in December, with the average time on market dropping to 15 days, likely due to buyers and sellers aiming to finalise contracts before Christmas.
• The overall success rate for private treaty sales was 82%, an improvement compared to the previous quarter’s 72%.
• A tightening in supply was evident, with fewer properties listed for sale compared to earlier in the year.
Most buyers were locals, with over 60% coming from the Sunshine Coast. Brisbane buyers made up around 20%, especially in November and December.
Interstate buyers, mainly from NSW and VIC, contributed around 10% of total sales and Regional Queensland rounded out the balance of up about 7% of purchasers during the quarter.
