• With the departure of Tracy, we have brought in a new salesperson Jenny Walton. She will add energy, experience and great closing skills. • Leads continue to generate strong, with a total of 175 last month, and up to 130 already This month. We are running a blend of lifestyle and available homes ads. (see following pages.) • Construction continues the permanent model / office located at Lot 210. The goal Is to be moving into during the month of August. We are still not through ARB relating to The change in garage design. The garage will be our back of house with three small offices and Equipment. • The Phase 10 clubhouse construction is beginning. We have done a press release and Social media posts relating to the amenity. • Website is being overhauled (with new images and copy.) Programming this current site Is difficult and bulky and we are once again mulling over the decision to start anew. For now we Are continuing changes and edits that we can mange without blowing it up and restarting. • Our SCOREBOARD is now available to all via a link. This holds all relevant information Regarding inventory, sales, closings, and dates. If you do see something that needs attention Or is not accurate please let us know and we will change. – Agent Narrative
A:-John Parker- His wife is still sick, they do still plan on coming up to view the town homes. I have been in touch with their agent and she is touching base with them and trying to reschedule. He wants to purchase a townhome. He originally put a lot hold on lot 62 with VTS Homes. They sold their home in Fairhope, suddenly. Therefore, they want to purchase a townhome and build their forever home.

A:-Whitney & Jonathan Andrews- No change, They are still waiting to sell their home before making any decisions on a town home. I spoke with them yesterday and they are getting a lot of activity on their home.They are trying to decide between VOP and the downtown area. Came in as a call in. They are wanting to find a place more convenient to both their jobs. They love the VOP atmosphere, as well. They are looking over the contract to write up lot 212 or 184. A:-Angelo Debro- David Slyman is going to follow up with her and talk about pricing. We met 5/1 to look at some ideas and walk lot 6 and 8 for basement ideas, she still has her heart set on lot 7. We are still waiting for everything to calm down with the virus in order to meet. I just sent a bomb bomb about our inventory and she has opened it several times. Therefore she gets the urgency. I am still waiting on Its for pricing So we can move forward with the process. I have been working with Ane for 2.5 years. She has also been working with the Slymans for years. She is ready to move forward on lot 7 in Phase 9. VTS will be building. A:-Tanya DeSpain- Remove for now. She plans on buying in VOP but her husband can't seen to secure a permanent job in Huntsville. . …..Tanya is looking at the builders group homes in phase 11. From what I am understanding is her husbands job is the only thing holding them back. Her husband has to secure a job here or they have to move back to Austin. She sent me his resume, I am sending it to some companies that are local. Tanya is still at the same point, she lives in Providence Apartments. She really wants to build with Regent but we are waiting for the go ahead with pricing. A:-Tricia Harris sister(lot 108/Phase 9)- Same. We are still waiting on the appraisal situation to be resolved on 108 before we move forward on another lot. We should close this upcoming week. Tricia's sister is wanting to hold a lot in Phase 13, next to her. She has been corresponding with Brock and Brooke. We got the go ahead from Todd and David on holding it with the right contingencies. Brooke is working on a style or plan to run by the Slymans.

Reza & Jean Adhami – These guys really want to be on the bluff so that they can be hear their children, but focusing on ceiling of $200-250/sf. due to recommendations from their agent. I have talked briefly with Rob about this and he thinks pricing would be more like $270-$310 giving the few details that I was able to give this basic estimate. I’m working on a few examples to send them for review & consideration. The came in as a walk-in. They will be working with Taylor Dunaway w/ Capstone. He is their son-in-law. One of their daughters already lives in the community on College Hill: Michael (Mike) and Lalieh Adhami. Very good prospect for Lot 56. They would want to purchase the home site and take their time with the home design. Budget does not seem to be a real issue. Eric & Sherry Tomblin – 2nd meeting with Sherry this past week. Lots of great questions and reiteration that she can increase her budget to at least $650K. She is still considering other areas, but the idea of being in the same community as her son Colin Tomblin is a big plus. She would now consider a motor court home site (specifically lot 229) if she could get a small home in her budget. We both took Sherry on a full tour of the Village of Providence to include walking available home sites. We discussed that Colin Tomblin is her son and they are excited for the opportunity to build in the same community. Sherry is collecting information so that she can narrow down options to ultimately bring her husband Eric out for a tour. After discussing design layout, we learned that Sherry does not prefer motor court design, so lot 167 could be a great fit as it would provide a little more yard than some of the other lots. She is open minded to both one level homes and 2 story homes. She prefers brick design. She has stated that she wants to build with Jimmy Bryan Construction which could push her into phase 12. She is OK with waiting to future phase. She does have an agent, but came in as a Rocket Science Lead first.

– Agent Narrative
Damon Pounders – 6/22/2020 appointment canceled to meet with Rob, but he had an urgent appointment come up. He will reschedule this week. Still focus in on VOP.11.290 – Chapman Cottage | Working though final questions for the contract. Surely, we will hammer this out before week’s end. Damon once lived in the original phases on VOP, but due to divorce & other circumstances is currently living the Providence Place Apartments. He is interested in single family living; quite possibly the plan for VOP.10.216. We are working through pricing, floorplan, & finish details. Steve & Kim Lorenz – Fear we are loosing this couple; they are just not being responsive. Still looking at other areas Last week & not ready to committee, meet w/ Steve, Kim & agent Preston Morrison w/ Cummings Real Estate. The Lorenz’s have been away from Huntsville for around 1 month. They are serious about making a move from their temporary apartment. Meeting went well; I provided an updated list of available home sites & homes. We toured VOP.10.182 (Mabry meet us for discussion) & VOP.10.223 home site. They have an appointment 06.08.20 to view an existing property with hopes of narrowing down their focus. I expect them to come in around $800-900K unless they go for Lot 182 which gives them more travel options.
Malcolm & Jo Brown – E-mailed floorplans and general pricing expectations for those plans. They are reviewing this information and expecting follow-up from me this week. Full community tour of Sunday to include walking existing Builder’s Group inventory & walking home sites for pre-sale opportunities. Emailed them more specific floor examples to fit their needs & get basic pricing from the Builder’s Group to share with prospect for rebuilding the plans on lot 180 or 181 on VOP.10.291. They currently live in S. Huntsville in about 2500sf in Smokerise & want to downsize yard size; plus they want in an area that will minimize flooding issues like current home. He golfs at the Ledges, but Jo says she will not be moving to the Ledges. Karina Rodriguez & Desiree Baddtaz – Initially a Rocket Science Lead from April 2020, asked for appointment when doing follow-up calls for inherited leads. First appointment 6/22/2020 and wrote contract same day. Waiting on pricing from a few items from Regent Homes, LLC. They are willing to pay for these changes; basically, this is a full price offer.

Social Media Ad Campaign #3 Lifestyle – Call to action is delivering digital Available Homes Sheet or Floorplan book. Above shows May 1 to June18 With 301 total leads including phone numbers. The other ads feature “homes we think you’ll love..” a play on Zillow’s e-blast campaign and it shows The current available homes with remarks.
VOP – Marketing Renderings
We have invested in a new rendering engine in the office as well new pro-level software to be utilized to keep up with the new-home rendering and floorplan creation requests we are getting. To be brandconsistent we issued several styles and the team at VOP has selected a version of a watercolor look. See examples below.
