Green space in the heart of the city Key to the development of Sovereign Square is the creation of a new green space at the centre of the scheme. This will enhance the surrounding area, offering much sought-after city centre outdoor space, whilst providing a focal point for the site. It is anticipated that the space will not only offer a lunch time retreat but that Leeds City Council will use it as a focal point for cultural attractions and events. The Council is committed to delivering and completing the first phase of the new green space simultaneous to KPMG’s occupation. Bruntwood’s combined years of experience of creating work spaces that offer more than just an office for your business also includes investment in the external environment of our buildings. Ordnance Survey Southampton In 2010, we delivered a new freehold 175,000 sq ft headquarters for Ordnance Survey in Southampton.

The new headquarters achieves a BREEAM ‘Excellent’ rating and enables Ordnance Survey (OS) to introduce new working methods for its staff. The Kier team has worked very closely with OS and its advisers to ensure that the new building meets all the necessary occupational requirements, and utilises the space available in an efficient manner. The development includes an acoustic wall parallel to the buildings front elevation, to minimise noise from the adjacent M271 motorway. Whilst this feature increased build costs, it reduced background noise, thus allowing a more sustainable form of mixed mode ventilation. The cost was offset against there being no need for a fully integrated air conditioning system. A key factor of financing this development was the ability of Kier to maximise value from the existing OS estate to part finance the new headquarters building. By concluding a single transaction with Kier for both the new headquarters and disposal their existing site, OS have been able to avoid ‘value leakage’. Kier has also been exploring life cycle costing and long-term maintenance with the occupier, in order to influence plant and equipment specification ahead of occupational fit out.


Whitehall Place London

3-8 Whitehall Place was a 280,000 sq ft pre-let to the Department for Environment, Food and Rural Affairs. A challenging office redevelopment project involving the decanting of staff and retention of a Grade II* listed façade. This project is another example of Kier’s excellent track record of delivering major office pre-lets. The project strategy was to redevelop behind a retained façade and to achieve a modern office building to current standards. The aim was to achieve quality, flexible office space and the required servicing. The new build construction had to be carefully considered to take into account the existing window locations on the façade. The scheme provides the occupier: Department for Environment, Food and Rural Affairs (DEFRA), with its required specification and the added potential for a feature atrium. Kier was selected by the freeholder, the Crown Estate, to redevelop the building. The project was procured through a design and build contract undertaken by Kier and subsequently sold to a private equity fund for in excess of £40 million. The project has a Sustainability Charter and achieved an Excellent Building Research Establishment Environmental Assessment Method (BREEAM) rating. The development is a pioneer in sustainability issues.


One Reading Central Reading

A major new office development on the site adjoining the national headquarters of Cable & Wireless. One Reading Central, a BREEAM ‘excellent’ building, is to date the largest office building development in Central Reading. The construction commenced as a speculative project.

The city-centre scheme has been designed in a truly out of town scale, with 22,000 sq ft floor plates, atria as tall as the building and double height reception. The Iconic development was a joint venture between Kier and Invista Real Estate Management Limited and completed ahead of schedule in February 2010. Work on One Reading Central started in October 2007 and in December 2007 Kier secured a pre let to Yell plc, who committed to take 153,000 sq ft over 7 floors of the 10 storey building. One Reading Central is a city scale building in the heart of a regional hub making it ‘The Ultimate Workplace’. The building achieved a BREEAM ‘Excellent’ rating.
