Ten Steps to Selling Your Home 1. Meeting your goals, needs and expectations. I will walk through a process I use to thoroughly understand my client’s goals, wants and needs to ensure that your expectations are met. 2. Determine the best price for what’s going on in the market right now. We assess the current state of the market and what comparable homes are actually selling for by reviewing a Comparative Market Analysis (CMA) on your home. This is attached. That way, we can objectively determine its fair market value and price it right. 3. Prepare your property so that it is in top-selling condition. Most of us don’t keep our homes in top-selling condition. I will work with you to help you see things from a buyer’s point of view. I will consult with you on what to repair, replace or remove so that your home makes a GREAT first impression. 4. Implement time-proven, research-based marketing strategies. Your home will be marketed with a 10 point marketing plan that has the highest potential for bringing not only the most buyers, but also the most qualified buyers to your doorstep. 5. Show your property. I will coordinate and schedule showings and will implement the use of an electronic lockbox to allow easy access and maximize showings. 6. Receive an offer. When a buyer decides to buy your home, an offer will be presented. I will advise you on the offer and whether the buyer is qualified to purchase your home. 7. Negotiate to sell. Most offers require some level of negotiation. We will work together to decide your parameter and I will negotiate on your behalf. 8. Have your home appraised and inspected. Once you have accepted an offer, I will work with the buyer’s agent to coordinate an appraisal, inspections and a survey (if required). If the buyer requires that certain repairs be made on your home, I will continue to negotiate on your behalf and recommend vendors so we move successfully from contract to closing. 9. Prepare for closing. A few days before closing (also known as settlement), I will contact the title company and the buyer’s agent to ensure that all the necessary forms and documents have been prepared. I will arrange for your power of attorney to receive the closing documents and let her know what additional forms and information will be needed to bring to the closing meeting. 10. Close! At the closing meeting, ownership of your property is legally transferred to the buyer. I will be present to advise you and ensure that everything goes according to plan.

Preparing Your Home For Sale With a little effort on your part, your home can be sold more quickly and at a higher price. The following tips have proved invaluable to owners and are worth your special attention. Working together, I will recommend a room by room staging consultation to show your property in its best light and to maximize the price you receive.
Preparation For Showing: 1. First impressions are lasting! The front door greets the prospect. Make sure it is fresh,
clean, and if needed paint the trim. 2. Decorate for a quick sale. Dated wallpaper and worn paint reduce appeal. Why try to tell
the prospect how your home could look, when you can show him by redecorating? A quicker sale at a higher price will result. An investment in neutral new kitchen paint will pay dividends. 3. Let the sun shine in. Open blinds and curtains and let the prospect see how cheerful your
home can be. (Dark rooms do not appeal) 4. Do the windows and window screens work well and are they spotless? 5. Are the appliances operating properly and sparkling? 6. Fix the faucet! Dripping water discolors sinks and suggests faulty plumbing. 7. Repairs can make a big difference. Loose knobs, sticking doors and windows, warped
cabinet drawers and other minor flaws detract from home value. Have them fixed. 8. Pack excess linens and clothing to make closets look bigger. Neat, well-ordered closets
show the space is ample. 9. Bathrooms help sell homes. Again, remove any outdate wallpaper and add a coat of fresh
paint. Check and repair grout in bathtubs and showers. Make this room sparkle. Don’t let the handy man add gobs of caulking when grout is what you need. 10. Arrange bedrooms neatly. Remove excess furniture. Use attractive bedspreads and fresh
looking window coverings. 11. Removed attached items that are not included, such as special chandeliers or shelving? 12. Learn about similar homes on the market that you may be competing against? 13. Asked my realtor for a list of ways I can improve the “marketability” of my home without
wasting time and money?
14. Are there any structural defects such as roof, foundation or wiring problems that should
be disclosed? 15. What do I need to do to prepare for my upcoming move?
Showing The House: 1. Whenever possible leave your house for showings, if not, follow the tips below. 2. Three's a crowd. Avoid having too many people present during showings. The potential
buyer will feel like an intruder and will hurry through the house. 3. Music is mellow. But not when showing a house. Turn off the blaring radio or
television. Let the agent and buyer talk, free of disturbances. 4. Silence is golden. Be courteous but don't force conversation with the potential buyer. He
wants to inspect your house--not to pay a social call. 5. Be it ever so humble. Never apologize for the appearance of your home. After all, it has
been lived in. Let the trained agent answer any objections. This is his/her job. 6. Remain in the background. The agent knows the buyer's requirements and can better
emphasize the features of your home when you don't tag along. You will be called if needed. Allow the buyers to take "psychological possession." 7. Why put the cart before the horse? Trying to dispose of furniture and furnishings to the
potential buyer before he has purchased the house often loses a sale. 8. I will discuss price, terms, possession and other factors with the customer, working to
bring negotiations to a favorable conclusion. 9. Use Keller Williams Realty. We ask that you show your home to prospective customers
