4 The Long Island residential real estate market has seen strong appreciation over the past few years including some sub-markets seeing double-digit growth. At the core of this growth are some of the typical drivers including continued low interest rates coupled with limited inventory of both investment and enduser properties. For the Real Estate Investor, this Seller’s market positions them well on the sale of a property. However, on the purchasing side, it will present them with some challenges that they may not have exhibited before; these challenges may include increased competition levels. With the recent popularity of the TV home shows combined with the poor performance of other bank or Wall Street investment options, many are now considering real estate as a viable investment approach. Furthermore, what we are seeing from this segment of novice investors is that some are making higher offers than the seasoned investor. This can be attributed to their lack of experience in mitigating nancial risk by adding safety margins and an under-developed skill set to accurately determine an offer.
