SUSTAINABILITY Treehouse ceilings, walls and floors are built in a multi-layer system designed to provide great energy efficiency. All wood components in a treehouse are PEFC-certified (forest chain of responsibility).

EARTHQUAKE SAFETY Wood is one the most ductile building materials: its low weight also gives rise to a very low inertia. Extremely light and very resistant, the wooden structures give treehouse an excellent performance in terms of seismic behaviour.
CERTIFICATION The treehouse project was developed to comply with all legal requirements in force in Portugal. Calculations are made on the basis of Eurocode 5, the most important and strictest European regulation.

FEASIBILITY REQUIREMENTS
Activities Survey of project conditions, considering the type of location where the installation will take place, access, transport and assembly.
DEFINITION OF THE CONCEPT AND DESIGN DETAILED DESIGN
Study of standard models and specification of the chosen layout.
Preparation of graphic mockups and adaptations of the project to the terrain.
Design and coordination of the project applied to the installation site begins.
There are standard projects that can be delivered for licensing purposes.
Cost The survey of transport and assembly conditions, may have associated costs, depending on the geographical location.
The choice of standard designs does not entail increased design costs.
Changes to the blueprint and standard layouts are possible. However, these changes are subject to an additional cost.
The morphological characteristics of each terrain may require specific development that involves coordination of different teams on site (foundations, geological studies, etc.).

Time frame 2 to 3 weeks
If the pre-defined plan and layout are accepted, the next phase can begin immediately.
Project work can start after a week to a few months, depending on the complexity of the site, the surrounding area and the legal requirements to be observed (e.g., natural parks).

TECHNICAL DESIGN CONSTRUCTION TRANSPORT, ASSEMBLY AND COMPLETION
Review of final specifications. Completing minor changes (toilet, kitchen, etc.).
Completion of drawings and closing of the definitive project quote.
Start of drawings and cuts for manufacturing.
Down-payment for confirming order and starting production.
All manufacturing activities (off-site) and adjustments on the ground (on-site) begin.

Depending on the nature of the project and the degree of customization, this period may vary between one and eight weeks.
During the prefabrication phase there will be interim payments depending on the progress of the work.
Once production is completed off-site, a Provisional Acceptance will be made at the factory by the customer, before the work of dismantling and transport to the site.
Upon completion of the assembly works, the invoice showing the remaining balance will be issued after preparation of the Customer Final Acceptance document.
About 3-8 months for off-site construction work depending on the size and complexity of the project.

Using the latest sustainable construction techniques, JULAR has designed the new range of sw treehouse modular homes with a great design in a 'rustic chic' style.
The system is based on fully standardized components, allowing the assembly and construction of the project in a very short time and with very competitive budgets.

Equipped with a high level of comfort and a high energy efficiency, spot treehouse is fully insulated on the walls, floor and ceiling; the exterior walls are ventilated, maintaining a pleasant environment at all times.
The spot treehouse was designed to be placed on any property, provided that the low-level ventilation of the module can be assured. Different support systems can be used, from simple wood stakes to ground screws and other pillars, depending on the nature of the ground.

Wood has been used as a structural element for centuries. During the first decades of the twentieth century, with the advent of concrete and steel, wood was temporarily forgotten.
In the last quarter of the twentieth century, high demand for raw materials caused unprecedented price increases, paving the way for the discovery of new construction solutions.
We are currently witnessing a return to wood as a structural building element, due to its advantages in terms of weight, speed of assembly, fire resistance, ecological rationalism, cost savings and ease of reuse. Technical progress and the increasing availability of raw materials have enabled a substantial decrease in the unit prices of wooden structures, allowing them to be used in increasingly challenging architecture and making them increasingly popular in the civilized world.
The wooden structures designed by JULAR are produced with the most advanced wood products on the market: LVL-Kerto® (microlaminated wood), Glulam® (glued laminated timber) and Finnjoist beams® by Metsäwood.
The use of wood in the construction of large pavilions has enormous advantages:
- Large spans;
- Better fire resistance;
- Lighter structures, with corresponding savings in the cost of foundations and infrastructure;
- Corrosion resistance, especially important in structures exposed to saline environments or chemical storage;

Structural elements used in large-scale constructions can suffer some damage by fire action, but this damage is only superficial and does not compromise structural performance. Metal structures, in turn, distort in fire, until they finally collapse.

REDBRIDGE SCHOOL LISBOA
Located in the heart of the city, Redbridge School is a project that includes Treehouse structures, made of laminated glued timber and with CLT panels. The prefabrication of all the different parts allowed a strict quality control throughout the project, which posed great challenges to the team, given the bold architecture of the building.
MONTE GORDO (ALGARVE)
In the context of the deep requalification of the Monte Gordo beach, JULAR executed several Beach restaurants, based on the Treehouse modular system. The various projects include a rooftop and restaurant, finishes and execution of all special networks. Treehouse solutions that are truly “turnkey”, developed to meet the demanding requirements of the maritime environment where they are located.
TREEHOUSE IN THE TROPICS
Luxury single-family home built in Mussulo, Angola, fully designed and produced by JULAR, in close connection with the client.
The project, with about 500 m2, was particularly challenging and demanding at various levels –architectural, structural and logistical, where knowhow and experience were decisive.
The structure was built using CLT panels, and on-site assembly was completed in 10 weeks.
TREEHOUSE QUINTA DO LAGO
The sales office of luxury development “Reserva” –Quinta do Lago, in Algarve, was built with the modular Treehouse system.
The structure consists of four modules, combining the beauty of wood with the opening of large spans over the landscape.
From the roof terrace you can enjoy a stunning view of Ria Formosa and out towards the sea.
Treehouse comprising 11 modules spread over two floors, with a total area of 350 m2 Treehouse's modularity concept at its best, in a project in harmony with the surrounding rural space. A modular home of minimalist design, with large interior areas and outdoor leisure spaces. The assembly was carried out in just 12 hours.
TREEHOUSE GUINCHO
Modular home with about 88 m2 and large outdoor areas. The contrast of the dark green of the façade with the wooden deck provides a harmonious integration with the landscape.
Complementary project for Zmar Eco Campo Resort. The Z-Villas were built to consolidate the resort's accommodation offer, thus offering larger units and greater comfort.
Design of a luxury tourist eco-resort on the water, with several independent modular units, based in the treehouse system.
Project developed taking into account the uniqueness of the location and region's climate.
TREEHOUSE TRÓIA
Modular housing located in an allotment by the sea, integrating harmoniously into the surrounding nature. The outdoor terrace has been transformed into a bench, intended for family plays.
NATO SUMMIT LISBON
The first European summit of the sustainable era was held at the highest level and was attended by the heads of state of several countries.
The creation of the walls and other temporary structures required 40,000 m2 of OSB.
After the event, all components returned to the JULAR factory, where they were reused for other structures.
Jular designed, produced and assembled several trade and services modules, as part of the project for requalifying the maritime front of Luanda Bay. The modular architecture in high-quality wood was joined by the shade structures built in Kerto, forming an original mesh.
BUILDING RENOVATIONS
Heritage rehabilitation has been neglected for decades in Portugal, but in recent years it has gained a new impetus, with the approval of several public and private projects aimed at the recovery of buildings.

JULAR carried out the work of recovering the roof of the Ministry of Finance Building, located in the heart of the city and the target of a deep intervention for the stabilization and renovation of the building.
