Mixed-Use Planning and Design | MANHATTAN, KS Team Members: Mikala Fitzgerald, Nick Ferrara, Julia Kappelman “New Corporate Green” is a functional design approach creating a high density business district for the west side of Manhattan, KS. Incorporating a variety of retail storefronts, office spaces, and residential lofts will allow for actively growing development on the current sites of Plaza West and Garden Way along Seth Child Road. 4
The East Plaza’s waterfall collects stormwater runoff and irrigates the site’s planting design (Ferrara).
Residents and visitors enjoy the waterfall lookout point, that provides a solution to runoff as well as a relaxing outdoor amenity (Fitzgerald and Kappelman).
The intersection features landscaped swales and a landmark tower feature that give district identity and recognizable character (Fitzgerald and Kappelman).

Green corridors have fountains and planting beds that provide seasonal interest and outdoor gathering spaces for employees and customers alike (Fitzgerald and Kappelman). 5

Parking Structures
The district’s high density development is located on elevated building pads that will be resilient to future flooding. A thoughtfully designed streetscape promotes a unique district identity at the intersection of Anderson Ave. and
$ Seth Child Rd. The transformation of this busy arterial intersection to include a pedestrian-friendly urban plaza will act as a focal point for the new district and be a defining gateway for the west side of Manhattan.

“New Corporate Green�strives to create a balance of office space, commercial retail, and residential housing. The proposed development is a viable business district that generates revenue for the city. This design is intended to create a district where professionals can work, live and enjoy the recreational opportunities the site has to offer.
Building massings are colored according to land use for each building floor The land use breakdown analyzes each building type for its percentage of total built area and square footage, by individual building (bar graph) and for the site as a whole (pie chart).

Children’s Hospital Courtyard
Seating enveloped in the courtyard planting serves as a safe and comfortable space for counseling and retreat.
Site Design and Planting | ANN ARBOR, MI The Children’s Hospital Courtyard design in Ann Arbor, Michigan is intended to create spaces to be lost and found, similar to a game of hide and seek. From the main building entrance, the visitor is brought into an open paved space that functions as a threshold to choose between the two branching paths. The path on 10
the right leads to a playground, shaded by a canopy of Ironwood trees and enveloped by a mass of perennials and shrub vegetation that separates the play space from the parking lot. From the play space, one can easily meander on to the open lawn, an inviting space for activity and socializing of large groups.

SEASONALITY The planting palette was selected with a focus on functionality and year-round seasonal interest. In the cold Michigan winter months, evergreens such as creeping juniper, inkberry, and azalea maintain their color and screen the parking and busy road. Spring brings bright white blooms to the Serviceberry lawn trees, as the dogwoods blossom with bright yellow flowers.
The landscape is dynamic into the summer months, when the late summer blooms of Potentilla and Anise Hyssop really come to life. In autumn, the bright red of the Sugar Maple and Highbush Blueberry are accented by the yellow foliage of the Tamaracks, Birches, and Dogwood trees. The dwarf Fothergilla turns a brilliant mix of reds, oranges and yellows that adds fall color along the ground plane.

The Rock Garden provides a variety of experiences for park visitors to enjoy.
Drainage will filter through the grassy parking swales and serve as an aesthetic feature.
Rivergrove Respite will conserve water resources through design of functional stormwater features such as a native plant raingarden in the parking median. The parking lot is sloped towards the center to collect and contain the precipitation and runoff. Layers of native vegetation are used to create an aesthetically pleasing walking trail experience. 15

Site Research and Design | MANHATTAN, KS “Interwoven” is a series of boardwalks and pavilions located on the banks of the river in Southeast Park, where they connect the existing trail system directly to the water’s edge. Given the close proximity to Manhattan Town Center, there is plenty of nearby parking to be utilized for large events and 16
gatherings on the site. A space for all of Manhattan to benefit from, “Interwoven” is an outdoor venue that can host many different groups and events, such as concerts, bonfires, movies, and community meetings. Initial concept sketches for the boardwalk form and seating designs.
Local sculpture artists can display work along the Interwoven boardwalk and pavilions. Potential Site Experiences

Charlotte Sawyers Natural Area Site Design and Construction | Kansas City, MO The Charlotte Sawyers Natural Area is a site filled with natural wonder that truly encapsulates the local ecology, yet in its current state, it is left underutilized. Through site programming, trail circulation, and planting design, the new vision for the Natural Area will create an experience that aims to remain in the visitor’s mind as a place to explore and understand their native ecosystem. 18

Poyntz Promenade
Site Research and Urban Design | MANHATTAN, KS The vision of Poyntz Promenade is to transform the downtown district into a walkable retail destination with a recognizable urban character and flexible programming elements. To accomplish this goal, a network of ecologically functional spaces manages stormwater flows, enhance walkability and characterize and beautify downtown Manhattan. 22

Poyntz Promenade is intended to benefit customers, business owners, and developers alike. Hoping to increase the number of users and the length of stay, the redesign of historic Poyntz Avenue and downtown Manhattan will highlight the district’s opportunities and add to the existing character and atmosphere through ecological design features, enhanced walkability, and a coherent sense of place.
