ONE OF THE CITY’S WEALTHIEST ENCLAVES, WE WERE CHALLENGED TO DEVELOP A TRANSITORY HOUSING PROJECT IN COLLABORATION WITH PROJECT H.O.M.E. OF PHILADELPHIA. PROJECT H.O.M.E. ALREADY PROVIDES MULTIPLE FACILITIES FOR INDIVIDUALS AND FAMILIES TRANSITIONING OUT OF HOMELESSNESS. PHILADELPHIA ALSO CONTAINS NUMERIOUS PUBLIC HOUSING PROJECTS, BUT ALL OF THESE DEVELOPMENTS ARE WELL OUTSIDE THE WEALTHY RITTENHOUSE AREA. THE SITE, A VACANT LOT ONLY FEET FROM THE SQUARE, PROVIDES UNIQUE CONTEXTUAL AND PHYSICAL CHALLENGES. THE SQUARE IS AT THE EPICENTER OF BOTH TOURISM AND CRIME IN THE CITY AND IS SURROUNDED BY HIGH-END RETAIL AND RESTAURANTS. THE QUESTION IS: HOW DO WE ANCHOR THIS PROJECT TO THE SITE ECONOMICALLY AND SOCIALLY? I DEVELOP A PROJECT THAT SITS ATOP AN ‘ECONOMIC PLINTH:’ A BASE OF RESTAURANTS AND ENTERTAINMENT, CONNECTING TO THE SOCIAL + ECONOMIC FABRIC OF THE AREA AND ABLE TO PROVIDE JOBS AND FINANCIAL SECURITY TO THE DEVELOPMENT AND ITS OCCUPANTS. 8

PINCHING FROM THE REALM OF GRAFFITI, THE PROGRAMMATIC INJECTIONS MAKE THEMSELVES VISIBLE BY CREATING SENSORIALLY STIMULATING SPACES IN ODD PLACES. EXECUTED IN THE SKINNIEST LOCATIONS, THE PROJECT WILL ACCENTUATE DETROITS’S ALREADY THIN URBAN CONDITION. 22

IN ONE AREA BETWEEN EAST GRAND AVE AND HIGHWAY 8, PROGRAMMATIC DENSITY EXISTS IN AN EXTREMELY THIN ZONE, HUGGING WOODWARD AVENUE. THIS STRIP IS DOMINATED BY FAST FOOD RESTAURANTS, PAWN SHOPS, AND LIQUOR STORES, BUT ALSO CONTAINS SEVERAL COMMUNITY SPACES. I ALIGN MYSELF WITH THE EXISTING COMMUNITY CENTERS AND PROVIDE ALTERNATIVE OPPORTUNITIES IN THE FORM OF SUBSIDIZED FOOD MARKETS (NOT FAST FOOD) AND PUBLIC DISPLAY SURFACES.

MADE FROM MOLDED PERSPEX PLASTIC (THE MATERIAL USED IN THE MAJORITY OF FAST FOOD SIGNS) WITH EMBEDDED THERMAL TUBING AND LED LIGHTING, THIS LAYER ACST AS SIGNAGE AND SEMI-CONDITIONED SPACE . THIS LAYER IS DEPLOYED TO ENCLOSE/SHELTER SPACE FOR TRAM STOPS AND MARKETS.

THIS LAYER HAS THE ABILITY TO ACCEPT “PLUG-IN” EXHIBITIONS, OR ACT AS AN APPLIQUÉ TO HORIZONTAL SURFACES. IN RESPONSE TO THESE CONDITIONS, THE MUSEUM IS ELEVATED AND LITERALLY CRACKED OPEN TO THE HIGHLINE, ALLOWING THE ELEVATED PARK TO SLIP INTO THE SITE. USING THE SAME EROSIVE LANGUAGE THAT SPLITS THE BUILDING OPEN, SKYLIGHTS AND TERRACES CARVE AWAY THE FACADE AND INTERIOR OF THE MUSEUM. THE SKYLIGHTS PROVIDE DIFFUSE NATURAL LIGHT WHILE ALSO PROVIDING A VISUAL POROSITY THAT LINKS ALL 9 ART INSTITUTIONS HOUSED WITHIN.

ENTHUSIASM FROM DEVELOPERS, DESIGNERS, AND POTENTIAL TENANTS IS HIGH. HOWEVER, THE SITE WILL TAKE MANY YEARS TO DEVELOP. THE BIGGEST HURDLE IS THE BUILDING OF A MEGA-PLINTH TO COVER THE EXISTING RAIL YARDS AND ALLOW FOR THECONSTRUCTION OF TOWERS AND LANDSCAPE. IN THEMEANTIME, THIS MUSEUM WILL ACT AS A DESTINATION AND CONTINUATION OF THE HIGHLINE AND THE PUBLIC INTEREST THAT THE ELEVATED PARK HAS BROUGHT TO THE AREA. ONCE THE HUDSON YARDS DEVELOPMENT IS COMPLETED, THE MEGA MUSEUM WILL BE A CULTURAL ANCHOR TO THE PRIMARILY COMMERCIAL/RESIDENTIAL DEVELOPMENT.

ARMORY SQUARE HOSTS A VIBRANT FOOD CULTURE. WHILE THE AREA IS NOT PARTICULARLY ACTIVE DURING THE DAY, FOOD FESTIVALS AND RESTAURANT CRAWLS PULL PEOPLE TO THE AREA ON NIGHTS AND WEEKENDS. ON THE CORNER OF W. FAYETTE ST. AND CLINTON ST., WE PROPOSE A CULINARY ARTS SCHOOL WITH A MIX OF RESTAURANT, COMMERCIAL, AND RESIDENTIAL SPACE THAT WILL THAT WILL BE A HUB OF PEDESTRIAN ACTIVITY DAY AND NIGHT.

WE DEVELOPED 2 DOUBLE SKIN SYSTEMS, WHICH ACT TOGETHER TO ENCOURAGE PASSIVE VENTILATION THROUGH THE RESIDENTIAL UNITS. THIS PROJECT IS THE PRODUCT OF A COLLABORATION WITH JEFF STEWART. 36

WE UTILIZE FLAT PLATE CONCRETE CONSTRUCTION THROUGHOUT THE MAJORITY OF THE BUILDING. TYPICAL COLUMN SPACING (ALTHOUGH OFTEN IRREGULAR) WAS IN A 12’ X 25’ GRID. SLAB DEPTH: 9”.

THE KITCHEN SPACE, SUSPENDED ABOVE THE SOUTHERN EDGE OF THE COURTYARD, IS SUPPORTED BY A 12’ DEEP TENSION-REINFORCED VIERENDEEL TRUSS. THE BOTTOM AND TOP MEMBERS OF THE TRUSS ARE 2’ AND 1’ DEEP RESPECTIVELY, WITH 8” STEEL TUBES SPANNING BETWEEN THEM. TENSION CABLES STRUNG IN AN “X” BETWEEN VERTICAL MEMBERS ARE 1/4” THICK AND ATTACHED BY SPOT-WELDED BRACKETS. METAL DECKING SUPPORTS A 4” THICK CONCRETE FLOOR SLAB ON THE INTERIOR AND A GREEN ROOF ON THE EXTERIOR OF THE TRUSS.

HVAC A FORCED AIR SYSTEM CONDITIONS THE FIRST THREE FLOORS (RESTAURANT/RETAIL/CULINARY INSTITUTE). IN THE RESTAURANT AND LOUNGE SPACE ON THE

SECOND AND THIRD FLOORS, TWO DIFFERENT DROPPED CEILING SYSTEMS PROVIDE AMPLE ROOM FOR DUCTWORK AND DISGUISE DIFFUSERS. IN THE RESIDENTIAL AREAS, PASSIVE VENTILATION FROM THE TWO DOUBLE-SKINS COMBINES WITH HYDRONIC RADIANT FLOOR HEATING TO CONDITION THESE SPACES.

TWO

DOUBLE-SKIN SYSTEMS

ACT IN TANDEM TO PROVIDE PASSIVE COOLING TO THE RESIDENTIAL LEVELS. TO CREATE A DRIVING FORCE TO PULL AIR THROUGH THE RESIDENTIAL FLOORS OF THE BUILDING, WE DEVELOPED AN ETFE RAIN SCREEN BACKED BY A VENTED INTERIOR WALL ON THE SOUTH SIDE OF THE RESIDENTIAL UNITS. THE ETFE SCREEN SANDWICHES A POCKET OF AIR BETWEEN ITSELF AND THE INTERIOR WALL SYSTEM. WITH SIGNIFICANT SOUTHERN EXPOSURE, THIS AIR POCKET WARMS DURING THE DAY, PRODUCING A CONVENCTION CURRENT, PULLING AIR THROUGH THE RESIDENTIAL UNITS AND VENTING IT OUT THE TOP OF THE RAIN SCREEN SYSTEM.

ON THE COOLER NORTH FAÇADE, WE DEVEOPED A TERRACOTTA RAIN SCREEN AND AN INTERIOR WALL SYSTEM WITH “POP-OUT” WINDOWS. WHEN OPEN, THE POP-OUT WINDOWS ARE FLUSH WITH THE EXTERIOR OF THE RAIN SCREEN, ALLOWING AIR TO FLOW BEHIND THE SCREEN AND INTO THE BUILDING.

BY DEFINING THREE DIFFERENT THICKNESSES OF TERRACOTTA PANEL, ALL WITH IDENTICAL CONNECTIONS TO THE RAIN SCREEN FRAMING SYSTEM, WE WERE ABLE TO CREATE A TEXTURED FACADE. TOGETHER, THE TWO FACADE SYSTEMS CREATE A CONVECTION BASED, PASSIVE COOLING + VENTILATION SYSTEM FOR THE BUILDING. TERRACOTTA PANELS PANELS VARY IN THICKNESS, BUT MAINTAIN IDENTICAL CONNECTIONS TO METAL FRAME BEHIND ‘POP-OUT’ WINDOWS OPEN ACROSS 6” AIR GAP BETWEEN TERRACOTTA AND INTERIOR WALL, EXTEND FLUSH WITH TERRACOTTA SYSTEM, CREATING OPPORTUNITIES FOR PASSIVE VENTILATION AIR GAP THE CONVECTION CURRENT INDUCED BY HEATING THE SOUTH FACADE PULLS THE SINK OF COOLER NORTH AIR UP BEHIND TERRACOTTA SYSTEM AND THROUGH BUILDING
