New agents, new direction for Liam Payne BY NEAL LEITEREG AND JACK FLEMMING
Los Angeles Times (TNS)
fter finding no takers last year at $11.2 million, Liam Payne of One Direction fame has changed real estate agents and relisted his compound in the Santa Monica Mountains near Calabasas for $10.75 million. The English singersongwriter bought the nearly 5-acre estate five years ago for $10 million and has extensively renovated the property during his ownership. Tucked behind gates, the scenic spread includes a 9,659-squarefoot main house, two guesthouses, a teahouse and a mosaic-tiled swimming pool. Limestone patios, a koi pond, organic gardens and a small vineyard fill out the grounds. The Spanish-style main house, though built in 1991, is full of Old World details. Of note are five fireplaces with carved limestone mantels, hand-hewn walnut flooring, beamed ceilings and custom chandeliers. A dramatic wood-paneled library draws the eyes upward with two levels of built-ins. Rows of recliners fill the theater room. The property was pre-

viously owned by the late Alan Purwin, the aerial film operator and entrepreneur who worked on more than 100 films, including the “Transformers” series, “Armageddon” (1998) and “Pearl Harbor” (2001). The 26-year-old Payne was involved in scores of hits as part of One Direction, including “What Makes You Beautiful,” “Live While We’re
Young” and “Story of My Life.” The supergroup, formed after the musician and his band mates appeared separately on “The X Factor,” went on hiatus in 2016 and folded its touring company the following year. Since then, Payne has struck out on his own, releasing an extendedplay album in 2018 and his debut solo album,
“LP1,” last year. KING SEEKS NEW CASTLE LeBron James already owns two homes in Los Angeles, but he may be looking to make another move. The Lakers superstar has been quietly shopping for a new residence on L.A.’s Westside, particularly in Bel-Air and Beverly Crest, according
to real estate sources familiar with the area who weren’t authorized to speak about the matter. Scuttlebutt is that James wants to upgrade to a larger compound. The four-time NBA MVP previously spent about $43 million combined on a pair of homes in Brentwood. In 2015, while with the Cleveland Cavaliers, James paid about $21
million for a 9,440square-foot traditional home designed by architect Ken Ungar. Two years later, he dropped another $23 million on a newly built mansion of nearly 15,550 square feet. ONE DOWN, ANOTHER TO GO Stockard Channing is SEE HOT PROPERTY, 4D

on a selling streak in the Hollywood Hills. A year after selling a Midcentury home for $1.79 million, the “Grease” and “West Wing” actress just listed another charming property in the area for $2.495 million. Perched above Laurel Canyon, the countrystyle house occupies a leafy, secluded lot. Gardens fill out the front of the property, while the backyard features a Saltillo tile patio with a swimming pool and spa overlooking the hills. Details old and new mingle in the singlestory floor plan, where whitewashed beams and original stained glass windows touch up common spaces with walls of glass and custom builtins. Fireplaces anchor the living room and dining area, and the kitchen opens directly to the backyard. The master suite also expands outside, to a private garden nook. It’s one of three bedrooms and 3.5 bathrooms in 2,157 square feet. Channing, 76, gained fame in the 1978 film “Grease” and won a Tony seven years later for the revival of “Joe Egg.” She won Emmys for her portrayal of the first lady in “The West Wing” and for the TV movie “The Matthew Shepard Story” and received an Academy Award nomination for the 1994 film “Six Degrees of Separation.” FORMER PRO FINDS THE END ZONE Former NFL running back turned college football analyst Reggie Bush has sold his Pacific Palisades home of about six years for $7.381 million. Completely renovated
during Bush’s stay, the striking contemporary home of about 7,500 square feet features glass, stone and polished wood details throughout; a skylight-topped kitchen; and a temperaturecontrolled wine cellar. Blackout curtains and a drop-down projection screen in the living room transform the space into a home theater at the push of a button. The multiroom master suite with private wraparound terrace is among the home’s five bedrooms and 5.5 bathrooms. Outside, on roughly three-quarters of an acre, are an infinity-edge swimming pool, a fire pit and a built-in barbecue. Covered patio space and a deck and lounge area extend the outdoor footprint. The 35-year-old Bush originally put the home for sale last year at $9.995 million. The retired running back started out at Helix High School in La Mesa. As a member of the University of Southern California football program, he earned All-American honors twice, a Doak Walker Award and a Heisman Trophy (later forfeited). Drafted second overall for the NFL in 2006, Bush played for the Saints, Dolphins, Lions, 49ers and Bills across 11 professional seasons. Last year, he was hired by Fox Sports as a college football studio analyst, joining former USC teammate Matt Leinart, among others. a 35,000-square-foot mega-mansion in Atlanta for $15 million. Harvey is the impressive estate’s third owner in five years. It was previously owned by filmmaker Tyler Perry, who sold it in 2016 to televangelist David Turner for a record $17.5 million. Turner shot for the stars two years later, listing the home for $25 million before trimming the price to $21 million and eventually selling it to Harvey at a $2.5 million loss. Set on the banks of the Chattahoochee River, the estate spans 17 acres on the north side of the city and seems to take advantage of every single inch. Rolling lawns and formal gardens fill out the amenity-loaded property, which has a 70,000-gallon pool, a tennis court and multiple structures. Two gates, a dramatic fountain and a stone

Eliminate water waste and get hot water on demand with a tankless water heater hat happens when you turn on the shower? In the typical North American home, cold water comes pouring out. Because this is a shock to the body, most people make it a habit to run the shower for a few minutes before getting in. Meanwhile, you might do something else as the water warms. In fact, there are probably times you have gotten distracted and forgotten about your shower. Whether it’s for a few minutes or much longer, this is a lot of potable water just running down the drain — and it’s costing you money. Fortunately, there’s a growing home improvement trend that eliminates this problem: hot water recirculation using tankless water heater systems.

WHY DOES IT TAKE SO LONG TO GET HOT WATER? A typical American home wastes thousands of gallons of perfectly usable water down the drain annually due to lengthy wait times at hot-water outlets in the bath and kitchen. This experience is common when showering and bathing, as well as when you turn on faucets. This happens because when you use warm water, the remaining water in the pipes does not return to the water heater for reheating. Instead, it stays in the pipes and eventually turns cold. This chilly water needs to be pushed out and is what you feel before new hot water from the water heater is delivered when you turn the knob.

A tankless water heater system.
WHY DOESN’T THIS HAPPEN AT HOTELS? This same experience doesn’t typically happen in hotels, where you enjoy hot water near instantaneously. That’s because commercial properties like hotels know that many people want to use hot water at similar times and expect this convenience, so they have a special pump constantly run with a dedicated circulation line of water connected to each room. That always puts hot water right where it’s needed. Also, in a hotel, the distance between the farthest shower and the hot-water source is so great, the wait and the consequent waste and cost would be enormous. What’s the solution for
valve at the farthest fixture of your home. Alternatively, homeowners may decide to replace their systems with tankless options. With tankless systems, the hot-water circulation pump is fully integrated into the tankless water heater. This technology operates only when there is demand to bring hot water to you, which saves even more energy. These systems are more affordable than ever. Federal tax credits combined with possible rebates from local or state governments can drive the price down significantly.
residential properties? More homeowners desire this convenience and are installing a hot-water recirculation system, which allows you to enjoy the convenience of hot water on demand while also reducing your water footprint, helping save money on utility bills. THE MANY BENEFITS OF HOT WATER RECIRCULATION Today’s homeowner often has a high desire for comfort while being mindful of the environment, which makes it no surprise that hot-water recirculation is a growing home improvement trend. The NRCR Residential Condensing Tankless Water Heater from Noritz uses a built-in pump to
keep hot water close to even the farthest outlet in the home, minimizing the wait and, therefore, the waste of unused potable water down the drain. Whether you want to replace your water heating system with a modern tankless option or add a crossover valve that retrofits to your existing system, it offers several options for different plumbing configurations. As a result, hot water is always available in whatever part of the house you need it. Some homes have a pre-built pipe loop that is ready to add a pump to work in conjunction with your water heater. If your home doesn’t have this dedicated return line, you can install a crossover
SMART TECHNOLOGY FOR A SMART HOME In addition to providing on-demand hot water and
reducing water waste, the NRCR technology learns how and when you use hot water. The new learning mode records habits over time based on your daily use and will turn on the recirculation pump only when you need it, meaning your system is efficient as well as convenient. You can also set your own schedule to your lifestyle needs if you choose. If you’re done with the unpleasant stream of cold water every time you want to shower, you might want to consider tankless hotwater recirculation systems that also reduce water waste.
