State of the North I Shore Housing Market

t is a late afternoon, in a conference room at a real estate office in Winnetka. Karen Arenson, a Coldwell Banker managing broker, is in there. So is Mary Kay Burke, a Coldwell Banker broker. The third person in the room is a listener, wielding a pen and a pad of paper. The prevailing topic is the prevailing condition of the real estate market on the North Shore versus the condition of the real estate market in the United States. Arenson has read the frontpage headlines and the articles of the national reports. They made the front pages of local outlets. She uses the weather, colorfully, to make a cogent point. “What is going on nationally, what people are hearing, what they’re reading in Associated Press stories is the real estate market’s lack of inventory,” Arenson says. “There’s a barrier to entering the market because of inflated prices. But that’s like reading about the national weather and discovering it’s 72 degrees and sunny in the United States. The real estate market is locally driven, and what is going on here, in Illinois and the North Shore, is the opposite of what the national news is saying. Our inventory is up and climbing,

ILMETTE — Canal Shores is developing a master plan that proposes significant changes to the 18-hole course that spans both Evanston and Wilmette. LOan FundamentaLs: What Is a mOrtGaGe? Mortgage is the term collectively used by most people when they refer to a loan used to buy real estate. This can be misleading, in that these securities are not always mortgages, but deeds of trust. A true mortgage is a written contract that specifies how the property will be used as a term of security for the loan. In these contracts, the primary mortgage lender will usually have a first lien on the property, giving the lender priority over all other lien holders, with the only exception being a tax lien. In a true mortgage contract, all due taxes must be paid prior to closing and the mortgager (borrower and buyer of real estate) is required to pay into an escrow account specifically earmarked for taxes and insurance, thereby protecting the interests of the primary lender. In these contracts, however, the title of the property is in the name of the mortgager, not the lender; should the mortgager default on the loan, the lender (mortgagee) is required to foreclose on the property in court. If the court approves the action, the property is sold to the highest bidder. A deed of trust differs from a mortgage in that it gives the title to a neutral third party (trustee) who is partial to neither the interests of the borrower nor the lender. In these contracts, the lender is the beneficiary; should the borrower (trustor) default on the loan, the lender then asks the trustee (neutral third party) to foreclose on the property. Following the procedure set forth in the deed of trust and adhering to state laws and regulations, the trustee then forecloses on the property. Lenders prefer deeds of trusts over true mortgages for the provision of security in the event of a defaulted loan due to their quicker and less costly method of foreclosure. The ease and security of deeds of trust has not weakened the state of mortgage contracts. Mortgages are still the prevalent security instrument in many states whose laws and regulations favor the specifications of mortgage contracts. These states are called lien theory states. States whose legal regulations favor deeds of trust are referred to as title theory states. Other states have adapted their legal structures to an intermediary approach, which grants security to both the borrower and the lender in cases of default. The intermediary approach makes provisions for deeds of trust, but also requires the lender to provide a notice of foreclosure to the borrower prior to the physical repossession, allowing the borrower the opportunity to rectify the default. Before entering into any kind of real estate contract, discuss with both your Realtor® and your lender whether you live in a lien or title theory state, or if your state takes an intermediary approach. Though one never enters into a contract with the goal to default on the loan, it is important in today’s economy to be informed and well-prepared for the worst-case scenario.

She also uses a weather term, this time to describe a vital part of her job: educating sellers in a challenging market. If anybody deserves an apple, it’s Burke. “Education is key,” she says. “You have to sit down with your client and explain the climate of the local real estate market. You have to talk about inventory, about interest rates, about being realistic. Each client wants to know what is going on around here. It’s our job to inform them. North Shore inventory is super high, lower in the city. Buyers are picky. What’s important to understand is that what’s going on in San Francisco or in Manhattan or in Naples is not going on around here.” A microburst is a small downdraft that moves in a way opposite of a tornado. Another weather term, yes. There’s activity going on in some markets today, sometimes hard to detect, and Arenson introduces a portion of the term in another revealing discussion. “There are micro markets within markets, and micro markets don’t always reflect what’s going on in the overall market,” she says. “For example, parts of the New Trier market are on fire … houses are moving, sellers are getting multiple offers, and the number of written contracts is up, but there are villages or price points that are very slow.” Jena Radnay, a broker at @ properties in Winnetka for the past 10 years, had worked in the

I love real estate; it’s my passion. People, today, come up to me and say, ‘Business must be bad.’ It’s not. I’ve never been busier. We’re doing fine; nothing is falling apart. Younger people are scooping houses up. I just sold three houses on Woodley Road [in Winnetka] to young buyers.” The Chicagoland area has the seventh-best Millennial housing market in the country, according

Tully said the Golf Association’s board passed a resolution that requires $3 million com-

mitted — the cost of the golf course portion of the plan — before breaking ground. The Golf Association aims to complete these plans by 2019, just in time to celebrate the golf course’s 100-year anniversary. Tully said the April 22 meeting was very productive. “We know that we are a part of the community and stewards of this land. Having the community involved was great,” he said. He said residents who attended asked a lot of questions. “I thought it was great. They were passionate, inquisitive and involved,” Tully said. The association’s board will make a final decision on the master plan, but at this point the plans are still in the preliminary stages.

“Tough,” she says. “It’s an election year; with that comes some uncertainty. Educating a seller is something we do after, say, 30 days of advertising and marketing, doing everything we can, and the house hasn’t sold. We tell the seller, ‘Here’s what we’re seeing. Maybe your price is too aggressive. Let’s think about adjusting.’” Schneider projects a calm presence. She is the consummate real estate pro, realistic and hopeful, resilient and informed. She loves what she does, clearly. Just like Arenson and Burke and Radnay and Miller. The state of the local real estate market today, along the North Shore? It’s not 2008-dire. It’s not crazy-busy like it was from 1999-2005. It is stable … partly cloudy one day, partly sunny the next.

Ten Ninety Brewery, Tap Opens By steve sadin

LENVIEW — A passion for brewing beer and a graduate school dream combined to create Ten Ninety Brewing Co. Beer aficionados can choose from any of the 20 draught brews offered at the tap room which opened April 23 adjacent to the brewery at 1025 Waukegan Road in downtown Glenview. Customers can consume Ten Ninety’s standards or try out the new brews under development offering the company instant input on the latest creation. “We’re ecstatic about the opportunity to get real feedback,” Brian Schafer of Glenview, the founder and majority owner of the company, said. “People will tell us by the beer sales. There’s a major investment to putting a six-pack together.” Schafer was drawn into home brewing by a friend—Andy Smith who is now a minority owner—in 2005; about the same time he earned his MBA from Northwestern University’s Kellogg School of Management. “When I started graduate school I wanted to be a CFO,” Schafer said. “When I finished graduate school I wanted to own my own business.” After graduation, Schafer worked his way into a pair of CFO jobs in the corporate world

He said they are currently found in the Chicago area, Wisconsin and Peoria. Ten Ninety beer is sold in six packs of bottles at places like Heinen’s, Trader Joe’s, Whole Foods, Binny’s Beverage Depot and Mariano’s, according to Schafer. As of April 23, people can drink Ten Ninety’s beer in the 91-seat tap room adjacent to the brewery in Glenview, according to Schafer. He said it is strictly a taproom. ometimes, you get to see two plays for the price of one at the same time. The theater might be on the North Shore, or maybe on the lake downtown. Its design features a stage surrounded by seats on

three sides. Viewers sit close to the action, and share in its reflected light. As you look on from your side of the intimate room you find yourself choosing which performance to watch: the one on stage or the one just beyond, in the opposite seats. You may switch focus as

you please, so there’s never a lull. The performance on stage is sharply directed with top actors performing solid literary material. But, the performance ACROSS the stage has its own drama, too. And a captivating cast of characters... There’s the sleeping man. Will

his head touch his wife’s shoulder as he slowly droops? There’s the lady with a constant smile, seemingly happy even in sad parts. There’s the squirmy guy with unbuckled pants who overate before the show. There’s the guy with no socks in winter, the lady with long legs in a short skirt.

There’s the other sleeping man (an all-too common role). A loving couple holding hands. An angry couple leaning apart. Somebody is secretly texting—a doctor dealing with an emergency? Drama. Oh, and yeah. There’s also the play in the foreground. And it’s

delivering the goods as advertised, entirely worth watching between scenes from the other play behind it. Well, Shakespeare said somewhere that “...All the world’s a stage and all the men and women merely players.” You think, yeah, he got that right.

Turning into a goal-to player Antonucci scoring in bunches for the Lake Forest High School girls lacrosse team BY BILL MCLEAN, sports@northshoreweekend.com

I

t was not Steph Curry finishing a basketball game with zero points. It still stunned more than a few people. Kara Antonucci finished a lacrosse game with zero goals in a game at Lyons Township last month. The same Kara Antonucci, a Lake Forest High School sophomore middie, would strike for eight goals in a win over Fenwick on April 23 and blister an Oak Park-River Forest goalkeeper for seven more tallies one week later in another win. LT’s defense face-guarded Antonucci for the entire game on April 14, meaning it rotated a pair of defenders to stick all over a stickwielding Antonucci. Each defender stayed fresh that way. Each defender got to boast about blanking one of the best scorers in the state. LT edged LFHS 10-9. “Kara,” Scouts coach Cat Catanzaro says, “was ticked. Annoyed.” Two days later, Lake Forest faced visiting Barrington. Antonucci was no longer ticked and annoyed. She was determined and productive. The 5-foot-7 Scout whipped in three goals and finished with three draw controls, an assist and an interception in a 15-5 victory. Gone, forever: the feeling, the angst, after the game at LT. “That epitomized Kara’s intensity, her drive,” Catanzaro says of Antonucci’s effort against the Fillies. “With guns blazing … that’s how she came out in that game. She’s aggressive and smart, with a good level of energy and very good stick skills. She’s a spark.” Antonucci was a third-grader when she and her family moved from Sauganash, a community on Chicago’s Northwest Side, to Lake Forest. Lil’ Kara had never heard of lacrosse. One day a neighbor, a boy, had an extra lacrosse stick (for boys) and handed it to Antonucci. He then said, “Let’s pass.” They passed the ball to each other. Antonucci got the hang of it quickly, not an easy thing to do. Snaring a smallish ball in a webbing attached to a thin rod is nothing like snaring a smallish ball with a mitt. She liked this brand-new recreation. “I went home that day,” Antonucci recalls, “and said to my mom

game. The trip to Evanston was a “field trip,” according to the Scouts’ schedule. USC won it, 14-11. USC (19-0) is ranked fifth in the nation. On the USC team is a freshman middie, Katie Karahalios, a US Lacrosse All-American (honorable mention) for the Scouts last spring. “Katie,” Antonucci says, “introduced me to EFT [Sports Performance] in Highland Park. I like to work out there in my free time. The program is set up to improve your core, your speed, your strength. When I’m not there, when I’m not playing lacrosse, I like to spend time at the beach.” There’s a fun side to the ultracompetitive, high-scoring Scout, the one who was challenged, by teammates, to score four goals against Fenwick and went out and scored twice as many instead. Ask any of her teammates. “She has stepped up for us, in a big way this year,” Caroline Skinner, another sophomore middie, says. “She’s been carrying us all over the field, offensively and defensively. A

s an eighth-grader living with his family on a United States army base in Kaiserslautern, a historic city located in southwest Germany, Jordan Mendiola went against baseball norm. He was a … left-handed throwing shortstop. A what? For baseball purists, that’s sacrilege. That’s going against the grain. But no worries. The Highland Park High School senior has found his place(s) on a baseball field. And the 2016 season has been anything but normal for Mendiola. He has been a revelation for the Giants. He’s developed into a solid top-of-the-rotation pitcher and a top-notch leftfielder. He’s turned into a rare talent. “From freshman year to senior year, he’s the most improved player that I’ve coached,” says Highland Park head coach Dan Casey. “He’s come the furthest.” He took an interesting route. Mendiola, who moved back to the States at the start of his freshman year in high school after spending two years in Germany, wasn’t exactly a hot prospect. In fact, four years ago, he was a member of HP’s freshman B team. Now, he’s a candidate to make all-league. “That’s saying something,” Casey says. “How many freshman B players can you say that about?” Bring up Mendiola’s name to Justin Mills, and the veteran HP center fielder just smiles. “He’s always been talented,” says Mills, who will play college baseball at Tufts University next season. “But now, his talent is shining through.” Mendiola, who came up with a bases-clearing sixth-inning double in HP’s 6-2 victory over Glenbrook South on April 30, has found his swing. The lefthander hitter is batting .337 with 12 RBIs. Mendiola has developed into a difficult out. He not only has the ability to plug the gap with a deep fly ball, but he also can drive an opposing third baseman batty. The kid loves to bunt. “Bunting,” Mendiola says, “is

T

he got basketball out of her system. She got soccer out of her system. It was the summer before her sophomore year at Loyola Academy, and Siobhan Murphy decided it was time to try new sports. Swimming sounded good. Murphy, as a grade-schooler, had enjoyed competing for a local swim team at the Lincolnwood Club, near her home community of Sauganash on the Northwest Side of Chicago. She went out for swimming in the fall. Water polo sounded even better. It involved a ball, a familiar object. Soccer uses a ball. “Ball” is in the name of her other former sport, basketball. “I felt my passion wasn’t there,” Murphy says of her reason to exit the worlds of basketball and soccer. “I didn’t want to keep playing without having my heart fully into the sports.” Her heart is into water polo this spring, beating hard. Murphy, a left-handed wing (or outside flat), feels right at home in the water. Anybody who knows the Murphy family should not be the least bit surprised. Her father, John, played water polo at Fenwick, played water polo at Bradley University and coaches JV boys water polo at Loyola Academy. Siobhan’s twin sister, Ellie, is a fourth-year water poloist in the Ramblers’ program. Two of the twins’ uncles are water polo referees. Her gene pool must have a polo goal at each end. “Ten,” she says of the number (at least) of her relatives with a background in water polo. “My dad never pressured me to play it. My dad and mom [ Joanie], they’ve been great about sports since the beginning. Their view is, ‘The game is just a game, and it is more important to want to win than it is to win games.’ I like water polo. I really like it. It’s fastpaced, with a lot of strategies involved. I sometimes feel like a quarterback when I’m in the water.” Ramblers head coach Kim Przekota was an assistant coach when Murphy showed up for her first day of water polo in the

Back in the summer of 2012, a freshman named Siobhan Murphy found herself in a hallway at Loyola Academy, listening to instructions on how to lock and unlock a locker from a counselor. The lesson startled her. She never had to learn that at her Catholic grade school. She got involved in sports and clubs and embraced the challenges of LA’s rigorous academics. Busy. Rewarding. The LA swimmingpolo community embraced her. Music is one of her passions on land, nothing better than the opportunity to check out an alternative band playing at a small venue. Ask her about the Paramore/Fall Out Boy concert in Tinley Park. It is her favorite concert to date. “I can’t sing. I can’t play an instrument,” Murphy says. “But I love music, and I love enjoying concerts with my friends.” Indiana University is her destination in the fall. Finance interests her. Accounting interests her. “I’m leaning toward pursuing a corporate position after college,” Murphy says. “The chance to be a part of a team during a career … that excites me. spring of 2014. Murphy’s polo DNA excited the coach. So did Murphy’s dominant hand. Southpaws are coveted in water polo, almost as much as they are by Major League Baseball executives. Lefties bother defenders accustomed to guarding righties. Lefties cross up goalies. “It’s a nice asset to have on your side,” Przekota says of Murphy’s left hand. “Siobhan also has a great sports IQ, one of the best

on the team. Smart player, moves well, with great game awareness. I remember that first day, watching her catch and shoot. It was nice to see. “We had her shoot a penalty shot in practice [this spring]. She missed it. Next day, she took five penalty shots in practice and made them all … boom, boom, boom, boom, boom.” A shorthanded squad of Ramblers lost 14-9 to visiting De La

Salle on March 28. Murphy tossed in eight goals, or 89 percent of her team’s output. Boom times eight. Murphy ranks in the top three among teammates in scoring and near the top in assists. “Siobhan is really calm, really reliable,” Rambler senior captain Alana Dean says. “She doesn’t let things get into her head when she’s out there competing. She’s got a great lefty shot, the kind

teams don’t want to face, the kind I wouldn’t want to face if I had to be a goalie.” It is all working out nicely for Murphy, in her third year of doing the swimming-polo double. She swam for JV swimming crews from 2013-15 and cheered up in the stands at the state meet in 2014, the year LA’s varsity swimming and diving team captured the program’s first state championship. allahan “Cal” Coughlin has one eye on an inquisitor and the other on the opposing team’s catcher. The Lake Forest High School senior pitcher/shortstop is a tad antsy, minutes after the end of a home baseball game against Carmel Catholic in April. He wants to be polite, and he wants to be sure to share a few thoughts with the catcher, Cooper Johnson, before the foe heads to Carmel Catholic’s team bus. “Would you mind if I take a minute to go over there and say something?” Coughlin, in midreply, asks a scribbler. His request is granted. “Thank you,” the 6-foot-1, 205-pounder, still in polite-mode, says. Coughlin runs toward Johnson, who is milling around the plate after a 3-1 Lake Forest victory. They chat. They embrace and pat backs. Coughlin turns and returns for the rest of the interview. “My best friend,” Coughlin says of the 6-foot, 200-pound Johnson, ranked No. 1 in Illinois in Prep Baseball Report’s Class of 2016, four spots ahead of Coughlin. “We have dreams. One of them is to play together for the same major league team.” They had played high school baseball together for a couple of springs at Carmel Catholic in Mundelein, before Coughlin, a Lake Forest native, opted to transfer to Lake Forest High School before the start of his junior year. He had played varsity football as a sophomore linebacker at Carmel, quite a feather in his helmet. His mentality on mounds is that of a linebacker: fearless, relentless, here-I-come. His mentality at the plate is that of a linebacker: hit hard. Coughlin batted .292 and ripped a teamhigh nine doubles in his junior season. “Cal intimidated me when I first met him at a Top Tier tryout [at The MAX, in McCook],”

But here’s the thing about him, the thing I really like about him: his loyalty. He’s glovin’ it Versatile McGuire happy to play several positions for Trevians

L

ast year, a few games into the season, Dylan McGuire was on the bench minding his own business — when his name got yelled out. It went something like this: “McGuire, get your glove.” “Whoa, I wasn’t expecting that,” says the New Trier High School senior. “I was on the bench that day, thinking I wouldn’t even be getting into the game,” he adds. “And then, our starting third baseman, Tim Fox, bunts a ball into his face and has to come out of the game.” McGuire, who started the 2015 season as his team’s backup catcher and fourth-string third baseman, was the NMU: Next Man Up. So what happens next? Think Wally Pipp. McGuire ended up taking over third base … for the next 22 games. “That’s baseball,” says McGuire, noting that Fox became a PO (pitcher only). “You never know how things are going to work out.” He’s on a similar journey this season. Prior to the 2016 season, McGuire had never hit leadoff — except maybe in a JV game. But a few weeks ago, New Trier head coach Mike Napoleon had a hunch. He put McGuire at leadoff. “Ah, didn’t expect that,” McGuire, who hit in the seventh hole last spring, says. “But I like it. “It’s so important to get on base and get something started,” he adds. “Statistics tell you, if you get that leadoff hitter on base, the percentages of scoring goes way up.” Things have worked out well. Since the Highland Park game on April 15, McGuire has been the team’s McIgniter. He’s hitting .317 with an on-base percentage over .400. “He’s the catalyst on this team,” says Napoleon. “He’s hitting leadoff for us because he gets on base. “He may not be the prototypical leadoff hitter,” the coach adds. “He’s not super fast. And he doesn’t steal a lot of bases. But he’s smart on the base paths.” McGuire has seven hits in his last five games, including three base knocks in a 12-0 victory over Glenbrook North on April 30. He had one of his team’s three hits in a 3-0 loss to host Warren on May 2.

“He’s a tough out,” says Napoleon. “He’s not afraid to hit with two strikes.” McGuire also is not afraid to be moved around. He’s got the versatility thing down pat. Third base might be his primary position this spring. But he also catches and plays left field. And he’s glovin’ every minute of it. “Coach Naps says that catching is like riding a bicycle. You never forget how,” says McGuire. “So he’s got me catching once every week and a half.” “He’s a versatile athlete,” Napoleon says. “Two of those positions [catcher and third base] aren’t easy to play.” McGuire displayed that same kind of adaptability in football. During his junior season in 2014,

he played defensive back and slot receiver. He also was on call — as the team’s No. 2 long snapper behind then senior Matt Kaskey. “They were looking for a guy to back up Matt,” says McGuire. No doubt, McGuire was the first to raise his hand. “That’s just my personality. I like to try things,” says McGuire, whose sister, Charlotte, is a sophomore middie for the women’s lacrosse team at Marquette University. “And I got pretty good at it.” In fact, he was planning to play all three positions last fall. But, a week before the 2015 opener game, McGuire sustained a broken collarbone and missed the entire season. And no, he wasn’t expecting that.

Notable: It’s been a banner season for New Trier head coach Mike Napoleon. With his team’s 1-0 win at Waukegan on April 28, he notched career victory No. 806 to make him the state’s third winningest coach of all-time behind Augusta-Southeastern’s Dave Swisegood (950) and Oak Park-River Forest’s Jack Kaiser (892). He currently has the most wins of any active coach. In addition to NT, Napoleon had head coaching stints at Niles Notre Dame and Providence Catholic. “Pretty cool. Pretty neat,” said Napoleon. Senior Dylan McGuire added: “It’s been fun to be part of that. People don’t know how tough that is to do. Winning that many games is really tough to do. Naps is a real special coach. He connects with players.”

leave. It’s important that we hold an event like this on a preserve. It’s a beautiful setting, a stunning setting. It never needs any decorations. “My kids have a ball whenever they’re at Mellody Farm Preserve. It’s like a field trip for them. There’s pond netting. They get to scoop up muck and ask, ‘What is this? What is that?’ Our goal, Open Lands’ goal, is to provide opportunities for kids to develop a lifelong connection to nature.” Pienkosz had never co-chaired a major fundraiser before she was approached to spearhead Cattails & Cocktails with Redfield. But the selection made sense. Her friends call her “a doer.” Doers get things done, enthusiastically and efficiently. Pienkosz was game. She and Redfield held their first organizational meeting in the Pienkosz kitchen, way back on Oct. 1. They mapped things out on a table. They established a timeline of deadlines. “It was like planning a wedding,” Pienkosz says. “We had to get big things booked first.” Nancy, a 1996 graduate of the Illinois Institute of Art in Schaumburg, and Greg Pienkosz got married 17 years ago this August. They attended Boylan Catholic High School in Rockford, the future bride a class year older than the future groom, a member the Boylan basketball team that placed fourth at the Class AA state tournament in 1992 and finished with a 30-3 record. of their first dates was a Fourth of July gathering in their hometown. Love was in the air on that night, right up there with the fireworks. They had the same religion teacher at Boylan Catholic, Fr. Etheredge. The religion teacher married his former students in Rockford. The questions were easy ones in the church setting, open-book easy, all beginning with, “Do you … ” The doer is nearly finished with her breakfast at Egg Harbor Café. She gushes about her neighborhood, calling it “fantastic.” The city of Lake Forest is a community of doers, she adds. Look around, she implores. Her fellow Lake Forest Open Lands Associate Board members, 30-plus men and women? They inspire the doer. Constantly. “All of them are eager and energetic, willing to help, willing to do anything for a good cause,” Pienkosz says. “And they’re fun. They’re all fun.
