JM House Architectural Design II Location Area Year Typology

: Kembangan, West Jakarta : 314 sqm : 2022 : House In 2019, the world was hit by the COVID-19 pandemic. Humans are forced to “isolate themselves” from social activities and change their life behavior. People are required to spend more time alone at home to stop the spread of the virus. If forced to leave the house, residents of the house are required to implement several health protocols. JM House is a house designed with the project aim of overcoming the COVID-19 pandemic problem. This can be seen through the programming space design which includes space placement and circulation of house occupants.

JM House is located on the hook site so it has two facades facing the north and west. This site issue is another project objective that requires the house design to respond to environmental conditions.

Creating a healthy and free environment requires several criteria. For example, fresh natural air in the house, self-cleaning space before entering the house, room circulation that avoids physical contact, and the availability of quarantine isolation rooms for residents exposed to the virus.

Architecture Project

The inner courtyard with a Zen garden theme is placed to provide natural views and air throughout the room. Some of the rooms that have direct views are family gathering rooms, working rooms, and quarantine rooms. The quarantine room faces directly into the inner courtyard to eliminate feelings of boredom during the quarantine process.

The entrance provides a sink for washing hands

All the main rooms in JM House have their own views, whether facing the front garden of the house, the inner courtyard, or the neighborhood. The master bedroom is located in the corner of the house to take advantage of the two-way view of the site, namely towards the river to the north and to the west. Operable secondary skin is placed along the side of the master bedroom as a barrier to the western sun’s heat and to provide room privacy. Ramps as the main vertical circulation are placed around the inner courtyard. The experience of climbing the ramp gives the impression of an adventure around the park. In addition, the use of ramps avoids knee injuries for elderly household residents.

: Palmerah, West Jakarta : 5.722 sqm : 2022 : Education/School The existence of schools in this modern era has far grown, not just a place to learn and teach. Currently, the school building also has a demand that the school must be fun so that it makes students eager to learn and also becomes a place that can support the growth and development of students in developing their knowledge and talents This school consists of 3 kindergarten classes, each class with a capacity of 25 students. The elementary school class is divided into 6 grades, each of which has 2 parallel classes.

Bina Nusantara International school uses architectural metaphors from Nias culture. This can be seen both from the tangible aspect (physically visible) and the intangible aspect (not physically visible). The space programming is divided into 5 zones, namely kindergarten learning, elementary learning, school facilities, office space, and services. The office zoning is located between elementary and kindergarten zoning to make it easier to monitor students. Facility rooms are placed according to the space needs of each student. Some of the facilities available include an indoor sports hall, an indoor hall, a semi-indoor hall, a computer laboratory, a science laboratory, and a music arts room.

View from the classroom towards the inner courtyard

The classroom design focuses on children gathering together in a communal inner courtyard that separates the boundaries between indoor and outdoor. This is intended so that children can explore the outside world more than just relying on indoor facilities and spaces. This mission is also implemented through the ramp that surrounds the kindergarten building as a children’s play area. Karet Tengsin Social Housing Architectural Design V Location Area Year Typology

: Tanah Abang, Central Jakarta : 12.475 sqm : 2023 : High-rise Residential The high population growth rate increases the need for housing land. However, the increasing need for housing is not directly proportional to the limited availability of land in dense cities like Jakarta. Therefore, the presence of vertical housing is an ideal solution for creating houses in mass quantities but on limited land. Karet Tengsin Social Housing presents a vertical housing design for 2,000 people, which is divided into 433 type 36 rooms and 155 type 24 rooms.

The design of social housing is carried out through Post Occupancy Evaluation (POE) by surveying residents and directly observing the current state of Karet Tengsin social housing. Natural lighting and natural air are essential. This can reduce dependence on artificial energy and can reduce building operating costs. Corridor designs that utilize natural lighting, either through the ends of the corridor or skylights, can reduce the risk of criminal acts that are prone to occur in dark social housing corridors.

Architecture Project

The collectivism of the lower middle-income community, which is the target of social housing marketing, is inversely proportional to the individualistic behavior of the upper middle class. They prefer socializing, telling stories, and doing activities together with their colleagues rather than being alone in their respective room units. Therefore, social gathering space is a place that must be provided in all areas. There is an inner courtyard, equipped with a community hall at the main entrance access on the ground floor that connects the mass of the building. The placement of facilities and gathering spaces is more focused on the Ground Floor, while the 2nd Floor to the 16th Floor is used for residential units. Some of the facilities provided include a prayer room, green open space, field, playgroup, healthcare center, retail area, community hall, and parking area.

Social housing responds to solar heat through passive design. The building mass avoids surface exposure on the west and east sides. The side that is forced to face this direction is responded to using secondary skin to reduce dependence on artificial ventilation.

The playgroup consists of two classes, each class with a capacity of 24 children. The children’s play area is located opposite the playgroup and can also be accessed by residents of the surrounding social housing area. The playground provides a large green open space, a jogging track, and a soccer field.

According to the survey results, as many as 70% of room units were occupied by 4 or more people and 30% of other room units were occupied by 1-2 people. Therefore, the majority of available room units are 36 sqm (for 3 - 4 people) and the rest are 24 sqm (for 1 - 2 people). Room sizes follow the standard occupant space requirements, namely 9 sqm/person. Karet Tengsin Social Housing presents a vertical housing design for over 2,000 people, which is divided into 433 type 36 rooms and 155 type 24 rooms.

Each room type is equipped with a bedroom, 1 bathroom, 1 living room, 1 kitchen, and 1 balcony or sunning room.
