URBAN RENEWAL IN SOUTH AFRICA

BACHELOR GRADUATION - 2017 BREDA MUNICIPALITY

STATION AREA The square will be mostly open space to enhance tranist. Defined with different pavement a pedestrian route will guide visitors further into the CBD

N

MARKET ZONE In front of the market hall an informal trade zone gives merchants a free spot to sell their goods. In the market hall more expensive goods will be sold, making room for a different public

Map showing the most important highlights & attractors between the cultural and transport precincts

PARK AND THEATER The park will serve as a tranquil spot to retreat in the bustling CBD. The refurbished theater will become an important cultural building in Germiston

In order to renew the central business district (CBD) of the capital of the Ekurhuleni Metropolitan area, a plan has been introduced in 2011 to give Germiston its representative function back. Despite the effort eversince then not much of this plan has come to reality. Section of Park Road showing the essential part of the connection between the two precincts

During my graduation I have worked on creating an alternative renewal strategy, which in my opinion has more chance to succeed. By using and strengthening the existing characteristics of the CBD, Germiston will have base to weigh all new decisions on. The above plan map shows the connection between two main CBD characteristics, the train station and new theater. These two precincts will be connected for all means of transportation. The implementation of the bike is one of the prime additions in the streetscape. Due to the relative flat surface on which Germiston was build, biking can be a cheap way of moving around in the CBD. It is really important that this renewal project will have a social development part. The Germiston inner city core should provide people from all classes and races in their daily necessities. The area should provide step ups for local entrepreneurs to improve their businesses. Beside it should contain houses for all sorts of people, rich and poor. This results in a mixed and vibrant CBD, which will be the example of many renewal projects to come.

A standard block contains 4 levels. Along the main streets and avenues, buildings will be topped up with an additional two layers to increase the Urban feeling (1)

2

To maintain the "human scale" the additional stories should include a "set back" (2) At certain locations through the CBD iconic buildings should be build. These should serve as focal points and guiders throug the area (3)

Relevance for urban designers During this internship I worked with a method created by NIEUWBRUUT, which aims to create insight in future area development. This method is called BLW ("Bouwstenen voor leefbare wijken" or "Building blocks for liveable neighborhoods") and was launched in 2014. The method contains 3 tools: 1 Neighborhood prognosis, showing urgent and future tasks for 11 different types of urban environments. 2 Neighborhood platform, bringing residents "virtually" together to share ideas and problems. 3 Building block index, for everyone that is seeking for inspiration for local problems can find already realized project in the index. The several voluntary organisations in the "Hoge Vucht" neighborhood in the city of Breda, indicated to be interested in the conducted research and have asked NIEUWBRUUT to implement their method into the neighborhood, to get structure in the tangle of volunteers and their organisations. During the internship I have worked on conducting interviews with the local stakeholders. By interviewing as many

6

people from as many different backgrounds, one gets a good overview on existing initiatives and organisations. By bringing all these people together into one big system, teaming-up will become easier and partnerships can become reality.

Scheme showing the way the "BLWmethod" should be enrolled in a neighborhood SURVEY Neighborhood analysis Inventorisation stakeholders Creating support among stakeholders Building the digital neighborhood platform

Updating building block index

The implementation of citizen participation will become more important in the coming years. Top down planning is heavily criticized in the western world and residents are much more aware of their surroundings then before. This method could give us urban designers insight in local problems and wishes of residents. This could help us make better design and creating more support among locals and authorities.

TRANSFORMATION ZUIDERZIEKENHUIS

BACHLOR ASSIGNMENT 2ND YEAR 2014 - NHTV UNIVERSITY

N The old hospital in the southern part of the city of Rotterdam has been abandoned for a long time. The task was to give the hospitalcomplex a new purpose that would serve both its new residents as well as the current ones living around the site, creating synergy. I found the service as rehabilitation center well suited. Taking the former function of the complex into account and the relatively open and transparent way of treatment made it the perfect function. This could contribute to creating synergy between the complex and new and current residents in and around the location. To complement the rehabilitation center, extra housing will be added on the northeastern part of the plot. The two worlds will be separated by a green axis. This green buffer zone will connect the existing neighborhoods to the bigger park in the norhtwest. Beside it should let the residents of the new housing perceive they entered a significantly different area as soon as they cross the green axis. To whole expansion is brought together in the public space, where sport accommodations fulfill a big role. A wide variety, such as soccer fields, basketball courts, playgrounds, a swimming pool and a huge sinder track will be build. Both groups can benefit from their presence. Patients of the center can use them during their rehabilitation exercises. Beside residents can use facilities for exercise, recreation and training. This duality creates the sought synergy on the location.

Step by step introduction of the local currency to enhance social cohesion

N

1 Potential view on the neighborhood in 10 - 15 years. All made possible & thought out by the residents

The district of Nieuwland is a former location
with special attention by the Dutch government, due to high unemployment and crime rates. Despite all the money that has been invested in the district, it did not lead to the aimed result. Problems of the past still play a big role in daily life and social cohesion is nearly gone. Locals do not feel themselves heard by the authorities. They all think money should be invested differently. To tackle all problems, the aim is to examine if Nieuwland could become governmentally independent by 2050. By introducing a local currency, which can be earned by providing services to neighbors, social cohesion will increase. In theory people will help one another by earning rewards. Earned currency can be used to make use of other peoples services or to purchase products made or grown by local entrepreneurs.

N

By creating an integrated social network in the neighborhood, like-minded people could rise up and start fulfilling tasks local authorities used to provide. For instance, the maintenance or expansion of social housing estates. Painting or repairing windows are tasks locals can easily do by themselves. The selfmade regulation on housing makes way for a wide variety of expansion options to existing housing blocks. In this case the increase in livability will be more important than esthetics.

Potential transformation of the currently dilapidated social housing. This picture is a good example on whereas the increase of liveability goes beyond esthetics

SYSTEM OF URBAN CENTERS

INTERNATIONAL WORKSHOP - 2016 BAIKAL STATE UNIVERSITY - RUSSIA

Goal of staying in the Oktyabrsky district

The plan location in relation to prime sites, such as: the city center, airport and Angara river

The city of Irkutsk lies in the heart of Siberia. It copes with massive traffic problems due to the mono-centric design of the city. Especially during rush hours routes to the suburbs get crammed with cars. To overcome this problem the city authorities have the aim to redesign the city into a polycentric one.

P

With an international team of young professionals and students, the aim was to create a vision and design for a specific location in the city of Irkutsk, which could potentially become on of the poly-centers. The Oktyabrsky district lies in the east of the city, close to the international airport. It could potentially serve all residents on the east side of the city in their daily necessities. Due to a small budget, we were asked to focus us on government land only – this resulted in a design mainly for the public spaces. By linking the locations three most valuable functions to each other, we were able to create an interesting center. This will attract both residents and new businesses to the sight. This resulted in the creation of a 3-clustural vision. Containing the airport, a nearby park and recreational area and the commerce-university area as its 3 main locations. Each location will be expanded with suitable new functions, as well with an attractive public space that is useful in both winter and summer. The clusters will be connected to each other giving a big focus to pedestrians. Due to the high value Russians tend to have on car-use, a pedestrian bridge has been implemented in the plan to connect two of the clusters with each other. This bridge will also become a monument for people that arrive from the airport to visit Irkutsk.
