The City of Toronto requires a setback on the north facade of both buildings. Transfer beams can be difficult to achieve in timber construction, so to maintain efficiency in the structural system, the outer columns continue up the full height of the building. This revealing of the structure creates an exoskeletal design, which can be seen above with minimal obstructions.

T3 Eastside is unique compared to most other T3 mass timber buildings designed and constructed to date because, due to zoning requirements, it houses 15 apartment units and stands only 3 stories tall. Typical T3 office buildings are 6 stories of timber on top of a concrete plinth.
