Should I write a subject-free offer? As the property markets in Canada continue to grow, many buyers have a sense that they must buy immediately, or miss out on their “dream” home. Fear of missing out is a huge factor in residential real estate purchases. Most of my clients have great credit, a healthy down payment, and established careers or businesses. For this reason, when caught up in the excitement of buying a new home in a competitive offer situation, many consider submitting an offer without a financing condition. However there is one often overlooked factor: the property itself. Lenders make mortgage decisions based on several major factors, Creditworthiness, Down Payment, Debt Service capacity, and Collateral (the property that will secure the loan). In short, they need to like you, and they need to like the home you are buying.

And they won’t scrutinize the property in detail until you have an accepted offer. There are many types of properties lenders can exclude: Lease-land, under 700 square feet, freehold attached homes, under capitalized stratas, remediated grow ops, mixed use properties, and more. Properties containing asbestos, aluminum wiring, oil tanks, or other environmental concerns can hold up an approval as well. Finally, one of the most common property related factors is value. For certain purchases, lenders will require a professional appraisal. If the appraisal comes under purchase price, a client will be making up the difference in cash, no matter how qualified they are. For these reasons, I always recommend my clients include standard financing clauses. Unless you have cash, don’t write without a financing condition.
