SELF EMPLOYED? 3 FACTS YOU NEED TO KNOW: Every year more Canadians take the step into self-employment. Regardless of size or industry, they share one thing in common: a willingness to take on increased risk for increased reward. However when it comes to mortgages they soon discover that lenders prefer tenured, 9-to-5, salaried applicants. Here’s what you need to know: Minimum 2 years in business Businesses need to be at least 2 years old in their current form. Lenders want demonstrated stability, and thus tax documents for a full 2 years. Less than that requires solutions that most lenders do not provide, but I can. Annual Income is averaged Lenders will take a two year average of your personal net income (line 150). Unless the most recent year is lower, it which case they will take that amount. Depending on how you show your
expenses, I can “gross up” your income by 15%. Contact me for more details. Business structure matters Lenders want consistency in structure and method of compensation. A Sole Proprietor who has recently incorporated will have challenges with a mortgage approval. Similarly, if you started taking most of your compensation as earned income, rather than dividends as in the past (I see this often after the federal government changes) that can also cause problems. Do you aggressively write down income? Keep high retained earnings? Have less than 2 year history? Want to hold residential real estate in a corp? I can help. As a business owner you shoulder a heavy load; you don’t need stress come mortgage time.
