2100 Pennsylvania Avenue is the site for a new office building located on George Washington University’s campus in Washington, D.C. With views of the White House from the penthouse deck, the Foggy Bottom metro line around the corner, and nearby campus benefits, the site is a prime location. The program includes 386,000SF of office, 22,000SF of retail, and 13,000SF of penthouse space. However, due to zoning restrictions, there is a maximum building height of 130 feet and little room to play with the floor plate due to setbacks which make every square foot count. The small opportunity to gain square feet generated the “projections” that protrude over the property line. This element became an influence for the entire design, inside and out. These projections slide around the building’s surface creating a
ripple effect as if the envelope is in motion. This wave-like quality of the facade softens the site’s busy corner and invites people in as the smooth exterior wraps around into the lobby. The lobby and central atrium space continue to embody the organic language of rippling surfaces. Materials for the interiors were selected to bring the natural quality of the park across the street, also part of the project scope, into the building. Wood fins on the lobby walls not only emphasize the curves, but mimic tall trunks of a bosque. Etched glass panes between the fins portray morning mist, and sand blasted and honed dark stone gives the illusion of a wet riverbed. The culmination ends up the lobby stairs in the atrium where the projections repeat on the atrium walls inside and the skylight pattern eludes to a forest canopy high above.

The Boston Back Bay South End Gateway Project office tower is an exciting change for a prime area of Boston in need of improvement. The new tower reaches around 400ft and has a gross square foot of nearly 1,000,000. This square footage will be able to accommodate a wide range of program including office, retail, amenity, parking, and a new connector concourse from Stuart Street to Back Bay Station. This concourse will offer thousands of travelers each day more direct access into the station for people arriving from the North and East and vice versa. Terrazzo was selected as the finish for the concourse in order to meet durability and light weight requirements due to suspending over existing railways and highways below the building. After exploring many design 6
variations, an asymmetrical appearance in color and texture was chosen to break up the length of the concourse. Without the ability to have storefronts for retail on one side due to a private wellness club this was a key factor. This asymmetry of a gradating terrazzo from black to white allowed for a perfect backdrop to project moving images on during active hours. The concourse ceiling plays off of the terrazzo floor’s inlay of white marble fragments. These floating luminescent modules can be seen as a larger scale of the floor below. Mimicing the translucent quality of the marble, the ceiling modules show off their delicate structures behind their membrane when lit to enhance their weightlessness.

The site is located on the western edge of Beverly Hills, California at the intersection of Wilshire and Santa Monica Boulevards. A new vision to modify part of the hotel complex, with potential to upgrade or relocate the ballroom, and expand across Merv Griffin Way will keep the existing hotel as a competitive destination for future travelers. The vision targets a new hotel addition of approximately 260,000SF with amenity and residential condos at 1,000,000SF with an included amenity space of 100,000SF. The first and preferred design proposal is concentrically organized as a series of terraces around a green plaza for residents and guests. Together the centrality of this green plaza and new loop drop off road set the outdoor stage for the International Ballroom’s new location.
During special events or awards night, the spectacle begins when residents and hotel guests can see those being celebrated arriving and entering the ballroom before the show begins. The concentric design is also beneficial because it keeps views open into the distance, and it promotes a sense of community. Neighbors can see each other relaxing on nearby balconies or watch the amenity terraces below bustle with activity. In one of the most agreeable year long climates, the generous extents of outdoor space incorporated into the design promote a healthy lifestyle by spending time outside and the reintegration of nature with our built environment.

Located at the easternmost end of Fulton Mall district in Downtown Brooklyn, the project combines an understanding of requirements together with the NYC Zoning Resolution & Special Purpose Districts to enhance the Mall’s vibrancy and multifamily residences for modern living. The 26,000SF specialty retail design on Site 1 imagines a transparent glass structure with an integrated metal screen. The space is envisioned as a gallery-like retail environment through a series of four concentric stepping levels, with one or many vendors benefiting from a dramatic interior space. The glass building volume is setback from the screen element on Bond Street immediately adjacent to the existing plaza. It subtly recognizes the need for additional pedestrian relief on a very
active corner of the site. On site 2 the immense bulk of the As-of-Right Diagram led to an option where the 445,000SF multifamily residential program begins at 85 feet above grade in order to create a more efficient, better proportioned tower. The design provides a 3 story terraced retail base, which acknowledges the intimate scale of DeKalb Avenue where the outdoor levels may serve either retail or residential uses. The sixteen story residential tower is composed of 2 intersecting masses that provide the units alternate views from the site. The site plan also takes advantage of potential urban cues. Hanover Place is the generating entry for a through-block passage to Dekalb Avenue. Also, it is a logical mid-block circulation point, should the Duane Reade property be acquired for a full block development in the future.

What is the future of “Home?” “The Home remains the most significant architectural place we experience throughout our lives. Home represents safety, ownership, privacy, and stability. Home is where we can be alone and with people we care about most. Historically, it has been a place of permanence.
Despite how chaotic our lives are, we cherish the consistency of sleeping in the same bed and performing the same daily rituals here. Yet, new trends in digitalization and globalization continue to reshape realms of everyday life and alter our physical environments, including our homes.”

Narrative Historically the home has been a place of permanence, and in a world altered by globalization, it continues to offer the comfort of daily consistency. Now in a more accessable world, many people cherish the idea of collecting a memento to remember what was inspirational about a place and the associated feelings. This home is a physical record of a traveler’s collection inspired by works from the Renaissance, Gothic, and Contemporary styles which aggregate together and form the home.
Together they make up the vertical circulation, horizontal organization, and building shell to create a unique habitat that represents a single individual and their identity. Because you never know where in the world you might want to call home, this home allows for adaptability. The length can vary through the addition or subtraction of the shell’s inverted arch bays, accommodate footprint flexibility to squeeze into spaces 17 feet wide, adjust in section to scale a slope, or change site configuration.

Left>Right///Physical model section of vertical circulation///Section perspective The Florence Cathedral’s dome by Brunelleschi became the inspiration for the vertical circulation piece of collected architecture in the home. Meanwhile, gothic architecture was implemented as the building’s shell through a series of inverted arches on the ground floor to constrain views into the home at the public level. Typical arches were used on floor 2 on the private level to allow more light in and better views out. The arches act as modules that can be added on or subtracted from the home to adjust the length. To complete the collection, the interior program is organized by a singular wall winding through the length of the home. It’s contemporary influence is derived from Los Angeles’s Broad Museum. 62

The Polaris Project, a leading organization in the battle against human trafficking, reports nearly 20.9 million victims worldwide are fueling an obscene multi-billion dollar industry. Encompassing both labor and sex, human trafficking denies basic freedoms and degrades life to the status of a commodity. Traffickers prey on vulnerable populations by employing sophisticated strategies to lure individuals into lives of forced service. An eradication of trafficking demands global enforcement of human rights. New efforts to reform areas where illicit behaviors have become normalized are necessary to change the perceptions of future generations. In source communities such as Tenancingo, human trafficking has become an industry that sustains both the wealth of its citizens and international networks of illegal human exchange. This design issue investigates architecture’s capacity to challenge entrenched exploitation. Typically the town square is an integral center for a community’s cultural and social exchanges. By reimagining the town square of Tenancingo through architectural intervention, there is potential to reshape the communal mindset and reconstruct the image of a town where exploitation has become normalized. Architecture can be a first step to help victims feel empowered and educated on the topic.
A small town of only 10,000 residents, Tenancingo has been declared by notable organizations as the sex trafficking capital of the world and drives the sex trade in many US cities. Tenancingo is located 80 miles southeast of Mexico City in the state of Tlaxcala. Elaborate mansions across the townscape illustrate the profits of illegal work. These homes are known locally as “calcuilchil” or “houses of ass.” The prevalent issues of Tenancingo are both familial and intergenerational with an estimated one in 10 residents somehow involved in sex trafficking. A study conducted by the Autonomous University of Tlaxcala reported approximately 20 percent of Tenancingo schoolboys saying they hoped to grow up to become pimps. Lured to Tenancingo on false promises of love, wealth, and opportunity, vulnerable women and girls are quickly coerced into acts of sexual exploitation. Depending on their profitability, they are relocated to Mexico City and American cities.

Trafficking victims lack the resources and protection necessary to liberate themselves. Although the law forbids trafficking in Tlaxcala, conviction is rare and corruption is rampant.”

Narrative Years ago folks in the area recounted a town called Tenancingo where human beings not much different than you and I were sent to work as slaves. They lived in shame and nearly invisible to the people around them, but one day someone came to town and said let’s build a garden and a hill to make this town whole again. So then a hole was dug into the earth and the soil was used to build a hill. Then they offered to empower those formerly enslaved humans by inviting them to come
and learn to build structures of rammed earth and plant thriving gardens. The humans lived in the garden and many structures were built on the hill and in the garden while they lived there. When the town’s people saw what the humans had created, they came and celebrated together in the garden and on that hill. They called the humans friends and a community was born out of that work of love. Their friends however could not keep it to themselves. Some of them went elsewhere to build and create, so their work could be made visible for all to see.

In light of the current surge of international refugees, their livelihoods in transitional settlements have become a crucial topic in geopolitical relations. Most inhabitants in refugee settlements rely on humanitarian aid and cannot fully exercise their agency and skillsets. While many wait to receive their citizenship and can only be the buyers in trading activities, the newly legalized who cannot ďŹ nd a job right away may find establishing a business or working in a marketplace may serve as a temporary source of income. A marketplace can become an embodiment of dignity and resilience that respects refugee inhabitants’ autonomy, creativity, and capability, especially for the most vulnerable such as women and adolescents. Activities in the marketplace can
involve both the newcomers and the local population, and thus increase interaction and foster understanding between the two. MarketBall is an atypical market in the heart of Berlin that brings together education, resources, and labor to Syrian refugees. It also functions as a community center where refugees can build and practice new skill sets, learn the German language, create a source of income, and educate locals about their heritage and culture. The market attaches to a familiar and non-discriminatory site throughout the city: the football field. This typology mix unites sport, culture, and commerce to strengthen relationships between newly settled refugees and native Berliners.

The prototype design can grow or contract based on need and budget. Therefore, the MarketBall module includes a minimum of one covered and uncovered gathering space, seating, vendor booths, informal classroom settings in “leg A,” or semi-private spaces for labs, health clinics, and formal classrooms in “leg B.” Furthermore, during off game times seating on the field’s perimeter provides a large outdoor gathering space where festivals can be celebrated and shows can be performed. The interior gathering space under the canopy’s corner can be used as a congregational prayer space. The market layout accommodates space for selling vendors and avid consumers by following the German phrase “Rechts stehen,

links gehen,” or stand to the right, walk to the left. A simple reminder is emphasized in the mosaic arrow-like flooring pattern. MarketBall’s intention is to create a design that gives refugees ownership over the space, but also incorporate themes of Damascene architecture through the arches, striped patterns, and colorful mosaics printed on the canopy. MarketBall’s architecture becomes a symbol of differnt cultures coming together against the German landscape backdrop. An additional mark of a new merging community is represented on the soccer field where Home Team and Visiting Team are written in both German and Arabic. MarketBall aspires to be a space that refugees and Berliners alike can feel comfortable in and with community.
Left>Right///Site plan///MarketBall adaptability for alternative neighborhood sites: The first prototype of MarketBall is located close to Templehofer field where refugees are currently housed and Sonnenallee Street, otherwise known as “Arab Street.� Here, there are many resources for the refugees to take advantage of, and the Neukolln community is culturally rich from an older wave of Arabic speaking immigrants who have settled in. Alternative sites were then picked based on the number of resources that surround them, such as Friedrichshain. Then in the future less diverse areas like Spandau and Tegel can provide places to house these resources. 82

MARKET PLACE LIFE & REFUGEE STORIES HASAN KOTOB///AGE 25///COMPUTER ENGINEER Hasan was forced to move from his home in Damascus before graduating. In an effort to utilize his studies, Hasan spends two days each week working in one of the MarketBall lab spaces to teach young children simple computer engineering skills through workshops. He uses the time before lessons to work on an independent project to build an app that alerts MarketBall customers when their purchases or orders are ready at the various food and clothing booths throughout the space. RAIA MOHAMMAD///AGE 22///JOURNALIST Raia uses the computer lab to write profiles and stories about newly settled refugees in Berlin. The informal classroom is her favorite place to edit and work with new writers who want to publish their work. Her latest endeavor is to create and distribute a bi-monthly publication to all members of the MarketBall comunity in an effort to showcase new shops and activities at the community center and surrounding regions in the city, as well as, highlight prominent individuals in the community. Her latest piece was on Club Al-Hakawati, which is a collective of refugees and ally activists who use art and food to fight against racism and discrimination. JENINE HAMAD///41///NURSE ISABEL LAHM///49///DOCTOR Jenine serves time in the clinic with a local Berlin clinician, named Dr. Isabel Lahm. Dr. Lahm comes to do bi-weekly, pro-bono rotations with Jenine. Not only does Jenine service as the nurse practitioner, she also manages the clinic’s operations, including order and stock check of medicines and medical devices. She spent her first three months learning about managing a practice during MarketBall’s night classes for aspiring new business owners. These classes were held for new vendors in the classroom spaces from 20h00 to 23h00 every Friday evening. MUSA JABRI///31///ATHLETE Musa loves working with the YMCA to teach young kids the importance of health and fitness. He teaches a class every week that draws kids and their parents. He also coaches a soccer league for teenagers on the weekends. SERENCE BAKIR///19///SERENE Serene had an idea for an iPhone app that she and her friends could use. She doesn’t have any experience with coding, so she uses the MarketBall lab to learn about the basics of programming. She and her friends study together and meet weekly to talk about the features they’d like their app to contain. YASEEN ALBIBI///52///CHEF Yaseen works with United Street Food as a vendor to showcase Syrian cuisine. He’s eager to share his food with his new neighbors, and also to teach future generations about his cooking techniques. He teaches a cooking class every third Friday of the month. His food stand is by far the most popular lunch and dinner option for customers, as he tailors unique dishes from around the world to have a Syrian twist.

The majority of the structure and FSC certified wood furniture was designed to fit within the designated grid so that the building blocks can be mass produced. Aluminum is recyclable and can easily be manufactured off site and fabricated in modules to maintain low costs. The light weight modules of structure can be easily assembled by the refugees with grommets along the fabric that slide over the aluminum pipes which are weighed down with cinder blocks and anchors. The canvas canopy
is stamped with Syrian mosaic patterns. Netting is incorporated for refugees to hang up goods to sell, and even posters or art to decorate the space as a way to call it their own. The design’s adaptability can transform the environment from work to fun for game time and events. For example, the seating along the goal in the informal classrooms can move forward while people want to watch the game and be pushed back to create a comfortable sized classroom.
