REDEFINING DESIGN WITH INSPIRATIONAL MODERN ARCHITECTURE

We are proud to welcome you to the second edition of Essenza magazine, a publication created as a reference point for our portfolio of villas and to showcase our valuable partners. During the past 12 months, our magazine has become a source of great inspiration, setting new standards and a benchmark for contemporary architecture, both locally and further afield. We could not have imagined this success just a few years ago when Essenza was born. This issue has been expanded to include a larger portfolio of finished Essenza villas as well as an insight into some of our forthcoming projects currently under construction. We certainly have noticed a strong increase in demand for our turn-key concept and services, resulting in many exciting new projects in the pipeline. We have proudly added even more local and international partners to broaden the range of options for collaborations with our villas. During a visit to Marbella, representatives of ADIA (the investment company coming under the auspices of the Abu Dhabi government) inspected a show house from Essenza’s portfolio, and complimented our services and quality of products. This led to a visit to Abu Dhabi, with the idea of creating potential collaborative agreements with their projects. We are also proud this issue to introduce Eric Kuster, an internationally renowned interior architect, who has partnered with Essenza. As a dynamic company, Essenza has many exciting initiatives for Marbella’s property market revival. Latest figures have shown a substantial increase in property sales in Marbella and its immediate surrounding areas, especially in the luxury market (a trend that we forecast a few years ago), and now we can look forward to increasing and continued demand in the future. Finally, driven by the many requests we have received for remodellings and reforms, we have opened a new office on the Golden Mile in Marbella, specifically focused on renovations. This has become a growing trend among those for whom demolition and new builds are not an option. Wishing you all a pleasurable read… Carlos Lamas and Patrick van Dam

MARBELLA

STYLE AND SOPHISTICATION

Marbella’s glamorous past dates to the 1950s, when the early “jet-setters” gathered at Prince Alfonso von Hohenlohe’s luxurious beachside residence to party during the day and dance the night away. Grace Kelly, Audrey Hepburn, Brigitte Bardot, Maria Calla, Aristotle Onassis, Ted Kennedy, Gunther Sachs and the Duke and Duchess of Windsor were among the wealthy and famous from around the world who sipped champagne by the sea and dined on exquisite Mediterranean delicacies at the sprawling finca that was to become Marbella Club Hotel. Over the past decade, that golden age has undergone various transformations but Marbella today remains a splendidly cosmopolitan, diverse and affluent area offering everything from trendy beach bars, select boutiques, Michelin-star restaurants, five-star hotels and exclusive nightclubs to picturesque marina

resorts, highly-regarded international schools and several worldclass golf courses… an incomparable mix of contemporary chic and traditional allure. Extending from Elviria to the east, home to some of the Coast’s finest beaches, through the venerable cobble-stoned streets of the Old Town, along the celebrated Golden Mile to sumptuous Puerto Banús and, just beyond, San Pedro de Alcántara, and into the verdant mountain hinterland, Marbella has become a home away from home for hundreds of thousands of expatriates. And, as the stunning properties featured in this first issue of Essenza Living highlight, they have found an exceptional range of homes… from lavish penthouses to palatial mansions. All (at least those showcased in these pages) built or renovated in a cutting-edge modern architectural style. Marbella… for truly privileged contemporary living.

ABU DHABI

LUXURY LIVING IN SAADIYAT

As part of its ongoing expansion plans, both elsewhere in Spain and even further afield into key and emerging global markets, Essenza Living has been commissioned to work on a stunning project in Saadiyat, Abu Dhabi. Saadiyat is fast growing into a destination of choice for its highend residential, leisure, hospitality and cultural offerings. TDIC’s flagship project, the 27-square kilometre island is located just 500 metres off the coast of Abu Dhabi. Its development was carefully planned around an environmentally sensitive philosophy and low-density master plan. Once completed, Saadiyat will feature three main districts, Saadiyat Beach, Saadiyat Cultural District and Saadiyat Marina District. SAADIYAT BEACH: COSMOPOLITAN CHIC Saadiyat Beach features luxurious resorts and high-end residences, together with top-quality leisure and retail elements that have been enjoyed by residents and visitors alike, comple-

14

menting the island’s natural beauty and marine life, such as the dolphins that can be seen swimming freely around the island. As a result, Saadiyat Beach has attracted many of the world’s high-end resorts and leisure clubs including The St. Regis Saadiyat Island Resort, Park Hyatt Abu Dhabi, Monte-Carlo Beach Club, Saadiyat, and Saadiyat Beach Golf Club. Trendy beachgoers also enjoy the popular Saadiyat Public Beach, managed by BAKE and home to the endangered Hawksbill turtles that migrate every summer to lay their eggs in the beach’s Dune Protection Zone. In addition to these world-class leisure facilities, Saadiyat residents and visitors can also enjoy the diverse mix of dining outlets and shops located within The Collection. At the heart of the

ESSENZA INTERNATIONAL

St. Regis Saadiyat Island Resort, it features a range of food and beverage outlets offering a broad spectrum of regional and international cuisines, a supermarket and other convenience stores such as a pharmacy, a hairdressing and nail salon, banking facilities, and gift shops and boutiques, all set in 7,000 square metres of leasable space inspired by old-world Mediterranean villages. Saadiyat has also become an attractive destination for people looking to buy, lease or build their dream home. Some of the finest accommodation in Abu Dhabi is on offer at Saadiyat today: The Residences at the St. Regis Saadiyat Island Resort with its signature villas and apartments; the exclusive Arabian, Contemporary and Mediterranean-styled villas and town houses of Saadiyat Beach Villas; and the Saadiyat Beach Residences with their fantastic community facilities. In addition to enjoying parks and other public entertainment avenues, Saadiyat Beach’s youngest residents will also thrive with a rich, academic experience in the Redwood Saadiyat Nursery once it opens in 2014. Utilising the renowned Montessori Method, an educational approach that was developed by Italian phy-

sician and educator Maria Montessori in 1897, the nursery will deliver a wide range of learning experiences, all led by highly qualified practitioners, up to a maximum of 140 children. Additionally, it will feature indoor and outdoor spaces and house a music room, areas for arts and crafts, a well-resourced library, a media centre, a technology room and a gymnasium for sports. The nursery also has a sandpit, an area where children can grow vegetables and a mini-city that will teach them the ins and outs of living in a cosmopolitan setting. SAADIYAT CULTURAL DISTRICT: RICH HERITAGE The eyes of the cultural world are currently focused on developments taking place in the Saadiyat Cultural District which, once completed, will not only be home to icons designed by Pritzkerprize winners but will also feature a retail destination, a prominent school and luxurious residences. From a cultural perspective, the Louvre Abu Dhabi, designed by Pritzker-prize winning architect Jean Nouvel, is on track for its completion in 2015. In December 2013, TDIC witnessed the

ESSENZA

15

ESSENZA INTERNATIONAL

raising of the first segment of this cultural institution’s iconic dome, the first of 85 pieces to be assembled and lifted on site. Once completed the dome will create the “rain of light” effect. Additionally, the museum has achieved several on-the-ground construction milestones, such as the “waterproofing” of its basement levels, whereby a double-layer waterproofing membrane is installed below the foundation slab areas. Meanwhile, construction on the Zayed National Museum, designed by the Pritzker-prize winning firm Foster + Partners, under the direction of Lord Norman Foster, and the Guggenheim Abu Dhabi, designed by Pritzker-prize winning architect Frank Gehry, is expected to begin in 2014 once TDIC announces the appointed contractors. Slated for completion in 2016, the Zayed National Museum features four towers reminiscent of the tips of falcon feathers. A tribute to the late founder and president of the UAE, Sheikh Zayed bin Sultan Al Nahyan, the museum will showcase Sheikh Zayed’s story and the lasting influence of his reforms with permanent gallery displays as well as a dynamic special exhibition programmes, some of which will be located within its landscaped gardens. The third museum to be featured in the Cultural District, the Guggenheim Abu Dhabi, is expected to open in 2017. A transnational museum dedicated to contemporary art and culture, its permanent collection will feature pieces from the 1960s to the present day. Among its striking architectural elements are its distinctive cones that were inspired by the region’s ancient windtowers, which both ventilate and shade the exterior courtyards in a fitting blend of Arabian tradition and modern design. However, Abu Dhabi art lovers need not wait for these museums to come online in order to enjoy rich art and culture events. Since

16

ESSENZA

its launch in 2009, Manarat Al Saadiyat, a purpose-built art and culture centre with multiple gallery spaces, has hosted art exhibitions organised by the Abu Dhabi Tourism and Culture Authority (TCA Abu Dhabi) with collections from around the world, providing visitors with a taste of the Saadiyat Cultural District museums programme and developing awareness and understanding of the wide range of art and culture that will be on offer. Alongside it stands the UAE Pavilion, which was originally designed by Foster + Partners for the World Expo 2010 Shanghai. Since 2011, it has been one of the distinctive venues for the annual Abu Dhabi Art fair. Visitors to the Cultural District will also be able to enjoy over 168,000 square metres of luxurious retail experiences once The District opens. A joint venture project developed by TDIC and L Real Estate (LRE), a global real estate development and investment fund sponsored by LVMH, The District, located between the island’s three iconic museums, will feature four distinctive zones that comprise indoor-outdoor venues offering shopping and dining, and an impressive array of prestigious retail and designer icons. Furthermore, the Cultural District will also be the location of Cranleigh Abu Dhabi, the sister campus of the prestigious Cranleigh School, one of the leading UK independent schools that was founded in 1865. Cranleigh Abu Dhabi will open its doors in September 2014 and has already begun accepting applications for the academic years Foundation Stage 1 to Year 9. It is being built over seven hectares of land and is destined to become one of the largest school campuses in the capital, boasting open green spaces, extensive landscaping, and co-educational facilities comprising separate Junior and Senior schools, with each

ESSENZA INTERNATIONAL

housing its own classrooms, faculty offices, administration offices, dining hall, library and much more. Once Cranleigh Abu Dhabi fully opens, it will be able to accommodate more than 1,600 pupils, aged from three to 18 years. Moreover, the school will be the first in the Emirate to offer boarding facilities, which include purpose-built houses – separate for males and females – for full-boarding as well as individualised day and weekly boarding options.

of meeting the challenges of the 21st century and beyond. To facilitate its transition from the heart of Abu Dhabi to Saadiyat, TDIC has released several land plots surrounding the university campus, entitled the “university neighbourhood”, offering potential investors a wide range of opportunities that go hand in hand with the growth of a campus area such as retail outlets, commercial centres, entertainment facilities, educational institutions, hospitality and residential projects, and many others.

SAADIYAT MARINA: CUTTING-EDGE SOPHISTICATION Located on the island’s south-west coast, Saadiyat Marina District will be a vibrant community that represents the ultimate “worklive-play” environment. Residents can enjoy a cosmopolitan urban lifestyle featuring colourful cafes, world-class hotels and a 1,000-berth marina, while enjoying stunning waterfront views. Meanwhile, businesses will have the advantage of the state-ofthe-art facilities available in this sophisticated district. In addition, the community will also be home to the New York University Abu Dhabi (NYUAD), which is scheduled to open later this year. Rounding up the educational offerings on Saadiyat, NYUAD, a liberal arts and science university that is fully supported by a leading US research university, offers undergraduates and graduate students alike an exceptional education capable

As a result of rapidly increasing demand for, and interest in, Saadiyat, many investors are taking advantage of the opportunities available to them through plots located across the island, which offer an immediate return on investment, regardless of project development.

ESSENZA ADVICE

Dream Setting

How to find the right plot

At Essenza Living we are often tasked with locating a plot to build a new dream villa, but it’s not that simple. To explain why, here is some background information… Marbella municipality is divided roughly into three main areas: east, central and west. These are the most sought after areas among our clientele, generally with a focus on consolidated residential areas, developed over the last 40 years. The coastal areas are 95 per cent built and have very little land available for development. Any available plots are often not for sale, because they are owned and left for generations as land banking or perhaps because the land has building limitations. Favoured urbanisations such as the popular Nueva Andalucía, La Quinta, Nagüeles, Sierra Blanca, Camojan, El Rosario, Elviria and Las Chapas are all well established and 80 to 90 per cent built. Some urban land is left, but very often with limitations such

20

ESSENZA

as protected trees, steep inclines, lack of views, town planning issues, etc. In other cases, the land might be substantially overpriced as the location is unique. In these situations the plots fail to comply with our or our clients’ criteria. There is no indication (at the time of going to press) that Marbella will open up options for new land in the current PGOU (town plan) in the foreseeable future, especially not for exclusive residential villas. Therefore, we are forced either to look in other less-developed areas, such as Benahavís, Altos Los Monteros, Estepona or Mijas, to meet our standards in terms of building volume, views and possible acquisition price or to focus on the purchase of houses, often built in the seventies and eighties, that are selling at land value or an acceptable premium if the location and/or views permit this.

ESSENZA ADVICE

These houses can be demolished and redeveloped, but villas built in the last 10 to 20 years usually don’t offer this possibility. These villas have been built expensively, and cannot be purchased at land value. Considering existing villas for a major modernisation, or cosmetic re-styling, can be difficult, depending on the layout, style, characteristics, etc. Here comes the difficult and challenging part for Essenza Living. How do we find a refreshing, up-to-date design while respecting the footprint and façades, control budget, etc.? This is the key to what differentiates us from many colleagues in the market: we understand this challenge, and our creativity, knowledge and access to great new materials set us apart. Our advice is to find a suitable plot or property in the market, consulting a respectable, professional agent. We at Essenza Living also have this knowledge and experience. Prior to a possible purchase, always consult an architect and lawyer for any potential legal and town planning issues. If necessary, a technical architect can also give you an indication of the required investment to make the desired changes. Often this is highly underestimated, i.e. the possible (hidden) costs involved in making the changes. A detailed report beforehand is critical.

The same applies for plots. The price might seem attractive, but you need to include all extra expenses to make a plot buildable to your and our standards, such as flattening, retaining walls, excavations, electricity supply, sewage connections, water supply, etc. Make sure there are no potential issues with the authorities (costal, water, etc.) Lastly, ensure that all is compliant with the new PGOU. Please come and see us for more information or a consultation: www.essenzaliving.com

ESSENZA INSIGHT

The Design Process

A personal introduction from the architect Designing a new villa or reforming an existing house might seem to be an easy and straightforward process. In reality, however, it is extremely complex and difficult, especially maintaining the modern lines for which Essenza is so well known. Carlos Lamas explains… Points to consider before the preliminary sketches are made: Personal wishes and requirements of the client. Modern – to what degree? Or a blend with Mediterranean influences? How to distribute the required floor space, required layouts, etc. Set clear objectives in line with expectations. What is feasible, both financially and structurally? Sometimes a major reform could cost as much, or almost as much, as building a complete new house. However, a new build gives you much more freedom with design and layout. Is it upgrading existing installations, materials and façades, or leaving just the shell and rebuilding the entire house?

54

ESSENZA

Are there any limitations regarding maximum building volume, community regulations (if any) and planning regulations, or potential issues with entities such as those overseeing water supply, archaeological aspects or the coastline (if frontline beach). What is the current status of the legal parameters. Are there any urban planning issues that need to be addressed, especially with properties between 10 and 30 years old? The new PGOU (town plan) of 2010 has very clear guidelines. Major renovation work and reforms need to comply fully with the new regulations. In many cases this results in partial demolitions of existing buildings before you can start.

ESSENZA INSIGHT

Each property is different; therefore we always advise you to request an “urbanistic” report from your architect. Are there any (protected) trees that affect an extension, or a view? All greenery is protected in Marbella, so this requires careful consideration. Then the design process starts… What is the existing height of the ceilings? What is the existing structure and foundation like? Can it be utilised? Does it need to be modified (and at what cost) to increase the living area, open up a kitchen area or increase ceiling heights, etc. Is the electricity and plumbing up to date? Air-conditioning installation, UFH, lightning…? Is a domotics system (home automation) desired to control, for example, your music, lightning, security, heating, air-con, etc.? What about the windows? Floor tiles? Are the bathrooms large enough?

Carlos Lamas focuses his design in various ways, considering all the possibilities and restrictions the house has… Features such as large windows with minimal frames to connect the interior with the outdoor areas, covered terraces, extending floors from inside to outside, the position of a new pool, how to maintain privacy and optimise views, etc. Then the finishing touches that make the real difference: architectural lightning plan, scoring boards, sockets, rendering, paintwork, quality of doors, choice of handles, etc. Many of these factors need to be integrated seamlessly into a total design concept.

Inspiring Contemporary Concept Located in the ultra-select La Zagaleta urbanisation, in the majestic Sierra Bermeja mountain range above the Costa del Sol, this singular modern villa is the product of a design concept involving some of the finest talents in Marbella. A team made up of outstanding professionals in their fields – construction, home technology, décor, landscaping and architecture – has had the opportunity of starting from a blank canvas in a prime location and transforming the original home into a new statement of elegance and refinement, with all the benefits of an established position. According to architect Carlos Lamas, whose role it was to develop the design concept of Villa Fortuna, the aim was not to create an “avant-garde home that looks fantastic in magazines but would be impractical and unpleasant to live in”. A true modern design reference is one that looks amazing and sets new standards but also functions on a personal level, says Carlos. “What we are creating here, after all, is not a public icon but a private villa where a family will live, entertain and feel at home.

It is with this brief to ourselves in mind that we set out to design a luxury living concept that transcends fads and trends, and has the credentials to become a modern classic.” To that end, a team of highly experienced professionals, all passionate about their work, gathered to contribute their respective skill sets to the project, with Udo Fleischmann of Atlas Group ensuring the highest standards of construction, Victor Periañez of Illusion responsible for state-of-the-art home entertainment and automated systems, and Gonzalo Moreno of Gunni & Trentino heading up the bespoke interior dressing of the villa. This desire to work with the best also ensured the collaboration of suppliers and companies such as Román Clavero, the leading window and door makers in this region. “We have resisted creating a cavernous house or one that is steeply terraced,” says Udo, “and have worked hard to create a pleasant flow to the home and its grounds, while incorporating all the space, amenities and luxuries you would expect of a villa of this stature.”

ESSENZA

57

ESSENZA PROPERTIES

“Usually there are all kinds of compromises when you embark upon a project of this kind,” adds Carlos Lamas, “but we have minimised our concessions to the bare minimum by forcing ourselves to come up with solutions that are visually and functionally elegant and in keeping with our concept.” The result is a free-flowing villa full of light and dramatic perspectives whose treatment of volumes is such that it belies the actual space. Rather than producing an unending succession of Bauhaus-like right angles, the architect has allowed his pencil

58

ESSENZA

to leave the ruler and weave sensual forms that are modern yet without the need for cold regimentation of form. From its prominent hillside position, Villa Fortuna commands inspiring views of a broad swathe of coastline all the way back to the verdant surrounding hills.

Boutique Comfort Scheduled for completion in 2015, these two villas are of a “smaller” type, comprising approximately 230 square metres of built area per villa plus terraces, with the options of a basement and rooftop terrace. They meet the increasing demand for “low maintenance” modern villas, with the comfort and feel of a boutique hotel – and within a lower price range. Consisting of three bedrooms (with the possibility of adding a fourth), featuring open plan living, and finished to high standards in terms of materials and installations, the villas offer sea views from the first floor and are just a 10-minute walk to the beaches of Marbesa and Elviria.

The properties represent an excellent new Essenza Living concept, as they serve a growing market and the standardised design (a turnkey project) can be repeated at other locations.

Chic Minimalism in Elviria Designed by Carlos Lamas, The Westcliff is surrounded by nature. Located in a stunning “green” setting in Las Cumbres (Marbella), the villa overlooks a green area with pine trees, towards the Mediterranean, Morocco and Gibraltar and a sweeping backdrop of mountains. Its main orientation is south-west – ideal for enjoying spectacular sunsets – and it is conveniently located for beaches, hotels, restaurants (from Michelin-starred to cosy chiringuitos on the beach with delicious seafood), beach clubs, health centres, doctors’ clinics, supermarkets and shops. All these amenities are nearby but far enough away not to disturb the exclusive ambience – with golf clubs and open countryside just around the corner. The Westcliff extends over approximately 630 square meters (6.781 square feet) of built area on a 1,611 square metre plot (17,341 square feet). A designer-made driveway leads you from Paseo de Bolivia into the property and to the carport. You enter The Westcliff via a loggia and a bright entrance hall, before passing a gallery with large glass walls towards a patio and garden and further on to a central living room (with fireplace), a dining room and an open kitchen featuring a cooking island. Glass walls open up to the terrace and an infinity pool, an al fresco area that offers beautiful views all around, even while cooking or dining. On the right-hand-side next to the staircase is a guest bedroom with en-suite bathroom, while two other bedrooms, also with ensuite bathrooms, are located on the first floor, as well as chill-out terraces and a balcony overlooking the verdant hills. In the basement there is a machine room, a panic room, a pre-

80

installed home cinema area, a storage area and two more bedrooms (pre-installed) with en-suite bathrooms. You will also find enough space for a laundry room and to create a spacious bodega to store your wines in optimum condition. On the technical front, the house features air-conditioning (cold and hot), under-floor heating, Wi-Fi, sophisticated three-level alarm system including outside cameras, satellite TV, high-quality motorised blinds, outside lighting, sound system, and intercom system with camera. A domotics home automation system makes handling of the property a simple matter. You can control the house (heating, alarm, cooling, water, lights, music, pool, blinds) via iPad and even from outdoors and when abroad. Three iPad stations are positioned throughout the house to pilot the property. Other key features include an automatic watering system in the garden, solar panels for hot water, solar-heated pool shower, pool with light system for various effects, and a carport. The windows and doors between the interior and outdoors are certified security Resistance Class 3 (German WK3) on the ground floor and certified security Resistance Class 2 (German WK2) on the first floor; and the alarm system is connected to the ARCHI security company. The household items and technology include German/Swiss brands such as Gutmann, Geberit, Miele, Gaggenau, Neff, Blanco, Hans Grohe, Villeroy & Boch, Duravit and Philippe Starck. Construction has been made to the highest quality standards including, for example, isolation against humidity with double isolated walls.

ESSENZA REFORM PROJECTS Distinctive taste, imagination and viability are Essenza’s keys to transforming a space from ordinary into absolutely extraordinary. With our meticulous approach, we take care of every single detail from sourcing the most desirable properties to delivering the key to the completed project. Essenza’s peerless standards create memorable concepts, perfecting your dreams. Essenza offers an endless choice of bespoke furnishings and personalised interior design whilst selecting only the highest quality and innovative materials sourced from all across the globe. We also produce and import our own tiles, natural stones and floor-

ing; thus giving your property a tailored, unique finish executed with exceptional craftsmanship.

STRUCTURAL SURVEYS If purchasing your property, we recommend carrying out a full structural survey to establish any defects that need immediate attention or which might require work in the near future. We can provide an estimate for this work as well as giving you advice on electrical and plumbing issues and water supply.

PROJECT PLANNING When you have decided that your property needs refurbishment or renovation, we will have an initial meeting to enable us to become fully informed about your plans and ideas. We will establish whether they are feasible within the planning regulations; and we will also give you an idea of time scales for obtaining the required building permissions and how long the actual work will take.

DESIGN REVIEW Throughout the planning process we believe in sharing views on design and layout. At Essenza we want to understand our clients’ exact needs before establishing objectives, in order to control delivery of the project in terms of quality, budget and schedule. When the design and specifications are agreed between the client and architect, we will review them for budget consideration and project costs, together with our construction team.

APPLYING FOR PLANNING PERMISSION Once we have established that your plans are feasible and are in line with the building regulations we will apply for a building permit. This can be a permit for small works, for major works, or for construction of a pool, etc. Obtaining building permission is normally one of the most time-consuming aspects of the renovation or refurbishment, and therefore we always advise clients to ensure the application is submitted in the early stages of the project. Obtaining a licence for major works normally takes around six months or longer.

ESSENZA ADVICE

Market Outlook Marbella’s property market lived up to its growth expectations in 2013 and it seems likely that the positive trends will continue over the forthcoming year. One of the main contributing factors to this continued upturn in the market is the increasing diversity of international buyers, from whom new trend-setting demands are emerging. Over the last year we have seen the Dutch, Russians and Scandinavians continue to be an important force, together with a clear resurgence of traditional markets such as the Germans and British, and a strong increase in sales to French and Belgian clients. Marbella’s solid investment climate and the new Spanish residency laws are attracting a larger wave of global buyers and investors from emerging economies from eastern Europe to Morocco, the Americas and Asia, predominantly China. As Patrick van Dam, founding partner of Essenza Living, notes, “Although Marbella has been one of Europe’s top holiday destinations for

92

ESSENZA

FOR MARBELLA REAL ESTATE

over 20 years, it appears that an increasing number of visitors previously staying in hotels or rented villas are now choosing to buy their own properties here – as a holiday or second home – and many are actually choosing to relocate to take advantage of the climate, the international schools, and the safe and healthy environment for bringing up children.”

GROWING DEMAND FOR MODERN HOMES Demand for stock in the very best locations here is such that there is an increasing shortage of supply, which in turn has led to more and more people choosing to construct new modern villas on existing plots – a great way to combine 21st century luxury within the finest locations, and to create investment value in the process. Another trend is related to the fact that today’s market is increasingly demanding contemporary homes; not just in terms of architectural styling and décor, but also modern construction

ESSENZA ADVICE

standards, technical amenities and comforts. “In our experience buyers are getting younger but also a significant proportion are settling here permanently; therefore practicality and functionality are included at the very top of their list of criteria when purchasing a home,” says Patrick. These homes also have to comply with construction norms in their own countries, use high quality modern materials, have effective insulation and well-made doors and windows, provide warmth and comfort in the winter, offer high band width for fast internet access, and use the latest home automation (domotics) systems in security, lighting and home entertainment. What’s more, they have to be energy-efficient as well. “Most of our clients are very well travelled, so they are used to a modern international style in boutique hotels and homes, and expect the same standard here,” says Patrick. “Naturally there is scope to adapt the styling to the local setting, but modern contemporary architecture is very much what people are after now.” This extends to the internal décor and distribution as well, where clean, open-plan layouts, full-length windows and tall ceilings create the fresh, spacious environments characterised by light and views that are so in vogue right now. Currently desired areas are Camojan, Los Monteros, Guadalmina, Nueva Andalucía, Marbesa and the Golden Mile. Sierra Blanca and La Zagaleta are also in demand for their unrivalled level of privacy, security and exclusivity. However, in most cases even well-heeled buyers struggle to find the right kind of property in the most sought after locations.

NEW GENERATION OF BUYERS “The biggest issue is finding a good selection of existing properties that fit these requirements,” says Patrick, who has seen clients continuously reject even properties built in the past 10 years. “Although these homes are much improved in comparison to what was built before the mid-nineties, they very often fall short of buyers’ expectations because they were still primarily conceived as second homes. As a result, a lot of people who might actually prefer to buy an existing, ready-to-move-

into property are coming to us wanting to renovate or build their own new villas.” It is out of this specialised niche that Essenza Living is growing and becoming the recognised brand for contemporary living, by catering to the tastes and demands of a new generation of buyers. “Through Essenza we are delivering dream homes to our clients,” says Patrick.

SOLID FORM OF INVESTMENT The desire to combine such homes with a great location leads many to effectively rebuild existing villas. “This is a growing trend, and Essenza offers its bespoke and specialised services to fulfil clients’ most challenging demands while maintaining our peerless standards.” Essenza also helps clients – both end-users and investors – to source desired locations. “We source, do a feasibility study on the basis of a cost analysis of land and redevelopment, and if positive move on to the concept, architectural design, construction, interior styling and delivery of a stunning modern home. We also take care of the marketing of such a property on behalf of investors, for whom we compile cost, feasibility, marketability and projected sales cycle reports at the outset.” Patrick predicts a growing differential between such modern homes, entirely in tune with contemporary tastes and technical requirements, and the larger body of older homes in Marbella. “A great many older properties are being updated in this way, but those that aren’t will increasingly struggle to maintain their value in comparison. Well-built modern homes will pretty soon be the norm against which others are assessed, and are set to gain much more in value.” They are therefore popular with investors in an international market where luxury real estate is replacing the financial markets as a solid form of investment. “To conclude,” says Patrick, “with its cosmopolitan, fantastic lifestyle and microclimate, combined with the aforementioned international markets, Marbella is truly en route to a very bright and prosperous future.” www.essenzaliving.com

ESSENZA ADVICE

Obtaining Planning Permission in Marbella Although the purchase of a property in Spain is a straightforward and transparent transaction, the process of obtaining planning permission – both for new construction and renovations – can be rather more complicated. What’s more, there are no all-encompassing national laws, as each autonomous region qualifies the parameters according to its own planning directives. The applicable planning guide, or PGOU (Plan General de Ordenación Urbanistica), in our region therefore is that of the Región Autónomo de Andalucía, and even it can be subject to further local regulations, so it is important to work with an architect and team with local knowledge and experience. We are often asked to source or inspect land or properties on behalf of clients wanting to build a new property or renovate an existing one. From the client’s perspective the most impor-

94

ESSENZA

tant factor is quite naturally the location, in terms of its views, orientation, the attractiveness of its surroundings and easy access to services. Different people have different preferences, and so we will be asked to look at rustic hillside locations and seaside settings, but also in conventional residential areas close to golf courses, schools and shopping facilities. While sourcing the desired property/plot in the ideal location we also look at it from another, more technical perspective aimed at filtering suitable candidates from a construction point of view. Our experience in this field allows us not only to assess the economic viability of the project, to see if it falls within the established budget once the purchase cost, construction and dressing of the home have been taken into account, but in the first instance to see if it fulfils the requirements for construction.

ESSENZA ADVICE

TO BUILD OR NOT TO BUILD While we analyse construction-related issues such as gradient, soil type, drainage, access and technical infrastructure – and in the case of renovation the cost of rebuilding – we also check up on planning issues. After all, if you’re not allowed to build, or are very limited in what you can do or change in a particular location, it will likely eliminate itself as an option there and then. The first step in this is to ascertain the planning status of the zone that the plot forms part of, and ensure that it falls within a residential area where homes can be constructed. Next we request the specific planning directives relating to the area to obtain a full list of details, including the ratio of permissible construction to plot size, limits on vertical height, how close you can build to the perimeter of the land and yet more detailed requirements such as the topographical plan regarding access, garages, driveways, terracing, pools and how technical services such as waste, water and electricity will link into the grid system. In private communities such as La Zagaleta there may also be aesthetic rules limiting the range of architectural styles and materials that can be used. Few of us expect to be building an oriental-style pagoda, but you don’t want to be faced with unexpected restrictions that will force you to change your plans after the fact.

SPECIALIST EXPERTISE The process of obtaining information regarding the planning directives is just the first step towards getting planning permission for your new-build or renovated property. Once you know what the rules are concerning the land or home you have in mind, and know what can be done on it, you will be able to make an informed decision and draw up your design plans accordingly. The architect’s plans, once finalised and signed off by the client, will then have to be presented to the town hall’s planning department, initially to be signed off for technical approval by a technical architect to ensure they are structurally sound and conform with the overall building criteria. The next step is to submit the plans for actual planning permission, and now both the plans themselves, the construction/renovation project in concept, the land/property and their impact on the surroundings will be assessed and held up against the requirements set out in the local PGOU. Some adjustments and alterations to the plans may be required, but a successful application will result in the project being granted a building permit. In environmentally sensitive spots the process can be drawn out further by additional analysis and consultation with ecological experts, river departments, archaeological

departments or infrastructural authorities, though such cases will very much be the exception, not the rule. The overall process sounds pretty straightforward and, indeed, there are foreign buyers inexperienced in the building process who have taken it to completion, but usually they will be the first to tell you, “Never again. Next time I’m having a professional take care of it all for me.” The main reason for this is the requirement not just of speaking the language fluently, but also of being intimately acquainted with the rather complicated legal, technical and architectural jargon as well. In addition to being professionally at home with topics relating to architecture, engineering, construction, planning, accounting and law you also have to know how to deal with the local authorities in such a way to make the process as quick and fluent as possible. As people who deal with these issues on a regular basis and have long-standing contact with all the professionals and agencies involved, we are in a position to ensure it is exactly that. ESSENZA ADVICE

Building in Marbella While a lot of people might still associate Spanish – and in particular Andalucian – construction with white-plastered walls and terracotta tiles, the reality is that over the past 10 years the processes and materials used have been modernised and improved greatly. These days Spanish construction has evolved right up to the build standards common in other parts of Europe and, when it comes to bathrooms, terraces and pool areas, it has retained its traditional Mediterranean advantage in terms of quality, luxury and styling. Quality control, however, remains as important as ever, and today consumers are better protected as Spanish regulations have come into line with the rest of western Europe in defining the roles and responsibilities of the various parties involved in the construction of a property. These naturally include the construction firms, specialist technicians and suppliers of building materials, but also professionals such as architects and commercial entities like the promoters. Such clearly defined roles and quality, against which each of the above are expected to work, not only makes the entire process

96

ESSENZA

more transparent but also easier for those buying or building their home to redress possible complaints.

BASIC OVERVIEW You are free to play as big or as small a role in the design of your home as you wish, and the more experienced homeowners will sometimes come up with many of the ideas themselves, but ultimately you will need a qualified, registered architect to put these plans on paper and convert design concepts into technical drawings that form the blueprint for subsequent construction. For this reason the Spanish law requires homebuilders to appoint an official architect, who is a member of the College of Architects, to draw up the plans according to the prevailing planning directives, technical standards and operational procedures imposed upon all professionals involved in the building process. This design project is then submitted for review of compliance to the local planning authorities and will have to be signed off by their resident technical architect before a building licence is granted and it progresses to the status of a building project.

ESSENZA ADVICE

The on-site construction process itself falls under the technical supervision of the Direccion Facultativa, a professional team made up of the architect and a quantity surveyor, or aparejador. The construction company contracted to do the building will have to work under the supervision of these professionals, with the design architect ensuring that the building is made according to the original designs and the terms of the licence granted by the planning authority, while the technical architect (aparejador) ensures that the technical specifications are adhered to as well. Commercial developers of real estate, known in Spain as promoters (promotores), are under legal obligation to take out an insurance policy on the project that covers the structure and its technical components for a minimum of 10 years from the moment of completion. This insurance covers potential repairs, large or small, as well as possible reparations made to homebuyers in the event of failures or problems caused by faulty construction or technical standards.

ensure that the building project does not exceed the established budgets and that the end product conforms to the aesthetic, technical and quality standards expected of it. For this reason it is important to work with skilled professionals whose technical expertise matches their local knowledge and ability to get things done. Essenza Contemporary Living is a proven specialist in this field with a portfolio of projects and clients that speaks for itself. What gives their clients complete peace of mind is that they manage and quality control all the elements: creative design, surveying, costing and management of the construction process. Ensuring it is done to budget, to deadline and to your – and their – exacting standards. Their project management isn’t simply there to make sure the job gets done: it acts as on-site quality control over the entire process, from concept, design and planning through to construction, dealing with third parties and suppliers – right down to completion and the final dressing of the home.

CHOICE OF BUILDER Who you choose to build your home is, of course, of prime importance. In most cases the decision will be taken either by the private owner or by the project management team of a commercial promoter, who will invite different builders to tender for the work and measure price against quality and reputation before selecting the construction firm they believe offers the best combination of these factors. Decisions of this kind involve a complex assessment that also has to take into account quantity surveying of the costs, quantities and quality of the materials and technical systems required in the construction of the property. Given the number of options and variables, it takes skill and experience to get this right and

AQUAPOOL SPAS

SCANDINAVIAN VALUES AND PASSION

Interview with Anja Mynster Kielskov When was your company set up and by whom? Aquapool Spas was established in 2004 by my husband Claus Kielskov and myself. We moved to Spain from Denmark in 2003. What are the basic principles behind the company? Our business values are very simple: We believe if you deliver the best product on the market with a unique service and passion you will succeed. It is important to always to keep

your word, and to deliver according to your deadlines. We live very much according to Scandinavian values as we both are from Denmark. The last two years have been fun and very successful for Aquapool Spas. Both in 2012 and 2013 we were awarded the exclusive “Territory Dealer of the Year prize. This is given to the dealer in southern Europe that has achieved the best results (among 90 dealers). We are very proud of these awards and to see that hard work pays off.

THE PROFESSIONALS / OUR PREFERRED PARTNERS

How would you summarise the market at present and how you fit into this market? Today most people live in stressful times. People aim to spend more quality time with their family and friends. Here our product fits in perfectly. A spa is the ideal place to get together and enjoy the company of each other, the warm water and the fantastic massage. What are the inspirations and influences behind your work? Our products are from California, from the biggest manufacturer of spas in the world. The way the Americans look at service is so inspiring, and good service is important for our company. We receive inspiration from other dealers in the USA or in Europe who are market leaders, and we share experiences with them. We go on courses and seminars every year to become better at what we do. It is so important to maintain a high energy level and passion. Our technicians are trained every year to be the best spa technicians!

What is your vision for the company and tell us more about your passions? Our vision is to maintain our market leader position as a spa dealer on the Costa del Sol by developing our collaboration network, to be more present in local areas. Our passion is to help clients find the spa of their dreams, to give them a unique service and a great experience, so they will recommend Aquapool Spas to family and friends. A high percentage of our sales are referred from existing clients. What are your thoughts about modern architecture in Marbella and how are you involved? This will be a very exciting year when it comes to introducing revolutionary new spas. Our manufacturer HotSpring Spas has worked with the BMW Design team to create a new line of spas: spas that are more mainstream, more modern, more sexy. The result is fantastic and will fit in with the modern architecture you now see more and more here in Marbella.

People will love it. This new line will be available from approximately July 2014. How do you see the future of modern architecture (particularly in Marbella)? We believe that the market for modern architecture will increase here, the same as it does in many other countries. What does a “home” represent to you? Your paradise... your temple where you relax and regain energy. Being from Scandinavia, “home” has always meant something very important for us. In Denmark you spend most of your time indoor, and the homes are cosy and perfect for all seasons of the year. You live inside the houses, you invite friends over and you are proud to show your home to friends and family. Our home here in Spain is also perfect for all seasons. We enjoy our pool in the summer, our lounge and living room in the winter – and our spa all year around. In conclusion… At Aquapool Spas’ 500 square metre showroom in San Pedro de Alcántara, clients will always find 18 spas on display and a special closed test area where people are welcome to book a time to test a spa.

CAPE REED

CREATING AN EXCLUSIVE LIFESTYLE WHILE RESPECTING THE ENVIRONMENT

Interview with John Neal Tell us something about your professional background‌ and why did Cape Reed choose to come to Spain? The Cape Reed group of companies was established in Cape Town (South Africa) in 1992 by South African-born Louis van der Vyver. What are the basic principles behind your work ethic? The basic principles of the company are to construct eco-friendly custom-made constructions of the highest quality for the residential and commercial markets. We always act honestly and in line with our beliefs, policies and values whilst recognising, encouraging and rewarding a team-work culture where each member of the team works towards a common goal. We have a very close relationship with nature. We work with sustainable materials and wherever we build we value nature to such a level that our designs incorporate the natural environment. For example, if you have a tree in your garden which is an inherent part of the property, we have the skills and ability to incorporate the tree into the construction. We work with nature, not against it. We respect nature.

82

ESSENZA

How would you summarise the market at present and how you fit into this market? We are the world leaders in our industry. First and foremost we are represented in all of the leading developing countries. We have offices in many countries across the globe. In Cape Town we set up our first office, which is where the expertise, materials and craftsmanship are based, making it our logistical office. We have a regional office in Dubai for the Middle East, and in Europe our regional office is in Spain. We have just recently set up a regional office in Miami for the Americas. What is the inspiration behind your work? The inspiration and what we enjoy about our work is to create a lifestyle for people who are looking for an environment which will bring them back to nature. We are heavily involved in the global green movement, working with sustainable materials from sustainable resources. All our constructions are ecologically-friendly – it is bringing nature back to man and this is our inspiration.

THE PROFESSIONALS / OUR PREFERRED PARTNERS

What do you most enjoy about your work and what is your vision for the company? The vision of the company is that we are committed to be the world’s best in our industry. We want to create a unique lifestyle for people who are committed to exclusive living in a natural way, using safari or island-style structures made from sustainable materials. We want to keep pursuing ecologically-friendly ways to create beautiful structures that will last for many years to come as well as to continue to meet our clients’ needs and exceed their expectations through our professionalism and skills. What are your thoughts about modern architecture in Marbella and how are you involved? We strongly support modern architecture in Marbella. We want to show people that our products are just as applicable in a modern hi-tech environment as they are in a traditional environment because our products, as well as our construction techniques, are keeping up with modern technology. We are

providing clients with the choice to have the timber of their constructions colour-washed – many chiringuitos (beach restaurants) along the Costa have a classic dark brown look but our timbers can now be colour-coded, giving them a fresh and modern appearance. How do you see the future of modern architecture (particularly in Marbella)? Marbella is a trend-setting area for modern architecture for the whole of Spain and even Europe. Marbella is one of the socalled sought-after addresses for second-home buyers, as Marbella creates a lifestyle that home buyers have always dreamed about, particularly coming from central or northern Europe. With the incredible climate we have in Marbella, outdoor living is becoming more of an area that must be enjoyed and should complement not only your home but also your aspired lifestyle. Marbella can certainly make your dreams come true and can make you feel who you really are.

What does the home represent to you? The home represents to me a place where I can be who I really am. What measures have you taken to ensure your constructions can be well-maintained, and are there any latest innovations that you have undertaken? We offer a 15-year international guarantee. This has been made possible not only because we have carefully studied the climate and have perfected the construction technique, but also because we have been doing this for a much longer period in time, and from our experience, and living proof, we know we can stand by our word. Our constructions do not require constant maintenance after they have been built. In terms of structural protection against fire, a fire-retardant cloth, capable of resisting temperatures greater than 500 degrees centigrade, is woven continually through the thatch, acting as a firewall to protect your structure. We also have an eco-friendly fire-retardant which can be sprayed on externally as well as internally after the completion of the construction. Cape Reed FireShield is a joint venture with Dutch company Magma, the world’s leading company when it comes to fire retard-

ants for natural materials. Prototypes of the complete constructed product with its fire-retardant applications were tested by an independent EU laboratory and it has consequently received EU approval for its fire-retarding qualities, as it meets the relevant European requirements for fire safety. This is very important because, as we all know, Marbella, and the Costa del Sol in general, has been known to have devastating fires during the hot summer months. By going the Cape Reed fire protection route it is not only your structure that is protected, but also your whole investment as represented by your villa.

ALUMINIOS DEL SUR

PROVIDING TANGIBLE SHAPE, LIGHT AND COLOUR TO DREAMS

Interview with Juan Francisco Jiménez Benítez When was your company set up and by whom? After more than a decade working in the industry in a family business, I founded Aluminios del Sur in 1987, and still run it. The fruits of our labour over these years enabled us recently to create our own commercial brand EVOLUTY. What are the basic principles of the company? Our main principle, and slogan, is the determined “Will to Create”. When we say create we mean to give shape – with architects and clients – to dreams, designs, creations, hopes and desires, in a tangible way through windows, doors and spaces, filling them with life and light. We can turn into reality any project, no matter how difficult. That’s our challenge: to create, develop and carry out all kinds of finishes, giving them shape, light and colour – in short, life. “Homes of Light”… Thanks to our team, which undergoes constant training, and our latest-generation equipment, together with our suppliers we can undertake major challenges. The brands we work with are the major ones in our industry, Technal, Laminex, Strugal and Giesse, with ongoing I+D development. In addition to our commitment to the environment, and the guarantees and certificates of quality that we provide for all the prod-

116

ucts we produce, we have recently created our own brand, both for products, quality, guarantees and services, named EVOLUTY. How would you summarise the market at present and how you fit into this market? The market we are involved with on a daily basis in Marbella is the “residential” sector, a clientele with high earning power, very demanding and knowing what they want, demanding topquality products, with the finest features, at a security, acoustic and thermal level. Marbella is positioned at the highest level, so we are immersed in a very strong market when it comes to demand for products of great quality, and that’s why we are extremely pleased at Aluminios del Sur and EVOLUTY to note that, after nearly 30 years of existence and experience, we have undertaken hundreds of projects and countless jobs, unique and exquisite, and our clients have become life-long friends. What are the inspirations and influences behind your work? Living in Marbella the main source of inspiration is the light and the beauty of our surroundings, nature, the sea and respect for the environment. My work has always been influenced by my passion for architecture and décor. We work with suppliers who

THE PROFESSIONALS / OUR PREFERRED PARTNERS

have teams that are constantly studying new technologies, and new products and finishes. And all with the aim of ensuring that, when our work is completed, the project’s elegance, innovation and top-class features result in a perfect finish, faithfully adapted to our clients’ demands and the surroundings with which they are going to co-exist. To summarise: our light is the strength that has encouraged us to create our slogan, “The Will to Create”. What is your vision for the company and tell us more about your passions? Our company vision and our passion is the day-to-day effort we, together with our team, put into any project that comes to us: we provide creativity and motivation to ensure that, on completion, everyone involved is in perfect harmony and completely satisfied. So our passion is a job done well; our company vision is a job done well. To that end, every day we are passionate about what we do. Once our work is completed we feel a great sense of pleasure and professional pride, which means that every day we stimulate our curiosity and push ourselves professionally, faithfully adapting our work to the requirements of our industry. What are your thoughts about modern architecture in Marbella, and how are you involved? Due to its current location and position, our city’s architecture has been developed in the style of a Mediterranean town or villas. Consequently, Aluminios del Sur and EVOLUTY have adapted to and specialised in these kinds of projects, which has allowed us to achieve a leading position in this sector in Málaga, and particularly in Marbella. We have brought together our ideas with those of architects and clients in order to create truly astonishing

projects and realities. This has resulted in continual demand for our services for the construction of unique projects, as Aluminios del Sur has the capacity to offer and carry out any architectural requirement or request. Each day we are designing and providing new windows and doors with more and more features, to prolong their life. In short, we feel a “passion for architecture”. How do you see the future of modern architecture (particularly in Marbella)? The future of architecture has no limits or horizons: it is an inexhaustible source, like imagination and poetry. Architecture has had a past, has a present and will have a long future. It is a fact that there are brilliant professionals in our city creating truly stunning projects. You only have to walk through any urbanisation in Marbella and be left dazzled by the diverse landscape, albeit always in perfect harmony with the surroundings. That’s why I predict an inspiring, encouraging and promising future whose slogan could very well be the one we use at Aluminios del Sur and EVOLUTY: “Passion for Architecture”. What does a home represent to you? If we look up the word “home” in any dictionary it means and has a relationship with such words as the Latin “fucus” meaning “fire” (I would also add “warmth”) and the Greek word, “fos” meaning “shine” (or “light”). For me, my home is the place where I always want to go back to. In addition to the setting, architecture, décor and all the materials that surround and comprise a home, it is where we return and re-discover ourselves each day with our family. So the status of a home is what is provided by the people who live there.

HÄSTENS

CHANGING THE WORLD THROUGH BETTER SLEEP… AND DREAMS

Interview with Mari Carmen del Cid When was your company set up and by whom? Founded in Köping, a small town in southern Sweden, Hästens began as a workshop for horse harnesses. The company’s first mattress was made in 1852, when Pehr Adolf Janson, great-greatgrandfather of the current owner, Jan Ryde, established the foundations of the Hästens company. Since then, the same family has continued to manage its activities and overseer the company’s growth. More than 160 years later, Hästens is still producing beds completely by hand and using products that are 100 per cent natural. Its tradition and commitment to making the best beds in the world have earned it the title of Official Supplier to the Swedish Royal Family for more than 50 years.

90

ESSENZA

What are the basic principles behind the company? Hästens’ passion is to offer the best rest possible and its mission, to change the world through dreams. To that end it has created what are recognised as the best beds in the world and the company has been perfecting them since 1852. To achieve this, Hästens only uses the best natural materials: mane, cotton, wool and linen, from sustainable sources. Swedish pine and steel provide maximum comfort, flow, freedom, quality and durability. As they are made using natural materials, Hästens beds offer a deeper and more natural sleep. Sleeping in a Hästens bed provides restorative and rejuvenating rest. It provides natural energy,

a better mood and a younger aspect, every day and every night. The benefits of a good sleep translate into a better, healthier and happier life. Today, 160 years later, Hästens continues to stand out in the industry thanks to a focus based on three facets: quality craftsmanship, natural materials and exquisite design. How would you summarise the market at present and how you fit into this market? Currently, handcrafted work and the quality of materials used are two points valued highly by a society increasingly seeking unique products. We stand out from the competition due to the individual way we make our beds, completely by hand, and we do this using the most natural materials and the best quality. Hästens demonstrates that by preserving our traditional roots, and combining those with rigorous work and the most vanguard designs, we remain the most exclusive bed brand in the world. What are the inspirations and influences behind your work? Quality and work well done are the foundations of Hästens’ success, an attitude that has been passed on both to its first collaborators and the following generations. A machine will certainly be

able to do it cheaper, but a human does it better. Manual labour also entails involvement, passion, interest and affection. That’s why Hästens offers a 25-year written guarantee for breakages of springs and frames. What is your vision for the company and tell us more about your passions? This is clearly a company in expansion, a company that not only thinks about selling its beds but also wants clients to integrate bed sets into the décor they have been contemplating. This enables them to make their home a place of complete comfort and rest. What are your thoughts about modern architecture in Marbella and how are you involved? In just a short space of time we have been able to see a change in Marbella’s architecture, from pure Andalucian style to linear constructions inspired by cubism, giving Marbella a much more modern appearance. Hästens beds complement the more modern décor in these kinds of constructions, fitting in perfectly with the new trend in the use of natural materials.

How do you see the future of modern architecture (particularly in Marbella)? Thanks to constant evolution in relation to the diversity of architectural shapes and concepts, in a few years we could see Marbella as a cosmopolitan city. What does a “home” represent to you? A home is a place where one rests, relaxes and meets up with your own. A cosy and welcoming place, with a fresh ambience and all the comforts to enable us to disconnect from the large number of activities we are involved with throughout the day. Hästens offers a great variety of beds and designs to give you the best tool for sleep, integrated into your preferred décor. In addition to beds, we have high-quality accessories to complement your area of rest. Cushions, blankets, pyjamas, towels and different sets of sheets to bring your home up to date, without forgetting the most important thing: sleeping well.

ROMÁN CLAVERO

CREATING INNOVATIVE WINDOWS AND DOORS

Interview with Marcos Oliver Román Ocaña What were the company’s beginnings? It was founded in 1979 by José Luis Román Clavero. What are the basic principles behind the company? Above all else, the quality of our products and meticulous client service. We use the most innovative technology in the market in order to be able to offer a practical product, and optimum results, without losing even a tiny shred of the charm and natural beauty of wood – while also taking special care with every design detail to create an exclusive product for each client. Another very important basic principle for the company is our guarantee and after-sales service. All Román W&D products are made from the highest quality materials and objects available in the market, strictly in accordance with European Union quality norms (EN) and labels (CE). We cover all our work-installed products with a one-year complete guarantee, covering repairs or replacements for faulty pieces or components, with no labour or home-visit costs for clients.

94

ESSENZA

How would you summarise the market at present and how you fit into this market? The current market is very difficult, bearing in mind the overall economic situation. In general, sales of our kinds of products are mainly to the Russian market and clients from the Nordic countries, as well as the Arab market, not to mention Britons and the rest of Europe – they have always sustained our local economy. We mostly cater for the top end of the market, those with high spending power, and they demand exceptional quality, design and exclusivity. We fit into that market perfectly, as our services and products are aimed specifically at that kind of market: it’s very familiar territory. To that end, in spite of the delicate situation society is going through at the moment, our company has made a strong commitment to the future. In 2012 we opened our new showroom in Puerto Banús, where clients can check out a wide range of the products and styles we manufacture – an excellent facility for us as well as for architects and clients.

THE PROFESSIONALS / OUR PREFERRED PARTNERS

What are the inspirations and influences behind your work? Latest-generation German technology and meticulous selection of materials. Our influences range from styles highlighted by pure and refined lines, geometric shapes and art deco to neo-classical, new rustic and even neo-baroque. In addition, we create exclusive designs for clients if a project requires it. What is your vision for the company and tell us more about your passions? Román Clavero Windows & Doors is a company with a sound future, and our priorities are to improve from day to day and to position ourselves as a market leader in Spain, while expanding our frontiers and promoting our products outside our borders, with exports to other countries. Our passion is wood. We make products using other materials, such as aluminium and bronze,

but always ensuring wood remains the main protagonist. And, of course, our main passion is our clients. What are your thoughts about modern architecture in Marbella and how are you involved? In recent years we have been witnessing a change in trends. Previously it was very rare to see projects that were different from the Costa del Sol’s traditional architecture: that is, Andalucian or rustic style – grilles, windows and doors with shutters, staves, nails, etc. Only occasionally did a “different” – more modern – project emerge. Few of us knew then that they were just the first ones to be following a trend towards “cubic”, architecture: flat roofs and ceilings, straight lines, aluminium-wood windows, pure and refined lines – simple homes with modular designs. Now this has become the current trend, and it’s no longer strange to see these

ESSENZA

kinds of projects. Our company has been able to adapt to this style with such new products as our 0 Line, passageway doors up to three metres high, made without cover plates or flashing, and with frames level with the wall and hidden hinges; aluminium-wood windows, our IV-88 Mira and IV-88 Mira Therm Series; and finger-jointed entrance doors. How do you see the future of modern architecture (particularly in Marbella)? Our personal opinion is that we are going to see two diametrically opposed architectural styles. In accordance with the current market there will be projects featuring “cubic” architecture, and we will probably start to see neo-classical and neo-baroque. It’s already the trend in interior decoration and we wouldn’t be surprised soon to see projects for houses with large Greek-style columns – and consequently that style will also find its way into carpentry. It is important to offer personalised architectural projects and, to that end, also provide completely adaptable carpentry services, not just aesthetically (shape, varnishes and ironwork) but also technically, with constructive solutions for any difficulties that might arise in a specific project. These kinds of projects that are being undertaken now, and in the future, are a long way from the

96

ESSENZA

carpentry products produced to scale, and at low cost, for major apartment and house developments built in Marbella in previous years – before the current crisis. What does a “home” represent to you? An extension of the personal nature and manner of those living there…. a comfortable place that invites you to live in it. Finally… We would just like to add that, throughout the years since Román Clavero Windows & Doors was established, the company has been able to adapt to changes in architectural styles, and adapt to Marbella’s current market – in which clients with high spending power are the ones setting the trends.

pressure to buy. If they sign up, we have clients for a lifetime. We have clients that may call us after 20 years because they have a broken hinge or something, so we pop by and change them – which we do happily at no cost. We pride ourselves on after sales service. How would you summarise the market at present and how you fit into this market? We used to be in the mass market but I think now we are more positioned within the mid to high-range market. The market is tough because everyone says that Spain is in a crisis, so everyone talks about discounts, but this doesn’t matter because people come to us because they’ve been recommended by friends with an intention to buy. We know we have to find a balance between quality and price and we usually get there in the end. We cut down our costs six years ago so that we could be more com-

petitive but without compromising on quality. We have clients from Holland, Belgium, Scandinavia and Russia and we are now noticing that more British are coming back due to the pound getting stronger again. What are the inspirations and influences behind your work? We go to all the important fairs in Germany and Italy but I must admit a lot of my inspiration comes from my clients. As our clientele come from all over the world, they bring ideas that you’d never have even thought about, which is fantastic for me. I have clients from China, Scandinavia and Russia, to Australia, so they all have different tastes. From a technical point of view I get a lot of ideas from the fairs, but from a design point of view I learn a lot from my clients as they are very knowledgeable and informed and generally know what they want.

What is your vision for the company and tell us more about your passions? We started out as a small company and then we grew quite large, with many sales staff, until 2007 when we completed a project and I was really unhappy. I liked the contact with clients and felt we had become too big and impersonal. I prefer to know the clients’ stories, know their faces and what they want. What are your thoughts about modern architecture in Marbella and how are you involved? Clients are becoming younger, their tastes are more minimalist and the market is moving towards modern kitchens. People are fed up with pillars and coving and want cleaner lines. Italian kitchens are becoming very popular as they are the most modern. How do you see the future of modern architecture (particularly in Marbella)? I see a big future in modern architecture, especially in the next four to six years, because modern architecture brings the price down and creates more light and window space.

130

It is a very northern European influence actually. Spain has to change its mentality. I have carried out several projects with modern architect Carlos Lamas, who I consider to be very progressive and a perfectionist. What does a “home” represent to you? I’m married with three daughters so the home is where I would like to spend more time. It is the frame of my whole life, where I am together with my family and friends, where I can really show a part of my personality. As a foreigner in Spain, I feel that my home is even more important.

TIP TOP SPAIN

LUXURY LIFESTYLES IN THE SHADE

Interview with Jos van Os What were the company’s beginnings? Tip Top Spain was founded in 2007 by Jos van Os. The goal is to provide shade that at the same time is an architectural feature. Very often we use shade sails to achieve this, but even if we use regular awnings or parasols we make sure the architectural feature will not be forgotten. Shade is an architectural compliment to the property. Tip Top Spain is exclusive partner of SunSquare Ž automatic shade sails.

What are the basic principles behind the company? All of our projects are based on three elements: innovation, design and shade. If you were to draw circles, and each circle represented one of these elements, then these circles should overlap as much as possible to achieve the best result in a project. Every project should be fun, creative and a challenge. This is how we started seven years ago, this is how we like to proceed and this is what our clients appreciate.

How would you summarise the market at present and how you fit into this market? Andalucía has embraced modern architecture. Contemporary houses are being built and Andalucian-style houses are being “pimped” into more modern-style properties with a clean and simple plan and interior. It’s a growing market, with a lot of challenges. What are the inspirations and influences behind your work? When listening to clients, you can take on board their words, but you can also try to understand their dreams. They inspire us and we try to make their dreams come true.

What is your vision for the company and tell us more about your passions? We are professionals in innovation and design. We feel that innovation is the first step to move from dream to reality. Tensile structures have long been a fascination for us, as they combine lightweight construction with spectacular design. Being innovators in the field of shade and design we can’t wait for the next thing, which are tensile solar shades – shades with photovoltaic elements that will give shade and provide “green” power. Tensile Solar comprises weather-proof and structurally reinforced photovoltaic modules that act almost like a fabric that cannot only protect but also – for example – power your car. Providing

an all-round shade solution for our clients, these shades are one of the innovations we are particularly looking forward to. Does your product suit existing buildings or newly built ones? Both really. We can create a smashing design awning for an existing building. But of course we have fewer restrictions in design if we are asked during the early stage of building. It is best if you ask your architect to integrate the awning in the original plan. What does a ¨home¨ represent to you? For some it is a place to shelter, to get away from the daily impulses. For me it is a place that reflects my personality, designed to welcome family and friends, inspirational, a place to enjoy.

DESIGN CONCEPT

TIMELESS COMMITMENT TO AESTHETIC AND TECHNICAL INNOVATION

Interview with Fernando Fernández and Rosa Hernández What were the company’s beginnings? Design Concept was launched in 1993, as a family enterprise. What are the basic principles behind the company? The foundation of our working philosophy remains the same as when we opened our doors 20 years ago: client satisfaction has always been our main objective. A commitment to perfectionism in our work, taking meticulous aesthetic care of each detail and developing personal projects… this is what has guaranteed our success, and consolidated it year after year. We love meeting challenges at Design Concept: nothing is impossible. We can create all kinds of projects on our drawing boards, from simple to the most complex. Our strong point is fulfilling our clients’ requirements – and continuing to provide pleasant surprises with our work. Timelessness is a quality we particularly defend.

106

ESSENZA

How would you summarise the market at present and how you fit into this market? As we all know, the situation is very difficult. In our humble opinion, we believe that the only way to face this crisis, and come out the other end, is to work hard and always have a smile. These have been important years of comradeship. Working with the industry’s various different professions is a major factor in enabling us all to gradually start seeing the light. Perhaps the key to adapting to the current market has been our ability to reinvent ourselves in recent years, while continuing to offer the quality our clients have become accustomed to. What are the inspirations and influences behind your work? Italian design is our main source of inspiration. They are the grand artists of style and exquisite finishes. Not to mention German methodology and the durability of their products. Being

able to select what is important from these concepts and apply them to your own designs is what gives you a unique edge. What is your vision for the company and tell us more about your passions? To undertake each project working as a team. Each member gives the best of themselves. Some people are more creative; others more technical. The perfect team is created by bringing together the savoir-faire of good professionals, guided by our extensive experience. Our vision is also to collaborate with even more quality brands, for example, the prestigious Italian company Ivano Redaelli, renowned for its designs, the quality of materials used and its impeccable finishing. It stands out from other brands thanks to

its spectacular home line, with a wide range of products and accessories – including sheets, bedspreads, plaids, towels, blankets, etc. – for discerning and demanding clients who recognise quality. Another top brand we are working with now is TRE-P&TRE-Piú, well known in the industry for its doors, designed by such renowned architects and designers as Antonio Citterio and Daniel Libeskind. Doors built with unique and innovative technology adapted to all styles, both contemporary and classic. What are your thoughts about modern architecture in Marbella and how are you involved? It is true that modern architecture hasn’t been the most common style until now, but it should be recognised that we are seeing

How do you see the future of modern architecture (particularly in Marbella)? We believe it has a much more thriving future than a few years ago. Architectural concepts such as sustainability are becoming increasingly important, and it would be a delight to be able to enjoy more of these types of projects on the Costa del Sol. What does a “home” represent to you? When we think of a home we think of a comfortable place to take refuge… a place where we create our internal world. We like to develop interiors with a functional edge, without overlooking comfort. It is important to be aware that projects should be done for and by the occupants themselves. Each project is unique because clients have their own specific requirements. Knowing how to fulfil these requirements, to ensure clients feel that the project is truly theirs… that is how you create a home.

more and more “brave ones” on the Coast – without wanting to undervalue any other architectural style, of course. Marbella has the great virtue of being home to a very cosmopolitan community, with room for all kinds of styles. Even though Design Concept undertakes all kinds of projects, we have probably gained a certain degree of renown for our involvement with modern architectural projects, as we work with many of the brands that are in the vanguard of design at an international level.

the work we have already carried out and being able to offer the SieMatic furniture brand have helped to establish us as a pacesetter and reference point for our clients. We have clients who have been with us for 25 years, selling their homes, buying another one, and once again commissioning us to install a new SieMatic kitchen. What are the inspirations and influences behind your work? We sense the art, the architecture, the culture and the whole evolutionary process, always offering the latest trends. You can completely relax and breathe easily in our showroom: we have paintings and sculptures by artists that form a key part of the kitchen. We also have innovative materials that add pure emotion to the designs. Minimalist and perfect in all the details‌ Purist without being cold. Our professionals constantly renew their training with specialist courses.

What is your vision for the company and tell us more about your passions? Our lengthy experience, more than 25 years, has shown us that those who are interested in a SieMatic product value the kitchen highly and believe it is a true reflection of their personality. These people are seeking exactly what we can provide them with: a kitchen in tune with their tastes and chosen materials, and exceptional quality in all their elements, including accessories and other features. What are your thoughts about modern architecture in Marbella and how are you involved? Modern architecture has arrived later in Marbella than in other areas of Spain. Currently a growing number of clients are seeking modern designs for their kitchens. We work with various architects and interior decorators who require this. Today, the

kitchen ambience has become part of the modern integration of the whole home, given more importance than in previous years. How do you see the future of modern architecture (particularly in Marbella)? The city’s traditional architecture is not incompatible with new modern architecture. The future is promising; this will be the trend over the next few years. Most of our clients are converting their old homes with modern renovations, and buying new SieMatic kitchens that highlight this modern style. What does a kitchen represent to you? The kitchen provides an opportunity to combine functionality, comfort and aesthetics, as one of the main areas of a home. The SieMatic brand which we distribute encompasses this concept to perfection.

BANG & OLUFSEN

ADDING MAGIC TO HOME INTEGRATION AND FAMILY ENTERTAINMENT

Interview with Erik Chistensen and Talo Arija When was your company set up and by whom? The company was founded in 1988 by Maite Pueyo and Leon Naftaniel. Leon is the visionary, entrepreneur and engine of the company. Maite is a persevering and hard-working person with responsibility for managing the company. Over the years we have been able to bring together a team of professionals, young, qualified and dynamic and already, and set to remain, pioneers in the audiovisual and technological world. Thanks to their efforts we have become leaders in the sector with installations in Marbella and throughout the world. Cosmopolitan clients in Marbella tend to ask us to carry out installations in their homes around the world.

What are the basic principles behind the company? “A complete team at your service” and “Bang & Olufsen Marbella adds magic to family entertainment”… Service at the highest level: “no” is never the answer. We offer options and provide clients with magical experiences. Once people enter into our “family” we know they will stay for many years. If something doesn’t already exist we give it shape until it is a reality. Every project – be it design, audio, visual, lighting, control systems, cinemas, home automation (domotics), etc., - is carefully planned and carried out with the utmost professionalism. manager, and administrative staff for orders and the organisation of installations all over the world. We have a 750 square metre warehouse, training facilities, and a service centre in Atalaya for Bang & Olufsen, Lutron and all complementary products. How would you summarise the market at present and how you fit into this market? During these times of constant changes there has been a major filtering in all sectors and services, with only those who have been able to adapt to the situation, carrying out professional work, surviving. Technology is in a complete state of flux, advancing in giant strides every day, and human integration with technology is increasingly present in our homes: day-by-day, our control systems are becoming easier and more intuitive to use. We are always up to date with new trends: it’s exciting and an obligation to constantly adapt and innovate. One of our priorities for the coming years is to make our homes more efficient in energy consumption, ensuring they are a pleasant place to be while also being responsible when it comes to the environment and our “pocket”.

We offer unique experiences to clients through our installations. All they have to do is let us take care of it all; we want to make life easy and fulfilling for those who have confidence in us. WE feel very proud to be pioneers when it comes to new technological trends, wireless speakers, music streaming, domotics, etc. And we should give special mention to “Master Link Gateway”, the automation engine that enables the integration of B&O products in any control system on the market (www.bang-olufsen.com/es/ home-integration). What are the inspirations and influences behind your work? Beauty and simplicity in essential things… Bang & Olufsen has always been able to offer wonderful experiences to its millions of clients around the world. Knowing that you have the best of the best, and to feel “something special” when you know it is part of you and your family, something that will be with you most of your life, and to be offered and receive these sensations… that is something you can obtain with beauty and simplicity. And one other thing clients appreciate: the Bang & Olufsen remote control, “handy, timeless and powerful”. We are also inspired when listening to the ideas of clients and

team of professionals – they never fail to surprise us – all broadened by our portfolio of top-quality complementary brands. What is your vision for the company and tell us more about your passions? A global company, young and dynamic, with many resources, and professionals in each sector, with an almost endless radius of operations… travelling and converting into reality the dreams of our clients, wherever they are living. Our passions: to create private cinema rooms where the quality of the image and sound is much more pleasant than in cinemas themselves, always with the latest advances and where you can not only enjoy films but also magnificent concerts offering such an impressive sound quality that, in our showroom, clients become quite emotional… it makes their hair stand on end and they clap at the conclusion of the performance. In reality, architects and interior decorators create the “wow factor” and we add daily emotions. How would a home be without music, TV screens, internet, etc.? What are your thoughts about modern architecture in Marbella and how are you involved? Modern architecture is closely related to Marbella and its inhabitants… technology, vanguard trends, art, materials, etc. Everything evolves quickly, and even more so in such a cosmopolitan place as Marbella, so anything that could be described as “modern” has its place here. I would say we live in a city that is a fountain of inspiration and we, of course, form a part of that. The generational change in Marbella’s clientele also has an influ-

146

ence on this trend, the preference for contemporary villas. Bang & Olufsen has always been known for its modern and timeless designs, which in many cases seem to be like paintings or sculptures. How do you see the future of modern architecture (particularly in Marbella)? We have a growing number of clients with homes featuring modern lines, so undoubtedly this kind of architecture is on the rise. What does a “home” represent to you? It represents a personal space, where you can enjoy and relax with family and friends. A place where the whole home combination (decoration, technology and materials) should be blended together to maintain harmony and peace, and music that expresses all these emotions. And we are here precisely for that reason…

CPAD GROUP

ADDING THE FINER DETAILS TO YOUR DREAMS

Interview with David Navarro

When was your company set up and by whom? It all began 11 years ago when I was working as a builder’s labourer and I decided to throw myself into a business venture. I started out by becoming a partner creating two companies, Estructuras Dama, specialising in foundations and structures, and Pinturas Nawa, specialising in decoration and painting. Years later, and with a view to expanding my operations and ambition, I decided to go it alone, founding my own company, covering the whole construction sector. CPAD Group was a major personal and professional dream for me. After years of hard work and dedication, it was transformed into a team of young and enterprising professionals who worked in

perfect coordination, securing the confidence of clients and colleagues in the sector and positioning ourselves as a reliable and highly recommended company. What are the basic principles of the company? Attention to detail and passion‌ beginning with how we look after our clients, creating a bond of commitment, friendship and professionalism. Listening to whatever is their dream or project, and being by their side at every moment, guiding and proposing the best way to carry out the work. Making the complex and special operative process easier and more manageable. Working hand in hand with all those involved in the

project, as if we were just one. Offering the best relationship between quality and price, paying particular attention to the finer details and finishing the project punctually. What are the inspirations and influences behind your work? Knowledge… Architects and designers are, and always will be, our inspirations because, from the beginning of time, they have been the creators of different construction styles, adapting them to each environment and moment, without forgetting the owner’s original proposal and their preferences and ideas in respect of the materials, use of space, etc. So together with these influences, and our knowledge and experience in construction, we always achieve the result that the client is after.

to do. I have the good fortune of being able to capture and express each minor detail of an idea or to sketch the reality. I’m inspired by giving life to something wonderful that will become a home, a leisure centre, etc. To learn something new every day, learn from your mistakes, learn from others, be open to innovation and be more competitive. To continue teaching each member of the team how to be better, that there is only one way to do things, making them feel that they are the company, part of my dream, and that they turn it into a reality. Hoping that all of this enables me to achieve the levels I aimed for when starting up the company. That it was not just the biggest but the most meticulous, intimate and professional.

What is your vision for the company and tell us more about your passions? Team and rapport… A company is not just a name, or one single person. It needs to be forged and shaped by a team of professionals who, from day to day, give their best in their respective spheres. And who manage to be the best without following a direct line but rather an open and wide curve in order to continue advancing. My passion is to continue every day doing what I most enjoy, building and doing it in a special way – that’s what I was born

How would you summarise the current market, and how you fit into this market? Optimism… I personally think it’s not all that good because unfortunately there isn’t enough work for everyone. However, even though we are in the midst of a major crisis in the construction industry, we remain optimistic and press ahead with determination and firm resolve, thanks to our perseverance, qualifications and professionalism, committed to quality work that earns the confidence of clients, architects, etc. We have reached the desired point, now more than ever be

fore, where we have the opportunity to show everyone who we are. That’s what really motivates me to continue working and to provide what my clients need, want and desire. How do we achieve that? By asking questions, listening, observing and learning. What are your thoughts about modern architecture in Marbella, and how are you involved? Impressive… It’s a window open to a universe of possibilities that give you the option of expressing whatever you can imagine. A place where the east and west come together, where everything is possible as far as volume, space, shapes, materials, technology, decoration, etc. are concerned. Every day we feel more closely involved with these projects, having the opportunity of working with great architects with a new way of looking at construction in the traditional Marbella. In addition, with clients from all parts of the world who want to settle here and share with us a very cosmopolitan style, that’s what enriches and encourages us to continue progressing as the serious professionals that we are and that we feel we are. To become pacesetters at an international level, in architecture and construction. How do you see the future of modern architecture (particularly in Marbella)? Fantastic… Decoration and design are breaking the traditional mould. But this break is not final and complete, because even lovers of traditional architecture are blending and incorporat-

ing elements of the most innovative architecture in spaces designed and conceived from a more traditional perspective. Today it is the style most in demand, not only by existing owners in the area who carry out these kinds of changes but also by new owners who don’t have the option of buying a virgin plot of land and building from zero and who therefore are unable to choose such factors as location, orientation, views and layout of the property. In addition, there is a group of potential buyers who don’t place such importance on proximity to the town centre. For them, there is still a large variety of plots in the area and the possibility of building a home in accordance with the surroundings. Creating wonderful homes for their inhabitants and those who have the opportunity of contemplating them. What does a “home” represent to you? A small family paradise.

CREATING THE HOUSE OF YOUR DREAMS… IN HARMONY

Interview with Mili Benítez What were the company’s beginnings? I set up Añil Home Trends in 1993. Previously I worked in the world of fashion in the Canary Isles, and studied in Barcelona, when still very young. I have always felt a close association with the world of design and décor, due to its creativity and the opportunities it offers. What are the basic principles behind the company? Professionalism, honesty and creativity, providing clients with a maximum degree of satisfaction, while always aiming to surpass their expectations. We are well aware of the importance of and effort required in giving life to a space, filling it with colour, textures and emotions. We are very serious about that and you can see it in all our projects.

In order to remain on the cuttingedge of interior design, we visit all the major fairs and provide the shop with the latest trends, showing clients our long-term commitment to our industry. What is your vision for the company and tell us more about your passions? The most important resource that a company has is the people working for it. I believe I have managed to instill in my team the necessity to work well together. The success we have achieved is due to the efforts of everyone – the commitment is mutual. It might sound arrogant, but my main passion is my work.

I look forward to it each day with enthusiasm and all my energy, and the rest of the time I dedicate to travelling and learning about other cultures. This provides me with additional information to help me know more about my clients and the ambience that they, probably, want to recreate. What are your thoughts about modern architecture in Marbella and how are you involved? We have always been at the vanguard of design, following this same evolu

tionary path, and today we can claim to be one of the companies that best reflects this sense of modernity. We foresee trends in order to surprise our clients with their requirements and requests. How do you see the future of modern architecture (particularly in Marbella)? Perhaps Marbella – thanks to its location, climatic conditions, etc. – is one of the few places in the world where there is wide scope for this kind of architecture of pure and open lines, integrating the extensive vegetation and achieving a unique fusion. In Marbella, a real laboratory of ideas has been created in architectural terms, and we have exported many of these new conceptions, which have then been introduced in other areas. Immersed in a melting pot of different cultures, Marbella has undergone a constant evolution that has made it such a special place.

What does a “home” represent to you? The place where you feel safe and where you spend the best moments of your life… It’s important to spend time on its layout so that it is adapted to you as a person. The materials you choose for your home should reflect those moments in your life and, if we or our circumstances change, then our environment should change also. It is important to maintain a harmony that encompasses our practical needs and reflects our personality.

the company. We promote an entrepreneurial spirit that encourages individual initiative and favours a strong commitment and participation by all staff members. In short, our focus is on supplying the best products and top international brands, mainly for high-end individual villas, as well as hotels and restaurants. In addition we offer qualified technical advice, thanks to our extensive product knowledge and staff training, specialist installation services, and a PR and marketing department that concentrates on promoting brands and products to architects and developers. We supply 200 brands, including Dornbracht, Hansgrohe, Duravit, Villeroy & Boch, Jacuzzi and Vola, and exclusive Italian ceramics brands such as Casa Dolce Casa and Antonio Lupi. How would you summarise the market at present and how you fit into this market? Today, in our area of influence, the Costa del Sol, the market is focused on top-quality homes: projects that are highly personalised, with broad technical support and product advice provided.

Ensuring “excellence” is extremely important for us, both product and finished installation. We don’t like to talk about crisis because there are moments of opportunity in all different situations, so you have to adapt yourself to the times. What is your vision for the company and tell us more about your passions? The company is already well consolidated and we don’t have any plans to expand further but we will continue to upgrade our installations, with maximum innovation and improvements to ensure our clients always have access to the latest trends. It is important to grow within your own sphere. That is the main challenge the company has had over the past six years, positioning itself in a prime position in the market. What are your thoughts about modern architecture in Marbella and how are you involved? Our challenge is always to have the right product that fits in with a specific architectural project. Fifteen or so years ago it was

all about more traditional, or classical, villas, but now that has changed. Homes are much more modern, more open and lighter, so the products used inside have also changed. We have worked on expanding our range of products for highend homes with saunas, steam baths, thermal showers, chromotherapy and aromatherapy – i.e. the home spa for private use – all of which can be adapted for use with home automation. Last year this product didn’t exist in the market – a shower that can be connected to home automation systems - but we took on a very exclusive product from Dornbracht, one of only three distributors in Spain (Mallorca, Barcelona and Puya for southern Spain). We believe that these products – spas for high-end homes – are very important in this sector. This is a cutting-edge innovation at an international level. Ambience Tuning Technique (ATT) comprises three pre-programmed shower systems, depending on the hour of the day. With this balancing system, the shower unit changes frequencies for rhythm, volume of flow and temperature, to achieve a state of wellbeing. Supplying these kinds of products – one other particularly interesting novelty last year was a horizontal ATT unit – is truly what makes us stand out from other similar companies.

What does a “home” represent to you? We believe that the bathroom is the most important place in a home. When you go into a hotel room what is the first thing you check out? The bed and the bathroom. If you find a great bed and a superb bathroom, you don’t look at anything else. In fact, it doesn’t even matter. So in your own home it’s the same. You decorate a home and the first thing you show a client is the bathroom. The bathroom is a place to find yourself, your spirituality, and part of that spirituality is contact with the most important thing in nature, water. And that’s where we are: in the bathroom, the shower, that state of relaxation you achieve there – in magnificent intimacy.

ILLUSION

COMMITTED TO HOME AUTOMATION INNOVATION

Interview with Víctor Periañez Mancilla What were the company’s beginnings? Malen Horton and I founded Illusion in 2006. After eight years working for other businesses in the industry, in Spain and overseas, I decided to join up with Malen, who came from a completely different sector. We set up the headquarters in San Pedro de Alcántara, in the same premises we have now, incorporating the adjacent premises two years later. We see this as a key strategic area with a significant concentration of service-orientated businesses involved in the design and construction of quality homes.

What are the basic principles behind the company? Personal attention and a firm commitment to clients have been our foundations right from the start. We have also taken very much into account the need for continual improvement and an ongoing learning process, in order to keep offering an even better service to our clients. In recent years we have offered design as a key support to all the projects we undertake. We believed that the best way to honour our principles was to create our own team, and to that end we have project, installation, programming, design and after-sales departments. Of course, our choice

of collaborators and suppliers has played a key role in the development of Illusion. How would you summarise the market at present and how you fit into this market? It’s true that there has been quite a lot of polarisation in recent years and, in spite of a drop in demand, there is still a niche market that requires considerable specialisation and quality. To position ourselves in this market, we offer our experience, service and products. For example, through the design department we offer fully-integrated and personalised solutions for lighting and home entertainment areas, such as cinema rooms, including decoration, furnishings and, of course, installation of audiovisual equipment. In addition, with our experience in home automation, we can offer improvements to the way these diverse home systems and installations are used. What are the inspirations and influences behind your work? Mainly our clients and their architects… They are highly demanding, which encourages us to be fully aware of and familiar with

latest trends: we read architectural and design publications; our schedule always includes time for attending fairs and congresses covering the various different sectors, both national and international, where we are able to compile a great deal of information on latest innovations in just a short period of time; and obviously these days we have many sources of inspiration through the internet – our team members use such tools as Twitter to stay abreast of the main reference points. Also, from our suppliers with their information, courses and seminars… What is your vision for the company and tell us more about your passions? We always see Illusion as being a long-term project. With that in mind our aim has been to build solid and sustainable foundations and principles although, as we have shown in previous years, we are prepared to adapt to the new times and demands. Even though this might sound clichéd, our main passion is satisfying our clients. Using design and our expertise to improve people’s experience in their homes is something that inspires us day to day.

What are your thoughts about modern architecture in Marbella and how are you involved? Marbella has traditionally had a more traditional, or classical, architecture. Fortunately, in recent years this trend has been gradually changing, probably due to demand and thanks to certain architects in the area who have been able to offer an outstanding interpretation of how modern architecture can fit into our environment. We are involved with the architects and end-use clients on their projects right from the start, providing our experience in the fields of lighting, natural light control (via electric curtain systems), design of leisure areas, integration of systems and installations into one single remote control, audiovisual, networks and security.

then success is assured. Over the past three years we have seen how developers of new homes, or complete refurbishments, have opted for simpler and more modern lines.

How do you see the future of modern architecture (particularly in Marbella)? We believe it has a good future in the medium and long term. The advantages provided by modern architecture mean it is gaining ground all the time on traditional styles. In addition, if we also take into account the expertise of local companies in seeing these projects through to fruition with a guarantee of quality,

What does a “home” represent to you? A home represents the personality of those living there. It is also a place that has to fulfil all their needs, and of course these requirements vary depending on the occupants or location. It has to be pleasant, comfortable, functional and safe. To achieve these objectives we believe it is very important to ensure good planning in the development of the project and to be surrounded by a team of professionals who are able to understand these necessities.

PEDRO PEÑA INTERIOR DESIGN CREATING BEAUTY AND HARMONY FOR LUXURY LIVING When was your company set up and by whom? The firm was founded by interior designer Pedro Peña Barragan 30 years ago. Since then, a constant search for beauty and harmony has guided his steps. His savoir-faire and strong personality have been integrated into his works, and have made it very clear that the art of good living dominates. He has created cosmopolitan and harmonious spaces which reflect the global spirit that impregnates current lifestyles. What are the basic principles behind the company? They are the materialisation of the views, hopes and expectations that customers want from their house or business, which is

achieved by providing them with a comprehensive and personalised service. Besides the design studio, Pedro Peña now has an art gallery and an architectural studio, and is the exclusive representative of many of the most prestigious Italian firms, such as Minotti and Boffi. All these elements work together and give a unique, contemporary and avant-garde character to each project. How would you summarise the market at present and how you fit into this market? It is an eclectic market, due to the area’s cultural diversity. Pedro Peña adapts to customers and continues with an approach that accurately characterises them.

THE PROFESSIONALS / OUR PREFERRED PARTNERS

What are the inspirations and influences behind your work? Nowadays Pedro Peña works with the most avant-garde design brands, above all Italian firms, and that is why our concept has a modern basis that always blends with classic pieces in order to provide warmth and character to atmospheres. What is your vision for the company and tell us more about your passions? Art is clearly our major influence, and it is applied to the design of furniture while also emphasising the pieces themselves. Our priority is to create spaces in a perfect harmony of colours and proportions that fit into a functional and friendly context. We currently have a great team of artists and designers who are in constant evolution and use the latest trends and materials in order to create unique and distinctive collections. What are your thoughts about modern architecture in Marbella and how are you involved’ Marbella, as a city of reference for luxury and the art of living, has been able to adapt to changes over the years, to the mod-

ern tastes of new generations that now enjoy this privileged area near the sea. At present, in the 21st century, the modernity of luxury homes’ international language has become more fashionable locally. How do you see the future of modern architecture (particularly in Marbella)? Marbella encompasses luxury, and the profile of people with this purchasing power is reflected in the product: a single family home extending over an expansive area. This is also illustrated by the international-level architectural studios that have become associated with the activities of local studios. i BUSINESS FILE Pedro Peña Marbella Established since: 1984 Services/products: interior design Centro Comercial Tembo, Marbella Tel. BULTHAUP

HOLISTIC DESIGNS FOR SEAMLESS LIVING SPACES

Interview with Nacho Porras What were the company’s beginnings? The company was founded 65 years ago by Martin Bulthaup, and is now in its third generation. The company innovates continuously, and over the past 26 years has become a trend-setter for the other brands. In Marbella we have been representing the brand for the past 11 years, as distributors for the whole of Andalucía, and we have undertaken both national and international projects.

166

ESSENZA

What are the basic principles behind the company? The main principles are essentially to develop modern, highquality kitchen projects, have a clear focus on clients and the finished product, and offer impeccable service. Our clients know what they are buying and have very high expectations. Our challenge is to be able to sell this dream to clients and satisfy all their requirements and preferences. All our projects are unique, the same as each client, so the challenge is ongoing.

THE PROFESSIONALS / OUR PREFERRED PARTNERS

How would you summarise the market at present and how you fit into this market? I believe the market that is beginning to reach Marbella is very Bulthaup. What I mean to say by this is that there is starting to be a demand for modern architecture and in Marbella at the moment there isn’t much of a market for modern homes, so a company that has been faithful to a modern ideal for the past 60 years will fit perfectly into this new market model. I remember the first five years with Bulthaup, when selling a kitchen featuring modern lines wasn’t easy. Now, however, people are starting to identify much more with modern styles, perhaps because clients have changed and the average age of our clients has become lower, on the

one hand, and because the market was definitely saturated. Fifty per cent of our projects are renovations: architects who transform a classically designed house into a modern or contemporary home. What are the inspirations and influences behind your work? There are several influences. The first source of inspiration is Marbella itself, and what that entails. We work in an area with an enormous number of nationalities, mixes, different languages, our climate… In addition, clients provide us with a great deal of inspiration: many know exactly what they want and we learn a lot from them. They also take us back to their own countries to carry out work, and that is extremely enriching. Bulthaup is another impor

tant source of inspiration. Every year we have to complete a series of training courses, from the installer to every member of the team. We also attend all the main fairs, including Milan and Cologne. What is your vision for the company and tell us more about your passions? Our vision is to have continuous growth over the next few years, for the reasons I outlined before. The current situation is delicate but we are fortunate because up till now we have always found clients for our products. In Germany, they tell us that Bulthaup is a very fair product, and this is true when you compare the product that you buy with the price you pay for it. Quality, finish, technology, craftsmanship… Tell us more about your involvement with modern architecture in Marbella… We work with various architects in Marbella, and they all, in one way or another, identify with Bulthaup, so we have a very fluid dialogue with modern architecture in Marbella through them. We now have a department run by an architect which is exclusively for dealing with architects and providing the advice and support they need with their different projects.

168

ESSENZA

How do you see the future of modern architecture (particularly in Marbella)? As I mentioned before, we see a very bright future in the coming years for this kind architecture. There aren’t all that many architects who have dedicated themselves to modern architecture on a permanent basis. However, those who have done so for several years now are the ones who have most work. Carlos Lamas is one of them, in my humble opinion. What does a “home” represent to you? The key place where you try to express your dreams. That represents all your ideas. Your personal refuge, place of rest, enjoyment. Home sweet home. i BUSINESS FILE Bulthaup Established since: 1949 (international), 2003 (Marbella) Services/products: kitchens Avda. GUNNI & TRENTINO

ADDING A FAMILY TOUCH TO CONTEMPORARY HOMES

Interview with Gonzalo Moreno What are the basic principles behind the company? Gunni & Trentino has become an international interior design company with more than 40 years of experience, offering the best quality products and very personalised interior design projects. One of our main advantages is that we can save plenty of time for clients, as we undertake the whole interior design project, supplying a complete range of products for the project (kitchens, bathrooms, floors, wardrobes, furniture‌). How would you summarise the market at present and how you fit into this market? We are still committed to the top international brands, but we have worked hard to obtain the best prices possible from our suppliers and factories so that we can still maintain a high stand-

170

ard of service and products at a competitive price. During this period, we have expanded internationally in order to survive the economic crisis in Spain and we now have offices in Spain, Miami, Mexico, Columbia, Morocco and Kuwait. Nowadays, I can definitely say that the times are improving, and the whole market is regaining confidence. What are the inspirations and influences behind your work? We always go to the Milan and Paris fairs. They are our main fairs: 80 per cent of our providers are Italian as we believe they are pioneers, but we travel a lot to have the latest and most innovative products. We are best known for our contemporary style but we have clients from all over the world so we must cater for all tastes.

THE PROFESSIONALS / OUR PREFERRED PARTNERS

What is your vision for the company and tell us more about your passions? We used to have individual showrooms for kitchens, bathrooms, floorings and furniture, but since the merger with Trentino we have brought all of the concepts together into a “one-stop” showroom. Over the last five years we have started our international expansion and aim to continue doing so. Another positive move forward for us is that we are now also manufacturing our own products – our own Gunni & Trentino kitchens, bathrooms, furniture, wardrobes and special products, which we design to the highest quality standards. What are your thoughts about modern architecture in Marbella and how are you involved? Marbella has always been a place where Mediterranean-style houses have been constructed but now 80 per cent of our clients and investors are moving towards more contemporary and designer houses. There are not many contemporary houses here in Marbella but I feel that we should embrace modern architecture more, since the demand for this type of architecture has increased recently. At Gunni & Trentino, we are always offering the latest trends

in new marbles, wood floors, materials and furniture, which adapts very well to the increasingly popular contemporary-style houses. How do you see the future of modern architecture (particularly in Marbella)? I see a great future. People are buying plots with old houses, demolishing them and totally rebuilding them. Kitchens and bathrooms have taken on more importance in the home and will continue to do so. Materials in contemporary homes have improved dramatically and it becomes really important in order to finish a house’s specifications. Ceramics can now imitate other materials such as wood or cement, giving many new possibilities for the modern home. Wood is not ideal in a bathroom or on a terrace due to issues with humidity and heat, but now you can use ceramics that take on the look of wood and are completely durable. We still have many clients who believe stone and mosaic is a superb material, so we are always renewing our collections as much as possible, in order to be completely up to date. As well as ceramics, there are lots of other new materials out there now which are made up of a combination of materials such as wood with resin. For a terrace decking, these new materials are longlasting and very versatile, since they don’t need any maintenance.

What does a “home” represent to you? The current way of living has changed. The home is where people unite and relax. The kitchen is not only the place where people cook: it is also the place where the family actually live, and it has therefore taken on more importance in the home. We can see this in our projects as people are requiring larger kitchens as they are spending more time there. Also, the bathroom is more important than ever before. With our busy and stressing lives, it is a place where we can relax and find ourselves – a bathroom can be a sanctuary with your very own spa area.

ATLAS GROUP

PIONEERING PHILOSOPHY FOR MODERN DESIGN AND TECHNOLOGY

Interview with Udo Fleischmann How would you qualify Atlas? It is essentially a construction company, but in reality much more than that. We have complimentary divisions that together provide a very comprehensive range of property services, which make it possible for clients to deal with one company and have everything coordinated from the beginning. This greater synchronisation and efficiency not only saves time and money, but it also leads to better designs on a technical, practical and aesthetic level. Integrating the development of a villa or similar project in this way simply makes a lot of sense. In addition to construction, what does Atlas specialise in? If you regard the construction company as the central part of the group, which also includes architectural and engineer-

174

ESSENZA

ing elements, then we have additional divisions specialised in landscaping, swimming pools and interior design. This enables us to provide a turnkey development service that begins with the concept, the architectural design and technical drawings, runs through the construction process and on to landscaping and the creation of the swimming pool and other water features right to the final dressing and decorating of the property. And beyond, because our service needn’t end when the property is delivered to its owner. So your philosophy is providing an integrated service? Yes, we’ve never had the approach of a builder who works in isolation, receives his money and disappears. Naturally our different divisions operate independently and our services are

THE PROFESSIONALS / OUR PREFERRED PARTNERS

offered in a modular way, but working within a coordinated system ensures it can all be planned and synchronised better, which reduces waste, unforeseen costs and loss of time. Best of all, by having the different disciplines work not in isolation but together we miss no opportunities to make the house as stunning as it can be. Atlas has earned a name as a pioneer in build quality and introducing new technologies. Is this an important part of your approach? We have worked on projects in a variety of styles, but to be honest our own inclination is towards homes with a clean, attractive modern design that use the latest materials and

technologies to achieve greater efficiencies and offer greater comfort and enjoyment. So when we travel the world to source materials and technical solutions we select them on their ability to satisfy practical, visual and quality of life criteria. Our homes are pretty high-tech, but all the technology employed is aimed at lowering maintenance costs, reducing dependence on columns whilst enhancing structural strength, and creating homes that offer the last word in comforts and amenities. I think it is important to bring these new techniques to Marbella, to make the most of the new interest in contemporary design and technology, and to also ensure that we begin to develop in a more sustainable, environmentally friendly way.

What do you think about the latest trend towards modern design in Marbella? Given our liking of clean, elegant modern styles and the kind of homes they produce we are naturally very excited about this trend. However, you can make any style look either good or bad, depending on your level of professionalism and expertise, so we work only with the best architects, and insist that they liaise closely with our technical director. The latter, in turn, also liaises closely with our commercial director, so that all the departments work in synch. Modern homes offer greater freedom of creativity, but also greater freedom to get it wrong, so it is all about getting the proportions, details and interpretation of modern architectural designs right. After all, we are not creating an art project but a home for people to live in. What is a home to you? A place where you can come to after a hard day’s work and relax, be yourself and be surrounded by your family. You must feel comfortable, safe and cherished in it, and this is exactly what we try to achieve when we create luxury villas for our clients.

AMP CONSTRUCCIONES

EXPERIENCE, KNOWLEDGE, VIGOUR… AND A COMMITMENT TO QUALITY

Interview with Ángel Martín What were the company’s beginnings? AMP Construcciones was born in 2005 as the culmination of a personal professional project. After working for different companies and learning the whole construction process from the basics – when I was young I combined my studies (building engineer) with working as a builder’s labourer during the holidays – I decided it was time to realise my dream. That is, setting up my own construction company where I could impart my knowledge and way of looking at a project, and share this vision with other professional colleagues I knew I could trust. We are a dynamic company involving people with extensive experience and, in that sense, combine the vigour of innovation and the wisdom of maturity. We have the capacity to provide very satisfactory results for our clients, as well as for our professionals and suppliers. What are the basic principles behind the company? For me there is one key principle: honesty. Working from that principle, our business commitment comprises three objectives: quality, price and deadline.

152

ESSENZA

How would you summarise the market at present and how you fit into this market? Personally, I don’t like to talk about crisis, and I always try to look at life from the positive side. The situation is difficult, yes, but these days there are no “intruders” in the industry – those of us who remain are very professional. To return to a balanced situation – which is what is desirable, in my opinion – the way ahead is forwards and upwards. Our business model is solid: it didn’t grow in size when the market was abnormally expansive and it will not shrink when the situation is abnormally restrictive. I believe we are very good at what we do, and in that respect we are firmly committed to maintaining our place among those in the industry who provide a proper balance. What are the inspirations and influences behind your work? Clients provide my inspiration. I am more of a producer than a creator, but I can claim to have executed projects for leading architects in a skilful manner. For me, true grandeur is achieved by paying attention to the small details, as they are what ensure the

THE PROFESSIONALS / OUR PREFERRED PARTNERS

greatness of the whole. And, above all else, I am inspired by the knowledge that, that when we are working on a project, we are not building a house or a building but rather a home, a living space. What is your vision for the company, and tell us more about your passions? My vision might seem to be naïve in business terms but I believe that companies are essentially about the people who form a part of them – so people are their main asset. I spend a lot of time getting to know the people I work with, both the professionals who – on a daily basis – work on AMP Construcciones’ projects and my suppliers. Not all problems that arise during a project are caused by people, but it is always people who find the solutions. I’m passionate about the construction process, about observing the growth of a building from its foundations and its transformation from an inert object into a living space, a home.

What are your thoughts about modern architecture in Marbella and how are you involved? Honestly, I don’t believe it is easy to find places in the world where there is so much architecture committed to innovation, and Marbella – in its relatively small dimensions – is one of the few. I like working as close as possible with architects – the creators – making my own contribution to the final result with my knowledge and experience. I like it even more when a specific project contributes something to the overall residential and landscape complex within which it is integrated. For me, good modern architecture is that which provides a proper balance between the external areas that are created and the home’s interior spaces. If we achieve that balance we are making an important contribution to preserving the harmony of the natural environment where our home is located – and that in turn enhances our quality of life. At times, it seems incredible that – in spite of certain urban excesses – Marbella remains such a rich crucible of architecture. This

may sound heavy, but I believe it is architecture that has alleviated the effects of an at-times perverse urban development. How do you see the future of modern architecture (particularly in Marbella)? With a hopeful outlook... As I mentioned before, I always look at things from the positive side. From my point of view, there are two elements that are key in looking to the future with a sense of hope: the capacity to create, and fortunately talent is one quality that remains in abundance while other aspects have failed us; and a determination to progress, and I’m not sure if this is fortunate or unfortunate but recent experience has shown us that a direct line is not always the quickest path – and hardly ever the best path. If talent is once again valued highly, and the money supply values talent, if we recapture this balance, the future of modern architecture in Marbella and the future of Marbella in general will once again be closely linked.

154

ESSENZA

What does a “home” represent to you? It’s the most important thing. For me, your home is a space you dress up in order to lay bare your emotions and share them with the people you love. In conclusion… What I noted before, that’s what I believe is most important: honesty, people and commitment.

At DIGNEF, having operated for nearly 25 years in Europe and abroad aiming to please the world’s most demanding customers – namely the Belgians – we still carry on working with the same northern European standards. What are your thoughts about modern architecture in Marbella and how are you involved? Modern architecture is the rule in northern Europe, not the exception. Bauhaus was a part of our everyday world. Add to that more than 25 years of installing Bulthaup kitchens, and you know where our love for modern architecture comes from. How do you see the future of modern architecture (particularly in Marbella)? Modern architecture in Marbella is just starting to become more commonplace, due to the recent influx of, in particular, clients from Belgium, Holland, Germany and Scandinavia. More and more builders and architects also find their way to the Costa del Sol. So modern architecture is here to stay, and will only gain in importance. i BUSINESS FILE JASNO Marbella Services/products: stylish and tailor-made shutters Tel. AMBIENCE HOME DESIGN

GOING THE EXTRA MILE FOR STYLE

Interview with Andrea Böck When was your company set up and by whom? I founded Ambience in 2002 with the vision of creating a company that could provide an excellent interior design service on the Costa del Sol. Since then we have been creating interiors in Spain and around the globe, which are tailored to our clients’ vision and specifications and that suit their unique style. We deliver supreme quality that caters to a fully functional, comfortable and stylish home or space. What are the basic principles behind the company? Our key principle is integrity. Everything is based on honesty

and ethics. After that, it’s all about passion to design, create and innovate and have a keen eye for detail. We have a solid platform that provides the best professionals from architects and lighting engineers to builders and furniture suppliers. Quality control is also a very important aspect in our firm. We make it easy for our clients to envision the project with our 3D renders, mood boards and estimates, so they know exactly what they are getting, with no hidden costs. Our services also include project management and refurbishment and we take each project from the outset until completion so that all details have been taken care of, from managing a

complete construction site to the installation of a phone line! We go the extra mile to make sure things are moving forward and this provides a stress-free experience for our clients, especially as most don’t speak the language yet. How would you summarise the market at present and how you fit into this market? Although the market surely went through an enormous shake-up with the crisis, we are starting to see more and more movement in Marbella. We have stood the test of this difficult time thanks to our healthy work ethics and our solid team, which has made us an even stronger company. We provide competitive prices and our clients receive the best value for money, always. What are the inspirations and influences behind your work? Inspiration finds it way to me in all sorts of different ways. It can be through nature, architecture, patterns, fashion or a simple thing such as a colour combination I see in a magazine. I travel a lot and this certainly influences my work. It’s fantastic to be able to experience different ways of living and thinking and see different architecture and materials. We

have been able to complete international projects in Egypt, the UK and Santa Lucia. Of course a total refurbishment of an old dairy barn needs a completely different approach to a villa in Santa Lucia. We love that people and the properties are so different and this is the inspiration that makes our job so interesting, challenging and fun. What is your vision for the company and tell us more about your passions? My big passion is to take old downtrodden properties and wipe the slate clean and start from zero. With our interior architecture service we can maximise space and create a completely new flow and feel in a property. I love choosing materials, like flooring, marbles, stones and woods, as it really allows you to get the perfect result for the interior design part as the floor and carpentry set the tone for the rest of the interiors. What are your thoughts about modern architecture in Marbella and how are you involved? It’s important to integrate interior design with an architectural space and make it work seamlessly. For this we are very firm about keeping up with new design trends and spend

a lot of time learning about and researching new materials and implementing them in our designs. This helps us create unique and functional décor that works in harmony with the architecture.

solutions and adapt the space to interpret their product or service. When layouts are properly designed it has a big impact on the customer experience. So that is a very important factor to be combined with the décor.

How do you see the future of modern architecture (particularly in Marbella)? I feel demand for the very conservative Mediterranean architecture is slowly being taken over by contemporary architecture and modern living design; we can see this in new builds and refurbishments. When you compare Marbella to Mallorca or Ibiza, where you see lots of modern architecture blending in beautifully with nature, we are still far behind. I’d like to see more of the oversized floor-to-ceiling windows with a combination of micro-cement floors and raw woods. But the trend is picking up and we will see more of it, which I’m very happy about.

What does a “home” represent to you? A home is a very personal space. Having worked on countless projects for my clients, I find that the style of a home can vary dramatically from one person to the next. Some like a warm and cosy feel filled with lots of memorabilia, decoration and art whilst others need very clean lines and want to come from the daily chaos to a modern, very minimalistic home where less is more and everything is in order and has its dedicated place, and that makes them feel at ease. This is why creating living spaces must always have the input and personal touch of our clients.

What about design projects other than residential? We also focus on commercial design. There are many companies that are either opening or want a new look, or want to change the layout in the commercial space, and so we take the time to do a thorough study of the core elements of the company and what their goals are, what has worked for them in the past and what hasn’t to be able to integrate smart

REYNAERS ALUMINIUM

ENHANCING THE VALUE OF BUILDINGS AND LIVING SPACES

Interview with Carles Moliner, General Manager of Reynaers Aluminium Spain When was your company set up and by whom? Reynaers Aluminium was founded in 1965 by Jan Reynaers, in Duffel (Belgium). The company is led today by Martine Reynaers, one of his daughters. Reynaers Aluminium Spain was created in 1993 and since then we have operated in the Spanish market. Reynaers Aluminium has offices in more than 30 countries worldwide. What are the basic principles behind the company? Our goal is to increase the value of buildings and to enhance the living and working environment of people worldwide. We achieve this together with our partners by providing innovative and sustainable aluminium solutions for the building envelope. Our projects are living proof of the synergies we have created with investors, suppliers, project developers, architects and fabricators all over the world. We want our clients to know that they can count on us, today and in the future. Comfort, security, archi-

tectural design and energy efficiency come first in the development of our products. How would you summarise the market at present and how you fit into this market? The construction market in Spain is coming out of the recession, especially in Marbella, but big changes have occurred in this period. When deciding which windows and doors to choose, today’s homeowners are on the whole more knowledgeable than they were before. This knowledge comes from experience – having bought cheap windows and doors once, people quickly learn that not all windows and doors are the same. Today’s buildings are demanding more light, space and energy efficiency as the leading design issues; big picture windows are identified as “the one” architectural feature that can really make a home come to life. Throughout the recession, consumers are still prepared to spend, but are being more selective. When

spending their hard-earned money, they are happy to pay more for a product that is well designed, carefully manufactured and installed by a company that understands the value of customer service. Our belief is that specifying our range of energy-saving products means that architects no longer need to be constrained by energy efficiency, leaving designers free to do what they do best – design innovative breathtaking home. What are your inspirations and influences behind your work? Modern panoramic windows, and huge bi-fold and sliding patio doors, are at the top of wish lists. These kinds of solutions are part of Reynaers’ newest offer: systems such as HI-FINITY and PURITY are the answer to that challenge. Architects have fallen in love with floor-to-ceiling glazing and we are witnessing massive demand in this area. What is your vision for the company and tell us more about your passions? We want to be recognised by all the players in the building industry as a premium European brand of architectural aluminium solutions. We realise our vision by: • Investing in research and development of innovative and sustainable aluminium building solutions that meet the needs and demands of builders for energy efficiency, comfort, design and safety.

• Delivering products and services to our customers that create an added value and enable them to grow. • Strengthening the Reynaers brand and using our logistics expertise to grow globally in the commercial (project) as well as in the private (domestic) markets. • Empowering the talent of all our employees. What are your thoughts about modern architecture in Marbella and how are you involved? New innovations are enabling the architecture in Marbella to use structural glazing technology to push all previous boundaries in terms of size. Combining minimal frames with a maximum height and individual door leafs weighing up to 500 kilograms, our new Hi-FINITY sliding doors are our biggest ever, allowing customers to create a virtual wall of glass and giving wonderfully uninterrupted panoramic views. Fashion trends and tastes develop over time, and this is also true within the housing market. There are many homeowners who want vast expanses of glass letting in maximum sunlight, narrow frames, no fanlights and as few mullions as possible. How do you see the future of modern architecture (particularly in Marbella)? Modern architecture has arrived to Marbella to remain; we foresee it will definitely overtake traditional Mediterranean-inspired

homes, in favour of the main trend we have noticed – which is a huge shift towards big aluminium patio and bi-fold doors and large single insert windows with aluminium frames. What does a “home” represent to you? A “home” should represent a space where people can live and experience in a safe and comfortable way and, at the same time, contribute to improving the environment. The house should be an expression of how the homeowner lives. Reynaers Aluminium takes care of physical and practical comfort. With the partnership of our fabricators, partners, contractors and architects, we can offer the means to provide for the intangible but no less real aspects which can generate the impalpable architectonic quality that makes “homes” and environments places where it feels good to be. In conclusion… Our motto “Together for Better” makes complete sense in the Marbella market. We offer a complete solution range together with our local partner, Moncada Aluminium. With this partner-

ship we can offer both architects and consumers the design, manufacture and installation of our complete product range by a company that fulfils aesthetic sense – speaking the same language, as it were. The massive demand in this area for our system HI-FINITY is especially encouraging us to intensify our presence in the region, promoting and supporting local initiatives with the aim of fulfilling expectations.

THE STONE GALLERY

TRANSFORMING CLIENTS’ DREAMS INTO STYLISH REALITY

Interview with Francisco Javier Susino When was your company set up and by whom? My brother Juan Carlos and I, the current partners, set up The Stone Gallery and Marbelbaths S.L. group of companies 28 years ago, taking on the experience gained by the founding partners and providing continuity to the work undertaken since its launch in 1986 in Germany What are the basic principles behind the company? For our clients: to give them the quality service they require, and to transform their ideas and dreams into a reality. At a company level: determination, quality, service and ongoing innovation, incorporating latest-generation products that enable us to carry out projects offering efficient, prestigious and innovative options and solutions.

How would you summarise the market at present and how you fit into this market? Long crises represent a true opportunity at an overall level to clear out and regenerate the market of companies that, with minimal professionalism, short-term objectives and deficient services and quality take advantage of upward currents to obtain profits in a generous, undemanding and not very prudent market. Clearly they are the first ones to disappear, sadly leaving behind a string of problems that serve to deteriorate the general image that the market has of companies in the industry. On the other hand, companies that have made professionalism, innovation and service the basis of their development over the long term have been encouraged and supported into an improved position during the crisis thanks to the confidence

of their clients. Once again, the criteria of demand, care and caution, which should never have been abandoned, have returned as the key premises of developers and investors who are seeking a company to work with, with extensive experience, and a solid position and recognition in the market for quality and honesty. That’s where we are right now, with an ongoing increase in revenue and international expansion of our activities during the years of the crisis. What are the inspirations and influences behind your work? More than 30 years travelling, visiting and exhibiting at international fairs, studying, and carrying out various projects at an international level. Since then, all those images and exchanged experiences, and the knowledge obtained from working with major decoration and international architectural studios, as well as with the leading manufacturers and suppliers, have provided us with a base from which we have been able to develop new concepts and ideas. What is your vision for the company and tell us more about your passions? We are committed to continuing to innovate and encompass new lines of activity in our company, which enables us to consolidate our distinguished clients’ loyalty to an even greater extent. We are expanding our range of services by providing turnkey projects for bespoke luxury bathrooms at an international level. To that end, we are exclusive distributors of some of the most prestigious brands in the taps and bathroom fittings and accessories industry, the ideal complements to our prestigious range of natural stone in order to create stunning bathrooms made to measure, in accordance with our clients’ requirements. We are currently expanding our operations to provide spa-

wellness ambiences in residential and public areas, and we have already had success working on a project in Puerto Banús. We are exclusive distributors on the Costa del Sol for the prestigious STARPOOL brand – the main exponent of design and quality for residential spas – soon to be presented at our showroom. This year we have been asked to work on the design of bathrooms and residential projects under development in New York, Copenhagen, Cape Town, Moscow and London. We are passionate when it comes to the challenge of turning our clients’ desires and dreams into reality, and we are proud and satisfied when, on completing a job, we receive their congratulations and appreciation. What are your thoughts about modern architecture in Marbella and how are you involved? We praise and appreciate the world carried out by Carlos Lamas’s studio, in introducing a more innovative and current concept to Marbella architecture. This concept, accompanied by an expansive and verdant garden integrated into the built area, and great luminescence and open spaces, has the potential to create an outstanding trend that marks the evolution of architecture in Marbella over the next few years. We hope that this promising start to the collaboration between our companies opens a flow and exchange of ideas, experiences and solutions that in the end results in greater satisfaction for the client and a substantial improvement in the characteristics, quality and vision of the finished project. TSG and Marbelbaths provide the industry with the most innovative and prestigious brands in the bathroom sector: THG taps, TOTO sanitary accessories and taps, GEBERIT’s high-end range for bathrooms, CATALANO sanitary accessories, WEDI construction panels, STARPOOL wellness and spa, etc., in ad

dition to the widest and most varied range of options in natural stone, installation systems and protection treatment. How do you see the future of modern architecture (particularly in Marbella)? A strong effort needs to be made to develop sustainable architecture and transform Marbella into a standard-bearer and reference point for bio-architecture… Becoming involved in energy efficiency for buildings, adjusting landscape and garden projects to efficient water consumption that also serves to thermally isolate the building to which they are connected, and make them a part of the whole concept. Taking advantage of this wonderful weather that God gives us every day, to make our home and our life more efficient and respectful of the environment… Also, using biodegradable and non-contaminating materials, discarding old practices and certain damaging materials. TSG already uses products with the “eco” stamp in its installations. The Japanese sanitary brand TOTO, for which we were chosen as the pilot company in Spain and which we represent exclusively, provides highly efficient products. We have the good fortune, in the whole industry, of being able to enjoy a clientele with high earning power and very receptive to these innovations. So why don’t we provide this service? What does a “home” represent to you? A home should be a place of quiet and seclusion, where finally we can leave behind the battle and enjoy serenity and peace until the start of work the next day, or the end of the holidays. Each homeowner savours this relaxation in a different way, ac-

cording to their hobbies and tastes… home cinema, spa, billiards room, gym, chill-out area, stimulating bath or shower, relaxing while contemplating the garden. We should make this possible, to ensure that as soon as they arrive home they can enjoy everything from the first to the last euro invested with such effort, and feel satisfied with the decisions made and the team and service contracted. A well-constructed residence, special qualities for enjoyment, perfectly functioning technical options, the correct energy bill, low maintenance, and the use of low-contaminating or biotechnological materials… these are the basic pillars to create this feeling of relaxation. In conclusion… The Stone Gallery and Marbelbaths stand out because we take on all responsibility with our work, from the design, supply, installation and protection treatments to the annual maintenance. This is the main guarantee we offer our clients and collaborators. We are excited by demanding clients and “impossible” projects… that is our commitment.

INVISIBLE TECHNOLOGY

CONCEALED HIGH PERFORMANCE ENTERTAINMENT SYSTEMS

Interview with Marta Britto When was your company set up and by whom? Established at the beginning of 2014, Invisible Technology was launched by the team behind See & Touch Marbella to provide ground-breaking audio, visual and smart home technology for the ultimate digital performance and minimal design. The technology is an important tool for architects and interior designers, and enables discerning clients to enjoy life enhancing benefits.

What is so special about Invisible Technology? The concept is as simple as it is effective. People expect their homes to be beautiful but they also want to add life and soul, which usually revolves around sound, vision, lighting and Internet communications, etc. Although it has been quite a few years since TVs were hidden away inside cabinets so as not to ruin the interior design, it is only recently that high-end technology has become invisible.

Imagine the possibility of ultra-thin high-fidelity speakers built into the wall or designed as sculptures to add another level to interior or exterior landscaping. Consider the thrill of an invisible big screen home cinema such as Sony’s 4K Ultra Short Throw Projector which will deliver the ultimate visual experience with just one touch of your iPad, or TVs hidden behind mirrors or artwork that appear as if by magic, only to disappear again when not in use. This is the reality of Invisible Entertainment Technology.

What is the concept behind your company? It is our policy to work only with leading brands at the forefront of digital technology, such as Leon-customised speakers, Architettura Sonora, Lutron, etc., to provide our clients with the calibre of digital lifestyle systems to which they aspire. We offer bespoke invisible solutions designed for both interior and exterior spaces. the desired entertainment experience; and we must provide the best possible service. B2B solutions are a key facet of the company’s operations. Although Invisible Technology provides the end user with the very best visual and audio equipment currently possible, the technology is also a major breakthrough for design professionals. It can often be a struggle to maintain the architectural vision or interior design and incorporate client demands for the latest technology – audio, visual and home automation systems, etc. Invisible technology solves this issue. The same applies to nautical interior design, where adherence to the clean lines of the vessel and space-saving solutions are just as important as performance. Who is your target market? Invisible Technology will appeal to everyone but it is marketed to a niche of individuals who expect the extraordinary and demand high-quality design, entertainment and lifestyle expe-

TRANSFORMING GARDENS INTO BEAUTIFUL OUTDOOR LIVING SPACES Interview with Kenneth Heeremans When was your company set up and by whom? I set up the company with my brother Jeffrey. We had enough of working in raincoats every day in Amsterdam. We both owned property near Amsterdam and had good permanent jobs but we decided after visiting Marbella in the first week of January 2005 to leave everything behind and make the move to sunny Marbella. We rented out our houses and moved to Marbella literally a few weeks later. Our friends in Holland were very sceptical but they now all have the deepest respect for our move. Over the nine years we have been in Marbella, we have never regretted our decision to move here.

What are your thoughts about modern architecture in Marbella and how are you involved? My brother Jeffrey prefers modern architecture and gardens with straight lines and minimalist design. As a qualified landscaper, I too love modern architecture and gardens but I also really appreciate wild gardens – they can be very whimsical and romantic. We can accommodate any style our customers desire from avant-garde to classic.

What are the inspirations and influences behind your work? As we have clients from different cultures and countries, we need to have a major awareness and appreciation of their habits and customs. This encourages us to visit numerous international fairs and congresses, enabling us to be at the forefront of vanguard trends and new technology. What is your vision for the company and tell us more about your passions? Kubic is founded on professionalism and experience, working on each project to ensure total satisfaction for our clients. Our objective is not to sell kitchens but to offer functional and per-

sonalised projects that fulfil clients’ expectations. We value the confidence placed in us and we are proud to give clients complete satisfaction in each project we undertake. What are your thoughts about modern architecture in Marbella and how are you involved? Currently in Marbella you can find some very innovative projects, architecturally speaking. The city has always been a pacesetter in this respect, and we believe it will continue to be so thanks to the reactivation of the sector that we have noticed over the past year. At Kubic we design modern and functional kitchens, so we go hand in hand with this kind of architecture, working on

joint projects that bring these principles together. Thanks to our ongoing curiosity and innovation, after six years we are still at the cutting-edge of kitchen design in Marbella. How do you see the future of modern architecture (particularly in Marbella)? Over the past few years the city’s architectural style has undergone changes, although Marbella has always been an architectural reference point, with Andalucian-style projects predominating. Currently there is a large number of modern architectural projects and, without a doubt, this will continue to grow and provide added value to our city. What does a “home” represent to you? “Home” is the space where we can be who we want to be, to relax and enjoy it. It’s our fortress, where we don’t let anyone enter who we consider to be a stranger. It should be a functional space that represents us in a special and distinctive way. At Kubic we work towards creating functional and original kitchens, adapting each project to each client, and each home. In conclusion… You imagine: we create. At Kubic we are specialists in the design and decoration of tailor-made spaces, adapting them to the requirements of each project, of each dream, of each necessity.
