Market conditions trigger shift in homebuyer mindset
C
hanging market conditions have triggered a shift in the Canadian homebuyer mix and mindset, according to a recent Re/Max survey. The Canadian Homebuying Trends Survey 2013-2014 surveyed purchasers intending to buy in the next two years. Among the key findings: › Almost one in five purchasers is single › More than two-thirds are second or multitime purchasers › Four out of 10 purchasers between 18-34 have a down payment of 20 per cent or more. “Emerging from the survey are some very real indications that Canadian homebuyers — and their attitudes — have changed,” says Gurinder Sandhu, Executive VP and Regional Director, Re/ Max Ontario-Atlantic Canada. “Purchasing patterns have evolved, with a more conservative, fiscallyresponsible purchaser moving to the forefront.” WHO’S DRIVING THE MARKET? The survey found that second-time and multi-time buyers represent 70 per cent of those serious about making a move — a trend that is expected to continue over the next two years. First-time buyers will continue to play a role in the market at 30 per cent. “There’s no question that first-time buyers are experiencing a period of readjustment,” says Sandhu. “While affordability took a hit in 2012, homeowners with considerable equity remain confident and wellpositioned. They will be the driving force fuelling the bulk of home sales in the months ahead.” THE FINANCIAL PICTURE The survey found that spending patterns were mostly conservative. Thirty-eight per cent of purchasers said they would spend under $250,000 on their home; 42
per cent would spend between $250,000 and $500,000; 10 per cent would spend between $500,000 and $1 million; and one per cent intended to spend over $1 million. The singles group was most prudent, with 47 per cent of purchasers intending to spend under $250,000. LARGER DOWN PAYMENTS Re/Max says one of the most surprising findings of the survey was the fiscal responsibility of Canada’s young homebuyers. Forty per cent of purchasers between 18-34 intended to put down 20 per cent or more on their home. Of those putting down 30 per cent or more, 45 per cent were aged 55 and over. Just seven per cent of purchasers had a down payment of five per cent, while 14 per cent indicated that they were putting down 10 per cent. HOUSING CHOICES The vast majority of purchasers continue to seek out single-detached homes (53 per cent), while condominiums ranked second at 17 per cent, followed by both semidetached/duplex and townhouse/rowhouse, each at 11 per cent. “Regardless of income, gender, age, or location, most Canadian respondents shared considerable confidence in Canada’s housing market,” says Sandhu. “This stands as perhaps the greatest indicator that homebuying intentions will remain healthy and stable.”

hen creating a guest room, it is often important to create a self-contained suite where your guest can be comfortable and find most of the personal comforts of home. Just think of a hotel suite and the various elements that can be found within it. The bed is the key piece of furniture in a bedroom so it’s important to make it a luscious and welcoming space. You can’t go wrong with classic crisp white bedding — get the best quality bedding you can find and afford and your guest will have a memorable and restful sleep. Storage for clothing is
a must so that your guests can put away their clothes which gives them a sense of permanence in the room. A chair and a table surface are needed for multi-tasking as it gives them an opportunity to sit and write or simply chat on the phone. Don’t forget to add an alarm clock with a radio, and a mirror for personal grooming — these items are often an oversight. This bedroom was created with the aim of making it welcoming and warm with lots of storage to maintain a neat and clean look. We incorporated built-in storage on either side of the bed to include full-depth 24-inch hanging closet

If the guest room does not have an ensuite bath, provide the room with a guest package which includes items like: towels, guest soap, a manicure set, water and a glass. A small pouch filled with lavender not only will ensure a wonderful, restful sleep but it is a much welcomed luxury.

Your entire monthly debt load (car loans, lines of credit, etc.) shouldn’t exceed 40 per cent of the family’s gross monthly income. “Pre-qualify for a mortgage to precisely determine your housing budget,” Pahud says. “There are infinite options and trade-offs. Sacrificing the high-end finishes may get you the extra square footage. Give up a little square footage and you may get closer to the nearest transit stop.”
Once you have a budget, you’ll know whether you can comfortably afford to fulfill your wish list. In real estate, as in life, you don’t always get what you want and chances are, many (if not most) homebuyers will have to compromise around features, amenities and locations. Central locations typically offer less space but proximity to amenities, while suburban areas may present similar amenities although at some distance. “A select few can afford a small downtown loft or condo as well as the suburban or rural home, but most of us have to set priorities and make choices,” says Pahud. “If the amenities and lifestyle offered by a certain location are critical, compromise on size and esthetics.”

uliette lived in the same house since she was three-years-old – a bungalow in a neighbourhood full of post-WW2, single-story homes. With her parents long gone, Juliet was now married with two kids and a large SUV that didn’t fit in the garage. While her girls playing in the driveway gave her memories of simpler days, she knew it was time to move on. She and her husband needed help finding a newer, modern home. She set up interviews with local and recommended agents. When the doorbell rang, Juliette gazed back at her husband and said: “I wish mom and dad were here to do this.” Dear Juliette, here are some nonstandard qualities your parents might look for, if they were interviewing agents with you: THANKS FOR THE MEMORIES: No agent can help you write the next chapter of your life if they don’t care or respect where you have been. Do they care enough to learn about your family life and how to minimize shock of the move on you and your children? LOOK OUT FOR: Agents who feign interest and/or say what you want to hear. SHUT UP AND LISTEN: Not you – the agent! Do they know how to listen? Are they only trying to impress you with their knowledge and success stories or are they asking you the right questions that will help them determine how best to help you? LOOK OUT FOR: Agents who don’t let you finish your sentences, who don’t write things down, who push you into making decisions. DELIVER ON SHORT-TERM PROMISES: All agents should arrive prepared with information about the neighborhood, market and the home you are trying to sell. But you should prepare
one or two assignments for the agent that are relatively easy to accomplish within a few hours or a day: a piece of information, an analysis, a list of services ... then see how soon they get back to you. LOOK OUT FOR: General answers, excuses and responses that don’t address the assignment. BUSY AGENT VS. FREE AGENT: Some agents may show you all of their awards, but pass your deal onto a junior agent. A less experienced agent may give you all the time in the world, but may lack the skills and experience to do all of the right things. Who is going to handle your deal and will they ask for help if they get in over their head during the process? NAME THAT BROKERAGE: Remember, your Listing or Buyer Agreement is not with the agent, but with their brokerage. Pay close attention to the brokerage’s reputation. Are they established, reputable, a name you recognize and trust? Will you be comfortable calling the broker of record and requesting better, or different, service which may, or may not include the agent you chose? LOOK OUT FOR: The broker of record won’t call you back; they don’t offer much information about their agent. TOUGH LOVE: Your agent must be, among many things, an expert negotiator. Plan two or three points of contention during your interview and watch the agent’s response. Are they adept at dealing with adversity? How will they fare in the trenches when they argue price, unique conditions and fees? This figure is the monthly payment you can afford to make on your home. 3. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow. 4. Refer to the chart below. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers choose the 25-year amortization). 5. Multiply this figure by the amount you need to borrow. Divide by 1,000. 6. Add to this your estimated monthly heating costs and monthly property taxes. 7. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

& chive biscuits INGREDIENTS MAKES 12 BISCUITS › 2 1/4 cups all-purpose flour › 2 1/2 tsp baking powder › 2 tsp sugar › 3/4 tsp baking soda › 1 tsp salt › 1/4 tsp cayenne › 6 tablespoons cold unsalted butter, cut into 1/2-inch cubes
› 2 cups Cheddar, coarsely grated › 3 scallions, finely chopped › 3 tbsp chopped chives › 1 1/3 cups well-shaken buttermilk
DIRECTIONS Preheat oven to 450°F. Whisk together flour, baking powder, sugar, baking soda, and salt in a bowl, then blend in butter with your fingertips until mixture resembles coarse meal. Stir in Cheddar, scallions and chives. Add buttermilk and stir until just combined. Drop dough in 12 equal mounds about two inches apart onto a large parchment lined baking sheet. Bake in the middle of the oven until the tops are golden brown and the biscuits are cooked through, about 18 to 20 minutes. Serve hot or warm with some fresh butter close by!

oist, savoury and delicious, these Cheddar, Scallion and Chive Biscuits are wonderful with a bowl of hot soup on a cold winter day, or served on their own, slathered with butter as they come out warm and fragrant from the oven. Quick and easy to prepare, this recipe calls for a handful of dry ingredients that are blended together with butter then tossed with cheddar, chopped scallions, minced chives and buttermilk, to form a stiff batter. The dough can be made ahead, covered and set aside until needed, then simply dropped in small mounds onto a parchment lined baking sheet and baked for about 20 minutes, until they become puffed up and golden brown. Lovely and crispy on the outside, with a moist, cheesy and pillowy centre, these heavenly little biscuits are way too easy to make and completely addictive. 7G
