HYPER_living whittier, ca [spring 2011]
With 73.8 acres of land, there will be 73.8 acres of closedspace and another 73.8 acres of open-space. Just several miles outside of Los Angeles, Orange County, and the Inland empire lays a 73.8 acre patch of abandoned land. The sheer scale of space in the midst of an urbanized area is certainly a surprise; but it’s history and potential provokes the most reaction. This space is located in Whittier, California; which is accessible to Whittier Boulevard and several freeways. It was formally used at the Fred C. Nelles Correctional Facility and has been deserted since 2004. Since then, the state of California has put the land for sale. As a response to its ideal location in Southern California and its vast scale, HYPER_living proposes an singular community that provides every amenity for every person. With 73.8 acres of land, there will be 73.8 acres of closed-space and another 73.8 acres of openspace. 73.8 acre of closed-space has been defined as retail/commercial, high-density

residential, medium-density residential, and medium/ low-density residential. 73.8 acres of open-space has been defined as traditional or manufactured; active or passive; green or brown; recreational or professional. Regardless of its activity and its potential to be indoors, each open-space area is exposed to the elements. The gradient of color depicts the active or passive approach to the site. The areas that are dull yellow are much more passive. The brighter and vibrant gradient from yellow to red depicts the level of activity on site. Ie. The areas that are yellow will allow a much simpler and quiet atmosphere. Orange depicts a busier area. Red is the busiest and most active atmosphere.

Mystic Ranch is the threshold for a new dynamic community. This newly urbanized area will make use of various technological advance in ecology and sustainability. This approach will create an altruistic system that accommodates the needs of its people and wildlife Approximately 80 miles outside of Los Angeles lays a small dairy city called Nuevo. One might wonder why another would be so removed from the main city and decide to settle in such a far away land. But as metropolitans such as Los Angeles become much more crowded, urban sprawl takes affect. Cities like Nuevo will not be like Los Angeles, but has the potential to create enough business and

inhabitants to be a mini Los Angeles for the surrounding cities. Mystic Ranch is about 5,300 acres in Nuevo, California that will be developed into residential, civic, commercial, and open-space. Mystic Ranch is a community that embraces its agricultural history and is sensitive its proximity to the Mt. San Jacinto State Wilderness

Our Master proposes environmental/cultural education, community school, preserving the land and wildlife habitat, ranching, equine therapy stables, and combining trails to and from Toro Regional Park. Monterey County is historically agricultural, but its once-abundant grasslands have undergone significant conversion to intensive agricultural and urban uses. The 816 acre parcel in Salinas was the former homestead of the Marks family, and has been used for ranching and grazing for the past 100 years. The topography consist of rolling hills and canyons within the valley setting. The Big Sur Land Trust commissioned the California Center for Land and Water
Stewardship to help distribute the land and create a Vision Plan. Our Master proposes environmental/cultural education, community school, preserving the plant and wildlife habitat, ranching, equine therapy stables, and combining trails to and from Toro Regional Park. These are all elements that each profitable stakeholder, while maintaining its pristine state. Although the site is technically private property, there are many unwelcome visitors that hike and wander all 816 acres. The proposed established trail system will encouraging the historic, environmental, and current presence of the site; while controlling areas that need to be protected. Bridges over the ephemeral stream preserve for flora and fauna. Indictors/signage will help newly welcomed visitors navigate the site.
