Window Treatments TO IMPRESS YOUR GUESTS by Rebecca Bradshaw Just as an elegant picture frame can enhance a beautiful painting, exquisite window treatments are the finishing touch that can enhance your home’s décor. Whether you use bold patterns, flowing drapes, or sleek tailored curtains, window treatments can be used to make dramatic statements or subtlety underscore the mood of any room. Use window treatments to draw attention to your home’s architectural details such as vaulted ceilings or large Palladian windows. Luxurious silk floor to ceiling drapes backed by simple sheers add drama and sophistication to tall windows—the longer the curtains the more elegant the design. Drapes can either stop just short of the floor for rooms with high traffic, or can puddle for a more opulent look. Even if your windows don’t extend to the ceiling, mount flowing panels high, drawing the eye up to emphasize a room’s height and create the illusion of more space. Use classic finials and tiebacks for understated elegance. Pleated drapes hung from decorative rods are a window treatment staple, and can be topped with angular or scalloped valances for either a sophisticated or casual look. Pinched pleats at the top of panels add a fashionable, contemporary touch, while tabbed tops work well in more casual spaces. Fabric and pattern choices can match or complement the color and style the room’s furnishings. 10 QUESTIONS TO ASK YOUR CONTRACTOR BEFORE THE PROJECT BEGINS BY SEAN HANSEN


BEFORE JUMPING INTO A NEW HOME RENOVATION PROJECT, IT’S IMPORTANT TO BE ON THE EXACT SAME PAGE AS THE CONTRACTOR YOU JUST HIRED. SET THE RECORD STRAIGHT BY ASKING HIM OR HER THESE 10 QUESTIONS.

1. HOW DO YOU PREFER TO COMMUNICATE? A clear line of communication is crucial when working with anyone, especially when it comes to your house. With multiple modes of communication to choose from, you may think that your general contractor will check all of them religiously, but that may not be the case. You could be an email fanatic, while your contractor may be more reliable with phone communication. Check with them to see which form they prefer, and be sure to find out how to contact them during off business hours in case of emergencies. It’ll save you some headaches, and you’ll thank yourself later. 2. WHAT’S OUR TIMELINE? A schedule doesn’t just lay out the start and end date of a project, it should also outline the day-by-day work as well as deadline dates for the various tasks that make up your home project or remodel. Having a clear yet detailed view of the process will allow you to see whether your project is on schedule or falling behind. 3. WHAT PRECAUTIONS WILL YOU TAKE TO PREVENT DAMAGE TO MY HOME AND BELONGINGS? Make sure your contractor will take care to protect your various appliances and property. Ask them how they plan on protecting electronics and everyday appliances. Be sure to bring up suggestions and see if they have any better ways in mind. 4. WHO ARE YOUR SUBCONTRACTORS? WILL YOU BE HERE EVERYDAY OR WILL YOU BE USING A FOREMAN? Just because you’ve found a licensed and insured contractor with good references doesn’t mean everyone on their team may be up to your standards. Ask for a list of everyone who’ll be working on your house and how each unit will be supervised. Be sure to vet your subcontractors with the same attention of detail you gave selecting your general contractor. If you have an issue with any of the subcontractors, be sure to voice your concerns to your general contractor. 5. HOW OFTEN WILL WE MEET AND WHAT TIME WILL I NEED TO BE AVAILABLE? In addition to keeping clear lines of communication with your contractor, you’ll also want to have dedicated time on-site to be set aside for your project. Your general contractor may have several jobs going on at once, and you’ll want one-on-one attention to deal with any issues they may have forgotten. These should be brought up in the course of your normal communications. Don’t as-

sume they’ll be able to see you at the drop of a hat; choose a set time to meet with them on a regular basis. There may also be specific dates when you will need to be present (i.e. selecting tile layout, marble patterns or facades). 6. ARE THERE ANY SPECIFIC CONCERNS YOU HAVE WITH THIS PROJECT? There may be potential electrical or plumbing complications your project could encounter. Ask your general contractor to talk you through any concerns they may have and be sure to ask them to elaborate if you’re having trouble understanding any of the details. Forewarned is forearmed. 7. CAN YOU PROVIDE ME WITH DOCUMENTATION? You may imagine that after the work’s done, you’ll never touch your house again, but you should still ask for documentation. A list of work performed and a layout of the updated wiring, plumbing, or load-bearing systems will make your life easier and can save time if you ever do work on this part of your house again. 8. CAN YOU INFORM ME OF ANY CHANGES AND PROVIDE ME WITH A CHANGE ORDER? No plan survives its infancy, and you’ll need a way to keep track of any changes your project will encounter. Requiring documentation and authorization for a change order will allow you to track expenses and protect yourself in case of any overrun. Make sure you understand their process. As mentioned above, documentation is key. 9. DO YOU OFFER ANY APPLIANCE DISCOUNTS? If you’ve been thinking about replacing some home appliances (or your project is something like a bathroom or kitchen remodel), go ahead and ask your general contractor if they’ll offer any shopping discounts. They may be able to get a better price than you’d be able to get on your own. Even if they don’t, however, be sure to see if they’d be willing to pick up and install the appliances. 10. HOW LONG IS YOUR WARRANTY? HOW FLEXIBLE ARE YOU WITH IT? Since you’ve already picked your contractor, chances are the work is warrantied. Be sure to find out how flexible your contractor is with the warranty’s time limit. You don’t want to find yourself high and dry one day after the warranty’s up.


How to Bring Natural Beauty into Your Home with

O

rganic, beautiful, and practical terrariums are the perfect way to bring an element of nature into your home. The miniature displays of glass and greenery add a vibrant, living accent to the décor of any room. Best of all, you don’t need to have a green thumb to create or care for these indoor gardens. Once a staple of the 1970’s, decorating with terrariums has seen a resurgence in popularity in recent years thanks to their affordability and the turn towards green living. Traditionally, succulents and other small plants were used to make small landscapes that were housed in glass containers such as aquariums and snifters, but these days terrariums are limited only by the imagination of their do-it-yourself creators. Depending on the type of plants they house, terrariums can be shown in either low light or well-lit spaces, making them a versatile decorating tool. The general rule of thumb is to place ferns and tropical plants together, separate from cacti and succulents. Containers are layered with small pebbles for false drainage, plant appropriate potting soil, and activated charcoal to keep the terrarium free of fungus and bacteria. The top layer of the container can be decorative, using moss, small pebbles, or topped with sand and seashells to create a “beachy” display. Everything from uniquely shaped containers made specifically for terrariums to old mason jars can be used to display your indoor garden. A teacup filled with aquamarine makes a small and whimsical terrarium, perfect for the corner of a home office desk. Layers of natural stones and plants placed in tall crystal containers can be grouped together to create a dramatic focal point in a living room, or used as a striking dining table centerpiece. Place plants in repurposed outdoor glass light fixtures and hang at different heights to give any room a creative focal point. Margarita glasses, repurposed light bulbs, cloches, domed cake stands, and even old soda bottles can make impactful visual statements when transformed into terrariums.

Create a textured and visually pleasing terrarium by combining variegated spider ferns with Moon Valley friendship plant and Golden Clubmoss in a covered glass dome. A lidded container allows condensation to build and keep plants moist. Small, slow growing Starfish, Variegata, and Nerve plants are also good choices to fill covered terrariums. For a more arid arrangement that requires little moisture, tiny barrel cacti and pale succulents work well together in open topped containers and low sided bowls. Water terrariums are also an easy to maintain option. Pothos, duckweed and other surface floating plants can be placed in clear, open vessels filled with water, seashells, and other organic elements to create a beautiful, natural display. Diorama or “tiny world” terrariums are a popular decorating option these days. Plants, along with small figures and natural elements such as stones, twigs and feathers are arranged in containers to create scenes that tell a story or capture a memory. From detailed to simple, do-it-yourself diorama terrariums bring a unique and personal impact to any space they occupy. Whether you build your terrarium from all natural elements or add non-organic items, these tiny indoor gardens are sure to bring the beauty of nature into to any room in your home.

REALTORS ® from across the city joined together on Wednesday, September 21 to participate in REALTORS® Rock the Block, a day-long project that revitalized a Kansas City neighborhood. The Kansas City Regional Association of REALTORS® teamed up with Habitat for Humanity of Kansas City to sponsor their Rock the Block program and more than 300 REALTORS® and 30 local companies came on board to make the event a success. “Through the REALTORS® Rock the Block event we hope to have a substantial community impact, one neighborhood at a time,” said Christian Zarif, president of the Kansas City Regional Association of REALTORS ®. “The excitement and support we have seen for the inaugural year of this event has been incredible. Within days of announcing the event, all of the initial homes were adopted by local brokerage firms so we had to seek out additional homes to include in the project. Seeing 300 REALTORS® in their blue shirts, working together for this common goal was an amazing sight.” In total, the 2016 REALTORS® Rock the Block event focused on the revitalization of 14 homes on the 3000 block of Highland Street in Kansas City, Mo. Volunteers helped with repairs to windows, doors, porches, railings and stairs; as well as complete yard work, painting, lot clean up, and tree trimming projects. Additionally, homeowners received new energy efficient light bulbs, dead bolt locks and carbon monoxide detectors. By partnering with Habitat for Humanity of Kansas City, REALTORS ® hope to create positive long-term change, including higher property values, decreased crime and a general feeling of well-being and pride for current and potential homeowners.

Installing a new entry door is a great way to improve the curb appeal of your home and create a warm, welcoming first impression for visitors. And while entry doors should certainly be attractive and architecturally interesting, they must also be resilient, weathertight and able to withstand exposure to the elements all year round. If you’re interested in replacing your entryway door, you’ll first have to decide which type of door to purchase. Entry doors are readily available at home improvement centers in three different types: wood, steel and fiberglass. All three types come in a wide range of sizes, styles and prices, so you won’t have any problem finding a door to fit into your budget and existing doorway. The more difficult decision is choosing which door type best suits your home, personal taste and lifestyle. To make that decision a bit easier, below you’ll find detailed descriptions of each door type, including benefits, drawbacks and important features to consider.

Homeowners love wood doors because it’s hard to beat the natural beauty and warmth of real wood. Plus, they can be painted, stained or finished with a clear topcoat. However, wood requires a certain amount of maintenance to keep a fresh, like-new appearance. When exposed to the elements, wood can swell, shrink, crack and warp. Paint and clear topcoats will eventually blister and peel. That’s why wood doors are best suited for recessed doorway openings, where the door is protected from the weather by a large overhang or deep alcove. If you’re planning on painting your new wood door, order it with a factory-primed finish. That’ll save you the time and trouble of priming the door before painting. Also, it’s very important that you paint the entire door: top and bottom ends, left and right edges, and front and back surfaces. That’s the very best way to seal out moisture and deter warping. STEEL DOORS This steel entry door has a decorative glass panel and is available prefinished in six paint colors.

Then, apply a primer coat followed by two coats of paint. FIBERGLASS-COMPOSITE DOORS Don’t be fooled by its rich cherry wood finish. This resilient door is made of fiberglass.

There’s no such thing as a maintenance-free door, but a fiberglass door comes pretty darn close. Fiberglass is extremely tough and resilient, and particularly well suited for harsh, humid climates. It’s also highly resistant to warping, splitting and cracking. Fiberglass doors won’t dent or rot. Most fiberglass doors have a realistic wood grain texture that can be stained to resemble a wood en door. In fact, if you like the rich look of a solid mahogany door but not the price tag, buy a fiber-glass door and apply a mahogany stain. If you’d rather paint your entry door, that’s fine, too: fiber-glass accepts paint beautifully. The main drawback to fiberglass doors is that they’re relatively expensive. Only high-end solid-hardwood doors cost more. DOOR-BUYING TIP: SIZING MATTERS

Wood doors are commonly available in a variety softwood and hardwood species, including fir, pine, hemlock, mahogany, oak, cherry and walnut. Most wood doors feature frame-and-panel construction, and can be ordered with or without “lites,” or windows. Solid wood doors are constructed entirely out of solid pieces of wood. 7 WAYS TO RID YOUR HOME OF PLUMBING PROBLEMS by Sean Hansen Every house has plumbing issues here and there, but calling a plumber isn’t always the best bang for your buck. Here are 7 ways to eliminate plumbing problems on your own. 1. KEEP THE AREAS UNDER YOUR SINK CLEAN. In order to fix leaks and the damage they can do to your home, you have to notice them first. This is almost impossible if the space under your kitchen sink is home to a hardware store’s worth of cleaners, sponges, and plastic bags from grocery stores. The same goes for bathroom sinks and towels. Stop treating sink cabinets as long-term storage, and start treating them like they’re designated maintenance space. You can find convenient and dedicated storage for all the items under your sink. 2. BE VIGILANT. If an area under your sink feels damp, then check it out. Ignoring what could be a major leak won’t do you any favors in the long run. Even worse, it could seriously damage other parts of your house. 3. TREAT YOUR EQUIPMENT WITH RESPECT. A garbage disposal isn’t a trash can, and sinks aren’t stray hair and grease storage bins. Put those items where they belong—in the trash. If you do have to use your garbage disposal (no-one’s going to throw away 20 grains of rice or half an ounce of gristle), be sure to run hot water before, during, and after you turn it on.

4. FIXING BACKED UP SINK DRAINS. It’s not normal for your bathroom sink to clog or to take 10 minutes to clear after having the stopper removed. The most likely culprit here is your P-trap. Under your sink, there’s a vertical pipe that runs from your sink to a U-shaped pipe. That U-pipe is your P-trap and that’s what you’ll most likely have to clean. Place a bucket under the drain, and remove the P-trap (they’re almost always screw on). Clean the interior of the P-Trap with a wire brush and run some hot water through it. Check the drain itself and other pipes to see if there’s any easy to clean debris (taking care not to remove said pipes). When you’re finished, reconnect the P-Trap, tighten both ends, and run some water through it to make sure there aren’t any leaks.

After you’re done cleaning out the traps, you may want to consider buying some drain filters. They’re cheap, catch a lot more junk, and will save you some time. As an added bonus, you can also use these for showers and bathtubs. Just be sure to replace them as needed.

5. RUNNING TOILET. A toilet that keeps running long after it’s been flushed isn’t just annoying, it’s expensive. As a matter of fact, this type of problem toilet can waste nearly 100 gallons a day. Typically, there are three common culprits: the tank flap, faulty float position, or a defective refill valve. You can check for online tutorials to diagnose and fix any of these problems. The parts are cheap and the process itself is easy. I had literally just fixed a faulty float not five minutes before writing this article.

6. DRIPPING FAUCETS. Fixing a dripping faucet is a little bit more delicate work than turning a screw on a float assembly, but it’s still within the realm of most DIYers. The main issue here is that the assemblies themselves are a bit smaller and more intricate than a simple toilet mechanism. Delta and all other manufacturers have published diagnostic and repair guides on their respective websites. Take a look and decide if you think you can pull it off. If not, seek help from an expert. 7. CALL A PROFESSIONAL. Most of the projects we’ve listed are things that most people can do with a little bit of time, research, and effort. That being said, the majority of your plumbing system is under the house or in the walls, and as a result, is invisible to you. While the fixes we’ve talked about here are fairly simple, there’s a reason calling a plumber can be mildly expensive: they know what they’re doing. Scheduling an inspection of your plumbing system can’t hurt, and if you’re uncomfortable about a diagnosis, then shop around. You may ever want to check out all those consumer services websites to make sure you’re not being taken for a ride.
