Turn Your Home Library into a Book Lover’s Dream If you love to read, chances are you have an abundance of books in your life. Whether you have the space to display your entire collection or only have room for a single bookcase, there are lots of ways to turn your home library into a book lover’s dream.
Start with space. If you have an entire room you can devote to your books, or must share space with a home office or guest room, try to choose an area in your home that is quiet and relaxing. If space is limited, think outside the box by removing a door from an unused closet and lining it with bookshelves. Tuck a chair and reading lamp behind a decorative screen and, just like that, you’ve got a cozy reading nook.
Show your style with shelving. First, you need to figure out how many books you have and how many you can comfortably display. A Homeowner’s Guide to Mortgage Refinancing You have heard the word “refinance” but never quite learned the ins and outs of what it meant. We are here to help. A mortgage refinance means that you are replacing your existing home loan with a new one.
To get you started, we have put together a homeowner’s guide to mortgage refinancing. To begin, you need to determine “why” refinancing your mortgage is the right decision. This reason will guide the process. For instance, you may want a lower interest rate, which could translate into lower monthly payments. In this example, you have the option of adjusting your loan term from a 30-year term to a 15-year term. Another option is to move from an adjustable-rate mortgage to a fixed rate, or the other way around. One last option is a cash out refinance. Before jumping into a final decision, it is vital to crunch some numbers first. For starters, loans are interest heavy at the beginning of their life. As payments go on over the years, more of your monthly payment is applied toward the principal balance (hello, equity), and less toward the interest (money in the bank’s pocket). If you’ve been paying on your loan for a while, it may not be wise to begin a new loan with interest-heavy payments. Based on the amount of time left in your current loan, calculate whether or not a new loan will save you money. In order to stay armed with the proper information, you will need to know the answers to the following questions:

Rate-and-term refinancing covers the option of lowering your interest rate and/or adjusting your loan term. Just like anything else, you will need to shop around for the best refinance rates. Mortgage lenders are required to issue a document within three days of obtaining your basic information, which includes things like the loan term, estimated payments, and other fees. You
could start with your current bank. We also love the direction of personal recommendations from friends and family who have had good, personable experiences with their lenders. There are several websites out there with mortgage refinance calculators. This scenario leaves you with a new loan, new interest rate, new term, and possibly a new lender. Why do people choose cash out refinancing? Perhaps to pay off higher interest debts, make home improvements, or buy into new property. When taking on a cash out refinance, you may be putting your other debts on your home. This means you’ll lose the precious roof over your head if you can’t make the payments. Also, with this type of refinance, you are essentially resetting the clock on your mortgage term, and losing the equity you spent years building. When determining whether or not refinancing is the right option for you, consider the costs carefully. Go through all of the potential numbers, shop around for the best rates, and choose wisely. Tips for Navigating Today’s Fast-Paced Real Estate Market The process of buying and selling a home can be stressful even in ‘normal’ market conditions, so when you factor in the fastpaced conditions we’ve seen in the real estate market recently, you can imagine the additional layers of pressure put on both buyers and sellers. Here are a few tips to help navigate the challenges of the current real estate market:
Be ready to move quickly As a buyer in this market, you have to be able to move as quickly as you can when a home comes on the market. Hiring a Realtor® who takes the time to understand the type of home you are looking for and who understands your unique needs and wants can save you massive amounts of time by filtering through the clutter. Lean on their knowledge of the market, homes, and access to information such as the property history and tax records that you might not have the time or resources to look up quickly. As seller, make sure all your ducks are in a row so when the sign goes in the yard, you are ready, willing and able to move quickly. Decluttering and moving unnecessary items into storage can help get the process move along. As a side benefit, it can also help with the staging of your home so you can get top dollar. Additionally, plan ahead in case of a quick sale. Even if it means moving in with a family member for a short period of time, have a plan in place. If your home is priced appropriately, it will likely sell quickly and you will need to be ready.
Brace yourself for inspections: One of the most challenging parts of the real estate transaction in today’s climate is the inspection and resolution process. Many buyers are competing in multiple offer situations and due to the competitive market, paying at or above list price for a home. Thus, they expect to have more negotiating power on repair-related requests and expenses. I have seen first-hand the buyer mindset of: “I couldn’t negotiate on the price up front, so I’m not that willing to negotiate on repair requests.” On the flip side, a sellers’ mindset is often: “I had multiple buyers on my home within days of putting it on the market, so I don’t need to do the repair requests or a price concession. I can simply put it back on the market and get another quick offer for at or above my list price.” This line of thinking from either party can sink a transaction fast. Statistics indicate that homes that come back on the market after inspections often sell at a lower price and/or take longer to sell. Sellers should note that all the findings on an inspection report will and should be shared with all future buyers. The old adage, “one in the hand is worth two in the bush” rings true in the inspection and resolution process. In most cases, the sellers will be expected to do some repairs, especially when safety issues come into play, but that doesn’t give the buyer free reign to be unreasonable. This is another prime example of how hiring a Realtor® who can navigate and counsel you through the inspection process can save you both time and money. In many local areas, the real estate market is moving at warp speed. Being prepared and educated about all of the potential challenges of a transaction is critical to ensuring you will have a great experience and a smooth road to closing. icture your bedroom. Now pick a few words to describe it. If those words don’t contain “calming, soothing, tranquil or technology-free”... it’s time to rethink your design.
I find it odd that the space we use most — about one-third of each 24-hour period is spent in a bedroom — is often the last spot in the home to receive “design love.” My goal is to inspire you to go home, look at your bedroom and make it your next DIY adventure. For this project, I worked with the Reeds — a Ronald McDonald House family whose 2-year-old daughter underwent two open-heart surgeries. With parents who are busy with their daughter’s needs, there’s little time to focus on their own. I figured they’d be great candidates for this new tranquil space.

Your bedroom should call out to you and say, “Come take a load off, rest your eyeballs and dream of tomorrow’s adventures.” It all makes great sense but how many of us actually do this in practice?
Yes, that’s right … no phones, no iPads, no televisions. Instead, watch TV in the properly zoned spaces like the living room and designate your bedroom as a sleep zone. Create a phone/tablet charging station in your kitchen or home office. Leave the ringer loud enough so that you will hear it in case of an emergency call in the middle of the night. When you get up in the night to go to the loo, don’t look at it. Stay in the sleep zone. I promise you will feel better for doing it!
YOUR BEDROOM SHOULD BE A CALMING, QUIET AND DARK SPACE
I wanted this bedroom to convey a sense of color and life, but still make it dark. I used the headboard (by Lee Skoglund) and the flooring (by Karndean Flooring) to emphasize the dark colors. The tall and muted headboard gives the room height and grounds the bed. On HGTV’s “Design Star,” I was known for painting anything and everything … even beautiful wood. I know. Horrible! I like to think this bedroom makeover was my love letter to wood, making up for the damage I had done in the past. I have learned to appreciate the texture and warmth that comes from wood.

Innovative Ideas for Maximizing a Small Kitchen
If you’re like most people, then your kitchen tends to be the first room in the house to run out of storage. Try these quick and fun ideas to maximize your kitchen space with minimum effort! Ditch the “Junk Drawer”
Let’s be honest, we all have that one unorganized drawer stuffed with kitchen tools and cookware. That changes now. Take all items out and section the drawer in three diagonal lines, each about 4-6 inches wide. Place the items diagonally into the drawer. Now that all the utensils and cookware can fit by being slanted versus straight across, you’ve freed up about 30% more room in each drawer.
Cabinet Organization 101
To maximize cabinets, use stackable shelves to increase the number of plates and bowls that you can stack safely. Under-shelf baskets are another safe and smart way to stack plates or bowls. They come in adjustable heights, which makes them great to have around children. Wall hooks are also great to hang things like aprons or kitchen towels. These hooks also allow your kitchen towels to dry quicker after wiping off a stack of wet dishes. Remember to utilize the space above your cabinets for things like decorations, blenders, and bottles. By making use of crates or wire baskets for storage, you can even add some color and personality to your kitchen. Placing baskets on top of the cabinets not only maximizes space, but also makes your kitchen look taller! A file holder stuck on the inside of a cabinet door is a great place to store saran wrap, foil or parchment paper. This storage solution brings those frequently used items within arms reach and opens up room in other places. Another fun idea to maximize space is to install small shelves near the sink or kitchen window. This is the perfect place to display seasoning shakers, teacups and saucers, or even that family heirloom recipe book!
Make Room for Pots & Pans
If you need more space for pots and pans, simply measure an empty wall in your kitchen and go to your local hardware store for a pegboard and hooks. Nail the pegboard to the wall on which to hang your pots and pans. You can even hang large pots and pans from a ceiling mounted pot rack. At a low cost, this simple project frees up an entire area in which to store other items.
Maintain a Practical Pantry
Now we arrive at the pantry, which tends to be the most wasted space in the average homeowner’s kitchen. When used correctly, this is the perfect place to store extra items like a cake stand or small appliances such as a food processor or a rice cooker, along with your other food items. Utilize the multiple pantry shelves by stacking bowls inside one another. Not only does this save space, but it also provides an easy way to group those items that typically get lost or tumble over in a cabinet. For decorative pantry storage, we recommend investing in tall, clear storage containers for items such as dry pasta, or baking goods like sugar, salt and flour.

Trusty Maintenance Tips for Your Outdoor Grill We all know that warmer weather means spending more quality time outdoors, relaxing in the pool, working in the garden, or cooking out. At the end of the day, the last thing your barbecue guests need is a grimy steak and an ash-kabob, so follow these simple steps to turn your rusty grill into a trusty grill.
AN OUNCE OF PREVENTION Think about how often you clean your kitchen. Not only do you wipe it down thoroughly after every meal, but you also do your best to keep it clean and presentable at all times, right? The same principle must apply to your outdoor grill if it’s going to stay ribready all year round. Every time you finish grilling, be sure to scrub the grate with a wire brush before the grill cools. Grills clean more easily when they are still hot. Once you’ve scrubbed off any soot or food residue, wipe down the grilling surface with a high smoking temperature oil such as peanut or vegetable oil. This will preserve the grate for your next meal. We recommend using tongs to rub down the grate with an oil-soaked paper towel. Like a cast iron skillet, a grill grate should stay seasoned with oil to prevent corrosion.
IT’S A DIRTY JOB, BUT SOMEONE’S GOT TO DO IT Rustic simplicity is one of the charms of grilling with charcoal, but it’s not for those who don’t like to get their hands dirty. Ash piles up quickly inside charcoal grills and must be scooped out. This ash can clog your grill vents, which can block airflow and get your food dirty, making it difficult to maintain a fire. Ash should be cleaned out before every grill use, but do not discard ashes while they are still warm. Keep a scoop and a dedicated trash bin near your grill, and always scoop out ash as the first step of any cookout. Remember, fire adds depth of flavor to food. Ash just gets it dirty.
Grease can accelerate corrosion and start fires. If you have a gas grill, check the catch-pan liner before each use. Clean or replace the liner if it’s messy. Grease catchers are easier to clean if they are not full, so don’t let them get out of control or you’ll have an unctuous mess on your hands. That’s not a lesson you want to learn the hard way. In charcoal grills, grease accumulates on the bottom and sides of the grill walls. Using a spray bottle filled with white vinegar, clean the inside of your grill. Spray the grill walls and let the vinegar soak for an hour to loosen baked-on particles, and then scrub with an abrasive pad. Vinegar has excellent cleansing properties and is always safe to use around food, so cleaning your grill in this way twice a year is sufficient.
ON CLOSER INSPECTION Now that you know how to keep your grill clean, it’s time to keep it safe. You may want your cookout to be the talk of the town, but you don’t want it to end up on the evening news. Check the legs and joints of your grill for rust as well as loose or missing fasteners. An unstable grill could create an accidental opportunity to walk across hot coals. If your grill has wheels, lubricate them regularly. If you’re cooking with gas, check for leaks by opening the valves and spraying them with soapy water. If bubbles form anywhere, it may be time to replace those parts. And as always, remember to open the lid of your gas grill before lighting it. Your eyebrows will thank you! Source: Southern Living
Grilled Peaches & Chicken with Kickin’ Peach Dressing Adapted from bonappetit.com
Are you ready to serve up a summer dish sure to please? Fire up the grill for these delicious grilled chicken breasts, served with sweet grilled peaches and a chipotle dressing with just the right amount of kick.
Ingredients
Method
3 large peaches, with fuzz rinsed away, cut into wedges
Prepare grill at a medium-high heat.
4 boneless chicken breasts ⅓ cup peach preserves ⅓ cup peach nectar 4 tsp red wine vinegar 2 tsp adobo sauce (spooned from canned chipotle chiles) Extra virgin olive oil: 2 tsp for dressing, 1 tbsp for brushing Fresh cilantro: 1 tsp chopped, plus whole sprigs for garnish Salt Pepper
In a medium bowl, combine peach preserves, peach nectar, red wine vinegar, adobo sauce, chopped cilantro, and 2 tsp olive oil. Add salt and pepper to taste. Set aside ¼ cup of peach dressing. This will be used for brushing. Brush the peach wedges with olive oil and dressing. Repeat this process with the chicken. Sprinkle both with salt and pepper. Grill chicken until cooked all the way through, about 7 minutes per side. Grill peaches, about 2 minutes per side, until slightly charred. Plate the cooked chicken surrounded by peach wedges and drizzled with dressing. Garnish with cilantro sprigs.
