ONE51MAIN The first of its kind for downtown, the 26,175 three story mixed-use building is home to retail shops at the street level, commercial offices of the developer on the second floor, and residential loft spaces on the third floor. The building includes a retail promenade around the north and west sides of the building, private parking for the loft spaces, and a 1,400 sq ft open deck space about the private garages. In order to create a pedestrian friendly walkway, the site was designed with wide sidewalks and natural landscaping. The building was designed to set the tone for further development of the park. The look combines traditional materials and design with contrasting contemporary styles to create a transition from the architecture along the main downtown corridor to the new development towards the west. The tower on the northeast corner, with its floor to ceiling windows, creates an inviting entrance to the park while the forty five degree angle of the northwest corner, with brick facade and shopping promenade, creates an inviting access to downtown from the west. A living wall is used to disguise the private parking garages while a deck above will take advantage of the outdoor space.

ESCAMBIA COUNTY CENTRAL OFFICE COMPLEX The project consists of a new 79,000 square foot, 2 story, high-performance office building. The building was designed to consolidate many of the Owner’s tenant agencies, previously located in different buildings throughout the area, into one complex. The project is a LEED (Leadership in Energy and Environmental Design) Gold Certified building and includes many innovative design features for which it received a $1.4 million grant from the State. The project was built to have open and flexible space to accommodate the Owner’s future growth and changes with technology. The building contains office space for multiple departments with joint use workspace, meeting and conference rooms, a large training room, and a public lobby. Combining spaces created an opportunity for the departments to work together in a more efficient manner, and has since proven to have been an incredibly positive experience, both for the employees as well as the many public visitors.

BIM Building Information Modeling (BIM) is an intelligent 3D model-based process that equips architecture, engineering, and construction professionals with the insight and tools to more efficiently plan, design, construct, and manage buildings and infrastructure.
BIM software enables architects and designers to create and communicate design intent and understand performance, appearance, and cost early in the building design process. The software provides architects the tools to easily capture and analyze design concepts, and more accurately maintain coordinated and reliable design data through documentation and construction.
Bay Design currently utilizes Revit to complete projects using BIM. We also use AutoCAD, DataCAD and SketchUp.
BIM and other modeling tools provides allows us to share our vision with the client at all stages of the project
Recent BIM projects: Levin | Bear | Studer Downtown Pensacola YMCA (Concept—Design Development) PNJ Mixed Use Building Garden Gateway Office Building Cape Horn Building
We use the collaboration tools within Revit to run coordination reviews and interference checks to ensure the building and systems do not conflict.
In addition to general coordination reviews, we have the ability to integrate Navisworks into the project. Navisworks® project review software products enable architecture, engineering, and construction professionals to holistically review integrated models and data with stakeholders to gain better control over project outcomes. Bay Design and our consultants have used Navisworks in the past for: As a viewer for 3D Model so clients can walkthrough without seeing all of the Revit hosted information Material changes in the model Extension clash detection Extensive install and maintenance clearance detection Construction timeline based clash detection Construction sequencing modeling Our BIM consultant’s experience using Navisworks ranges from multiple large scale projects (100,000 SF +/-) to numerous smaller projects.
