Funkhouser Real Estate Group was founded
in 1975 by Joe Funkhouser on the principles of honesty, integrity, and professionalism. Since the beginning, Joe embarked on a journey to address the growing demand for comprehensive real estate services throughout the Shenandoah Valley. Our company has flourished over the past 49 years, expanding to nearly 80 associates with four offices in Virginia (Harrisonburg, Elkton, Luray, Woodstock) and recently expanding to Franklin, West Virginia.

While 2023 brought about many challenges in the real estate market, our firm stayed focused on providing expert guidance to our clients and enhanced tools, support and education to our associates. We take immense pride in the work of our associates and their commitment to our clients. Throughout the year, we prioritized educational opportunities to keep our associates informed on the latest market trends and industry information to better serve our clients.
FREGCon23 - Our eleventh annual education conference featured presentations from Jay
Langston, Ph.D., Executive Director of Shenandoah Valley Partnership, who shared valuable insights into the economic and business development of the Shenandoah Valley. We were honored to also have Mark Given, founder of The Trust Based Philosophy, as our keynote speaker. The conclusion of our conference was marked by a spectacular dinner dedicated to recognizing and celebrating the outstanding achievements of our associates throughout the year.
New Woodstock Office - Nearly two years of planning created the opportunity to relocate our
Woodstock office to a new building, providing our associates with state of the art facilities to meet the needs of today’s real estate professional. The multi-use conference space allows associates to welcome clients to discuss their real estate goals and host meetings for community organizations.
Community - Our community events encompassed a variety of activities and sponsorships, including parades, trunk or treats, United Way’s Day of Caring, Home Instead’s Be a Santa to a Senior, and numerous other initiatives supporting organizations throughout the Valley.
While our core values remain anchored in honesty, integrity, and professionalism, we also emphasize the importance of family and fun. Throughout the year, we organized various events for our associates to come together, fostering camaraderie, networking opportunities, and moments of relaxation. Festivities like Oktoberfest and holiday gatherings with associates and their families added a touch of joy and unity to our shared experiences. As we reflect on the accomplishments and growth of 2023, we look forward to building on these foundations in the years to come, continuing to thrive as a community-driven and excellence-focused real estate group.

Home Sales Home sales slipped on average 19.3% across the local market area this past year. In comparison, the National Association of REALTORS reported existing home sales nationwide were down 6.2% year over year. The Virginia REALTORS reported home sales were down 20% statewide. While some may conclude there is less buyer demand due to higher interest rates, our firm believes the drop in home sales is primarily a symptom of low housing inventory as 14% fewer listings came on the market from the previous year.

Home Prices EXECUTIVE SUMMARY
Median home prices have increased at historic rates over the past five years. A typical market may experience annual rate increases between 3% to 4%. Most of the local market area saw double digit increases every year since 2020. In comparison, home prices increased nationally by 4.4% and 4.0% statewide.

Mortgage Rates The 30 year primary mortgage rate had a steady climb throughout the year and peaked at 7.79% in October. Due to less inflation pressure and positive signs of stability from the Federal Reserve, rates quickly fell through November and December to end the year at 6.61%. Increasing interest rates, a low supply of housing, and increasing home prices weighed heavily on buyers throughout the year. 7.79%

Mortgage Application Index The Mortgage Bankers Association has tracked weekly primary purchase mortgage applications nationwide since 1990 and set the index at 100 at that time. The index shows 2023 had the lowest volume of applications over the past five years. In fact, November 1, 2023, recorded an index of 125 the lowest since January 1, 1995, when the index was 122 and just prior to a boom in applications that lastest over a decade.
