Boutique Hotel Concept & Typology : It is proposed that the boutique hotel features rooms that are individually designed according to the themes of St. Kilda. By capturing the rich characteristics of the urban, social and historical fabric of St. Kilda, the boutique hotel becomes very significant on the site as a strong representation of this unique precinct in Melbourne.

Site Section 2

Five different room types with two types offering two variants each aim to assist in the curation of distinctively themed rooms. The room typology ranges from a standard 30sqm room to a 40sqm suite that either features a timber decked veranda or a private pool. Both deck and pool extensions aim at creating exclusive, intimate spaces within each unit, as well as exploiting the views along the bayside location of the St. Kilda beach front (rooms facing Jacka Boulevard).

The themes identified are: 1. Old & New 2. Colour 3. Architectural 4. Ornaments 5. Bizzare / uncanny 6. Carnival 7. Bayside

Site Analysis & Rensponse

Preliminary Investigations

Adhering to typology of a convex polyhedron that generates planar surfaces.

Proposal 1 Proposal 1 consisted of investigations focused primarily at establishing a streetscape defining the retail environment housed in the first few levels of the building. There was also a strong interest in creating a visual connection between the neighbouring heritage buildings (namely the Malthouse & Queensberry Hotel). This was achieved through the way different programmes in the building could be expressed, in turn influencing it’s formal qualities.

Investigations carried out to establish a relationship with surrounding buildings such as the existing Maltstore Building and Queensberry Hotel. Potential connections evaluated through creating a visual extension of the existing buildings’ roofline on the facade of the proposed building.

2. Building is formally more permeable and open to its the surroundings with gardens and outdoor semi-sheltered retail on the second and third levels.

Rotated Mass 1. Attempts to address views towards building and towards the surroundings. 2. Tilted to address the profile of the slope along Swanston St. and the CUB site. 3. Facade is angled create visual engagements along surrounding streets. 4. Gesture of an insertion into the CUB site, with inward tilt resulting in an exaggerated opening towards Swanston St./Queensberry St. Junction.

1. Opens facade towards north Carlton (by increasing surface area). 2. Generates desirable views towards Argyle Square & Italian Plaza (Lygon). 3. Addresses corner of Swanston St. & Queensberry St.. Proposal 2 consisted of a continuation of the findings and decisions made from Proposal 1, with focus on programme. An attempt was made to influence the upper floors with the formal attributes of the lower retail floors.

Proposal 3 was a series of massings formulated to test how the building’s form could react to the surrounding context. The programme within the building was kept as a constant and the exercise addressed issues such as neighbouring buildings, rooflines, topography and views. This led to an array of forms ranging from monolithic to fragmented.

Larger retail spaces are provided on level one as compared to ground level. The larger spaces suggest ‘destination retail’ which such as a fitness centre, spa or even a small public library.

Entertainment venue on level 2 allows for 4 bars/ lounges/clubs, with one outlet occupying a third of the floor to accomodate for a dance floor. All outlets (except for the middle outlet) allow for glazing looking out of the building with the timber screen offset as the main facade. Outlet has unobstructed glazing (no timber panels) providing views onto the thoroughfare below.

An axis of retail cuts across the ground floor plan to establish a connection between Swanston St. and the thoroughfare between Building 3 and Building 2.

Lower ground floor planning is influenced by the ground floor. A void in the centre creates a connection between the retail experience on all 3 floors.

The idea of laneways defining the ground floor experience is used in the process as the axis sits in between the thoroughfare next to Queensberry Hotel and the CUB site entrance opening to Swanston St.

Circulation is aimed at facilitating connections between adjacent Building 2 and lower ground Malthouse developments, as well as to draw in people from the public plaza in front of Building 5.

A void in the centre creates a connection between the retail experience on all 3 floors. Laneways and shop locations are influenced by the following points: street junction building 2 hotel

Open floor plan for offices provide for flexibility in configuration of space and layout of furniture. Toilets form part of the core to keep the floor plan open.

3 Materiality & Skin The application of materials sought to preserve the assemblage of polyhedrons as a system of fragments. Timber and concrete were the fundamental materials used to maintain the monolithic composition of the building, as well as to give a rustic response to the two heritage buildings that it sits in between.

Cracks are more subtle on the western facade showing a more stable condition and also recognizing the proximity to the neighbouring building.

Polyhedron mass (5) follows sloping profile along Swanston St. and folds inwards into the building envelope. The former gesture is a response to the site topography, whilst the latter keeps the mass as a convex polyhedron when it meets the ground plane.

‘Folding the fold’ in the early stages of my concept modeling presented me with a new typology of forms and their applications. Through processes such as ‘exploding’, ‘re-assembling’, twisting and scaling, I derived at a form which I reproduced in series to form the skin of the building. The façade of angles and folds creates a certain texture of ‘coolness’, with glazing providing degrees of transparency, allowing people to view both in and out of the building. It wraps together the different spaces inside into a single volume. In the day, the glazing reflects sunlight and the surrounding buildings, leaving an interior only to be guessed at. At night, the volume comes alive with images, colors and lights expressing the life inside.

Different timber elements of screens and panels capture views looking out like snapshots of the undulating landscape. When the timber screens fold open, the landscape flows right into the house, while the fixed timber panels wrapped around the house continue to reflect the rhythm of trees in the forest.

Polyhedron mass (6) offset and rotated to address Swanston St. and Queensberry St. junctions. Glazing facade used to generate views up Swanston St. and allow sunlight in from the North.

Subtraction (5) creates a cavern-like effect along laneway between Building 3 and Queensberry Hotel.

Corner mass (6) offset and rotated to generate views up Swanston St. and allow sunlight in from the North.

Polyhedron mass (6) is rotated in orientation to give address to sloping Swanston St. towards junction at Queensberry St. This creates new faces and edges that frame views up and down Swanston St.

Polyhedron mass (5) follows sloping profile along Swanston St. and folds inwards into the building envelope. The former gesture is a response to the site topography, whilst the latter keeps the mass as a convex polyhedron when it meets the ground plane.

East Elevation

Cracks are more subtle on the western facade showing a more stable condition and also recognizing the proximity to the neighbouring building.
