DENVER REAL ESTATE MARKET UPDATE Buyers purchased $782.3 million in single-family residential real estate for the month of July and $5.4 billion in the first 7 months of 2010. The current monthly Denver MLS sales were down 24.5% versus Kentwood Real Estate down 10.9%, but compared to year-to-date statistics, the Denver MLS sales were up 8.4% while Kentwood Real Estate was up 33.2%. Buyers spent almost $435 million more on single-family real estate this year compared to last year. Kentwood Real Estate continues to outperform the Denver MLS for closed transactions and sales volume. The average sales price pushed higher to nearly $300,000, which was the second highest month in 2010 and topped all of 2009. Unfortunately, the month’s supply of homes and active listing inventory will likely increase based upon the growingnumber of “Shadow Inventory,” which is attributed to the growing number of short sales and foreclosures. The Standard & Poor’s latest Case-Shiller Home Price Index ranked the metro Denver area No. 8 among the 20 metropolitan areas tracked by the company, which means we are still among the most positive areas for real estate. The following Denver-area statistics are from July 2010 versus 2009 on a “Year over Year” and “Year to Date” (YTD) basis: • • • • • • •
