Denver Real Estate Market Update Through February 2012, Buyers purchased $1.23 Billion in single-family residential and condominium real estate comprised of 4,965 transactions compared to $1.08 Billion in sales and 4,385 transactions in 2011. The Denver MLS closed sales volume was up 13.6% and up 13.2% in transactions. Buyers spent nearly $146.68M more on single-family residential and condominium real estate comprised of 580 transactions compared to the previous year. Come Out, Come Out Where Ever You Are? Denver continues to be recognized as a standout real estate market, as reported by the most recent S&P Case-Shiller Housing Index. One of the main reasons for the lack of housing inventory has been blamed on negative equity. This is where the mortgage could be higher than the present value of the home. As the Denver housing market continues to strengthen and home prices rise, this should result in additional home equity. The active listing inventory for single-family homes and condominiums continues to remain at historic lows. In 2012, there is currently 4.06 months supply of inventory compared to 7.92 months in 2011, which equates to a drop of 48.7%. Months supply of inventory “MSI” is an estimation of how long it will take for all the market’s properties to be sold, or absorbed, based on how many properties are currently on the market and the rate homes have sold in the past “absorption rate.” Kentwood Real Estate focuses on its Buyers and Sellers relationships, servicing ALL price ranges throughout the Denver metropolitan real estate market.
