The Archie pre-sales office would be located in the Project Room at Kentwood City Properties eliminating the need for the build-out of a sales office.
Display renderings of exteriors and interiors, floor plans and any virtual tour on the TV and in office windows to maximize exposure to Union Station walking traffic.
Kentwood Broker Hard-Hat Tours begin prior to building completion – concurrent with accessibility of elevator or OSHA complaint safety stairs.
Kentwood City Properties shall provide the following:
• On site, part-time salesperson once the building and model unit are complete.
• Weekly reports to developer of sales activity, prospects an current sales status
• Compile, manage, & nurture priority registration list with prompt attention to inquiries including follow up
• Maintain contact with buyers including the management and tracking of contract dates/deadlines with both the buyer and developer
• List of preferred lenders (see Strategic Partners for specific recommendations)
• Sales Model Office Hours: Saturday and Sunday 11:00 AM – 4:00 PM MST, or by appointment. Hours can be adjusted, as needed
• Provide Marketing Pieces: Example - Community Guides: includes a list with shops, restaurants, etc in the area
• CRM Marketing: Weekly e-flyer blasts with unique and specific messages regarding project status, upcoming events, promotions, etc.
Kentwood City Properties shall provide the following:
COLLABORATIVE CONTRIBUTION
Dedicated social posts on social media platforms (ie. Facebook, Twitter, Instagram) for the Archie project on the teams’ social media accounts and individual broker accounts.

storybuilt will provide photos/ renderings of the building and interior for marketing purposes.
Professional photography and drone photos and videos of the surrounding area and neighborhood (view photos of Benedict Park from the 5th floor, if applicable).
Professional photography of the units, when completed, and if needed along with the community amenities.
Creative marketing concept open for further discussion.

• Homeowner handbook and closing guide.
• New home orientation with each buyer – to include Punch Walk and Verification of Condition Walk prior to Closing

Pre-sale pricing to be established, then prices raised by specified amount, upon MEC for every 10% of building units.

Kentwood City Properties shall be paid a 3.0% commission
Kentwood City Properties agrees to pay cooperating Broker a 2.8% commission, for a total commission of 5.8%.
NOTE: If Kentwood City Properties procures the Buyer with no cooperating broker, then the total commission shall be reduced to 4.8%
