31 Blair Road Architect / ONG&ONG Pte Ltd.

Designer / Maria Arango, Diego Molina

Location / Singapore

Area / 306 m2

Many historic elements were left untouched in the 306 m² space, retaining the site’s historical essence and providing a quaint contrast to the unit’s modern interior. What distinguishes this conservation house from most others is the unorthodox first floor layout which places the kitchen and dining space right at the entrance. This was done in light of the fact that most parties centre around the food, and this arrangement allows guests to casually mingle with their hosts as they cook.

2011

Bamboo is a recurrent theme throughout the house, from the forecourt garden to the sand-blasted motifs within. 31 Blair Road is an innovative response to the constraints of conservation building, successfully marrying the old with the new to create a charming living space.

The intent of this design was to create a modern, art-gallery-style space to entertain hip, young guests and partygoers. The 11foot custom-designed aluminum front door opens to striped Italian floor tile, a three-story elevator tower surrounded with custom art, and a floating staircase trimmed with stainless steel. A 14-foot wide fireplace is the primary feature of the kitchen and living space, accompanied by Scavolini cabinets and metallic silver hardwood floors.

This three bedroom apartment high in a new glass tower needed a strong aesthetic reference and a reshuffling of space. Designers started by redirecting the arrival experience towards the main living area using a progression of decorative and architectural clues.

A massive painting greets you and the door that directs you towards an industrial cabinet in the entry foyer which in turn leads you to the city view out the floor-to-ceiling windows in the main living area. This wall of windows was balanced using a double paneled wall of millwork filled with storage and a hidden panel leading into a multifunctional room: a cozy media room with a built in day bed that functions as a bedroom for their college age son in the summer months. The color palette throughout is strong with a mixture of highly contrasting textures and finishes. Highly polished surfaces mix with heavily textures, carpets and fabrics. Whether the sun is shining or the light are down low – this apartment now has a strong personality.

This apartment was designed around the new CAMPION “Campaign Furniture” line. We transformed a writer’s Pied-a-Terre into a richly appointed bachelor’s entertaining apartment. Owing to the owner’s large book collection, we divided rooms with airy bookshelves in dark ebony and steel fittings, which are the most overwhelming attraction of the house. The varicolored book covers contrast with the neutral hue walls, carpet, furniture and lights, together with the colorful wines on the shelf to create a pleasure and relaxation. Fittings in the house are elegant. The empaistic wall is built with fireplace and ornaments. Dinner table’s size can be adjusted to diner’s number. Cactus and other drought-enduring plant is fit with these neutral furnishing. The overall theme is masculine, but the decor and spirit is decidedly relaxed and informal. Around this house, the writer could catch inspirations like catching any books at every corner.

New Westgate Garden Shanghai Architect / Lime 388 by Dariel and Arfeuillere

Designers / Thomas DARIEL & Benoit ARFEUILLERE

Location / Shanghai, China

Area / 150 m2

This project is a 150 square meters private apartment located on the 29th floor of a high-end residential building on South Xizang Road in Luwan District. In the heart of Shanghai bustling downtown, the place benefits from the proximity of the well-known entertainment and lifestyle center Xintiandi while staying a quiet nest. For this apartment, the designers of Lime 388 had to consider the personality and the needs, personal as well as professional, of their client, Fashion Designer. The space layout is therefore composed of basic functional rooms – bedrooms, kitchen, living room, changing room, which are yet all organized around a central working area, glass round shaped, that highlights the space and reminds the creativity of its inhabitant. Curves and soft lines convey elegance and poesy while large black and white stripes give a vivid POP feeling.

Butterflies that can also be found on the cushions of the living room sofa are the best symbol of the owner personality. Their romantic and feminine feeling have been the key inspiration for this utmost private space that is the main bedroom. Everything from the soft touch of the carpet, the vivid pink and the round bed and bathtub are a deliberate tribute to air, lightness and poesy. A game of curves and colors from the dresser to the washroom mirror contribute to the magic feeling of the space.

In the reception area a series of black and white pieces of furniture such as the over length leather sofa, the white lacquered ellipse table and its matching chairs are creating an atmosphere of luxury and romance. These pieces are echoing to the black and white stripped arc shaped background wall and a matching printed cow rug to bring class and elegance to the entire space.

The living room designed to be the heart of the apartment is built upon two communicating spaces. While the first part is a classy and romantic reception the other space displays a futuristic transparent study created so that the hostess could have her own working area without dedicating a separate and closed room to it. The study area allows the hostess to stay connected with the rest of the apartment while offering her a private nest to concentrate on her work. This room is one of the key innovations of the Designers for which they created a round and transparent space made of a special glass and a curved glossy working table following perfectly the shape of the cover.

Concise and cozy, the goal was simply to make the guests feel easy and comfortable. Overall the designers from Lime 388 have played between the elegance of black and white elements and a romantic usage of pink to match the client personality. Everything from the materials they used to the tailored furniture perfectly oozes style and charm.

The client requested:"To be able to see green from every room". In order to meet this demand, the long applied concept of "Interface" was again used here. Interface is comprised of a peripheral screen behind which would be a zone of green.

2011

International Residence Album

045

Two kinds of screen of such Interface have been applied in this project. One is the circular, frosted glass screen enveloping and protecting the second story on the NorthEast. This translucent mask affords abundance of soft, natural light to penetrate while securing complete privacy within the house.

The other is the vertically louvered, smoked bamboo screen. While affording some level of privacy, this screen retains the silhouette of the houses next door and allows the residents to be aware of the neighbors. Thus, it respects the surrounding landscape and allows the world outside to be “sensed” but not clearly “seen.”

Capps Residence Architect / Poteet Architects

Designers / Jim Poteet, Brett Freeman, Isadora Sintes

Location / San Antonio, Texas

Area / 305.4 m2

Capps engaged Poteet Architects to tailor the house to his needs, without sacrificing the historic character its prominent site demanded. Work began first on the carriage house, which was to be the Owner’s home during the rehabilitation. The carriage house now contains a living space with a small –and very orange—kitchen on the lower level and bedroom and bath above. A small, highly stylish salon was installed in the brick pool house. The exterior of the main house was approached as a full restoration, including a painstaking reconstruction of wrap around porch. At the rear of the house a 1970s era addition was removed and replaced with a new addition in the same footprint containing the kitchen on the first floor and a new master bath above.

The interior of the home was transformed to support the lifestyle of the new owners. Capps and Anthony are avid collectors of contemporary art and open their home for entertaining and large events on a regular basis. The interior design supports these passions by unifying the restored plaster walls in white and the floors in ebony. Museum quality lighting is installed throughout controlled by a “smart house” system which also operates the audio visual and security systems. In the new kitchen and master closet and bath, the designers had the full opportunity to express the personality of the owners. The kitchen is sheathed in honed carrara marble, including open shelves which span the banks of windows. The storage on the kitchen is extended by a butler’s pantry which is tucked into the basement access of the old residence. Upstairs, the master closet and bath are merged into one flowing space dominated by the black closet island and the large glass-tiled steam shower in four colors of blue.Bold color surprises are interjected at intervals to keep the white palette fresh: the robin’s egg blue in the foyer; the “Rorschach” damask wall paper in the downstairs powder room; the magenta “L” cabinetry in the upstairs office; and the “black on black” wallpaper in the guest bath, as well as the blue shower reflect the owners’ love of color and visual sense of humor.

Adjustable window-blinds can be opened and closed according to outdoor sunlight to maintain more appropriate light indoor. The kitchen is differentiated with lower ceiling and a kitchen island. On the lower floor, the living room, dining room and kitchen have also been unified. In the mezzanine, the elimination of any division between rooms, bathrooms and the closet was the solution chosen to provide wideness to the area. The low headboard designed by the office, with the two hanging bedside tables on both sides accentuates the horizontality and helps providing much more amplitude. The composition of soft elements as the hanging board made of ebonized Sucupira in the bathroom that takes place of a normal cabinet, and the mirror set on the roof with faces to both sides, contributed to reach the target.

A new house needs functional intervention. The sensation of high class is achieved by special furniture selection, quality materials and good ideas. The entrance to the large living spaces first goes trough the dining-room and kitchen. Behind the art-table is situated the fireplace. An irony comes from the “burned arm-chair and the chandelier, as well as the red kitchen cupboards behind the luminous absorber. The floor is almost black walnut parquet. The walls are white. The act takes place on black and white background.

Behind the sofa there is a deer trophy, made of plastic material, illuminated by the 15 bulbs of the “spider-lamp”. On the second level there are bedrooms and bathrooms. 7-meter wardrobe plays the role of one of the walls in the master bedroom. A wall-paper tells a romantic story in French old letters. Bathrooms are white – with some coloured features in the child’s one.

The existing classic structure of a Viennese apartment has been revised, completely refurbished and adapted to modern requirements in spatial, functional and technical terms. A few classicistic-style elements, wall claddings and vintage furniture have been added, which strengthen and at the same time interpret the encountered inventory. The base frame thereby created is immersed in white, providing the historical basis for the further radical steps of design. The strong and lush colours, always used extensively and in contrast-rich combinations, stand as a symbol for the Olympic spirit. Inspired by the tricots worn by athletes, having an active and dynamic effect, they define a new elegance.

The interior is characterized by a few major elements. First, the 15m long cement-screed wall with simple line design leads one from the patio visually across the living to the end of the dinning space in an unobscured manner. This replaces the need for expensive wall cladding. The attic space is transformed into a home office with inexpensive raw plywood cladding. The attic window facing kitchen is given the same ply-wood treatment to give one the illusion of a floating “pod. At the other end, the patio is characterized by well-aged balau wood trellis which is the old flat ceiling support. Generally, white paint is used for the entire house as it is a lot easier to maintain or touch-up and can minimize future wastage. Besides, white provides a natural, harmonious contrast against the built-ins and furniture. Only environmentally-friendly organic wall plaster is used in the entire house.

Built- ins: The centre piece of the house is the honey-comb shelves which houses the TV console, display module, air-con fan coil unit, as well as books and display spaces. The grid layout of the shelf has managed to group these typically hard to match objects together in an integrated way. Eco-friendly laminates provided the solution for good choice of required colours. Up to 4 meter high wardrobes and shelves were created to provide vertical storage, compensating for the lack of floor spaces. Furniture and accessories: Recycled and adaptive-reused objects can be very unique and beautiful at the same time. Take for instant, old Indonesian teakwood log, cultivation trough and lumber are adaptively-reused as patio long bench, planter and dining table top respectively. The steel plant stand at the patio adds on to the industrial-mechanical feel of the house and it's modified from a pair of car brake drums. In the living room display module, abandoned classic cameras found new life as decorative accent pieces when placed in a proper ensemble.

Ceiling fans are installed in the main areas as they induce air flow and most importantly, consume very low energy to operate. Air-conditioning System is installed merely as a back-up when the occasional heat waves strike. Energy efficient LED light fittings are used throughout the house. It follows that lower budget does not equate to lower aesthetic and quality. In fact, lower budget actually means a lot more creativity required!

Carrillo Residence Architect / Ehrlich Architects

Photographer / Barry Schwartz

Location / California, USA

The Carrillo Residence occupies a long narrow site on the rim of Santa Monica Canyon with distant views of the Pacific Ocean. Designed for a young couple with two children, the house addresses the formal and informal needs of the family while taking advantage of the Southern California climate and views. The orientation of the house reinforces the geometry of the site. A series of stone masses define the ground floor program while a pristine floating white box houses the bedroom wings and slides over and past the stone to gesture towards the canyon and the views.

The glass living room volume sits at the far end of the site adjacent to the main bar of the house and divides the outdoor space into two distinct courts. The informal front court provides a protected sun-filled play yard for the children adjacent to the family zone. The formal rear court comprises an outdoor dining area, barbecue, and infinity-edge pool and expands toward the view beyond. The living room and dining room can be completely opened up to this court by a series of oversized pivot doors. The large expanses of glass of the living room visually connect the formal and informal domains and allow for the view to extend through to the canyon beyond. A custom wood ceiling and custom-stained concrete inside and out emphasizes this sense of visual continuity.

Built-in cabinets are used throughout the home to divide larger spaces into smaller areas. The angle of the roof above the bedroom terrace and the infinity edge of the pool is parallel to the geometry of the site and the canyon below. The cantilevering master bedroom creates a covered outdoor dining area and hovers out toward to the canyon views. The play area upstairs can later be converted into a third bedroom if needed. second floor plan

2011 International Residence Album - BL House

BL House Architect / Studio Guilherme Torres

Photographer / Beto Consorte

Location / Brazil

Area / 485 m2

Adapting the house structure to a narrow lot in a condominium in Londrina, Brazil was the greatest challenge of this building designed by Guilherme Torres. In order to take advantage of the natural characteristics of the land in relation to its neighbors, the house was partially lowered in the social area, where it recedes 5 m from the street. This receding provided the environs with abundance of natural light with the bonus of privacy in both the social and leisure areas.

The structures of the house hide their actual functions, making it look serene as well as impressive. Its elongated structure is parted by a wood box. Within the wood box one can find the stairwell and the main entrance on one side and the service area entrance on the other side. As the doors and the structure have been wainscoted, they become appropriately concealed in the composition. The garage has a gentle slope paved with stones, giving the structure an elegant look.

Wood, stone and masonry work are conspicuous in the whole house. The structures were designed and built in with concrete and metal structures, which made the house lighter. The living area was sealed with glass and aluminium, yet integrating it with the swimming pool. The brick pillars were coated with sisal rope, material which is abundantly found in Brazil. The project allocates the spaces in a linear form, and all the bedrooms have French windows overlooking the leisure area. The home-theatre above the garage holds a winter garden providing the couple with privacy.

Brentwood Architect / MLK Studio

Location / CaliforniaďźŒUSA

Area / 1116 m2

In addition to the interiors, Meg Joannides of MLK Studio was hired to design all 10 bathrooms as well as the main kitchen and guesthouse kitchen, in collaboration with Boffi. Much of the furniture was custom designed by MLK Studio and fabricated at the firm’s trusted local Los Angeles workshops. Briefed thoroughly by the client, MLK Studio worked with a neutral palette throughout the house, skillfully mixing textures to create the depth and layers that are apparent in the sophisticated design.

All materials that were specified by MLK Studio were thoughtfully selected to harmonize with the architect’s vision for the building. Walnut hardwood flooring throughout, as well as bluestone counter tops coordinate with the architect’s stacked bluestone walls. The kitchen’s palette of calacatta marble and high gloss cabinetry, as well as the master bathroom’s Turkish limestone walls and flooring underscore the client’s desire for a neutral palette. Living and dining areas are connected to make the entire region even more open. All functional areas are complete but not messy. At one side of the inning area is a small desk, and on the other side is a bookshelf filled with books. A wall of the master bedroom bathroom is glass window, effectively improving indoor lighting. Bath is straight to the window, while you are in bath spa you can enjoy the outdoor view. Children's room is simply furnished and dark carpet and white walls create a warm feeling.

68 Cairnhill Road Architect / ONG&ONG Pte Ltd.

Designers / Maria Arango, Diego Molina

Location / Singapore

The residential style is simple and elegant. Instead of stiff and old-fashioned cement flooring, the solid wood applied natural texture from the roof to the ground—the material which is recycled, cool and well-performed in sound insulation.

The unique and soft lights aren’t performing from luxurious or heavy color lighting, nor the classical Chinese lamps. The designer uses simple and modern cylinder-shaped lights and vertical scattering lights in cooperation with small star-like spots on the ceiling of hall to create a pleasant and quiet living place.

Atrium faces the revolving stairs, beside is a laid-back pool and a coffee table with two chairs on the wood-paved island. In the spare time, the owner can sit and drink with some friends while feeding some fishes in the pool or watching a few bamboos— everything is so poetic. Even a small bookshelf laid on the wall is as simple as a piece of wood. People in this house will unknowingly abandon the bustle and hustle outside environment, slip into Zen bit by bit.

Spiral staircase is the most feature of the house. View from afar, it shapes gently and gracefully like flowing water. Around the stairs is a large living room that places two independent old armchairs, beside the sofas and chairs is a heavy black square table, with the Chinese patterns on sides echoing wood texture on floor. Waking up through the staircase, you’ll find a bedroom. Outside the bedroom window, you can look down to the atrium and also the distant landscape.

Independent House Designers / Rafael Pier Romero, Cristina Vilarino Viqueira

Location / Spain

Built area / 180 m2

Little by little, we organize all the guidelines we had, and that house was transformed into another, new, simple and very easy to live. The metal structure is treated with sand blasting and subsequent anti-corrosion treatment. The floor is laminated with iroko wood around the exterior timber volume that houses the living and dining rooms. In the areas of concrete volume also seeks a grayish ground as gray and polished concrete tile in the kitchen.

The new house had to be between the wall and the vines in exactly the same site as the former, so the first thing was to shore up the trellis of the ground floor which apparently consists of two volumes. The lower zone against the wall end, containing is the service areas, a room for the boiler, two bathrooms, a kitchen and topped with the hearth. The volume of timber reorganizing the living room and bedroom is elevated over the other, creating a perimeter glass that lets in light all the way from east to west, generating a set of lights and shadows all day.

The interior woodwork designed by us, including the are sliding doors, hardware leading to a set of texture, color and space, as are open or closed, are made of plywood iroko. The same material we have designed the cabinets, no background to see the brick through them, also have castors to move them if necessary, and above all to appear high above the ground.

Photographer / Tuca Reines photographer

Location / Rio de Janeiro, Brazil

Area / 530 m2

Designers use open spaces, with Living, Gourmet Kitchen, Office and kitchen connected by sliding doors, that sometimes may be closed, sometimes will be open and embedded in walls, in order to leave them fully integrated. All the rooms have sea views through the large window of the building, which runs the entire length of the front facade. Getting all the environments are built and have a sea view, which is achieved thanks to the opening of the sill of the side faรงade of the building, such that the customer can even see the ocean lying on his bed.

2011 International Residence Album - Tsikare

Tsikare Architect / Nico van der Meulen Architects

You have to admit that this is new interpretation to luxury and freedom. It allows us to have a feeling of being in a black forest with black steel ladder around the living room, staggered in the air, integrated with the roof and become the main part of the building. A huge living room collects all the function areas, like the TV room, bar, reception room, with numerous metal framed furniture, the geometric table sets and linear pattern of the fabric filling visitors’ eye.

Besides to adjust humidity around house, the spring can provide refreshment pleasure. When your eyes closed, listening to the sound of water spout while appreciating the landscape, you will wonder at the beauty of this fairyland.

In order to offset the depression by black metal, designers use the rock wall along the bar, packed in steel wire and frame. Together with bronze wall, stained glass and other elements, it reveals hiding luxury and solemnity between different metals. Lighting is designed very unique through organic combination of a series of crystal ball droplights, independent but reflective. In addition to the brightness of the light, the glass shade make light refracted so that we can see the shadow on different light. Some fluorescent tubes on the top play decorative glamour.

Transforming this charming example of a 1926 Palm Beach house by architect Gustav Maas was a study in restraint and embellishment. We traversed the process of having the house land marked and won the 2008 Polly Earl Preservation Award for our efforts.

The interiors are filled with vibrant tropical hues and clean modern furniture forms. Each room flows seamlessly into the next and gives the overall feeling of a playful and joyous place to retire and escape.

While maintaining the historic exterior, we played with the interior layout. We embellished the gracious entry and opened up what was once a series of formal rooms. The new plan helped set the tone for a more relaxed and casual lifestyle. The hall is based on vermilion and white hues. The color contrast underscores the tropical vitality and warmth. A background wall mirror expands the house while creating embellishment in cooperation with glassed paintings. Lacquered table is centrally placed to show off its nobility and also neutralize the garish fibers.
