A luxury property is, of course, something people take very seriously. We work hard for our money, and a luxury property costs a lot of money, so we naturally want to get every aspect of it right. Interior design, if not done right, can decrease the value of an otherwise excellent property. Joseph A. Berkowitz, of Joseph A. Berkowitz Interiors Inc. in Penn Valley, is a highly experienced interior designer who is known for his excellent work. I recently had the pleasure of speaking with him about interior design and luxury real estate. CD: What should people know when it comes to interior design for their luxury home? How can it be done well? JB: The more information a consumer can supply to a designer, the faster and better the project will be executed. There is a psychological aspect to this industry that requires an astute understanding of people. Your designer needs to understand your style. He needs to get in your head and see through your eyes. Knowing what you hate can be as helpful as knowing what you like. Not everyone can describe the new or refreshed style he may be hoping for. Pictures of rooms, hotels, restaurants that caught your eye are good tools for your design team. I often look into my client’s closet (with their permission of course) to see what colors they wear. Defining your style goal is the best beginning.

What good interior design can do for a hallway.

CD: What makes interior design particularly important when it comes to luxury homes? JB: The wrong interior design can undermine even the finest architecture or exterior plan. The consumer will put a lot of money into the structure of his home. The interior design must complement that structure. It is an extension of the vision that will impact the value greatly. There is an expectation when someone enters your home. It is the last impression that matters in this case. People look at an exterior but they experience the interior. CD: What makes interior design valuable when it comes to marketing luxury homes? JB: Style is a very personal thing. We all have the right to live in the environment that pleases us. The reality is that not everybody will be pleased by all styles. The homebuilder will want to find a middle ground when it comes to design, that will please as much of the public as possible. This will leave out extreme colors, exotic styles and avant-garde detail. The same goes for a homeowner hoping to sell his home. Neutrals are always the most appealing, so save the extreme for your wardrobe if resale is your main goal. Everyone appreciates classic and understated, whether traditional or contemporary. CD: How can people go about hiring a quality interior designer? What should they look for in order to decide whether the interior designer is worth their investment? JB: Look for creativity, personality and good business sense. I’ll define these. Creativity is very important. Do not look for your home on a designer’s website; the works they feature are the result of someone else’s taste and desires. Within the realm of creativity look for the following: 1. Good use of color. There is a definite skill to mixing color. It is one of the most important expressions of your personal style. 2. Space planning. The way furniture is laid out in a setting creates the space. It must relate to itself and the architecture of your room. Scale and positioning are crucial. I myself have an architecture background that is always present in my interiors. 3. Variety. A designer should be able to work in many styles since people vary in their tastes. No two clients want the same thing, even if they are both contemporary, traditional, or transitional. You want to feel that your project was created for you! In regard to personality, the relationship between you and your designer is personal, and it needs to be. You will discuss personal details. You will need to develop an understanding of each other. With that in mind you must feel comfortable with him or her. A good design process includes hard work, laughter, honesty, and hopefully an occasional drink to celebrate your hard work and wonderful results as they happen. You must be able to speak very comfortably about what you like and dislike with your designer. They should leave their ego at home. Lastly, business sense: great design skills must be backed up by great business acumen. Money needs to be handled appropriately for each client. Funds cannot be comingled. Your designer should have some staff. There are tradespeople that need to be scheduled to do your project in a timely manner. There is merchandise that must be ordered and tracked. There is office work, and a human must answer the phone. Communication is vital. You must be kept in the loop and feel taken care of. A designer simply cannot manage all of that by himself.

Simply put, a well-staged home looks a lot better, and without good home staging, you may not be able to get your asking price. In this interview Mark Miklosovich, of BusyBee Homestore and Design Center in Philadelphia, tells us what we need to know when it comes to home staging for luxury homes. CD: What is the value of home staging for luxury real estate? MM: Staging is essential for properties of any value; in the case of luxury real estate, it is important to bring warmth and life Elegant home staging for a luxurious home. to what are often large square footage properties. A big, beautiful living room with elegant windows might be viewed as a lonely, empty room; after all, no one lives there. But through high quality staging—that is, tastefully chosen furniture and accessories, rugs and art—you have elements of color and pattern that serve to make the room feel like a home. In short, effective staging turns properties into homes, and “homes” are what sell. Another vital element is layout. We find that with some luxury properties, having a room staged shows potential buyers just how a room will function with a full set of furniture installed. This ranges from the arrangement of how dining room furniture works to how a living room set is functional for day-to-day use. People naturally have a hard time imagining how a room will work without staging, and for luxury homes, with all their space, it is much more difficult to imagine how a room’s layout will work. Probably the most important part of staging for luxury real estate is aesthetic value, which is the product of good planning. High quality staging arranges lovely furniture and rugs, art, curtains and accessories in pleasing settings. This creates the wow factor that makes people remember and want to live in the property. CD: What makes for effective home staging when it comes to luxury real estate? New Construction Since the Great Recession By Christopher DeGroot, Editor & Copywriter

The state of new construction in the region naturally reflects the state of credit and lending as we come out of the great recession. We see bankers being much more careful and responsible in their lending; they are not taking chances like they were before the great recession, and it is common to need a minimum credit score of at least 660 in order to get a loan. (Indeed, it could be argued that we are now a credit-driven nation; today even car insurance companies want to know our credit score.) Still, the luxury real estate market, according to Stephen Braslow, a Mortgage Broker at Atlantic Pacific Mortgage Corporation in Mt. Laurel, New Jersey, is not having credit trouble; loans are readily available for those in this demographic. It is more difficult for middle America, so Braslow recommends keeping your balances under 30 percent of your credit limit so as not to harm your credit score. Underwriting has become more like it was in the late 1990s, with lenders being more selective about those to whom they approve loans. In short, people who should be approved are being approved, as was not the case in the climate that led to the great recession. Meanwhile, there is a lack of real estate inventory for middle America. Though interest rates are low, Braslow thinks there is a sense in which it is a seller’s market, for, given this lack of inventory, buyers have rather limited options. This suggests a need for new construction. Robert Barnhardt Jr, Broker-Associate at RE/MAX Connection in Mantua, New Jersey, sees some builders building on contract, often with a deposit of $20,000 to $30,000; but all in all, the luxury real estate market is weak. Though there is some custom luxury real estate being built, there is little new mass scale luxury real estate. Investors are doing a lot of home rehabilitation for middle America; there is a big market for this right now. The Jersey Shore is seeing many teardowns and much remodeling. There is not much new construction, however, there being little new land on which to build. Town homes are on the rise throughout South Jersey. A significant reason is the low maintenance living they allow for. Many people are very busy these days and don’t want to have to spend time tending to their property in the way that previous generations did. What is more, many people are wary and hence conservative in their spending. Certainly, now is the time to buy if you have the money, though it is also true that in our current climate consumers, like the banks, must be responsible: don’t take on needless debt of any kind, and don’t go after a loan you can’t afford. Gary Vermaat, President and Broker of Record at Lenny, Vermaat & Leonard Inc. in Haddonfield, New Jersey, finds that most custom homes are being built fairly close to urban areas. For many people, living far away from a city is not desirable since, generally speaking, the farther you are from a city the weaker is the economy and the longer your commute time. In Haddonfield, New Jersey, where Vermaat does a lot of work, properties that cannot be rehabilitated are being rebuilt for luxury. If they can get good acreage people will build homes in the style and quality they want. There is not a big market in the million-plus range. Many buyers don’t want to update. Others do. And the meaning of update varies. For some people, for instance, a twenty year old home is considered updated. Though good credit is more critical to getting your dream home than it was before the great recession, greater Philadelphia certainly has plenty of outstanding new real estate. Built by Vaughn and Sautter Builders Inc., and located in beautiful Rose Valley, Pennsylvania, which is well-known as a fine arts and crafts community, Traymore, according to its website, is a “small enclave of understated yet elegant…homes, built on an exquisite parcel of land surrounded by a nature preserve.” The result of years of research and planning, Traymore has “attractive architecture, maintenance-free living, and abundant amenities…The heart of each Traymore home is a charming great room with built-in bookcases flanking a fireplace and adjoining a spacious island kitchen and sunny morning room. These informal living spaces open to private decks or terraces overlooking either open space or a nature sanctuary…Amenities include nine-foot first floor ceilings, three bedrooms, flexible floor plans with formal dining rooms, private studies, hardwood flooring, ample storage, and state-of-the-art appliances. Available first-floor master suites with upstairs guest rooms provide options for single-level living, while second-floor master suite plans offer a traditional layout.” Poet’s Walk, a community of new homes built by Judd Builders and Developers in Ivyland, Pennsylvania, ranges from the lower $600s to over $1 million. With homes named after major poets such as Emerson, Dickinson and Wordsworth, Poet’s Walk is situated across the greens from a private, 18-hole championship golf course, and many of the homes overlook the greens and fairways. The homes feature soaring ceilings, four to five bedrooms, three baths, custom gourmet kitchens, expansive living spaces and closets, and excellent appliances and amenities. Poet’s Walk is in the Council Rock School District, and is close to Abington Memorial, Doylestown, Aria, Holy Redeemer and St. Mary’s Hospitals. Flowers Field, by Deluca Homes, is a superb piece of luxury real estate in Yardley, Pennsylvania. Long in the works, each of these 48 town homes built in the style of Philadelphia’s historic Society Hill has a different façade and color palate. Deluca is excited about these original and unique aesthetics. In keeping with the times, Flowers Field was designed for a low maintenance lifestyle. The floor plans are imaginative and luxurious. There will be a model home on display in October; it is supposed to showcase a cigar room. Other homes may offer an option for an elevator. Garages will be located at the back of the homes. Ever prolific, Toll Brothers unsurprisingly has much new luxury real estate in our region. Two new carriage home models are now open for touring at Liseter, in Newtown Square, Pennsylvania. Liseter features low-maintenance carriage homes and single-family homes with classic Main Line architecture. They range in size from 2,700 square feet to over 3,600 square feet, and many offer first-floor master bedrooms. The 9,000 square-foot preserved barn has been restored and serves as the on-site community clubhouse. Additional amenities will include a swimming pool, fitness center, and The stately Weatherstone Manor at Liseter. tennis courts. Pricing starts in the low $600,000s. The Weatherstone Manor’s expansive living room. 410 at Society Hill in Philadelphia, Pennsylvania offers one, two, three and four bedroom luxury condominium residences in a full-service doorman building, and amenities such as a professionally landscaped courtyard with a reflecting pool, a residents’ lounge, and a rooftop terrace with beautiful river and city views. Residents enter through a private gated enclave in the heart of Philadelphia’s oldest and most historic neighborhood and can take advantage of on-site parking, 10-year tax abatement, and the convenience of being walking distance to many of Philadelphia’s best restaurants. Pricing starts from the mid-$600,000s. Three decorated model homes are available for touring at White Springs at Providence, just minutes from Providence Town Center and Route 422 in Collegeville, Pennsylvania. Eight carriage home floor plans are offered, most featuring first-floor master bedroom suites. Construction has begun on the community clubhouse, where residents can enjoy a swimming pool, fitness center, social rooms, a tennis

court, a bocce court, and a pavilion. Pricing starts in the upper $300,000s. Reserve at Makefield, in Newtown, Pennsylvania, is a new scenic community with 1/2 acre home sites adjacent to over 73 acres of preserved open space. It is surrounded by a picturesque landscape, and the community features six floor plans ranging from 2,735 square feet to 3,960 square feet. Pricing starts in the mid-$700,000s. The Mews at Laurel Creek, in Moorestown, New Jersey is the only new resort-style, active-adult community in Moorestown, New Jersey. Amenities include a state-of-the-art clubhouse, a swimming pool, bocce courts, and a putting green. Six luxury carriage home designs are offered from the upper $400,000s. Sherwood Forest Homes has plenty of new construction ranging from $200,000 to $300,000 throughout Millville, Vineland, Hamilton, Galloway, and Bridgeton in South Jersey. Among the best is Sherwood Forest III, an enclave of 58 single-family homes, that offers six stylish home designs from which to choose, from traditional two-story to executive ranch styles. The homes range from about 2,400 to 3,770 square feet on sizable home sites of 1/3 to 1/2 acre. There are bright and spacious interiors featuring nine-foot first floor ceilings, heart-of-the-home kitchens, fireplaces, elegant owner’s suites, and professional landscaping and underground sprinkler systems. Sherwood Forest III is located in Millville, which is well-known for its hometown USA appeal, having a good school system and ample leisure opportunities at area parks, lakes, and riverfront recreational centers. In closing, we can see how new construction reflects the more sensible approach to credit and lending that is now being practiced. There is not a lot of new luxury real estate in the region, because few people can afford it, and the weight now being assigned to credit scores is such that only people who can afford loans are getting them. Fortunately, the new luxury real estate that is being built is generally excellent, like the homes noted in this article. Fine new homes are also available for middle America, along with good interest rates, so it is a great time to buy for this demographic. Nevertheless, since middle America constitutes a massive number of people, they do not find an abundance of buying options. Whether any of these trends change it will be very interesting to see. Marketing A Luxury Property By Christopher DeGroot, Editor & Copywriter Like anything important you set out to do in life, it is in your best interest to be well-informed when it comes to marketing your luxury property, and there are a number of things to consider in order to make your luxury property as marketable as possible. To begin with, buyers can be choosy, understandably so; they are, after all, investing a lot of money. So, get every detail right in order to make for a positive overall experience. Like a job interview or date, quite a lot is decided in the first few moments, perhaps unconsciously. With such a big investment, there is no room for error. No repairs should be needed. The inspection must already be done. The inside impression must match the outside impression. (See this issue’s articles on how to get interior design and home staging right.) Once you have good professional photos, make sure your advertising has a detailed description that conveys the special value of the home. Like other marketing, this description should be done from a psychological perspective. It should serve to produce a positive impression on a potential buyer’s mind. Your Realtor may want to hire a professional writer; a good one can make a reader imagine himself living happily in the home. Luxury real estate is a long term investment that naturally goes along with other long term investments. So you should ask yourself, what is the neighborhood like? People want to know. Does it have a unique history? If so, mention it. Who are the neighbors? What sort of way of life would the buyer be buying into? Many people will be happy to hear that if they purchase a home, they will be living among distinguished persons and/or celebrities. The neighborhood school system is significant. Without a good one, a home will not maintain its value over time. Transportation, as it relates to work, also matters. Is the home near a major highway or highways? What is the traffic like in the area? Are there trains going to Philadelphia and its suburbs? To New York City and its suburbs? People don’t want to invest in a property that is not conveniently located to their job. Be realistic, and to that end, defer to your Realtor concerning your home’s current market value. The reality, unpleasant for some, is that we are in a buyer’s market as we slowly come out of the great recession. A home that was worth a million dollars a decade ago may not go for that much right now. If you do not want to take a loss on your investment from the days when the economy was stronger, you should be patient: you need not rush to sell your home; in time, as the economy improves, you may be able to get more for it. What is appealing in terms of culture and recreation in the area? Know that a luxury home may draw in buyers from all over the country or even the world. They won’t necessarily be from Pennsylvania or South Jersey, and so won’t know all about the Jersey Shore, the Camden Aquarium, the Barnes Foundation, Independence Hall, Valley Forge Park, Longwood Gardens, or other regional attractions. And whether a prospective buyer is from the area or not, it is well worth emphasizing some of the enjoyable things for people to do in our region. Be sure to talk up the amenities. Try to get people to imagine using these special features after a hard day at work and on the weekend. Finally, some people want a lot of privacy: a long driveway, a huge gate, a backyard no one can see, and so on. If your luxury property is very private, then stressing this value will make it appear more marketable.
