Abstract

Sentul is a suburb located within the northern part of the city centre in Kuala Lumpur. Sentul is a socio-culturally site. In development of this site, existing contextual and socio-cultural influences should be taken into account to create a development that is responsive to such influences, rather than an outright amputation and disengagement from the rest of the community of Sentul. The scheme, therefore , investigates notable socio-cultural elements of Sentul that are worth preserving, and subsequently identify strategies with which those elements can be preserved or even enhanced in the context of high-rise living that co-exist with the image and community of Sentul in the spirit of cultural preservation through architectural typology. Sentul Masterplan by YTL Land Embodying the spirit of urban renewal, while preserving the heritage and charm of the area, YTL Land’s Sentul Masterplan is founded on intelligent solutions that would enable his unique part of Kuala Lumpur to retain its spirit, soul and vibrancy. YTL Land’s vision of Sentul is also artfully divided into two distinct halves: Sentul East and Sentul West, with Sentul East embodying the art of modern downtown dwelling while Sentul West embraces the outdoor, with an abundance of greenery and tranquil, meditative lakes. DISCONNECT TO CONNECT The Menara Sentul is divided into two towers that house various living spaces, offices and communal gathering places -from library and bar to mini-grocer and catering to a young workforce. ‘Neighborhoods’ are created every two to four floors through interconnected stairs in a vertical social distancing within this urban community. A built-in park allows for the companionship of neighborhoods connection.

THE SITE The Menara Sentul is located along the Jalan Sentul. The building typology of Menara Sentul and the surrounding building have the big contrast. Menara Sentul is enclose building and the surrounding shop lot are more welcoming and directly. Surrounding the Menara Sentul are few Public Housing (PPR), especially the PPR behind Menara Sentul. Visually the PPR are separated by the expressway but they are linked under the flyover. The underneath of flyover are utilized for carpark.

TARGET USER GROUP The scheme specifically looks into the young adults. They are just about to start their independent living, searching for affordable housing. They are hoping to start their own business, they need cheap office and local connection. The proposal building provides mainly housing and office complex with designed characteristics trying to make sure they can go on living like what they planned before.

PROGRAM AND ZONING The intervention begins with the two cuts to accommodate office and housing in each tower. Then it’s been divided horizontally according to degree of publicity. Façade of middle tier is opened up to make a tenant exclusive outdoor space where you don’t need to worry about running into random strangers. Blocks are tied up with linear space, which refers to, a letter 8 shaped ramp, connecting bridges and balconies.

TOWER APPROACH The intervention begins with the two cuts to accommodate office and housing in each tower. It also created a separate security wellness of housing and co-work. The tower modular are created by 5 different level layout. The idea of this are to create flexible floor plan and indicate green space in the tower.

Pocket garden in several floor

A gathering spot, the openair park, featuring a one-way, walking ramp with resting platforms here and there. Part of the facade are taken out in the park to make it open and create a cross ventilation in the building.

CONTEXT The urban pattern of Sentul is informal sense and unique to its own, especially the Kampung Chubadak Hilir and Public Housing (PPR). Preserving this iconify may commit to familiarity of this urban fabric.

SOCIAL CULTURE Public spaces such as Sentul Market contribute to communal or social activities and interaction ,an obvious relation to Jalan Sentul.

HOUSING Spaces outside wall of high rise houses seldom include quality open or circulation spaces which are vital to encourage interaction or social activities. Site Condition on Proposal Site : Cement Field by YTL Group

issue 01 COMMUNITY SEGREGATION The neighbourhoods around the site are segregation into each clans or community, separated by the proposal site. Gated development on the west, which is the Fennel & the Capers. Each living differently in pattern where there is formation of own clans and territory.

02 SOCIAL CLASSIFICATION Economic and social inequality, uneven distribution of income and wealth, causing a disparity in the quality of life among residents of Sentul. Income inequality affects income segregation.

03 HIGH DENSITY & RE-IDENTITY OF SENTUL The re-identity of Sentul by the developers has caused an imbalanced development in that area. This has been a significant issue as its has lead to the community facilities and infrastructures in low-cost housing to be neglected.

01 Proposed a linear street to the site to enhance a continuity journey through the site from a very dense community to a very public open area and also promote walkable lifestyle in the community.

Recreating nodes into the proposed linear street. According to research a 5 to 10 mins walkable distance encourage people to move from one point to another.
