Home renovations could increase property taxes If you live in New York’s Nassau County, you are possibly paying some of the highest property taxes in the country. Nassau County residents had an average property tax bill of nearly $8,500 in 2011. Understanding property taxes is not very cut and dry. They are supposed to rise and fall with home values, but this isn’t always the case. There is roughly 80,000 pages of federal code on property taxes, and each state and town often has its own rules governing how property taxes are assessed. State and local budget cuts can raise taxes even if your home value remains the same, as will an increase of benefits for public employees. Property tax is typically the primary means that many jurisdictions raise revenue. So if your community needs money, you can probably count on it financing that need through higher property taxes. The two things that determine property taxes are the assessed value of your home and the property tax

rate for where you live. In many cases, making improvements to the inside and outside of your home can result in higher taxes on your property. Many homeowners do not think about the tax man when they are about to renovate their home. But it is important to consider that home repairs -- even planting a garden -could lead to higher property taxes. Although the vast majority of repairs that most often affect taxes include major renovations, there are lesser known repairs that can catch even savvy homeowners by surprise. Here is a look at some of the renovations that could raise your property taxes. • Adding a room: Converting the garage into a bedroom or adding on a new bathroom will increase your home’s value and the property tax you’ll pay on the home. Although tax assessors don’t usually make surprise trips to your home to check for renovations indoors, they may peruse permits filed at the clerk’s

office and then investigate. Permits are the primary way assessors learn about improvements, so much so that some homeowners look to circumvent permits when making renovations. But that can cause a number of problems down the line if and when you decide to sell. • Pools and outdoor structures: Changes to a home’s exterior are some of the easiest to see and document. Permanent changes outdoors, such as the installation of a shed with a concrete floor, a deck or a pool can definitely increase property taxes. • Landscaping: Hiring a professional to do your lawn and plants can result in higher taxes. It’s called “alteration of land improvement.” Repaving a driveway or adding a new cement walkway may also increase your home’s value and, subsequently, your property tax bill. • Fireplaces: The installation of a fireplace can also increase a home’s value, leading to a higher tax bill as well.

Negotiating a commercial lease that works for you Leasing commercial space is a fact of life for many business owners. The expense of commercial leasing is considerable, but cost is not the only factor to consider when leasing a commercial space. The following are a few tips for business owners when negotiating their commercial space lease. • Enlist some professional help. While seasoned business owners may be able to negotiate their commercial lease on their own, new business owners often benefit from the services of real estate brokers and real estate lawyers. Real estate lawyers can negotiate your lease, explaining key terms and conditions that may prove confusing to first-time business owners. Real estate brokers can help you find the right location, and many real estate brokers have a long working history with landlords. Such relationships can make the negotiating process easier, and they also can benefit business owners looking for the best possible location for their businesses. Real estate brokers often get first choice at the most desirable locations, so teaming up with an established real estate broker can increase your chances of landing a desirable property. • Emphasize affordable renewal options. The length of commercial leases favored by small businesses is often similar to the length of a lease on a private residence. Though the language might be more complex than that of a private residence lease, the length of a commercial lease agreement is typically one to two years. But business owners must be diligent regarding renewal options and the cost of such renewals. Come the end of your lease terms, you don’t want to be met with a considerable and unexpected hike in rent just as your business is starting to take off. Work to get the most favorable renewal options possible so more of your operating budget can go into your products and not toward your lease.

• Pay attention to extra fees. Many commercial leases include fees in addition to the monthly rent. Maintenance fees are common, and there may even be a separate set of maintenance fees when sharing commercial space. When negotiating your lease, ask to see a list of the costs and fees current tenants typically incur each month. When discussing maintenance fees, confirm who must pay for less routine maintenance, such as HVAC or plumbing repairs, and be sure to get such information included in the lease. When discussing such fees, inquire about utility costs as well. Utilities are often the responsibility of the tenant, but it still behooves business owners to confirm who will be paying the monthly utilities. • Negotiate an exclusivity clause. Business owners often don’t want their competitors to move in across the street, and they certainly don’t want them to move into the same building. Protect your business from such a development by negotiating an exclusivity clause into your lease. Such clauses prevent landlords from leasing other spaces on the property to your competition. • Carefully read the default language. Before signing a commercial lease, business owners must familiarize themselves with the default language therein. Determine what happens if you default on the lease, including if you will be locked out upon your first missed payment and if the landlord will immediately initiate eviction proceedings in such instances. Many commercial leases also include language stating tenants are responsible for any legal fees landlords accrue in the case of a default. Though it might be difficult to negotiate the default language in a lease, business owners should still know that language prior to signing a lease.


Inexpensive ways to boost a home’s curb appeal Curb appeal can go a long way toward making a home more attractive to its inhabitants as well as prospective buyers once the house is put on the market. Improving curb appeal is a goal for many homeowners, and while many projects aimed at making homes more aesthetically appealing can be costly, there are ways for cost-conscious homeowners to improve their properties without breaking the bank. • Put your green thumb to use. A well-maintained landscape can dramatically improve a home’s curb appeal. Pay attention to the plants, shrubs and trees throughout your property, watering them during periods of little rainfall and trimming them when necessary so your lawn does not look like an overgrown, neglected suburban jungle. Professional landscaping services can help you maintain your property, but even if your budget does not allow for such an expense, you can still make sure your landscape adds to your home’s appeal by keeping a watchful eye on the property and addressing any issues that arise. Maintain your lawn through the colder months of the year as well, making sure no one walks on the

grass when frost has settled, as doing so can produce dead spots throughout the lawn. • Redo your front door. While their eyes may initially be drawn to a well-manicured lawn, prospective buyers will eventually find their way to the front door. If your door is especially old, consider replacing it. If your budget does not allow for such an expense, you can still give your home’s front entrance an entirely new look by installing some inexpensive molding around the door before giving the door a fresh coat of paint. Molding around the front door can make an entrance more impressive, while a new coat of paint can make a home feel warmer and more vibrant. • Plant flowers. Another inexpensive way to make a home more appealing is to plant some colorful flowers around the property. Line walkways with flowers native to your region, as such plants will last longer than exotic alternatives that may not be capable of adapting to the local climate. In addition to lining walkways, hang window boxes filled with colorful flowers or plants outside naked windows.

According to Andrew Nadalin, President of Pace 2000 Inc., a leading custom home builder in Port St. Lucie, Florida, many people not only want their own vacation home, but they already know what it is they want from their home. “We’re finding that customers have very definite ideas of what they want in their dream homes,” says Nadalin. “They’ve waited until just the right time to make that dream come true, and they don’t want to compromise the image they have in their mind of what their ultimate home will feature.” When it comes to finding a place to call home away from home, consumers tend to prefer somewhere that offers year round warm weather and unlimited games of golf, as well as proximity to local shopping hotspots and access to community activities. This puts a premium on warm weather locales such as Port St. Lucie, which was named one of the 10 fastest growing cities in the country, providing vacationers all the warm weather golf, shopping and nightlife they need. Many consumers might think custom built homes are beyond their price range, but such homes are growing in popularity. “Sometimes customers come to us with a lot already chosen, other times we help them find just the right lot,” says Nadalin. “But they always have definite ideas about what is going on the property.” Much of the benefit of a custom built home lies in the options a homeowner has as opposed to a resale where many of the decisions have already been made. Buyers who choose a custom built home can select the features and layout they want, instead of being forced to live with the design preferred by a home’s previous owners. * Work with someone you can trust. Because it’s a vacation home, chances are buyers won’t know any local builders or contractors they can trust. Nadalin notes that buyers should be comfortable with a builder and avoid those who aren’t ready and willing to discuss their history. “It’s important to look for a builder that can deliver hands-on experience, dedication and commitment to the project,” says Nadalin. “The builder should have as much passion for fulfilling the quest for the dream home as the customer does.” Shop around for a builder, asking other residents of the community if they can recommend any professionals and if there are any to avoid. Once you have

narrowed down the list, ask to see some past and current projects, and be as dili-

gent as possible when doing your homework on a builder. If a builder is reticent

about his company and work history, it’s best to cross him off the list.
