(NC) Buying your first home in Canada can be a challenging experience – and for newcomers, who may not understand the mortgage process, it can be even more so. Many immigrants express that they don’t understand the nuances, and others have certain preconceived notions that don’t always hold true, like requiring a credit history to obtain a mortgage. According to a recent poll from the Royal Bank of Canada, 56 per cent of newcomers believe that a Canadian credit history is required in order to get a mortgage. This is a myth. In reality, the financial path for newcomers is much brighter, and much easier, than people might think. “Newcomers to Canada who have been in the country less than five years, no longer need to produce a credit history for an RBC mortgage,” says Christine Shisler, the director of multicultural markets. “We listened to the needs of immigrants and made some enhancements to our policies, making it easier for newcomers to get settled. The change to our newcomer mortgage program gives people more time to qualify and more time to save for their down payment.” Shisler’s three tips for potential homebuyers:

Home buyers weigh in on ‘urban vs suburban’ (NC) The proverbial debate of ‘city versus the suburbs’ is in the forefront for many home buyers. It’s also an exploration that can lead to decisions about the type of home you will ultimately buy. Here are some key considerations:

Easy Commute vs. Room to Grow

The decision of urban versus suburban is often focused on the time saved in commuting compared to the benefits of space to grow with a young family. While urban dwellers can benefit from shorter distances to work and the luxury of walking to cultural attractions and restaurants, on the flip side, many families genuinely prefer living outside the city core. As suburban communities continue to grow, walks to local amenities such as coffee shops or bakeries become feasible, as does working close to home with many businesses now basing their locations in the suburbs.

Condos Deliver Choice

“From the post-war era to the early 1980s, the detached home was the leading choice for homeowners across the country,” says Corinne Lyall, owner of Royal LePage Benchmark in Calgary, Alberta. “Then came the so-called ‘condo boom,’ which was largely fuelled by lifestyle changes and efforts to curb urban sprawl. The availability of condominiums as a form of home ownership has resulted in new options for those looking to live closer to the downtown core in urban centres.”

Baby boomers were expected to downsize in droves from their large suburban homes over the past decade. That largely hasn’t happened, for a couple of reasons. Young adults are leaving the nest later, compared to the postwar period when people in their late teens and 20s were inclined to strike out on their own. Economic challenges for today’s ‘echo’ boomers are causing baby boomer parents to hang onto their larger homes in the suburbs longer and to shrug off the expected move to downsize closer to the core. And there’s another consideration.

Census figures for 2011, released in February 2012, showed that multi-unit dwellings, a category that includes condominiums, makes up roughly half of all new housing stock, truncating the lead traditionally held by detached homes. Home buyers are continuing to flock to urban centres as a whole, choosing to live both in the core and the outlying suburbs in both detached homes and condos. While today, there is an abundance of home-types in both the core and the suburbs, still the place where you choose to live usually comes down to two considerations: the number and age of those who will occupy the home, plus the lifestyle choices of the occupants.
