VSBI 1 G+4 Residential Development in Uttam Nagar, New Delhi



VILLA DENIS, JVC Group of 12 Townhouse, Spanish Architectural Flavor, in Jumeirah Village Community, Dubai over a plot of 2350 SM.

Each 5 Bedroom town house villa is designed with harmonic terraces to form a community living. Each villa designed with independent pedestrian and garage entrance. Carefully organized functions & Service make it a very practical design.


Terraces are well integrated in the Spanish character. The random play of Spanish elements in the elevation breaks the monotonous & repetitive plan. 12 villas are divided into 2 blocks of 6 villas this creating 4 villas as end units having their own private side garden.


FURJAN TOWNHOUSE, AL FURJAN G+1 Townhouse Development in Al Furjan in south Dubai under Nakheels gated residential development is a residential development. The project is a cluster of 4 townhouses 2500 sft each. The project is designed for 3 plots in master development for the total of 12 town house units.

Each units designed with private landscape with swimming pool provision raises the standards of the townhouse living. Designed with maximum light and ventilation is also satisfies with Green building planning beyond regulations as applicable.


The 4 Bedroom Unit is designed for a large family with multiple family area in closed semi open and open area with an optimized planning methods. Shaded car parking, indirect access to main door, vestibule entry to the unit are some of the key features of the planning.


PACIFIC VILLAGE 165 Villas Residential Master plan with Community facility spread over 1 million sft. Plot in Dubailand. Located in Northwest Dubai land adjoining City of Arabia entertainment park, with access on two major roads make it a premium location for residential development.

Residential Master plan designed with an optimum infrastructure design and common facilities brings the project into ‘Efficient Category’ in planning standards. The Villa Design with minimalist contemporary approach defines a new vocabulary to the existing trends in Dubai.


The hierarchy in Villa planning with High end Villas facing landscape and community facility and townhouses towards periphery with private landscape garden are planned to maintain the privacy of the end users. COMMUNITY RETAIL The Project is designed as an independent retail outlet with separate entrance away from residential access to keep the privacy of the community. The project is designed with precast concrete panels & modular structural methods. The project aims to accommodate the upscale retail outlet and restaurants in the vicinity.



MEYDAN GYM 55,000 sft, Ground + 1 level of Warehouse Gymnasium building at Meydan, Dubai. The project is design to serve the Meydan community with an upcoming trend of fitness and outdoor activity zone in Nadd Al Sheeba. Along with Gymnasium the project comprises of training areas for boxing, cycling exercise and swimming activities.


A project as unique in the residential development is designed to be a landmark in the area. A contemporary building with a play of colors on faรงade with one of the harmonic pattern makes the building stand in the community. The project is enveloped with landscape which provides an outdoor running experience.


MEYDAN GYM As a part of the major cycling track in Meydan, this project plays an important role as a landmark for cycling enthusiasts. A well-equipped SPA in the project provides an all-round fitness center for all users.

WADI AL SAFA HOTEL A 75000 sft G+4 Hotel in Southern part of Wad Al Safa, over a plot of 17830 sft. The classic elevation with terrace landscape and open deck dining planning add to the experience in Hotel. Basement floor for parking and services separates the Guest area and staff area efficiently.

A Grand Entrance Lobby with water features and Internal Landscape gives a warm welcome to the guests. Health Club & Swimming Pool facilities at Roof top is planned for optimum use of terrace adding value to the operation. A Hotel designed keeping the operations on front is the key to this project.


104 Rooms in a mix of Standard Rooms and Suites brings a variety of options for the Guests. An All Day Dining with Open deck dinging in landscape area, Lounge Bar and Roof top restaurants brings the variation in dinging experience. Gymnasium and Massage facility on the roof also adds to the health care for the guests.


BURJ PACIFIC 400,000 sf, High-end Residential Development on Business Bay, with a magnificent location in Business Bay District, with one side facing the Burj Khalifa & other side abutting Landscaped Park.

Designed in Contemporary Line this Glass & aluminium Cladded building is a simple functional “L� shaped building resting on a rectangular Podium. Shape of the Tower derived to maximise the view to the front, rear & within the Property, and also to avoid any view to the neighbouring project.


Use of Ground Level is for commercial activity like Retail & Fine Dining overlooking the Park & Upper Levels are used for Residential. Podium roof is utilized as social space & is accommodated with Gymnasium, Swimming pool & children’s play area. Podium Villas & Duplexes are placed on these levels with front & back gardens.

The project is an example of a compact and efficient planning within regulations. The modern elevation with natural light and ventilation to the inner components of the project heads towards a green approach for the development.

The two way access for the project benefits as segregation of retail and residential access to the plot. The project consists of 3 basement planed in split levels for the optimum utilization of available length. The planning of the Units with hierarchy helps achieve the shape of the project.


56 units in a mix of 1 bedroom & 2 bedroom units with balcony for each unit. The Recreational and Gym facilities on the roof top helps cut the sound from the busy street. Swimming pool facility with changing and steam room adds to the amenities for the end users.


840 MAJAN A 140,000 sft, G+9 levels of Residential building at Majan, Dubai. 122 unit residential development with a mix of 1 & 2 bedroom apartment unit over a plot of 33,650 sft with 128 parking planned on ground level and podium. Covered podium with landscape terrace.

Health club & swimming pool facility for the development with common access at roof level. An efficiency of 85% as gross area to built up area makes the feasibility of the project to a good standard. with no basement in the project the cost and time of the project was evaluated less for completion.


Pile foundation with raft for underground water tank only. The units planned at first level consists of large balcony attached with the landscape on both sides. Large faรงade providing maximum light in the room enhances the living experience.

Located in prime location in Majan and close proximity from Academic city the project was aimed at rental market for students and expat families in the community.


LAYA RESIDENCES A 255 thousand sft G+4 Residential Development in Northern part of Jumeirah Village Circle over amalgamated plot of 59340 sft. The modern elevation with landscape and internal court planning makes an optimum use of the plot. Balconies to each unit & private garden for units at ground add to the value of living.

Basement car parking makes the ground in the internal court available for landscape and other play activities for the community.


164 Units in a mix of 1 Bedroom & 2 Bedroom with a variety of open spaces such as terrace, private garden, balconies brings a harmony in the project with a wide range of options for end users. Community facility with Gymnasium and swimming pool also adds the public area for a healthy living.


147 FURJAN PRIVATE VILLA A 6200sft G+1 Villa for Mr. Kalpesh Doshi in Al Fujran Area in Dubai. The Villa is designed with complete compliance with Vaastu principles as per clients requirements. Panaromic lift on the front facade was a bold statement with was well appriciated by client knowing the plot constraints.

Applicaiton of Vaastu principles to design brought scale and rigid proportion in the design which was balanced by panaromic windows in living dining spaces and bedrooms on upper levels.


A hindu temple, prayer room home office and large terrace added value to the design and can upgrad the properties in terms of value. The client took authority approvals and delayed the start of the project for the time that suits him to find a client for a sale.


789 NADD AL SHEEBA 8000sft G+1 Storey 5 Bedroom Villa for a Local Arab fashion designer. Client with 3 plots in a row for development of other family members wanted a design that can be integrated on later stage with other plots.

The design aimed to have entire focus on one side towards the family plots with large terraces and landscape. as prefered by local arabic clients large Majlis (Gathering space) seperate from the family area and seperate formal dining and family dining areas all facing the landscape are was the challange.


Seperate service block with heavy kitchen activity kept outside the main house keeps the environment fresh for the family. with an option to expand in future at terrace level the structural design had extra provision for Steel structure and Glass loads incorporated in current design.

Overall design evaluation with value engineeing made some modification in final design and reduced some jobs into interior package which can be upgraded on later stage.


465 NADD AL SHEEBA 7200sft Ground storey villa for Local arab elderly family at Nadd Al Sheeba area in Dubai. The Villa is designed for elderly female with provisions for care takers. The villa is designed with all the requirement on ground level.

5 Bedroom Villa with seperate living area and female majlis. and service block for maids and main kitchen. The planning of villa required some special approvals from authority with all parking spots outside the plot as the requirement had large footprint.


As a ground story Villa with limited height for creating vista the overall height of the villa was considered 6m.


VSBI 1 7800 sft G+4 and half storey Commercial Residential Apartment in Uttam Nagar, Delhi. 4 One Bedroom, 4 Three Bedroom & A 6 Bedroom penthouse on last 2 levels with Gym & Terrace Pool with Steam facility.

Uttam nagar with semi-attached codiminium apartment project in neighbourhood are designed with lack of light and ventilation in living spaces. the apartment with natural light and ventilation in all rooms and balcony in bedrooms makes this project exclusive in the area.


The intent of the client to provide an exclusive product in the neighbourhood serves well with the design. with restrictions in facade projection as per authority regulation the elevation is designed with cladding. currently under construction to be completed by April 2021.
