A functioning prison until the 1930s, the complex contained a prison surgery and the governor’s office, when it was part of the larger Green Bank Borough Prison which housed nearly 80 criminals when it was fully operational.
Headquarters to the Plymouth police constabulary in the 1930’s; the building survived an unexploded World War 2 bomb crashing through its roof and continued as the police headquarters until it closed its doors for the final time in 1987, falling into dilapidation and disrepair.
.4
This Grade II listed building has a long and fascinating history, having served as both a jail and a police headquarters since it was built in 1849.
Many Plymouth residents despaired at the sight of the
uninhabited building and websites were set-up to try and encourage someone to transform the historic site.
As a developer who specialises in breathing new life into derelict and unused buildings, Forshaw Land has identified the Greenbank Prison site as the perfection location for a private student residence and, alongside Knight Knox International, is striving to restore the building to its former impressive status.
The redevelopment will ensure that this beautiful period building is refurbished to the highest of standards, ensuring that its Grade II listed status is acknowledged. Containing 64 studios, the rooms will be accompanied with boutique-style facilities including a gymnasium and a common room, allowing students to socialise
Greenbank Court freely with each other and imbuing a sense of community around the building.
The location is superb; shopping amenities will be offered by a big-name supermarket, which will stand adjacent to the development, and students will never be far from their studies with Plymouth University only a 15-minute walk away. Built by an experienced student developer who understands the needs of today’s more commercially aware students, Greenbank Court will also be let and managed by PRIMO Property Management, allowing investors the peace of mind that a specialist agency is on-site to offer students roundthe-clock maintenance and assistance.

If I can’t find any of the managing staff, they are available anytime on mobile numbers and e-mail addresses. I find I have the pleasure of knowing them on a much more personal level than I did with halls of residence staff last year” Kirsten Shiel, 3rd Year Undergraduate Nelson Square, Bolton
.6
In addition to looking after the physical and tangible needs of residents, PRIMO Property Management also provides a virtual learning tool to help students on their journey through Higher Education. edYOUcate is a ‘moodle’ virtual learning environment developed to support students in meeting the challenges of university life. Access to edYOUcate is FREE to all students living in a PRIMO managed property. “From the first contact with PRIMO Property Management, everyone was really welcoming. Every step was clearly explained and if we had any problems, they were more than understanding and no problem was too big for them. Since moving in, everything has been of the highest standard and living in one of their properties is a great opportunity. So good, that I would be more than glad to return next year.” Michael Ainscow, 1st Year Undergraduate Nelson Square, Bolton

Why Invest In Student Accommodation? Continuing to outperform all other forms of property investment in the UK; private, boutique student residences are one of the most lucrative ways of expanding an investment portfolio, due to the stable yields and low void periods which are common for this type of property. The demand for high quality student accommodation is showing no signs of abating, as UK university places are still heavily oversubscribed with only 10 places available for every 14 applicants, placing universityowned accommodation under an increasing amount of strain, as they struggle to provide the standard of accommodation required in today’s market place.
Education institutions in the UK predicted to rise to 7.6m by the year 2025. Here at Knight Knox International, we pride ourselves on being considered specialists at selling boutique student accommodation to the private investor market, with more than 12 completed, high-yielding developments to our name over the past 24 months alone. By focussing on regional university locations like Plymouth, we are able to offer investors higher-than-average yields in areas that have a severe shortage of private, high-quality residences. Greenbank Court is our latest boutique student project, identified as a prime investment opportunity and delivered by an experienced developer in the student accommodation market.

Plymouth University
With a rich heritage dating back to 1862, when the university was a school of navigation, Plymouth University has stayed true to the culture of the ocean city in which it resides. This commitment to reviving its maritime heritage was strengthened last year, when the University opened a £19 million Marine Building, part of the larger Marine Institute which is the most extensive in Europe. The University hopes to become a global centre for research in the maritime field and other fields, as it aims to become ‘the Enterprise University’ - world-renown for its engagements in business and enterprise-led innovation.
However, the university’s commitment to local culture does not weaken its international relations, with 3,000 students of the university’s total populace of 22,000 coming from overseas. This large student population has an excellent chance of gaining employment after graduation because of the university’s tireless work in carving out relations within industry, which has meant that 88% of students will be in employment or further studies within six months of graduation.
The University celebrated its 150 year history in 2012 and it was fitting that its history was marked with an award which celebrated its look towards the future, after being identified as a global leader in terms of sustainability and efforts to become green, when they were named as one of the top five universities in the UI Greenmetric Ranking of World Universities in 2012.
University of St Mark and St John
With a student body of only 4,000, students get the best of all worlds at the University of St Mark and St John. The university’s single campus is modern and compact, ensuring that no-one feels anonymous and, with small teaching groups on many courses, every student feels valued as a member of the university, something which was highlighted in a survey carried out by the national student survey in 2012, where the university scored 87% for Student Satisfaction.
The university, whose origins date back to 1840, prides itself at being an institution which offers courses intended to prepare students for the world of work and this preparation comes into fruition when students graduate, with 90% of graduates going straight into employment or further study within six months. The University of St Mark and St John teaching quality has consistently won the highest ratings and last year was awarded 79.9% for teaching excellence in the Sunday Times University Guide.
Although the student population is small, investment into the University does not reflect this with ÂŁ20 million pounds of investment being pumped into the campus and sports facilities within a three-year period, which resulted in a new sports centre and a new student centre being built to help supply all of the student needs on one inclusive and modern campus.

City Living: Plymouth Plymouth, otherwise known as ‘Britain’s ocean city’, is home to nearly a quarter of a million people and is one of the most visited cities in the UK with a tourism trade estimated to be worth £250million a year to the local economy. With over 30,000 students living in the area, Plymouth is the fifth most popular university location in the country and continues to attract a high number of overseas students who represent nearly a sixth of the total student population. Specialists in UK Property, Savills, reported in 2012 that Plymouth has a significant undersupply of student housing with a demand far-superior to its supply, stating that student housing in Plymouth currently only supplies 3,805 students whilst demand is as high as 23,562.
.16
Having noticed this drastic need for student housing, we are delighted to announce the launch of our latest boutique student residence-Green Bank Court, as part of a solution to the city’s student housing needs. Occupying a prime location, Green Bank Court offers easy access to Plymouth’s two universities- the development is within a 15 minute walk of the University of Plymouth and only a ten minute bus ride away from the University of St Mark and St John. Greenbank is at the centre of a city which is currently flowing with investment-Plymouth city council has invested nearly £1billion into building schemes since 2009 and the council aims to create more than 2,000 jobs over the next two years as part of their Plan for Jobs initiative, which will focus particularly on young people and the long-term unemployed. This investment, in addition to the city’s esteemed military history and yearround programme of contemporary cultural events is anticipated to help Plymouth become the ‘UK City of Culture in 2017.’ New developments such as Green Bank will help Plymouth in its stride to achieve this prestigious title, as more and more students will reside in the area, allowing the city’s culture and vibrance to thrive even further.
