HALLEY HOUSE

.4

Identified as having a chronic undersupply of purpose-built student accommodation, Nottingham is a city which welcomes private providers who can deliver high quality residences which are attractive and affordable for its students. Knight Knox International, in partnership with Forshaw Land, is delighted to offer investors the option to purchase a studio in this exciting new development, which has been designed to cater for the growing number of students studying at the city’s Higher Education institutions, including the University of Nottingham and Nottingham Trent.

Built over four floors, this 61 unit development comprises three different sizes of studio, allowing for three different levels of investment. Each studio will be en-suite, including a bathroom and cooking facilities, which will allow students complete privacy if they require it. Halley House has also been designed to include a fully-equipped gymnasium and common room on the ground floor, to encourage a sense of community amongst residents. Located in the heart of the city, students residing at Halley House will have direct and immediate access to all public

transport links both into and out of the city. The development is also conveniently located close to all local bars, shops, restaurants and amenities.

Built by an experienced student accommodation developer who understands the needs of today’s more commercially aware students, Halley House will also be let and managed by PRIMO Property Management, allowing investors the peace of mind that a specialist agency is responsible for the day-to-day lettings and management of the residence.

“The University of Nottingham is the 3rd most popular in the UK, per number of applications 5.

PRIMO PROPERTY MANAGEMENT

Specialising in boutique student living, PRIMO Property Management endeavours to provide everything a student could desire under the comfort of one roof. In addition to creating a comfortable, safe and friendly atmosphere for all residents, PRIMO Property Management offers investors the reassurance that they have purchased a completely hands-off investment that will be both let and managed on their behalf, by an experienced team of staff. “From day one they were so attentive, willing to listen and co-operate. If I can’t find any of the managing staff, they are available anytime on mobile numbers and e-mail addresses. I find I have the pleasure of knowing them on a much more personal level than I did with halls of residence staff last year” Kirsten Shiel, 3rd Year Undergraduate Nelson Square, Bolton

.6

In addition to looking after the physical and tangible needs of residents, PRIMO Property Management also provides a virtual learning tool to help students on their journey through Higher Education. edYOUcate is a ‘moodle’ virtual learning environment developed to support students in meeting the challenges of university life. Access to edYOUcate is FREE to all students living in a PRIMO managed property. “From the first contact with PRIMO Property Management, everyone was really welcoming. Every step was clearly explained and if we had any problems, they were more than understanding and no problem was too big for them. Since moving in, everything has been of the highest standard and living in one of their properties is a great opportunity. So good, that I would be more than glad to return next year.” Michael Ainscow, 1st Year Undergraduate Nelson Square, Bolton

WHY INVEST IN STUDENT ACCOMMODATION ? Continuing to outperform all other forms of property investment in the UK; private, boutique student residences are one of the most lucrative ways of expanding an investment portfolio, due to the stable yields and low void periods which are common for this type of property. The demand for high quality student accommodation is showing no signs of abating, as UK university places are still heavily oversubscribed with only 10 places available for every 14 applicants, placing universityowned accommodation under an increasing amount of strain, as they struggle to provide the standard of accommodation required in today’s market place.

This trend for a higher-standard of living is fuelled by the globalisation of the Higher Education market and the increase in the number of students applying to UK universities from outside of the UK.

Students from the European Union and overseas currently account for over a sixth of the UK’s student population, with the number of non-domiciled students studying at Higher

.10

Education institutions in the UK predicted to rise to 7.6m by the year 2025. Here at Knight Knox International, we pride ourselves on being considered specialists at selling boutique student accommodation to the private investor market, with more than 12 completed, high-yielding developments to our name over the past 24 months alone. By focussing on regional university locations like Bolton, we are able to offer investors higher-than-average yields in areas that have a severe shortage of private, high-quality residences. Halley House is our latest boutique student project, identified as a prime investment opportunity and delivered by an experienced developer in the student accommodation market. Average yields for regional cities currently stand at 6-6.5% across the country, but by choosing to invest with Knight Knox International in Halley House, investors can receive 9.% assured NET yields for two years. Fully managed and designed completely with students in mind, the project is due for completion in Q1 2014.

The University of Nottingham and Nottingham Trent have a combined population of over 55,000 students

“88% of final year graduates were satisfied with both their course and the institution in 2012

11.

THE UK’S PREMIER PROPERTY CLASS Consistently outperforming all other forms of property investment in the UK, returns in the private student accommodation sector were recorded at an average of 9.6% in 2012, fuelling the continuing development of bespoke, boutique projects through specialist providers like Knight Knox International, to the private investor market. Property experts Knight Frank have estimated that universities will generate more than £500m by 2016 through the disposal of their existing halls of residence, allowing student’s access to a far superior standard of accommodation that they would have previously. Attracted by higher-than-average yields, low void periods and on-site management companies, student accommodation is a completely hands-off investment and the perfect addition to any property portfolio.

.12

“Total capital investment in the sector more than doubled to over 2.7bn pounds in 2012”

“The Housing Nottingham Plan 2012-2015 highlights the shortage of purpose-built student housing in the city and welcomes the addition of high-quality housing, designed specifically for students”

THE UNIVERSITIES

Nottingham Trent University

Originally a government school of design, Nottingham Trent University was granted its university status in 1992 and has since become a shining example of the UK’s new generation of universities – ranking as one of the top ten new universities in the Complete University Guide of 2013.

.14

Since opening, the university has strived hard to create strong relations with industries and the fruits of this labour are now being bared, with over 6,000 employers connecting themselves to the university; this has resulted in 94% of the university’s graduates going straight into employment or further study within six months of graduating. Nottingham Trent University has also invested £200 million across its three campuses and this mass investment is sure to add numbers to the university’s already-colossal populace – 25,000 students currently study at the university. A new students union is also set to open on the university’s main city campus later this year and this new complex is anticipated to become one of the country’s finest student unions, containing a sports hall, entertainment area, fitness studio, shop, bars and a social space.

The University of Nottingham

A member of the prestigious Russell group, Nottingham University embodies everything that is admired about the British education system, ranking as one of the UK’s top ten universities and one of the best 75 universities in the world. The university has earned a reputable status as a global university, recently being described in the Times Good University Guide 2013 as “the nearest Britain has to a truly global university” and it is easy to see why; with over 9,000 overseas students currently studying in the UK campus, from more than 150 nations.

These achievements have led employers to hold the institution in high regard, resulting in Nottingham University being ranked 2nd in a survey of universities targeted most by top employers in a survey conducted by The Graduate Market in 2013. These employers come from all over the world to try and attract the skilled graduates of Nottingham University and graduates of the university currently work in over 36 countries worldwide. The university’s research power is constantly growing; since 2001 it has jumped seven places in a table which ranks the UK’s universities in terms of their research power, putting it in the top 7 out of all the UK universities. This high standard of research allowed the university to win the coveted Queen’s Anniversary prize for higher and further education in 2012, in recognition of its dedicated research to help feed the world’s growing population.

CITY LIVING: NOTTINGHAM Home to more than 1 million people, including over 55,000 students, Nottingham is a city on the rise with an extremely resilient economy which generates around £12.1 billion a year and with plans for further spending on the city’s infrastructure, this economy is only set to expand. Transport is at the centre of the city’s infrastructure plans; the tram network is set to expand from one lane to three at a cost of over £570m, while the railway station is set to be transformed into a transport interchange connecting rail, road and tram. The city also aims to attract a growing number of businesses which will contribute to the already-thriving economy. The council have signed a deal with the government to invest over £60 million in a new creative quarter, which will offer grant funding and a number of different schemes to attract new creative businesses.

.16

Nottingham has set up plans to attract more private housing developers to the area. The Housing Nottingham Plan 2012-2015 highlights that supply far outstrips demand in regards to housing, particularly for students looking for affordable lodgings, creating unbalanced communities as there is an ‘over concentration of students in some areas’. These infrastructural plans at the same time respect the significant cultural heritage of a city from where the world’s most famous folk heroRobin Hood emerged. The council has recently announced plans to extend the opening hours of the city’s historic attractions which continue to attract a large amount of visitors to the area-over 1 million people visited Nottingham in 2011. The coupling of the infrastructure plans and the significant cultural heritage of the city will help attract more students to join the alreadybooming student populace in Nottingham, who will not only reap the rewards of its new transport system but also it’s fantastic range of museums, theatres and shopping centres. On the back of this we are delighted to announce the launch of our latest boutique student residence Halley House, as part of the solution to the city’s student housing needs.
