Tanya co-leads an experienced team of professionals dedicated to delivering comprehensive commercial real estate brokerage and advisory services across Dallas-Fort Worth and Austin, with a strong focus on the healthcare and office sectors. She is a highly respected commercial real estate professional with over 35 years of real estate industry experience, celebrated for her groundbreaking work in strategic asset management. Her deep expertise in distressed debt and CMBS equips her with valuable insights, enabling her team to devise and execute creative strategies tailored to clients’ needs.

Allison co-leads an experienced team of professionals dedicated to delivering comprehensive commercial real estate brokerage and advisory services across Dallas-Fort Worth and Austin, with a strong focus on the healthcare and office sectors. She specializes in leasing and has expertise in design, business development, construction management as well as creating innovative ideas for repositioning assets and marketing spaces. Allison has spent her 15-year career in commercial real estate focused on leasing commercial properties and representing tenants looking for commercial space both locally and nationally.

Jackie specializes in occupier services, leveraging her expertise in debt restructuring to craft innovative, clientfocused strategies. A seasoned executive, she excels in complex financial negotiations and consistently drives optimal outcomes. As a natural leader, she fosters strong partnerships and strategic solutions. Turning Challenge into Opportunity:

How Strategic Marketing Transformed Bogart on Ross

Challenge

In 2019, before the pandemic, M2G Ventures acquired Bogart on Ross, a former Dallas CAN Academy school located in an evolving area of Dallas. They transformed the property into an adaptive reuse office building. However, attracting tenants willing to pay Class A office rents in a transitioning neighborhood posed a significant challenge. Success required creative marketing, strategic thinking, and a highly responsive approach.

Our Approach

Embracing the challenge, The Hart Team launched organic social media campaigns to generate buzz and market the property within the commercial real estate industry and local community. By highlighting the building’s unique character and forward-thinking atmosphere, we successfully captured the attention of next-generation firms seeking an innovative workspace.

Results

Within 12 months, we more than doubled the building’s occupancy—accomplishing in half the time what the former leasing firm had struggled to achieve in 24 months. Without a marketing budget, we leveraged creativity and organic outreach to attract prospects and elevate awareness. Our strategic and thoughtful approach accelerated lease-up, aligning results with our client’s goals.

Hart has worked hard to prospect and bring new tenants to our building. Their team has coordinated new ways and efforts to market our property to the general public and the Dallas commercial real estate community through social media, email campaigns and creative events to get people in the building to see it.

Northpoint Medical Arts

Overcoming Obstacles:

How Strategic Leasing Led to 100% Occupancy

Challenge

We were hired by client to lease up 118,879 square feet within the Northpoint Medical Arts medical office building. Highway construction had hindered visibility and accessibility to the site. Saturated market competition in the Central Dallas area.

Our Approach

Our team worked diligently to build momentum at the property through organic marketing efforts and proactive lead management to close deals. We identified and strategically prioritized opportunities that aligned best with the property's availabilities. Our efforts were well-received among the brokerage community and our client remained highly engaged in supporting us in securing these transactions.

Results

Through our strategic and proactive approach, we successfully navigated the challenges posed by highway construction and market saturation to drive leasing momentum at Northpoint Medical Arts. In less than 12 months, we executed nine leases, bringing occupancy from 63% to 100%. Our targeted marketing efforts and strong broker engagement positioned the property as a premier medical office destination, ensuring long-term success for our client.
