The Frank Transfer & Storage Building is individually listed on the National Register of Historic Places but nonetheless sat vacant and deteriorating for many years prior to its extensive rehabilitation. A large section of roof had collapsed, floors were sagging and portions of the interior were fire-damaged when the new owner took control of the property and implemented emergency repairs to save the building in 2011.

Windows were replaced during a prior Historic Facade Easement project, for which the City of Sioux Falls funds facade improvements in exchange for a permanent easement on the facade. Structural repairs include replacing fire-damaged columns, joists and flooring. Basement columns were replaced with steep and the floor excavated four feet to provide interior residential parking. Building improvements meet the Secretary of the Interior’s Standards for Rehabilitation. Care was taken throughout to preserve the original character of the building while updating all building systems and creating 41,058 s.f. of new commercial space including 18 residential units.

98% of the exterior walls were left intact while new adjacent outdoor spaces were created with a public plaza between The Frank and its neighbor to the east. A new garage opening on the north side allows vehicle access.

Prairie Berry East Bank is located in the south hall of the main level and is a popular spot to enjoy award-winning wines, local craft beers and artisan cuisine. Prairie Berry is owned and operated by a fifth generation winemaker from Hill City, South Dakota.

Basement Level A source was found for repairing damaged heavy timber and original construction details were matched for a seamless integration of new structure.

The half-wall shown in this photo is sheathed in metal panels taken from a junked 1930s cooler truck found outside of Sioux Falls. Other acents include red barn wood from the same location, black metal pipe from the local hardware store, baltic birch shelving and Cavrera marble.

Exposed structure and limited partition walls throughout highlight the beauty of the original warehouse construction. The rehabilitation completely overhauls the building while maintaining the historic fabric.
