INTRODUCTION Family Wellness is a joint venture between the YMCA and Sioux Valley Hospital, the YMCA’s first new facility in Sioux Falls in 85 years. Located on the rapidly growing west edge of the city, facility goals included membership development and providing an added venue for the YMCA’s core youth and adult programming. Two entrances (minimizing walking distance from parking) lead to a central welcome desk, information, check-in and sales services.

The conditioning center is designed to be the focal point of the facility, a central open space, full of activity. A light filled place where the views become the entertainment for people on treadmills and weight machines. Trainer work stations are placed within the conditioning center for ease of access to members. The primary elements of the program are differentiated in the building massing.

Nearly all program spaces are arrayed around the central open space. Ceiling disks help define this central common area and provide color and lighting. A future cafĂŠ kiosk will occupy the area south of the gym.

The pool’s south facing 26 foot windows create a bright and sunny space that feels nearly outdoors.

The bright, playful child watch area is located near the entry for convenience in dropping off and picking up children.

The spinning room, with its innovative oval layout and ventilation system (air delivered at the floor and returned at the ceiling) is located in a freestanding, yet acoustically isolated, pavilion in the conditioning center.

The donation of the site was conditioned upon dedication of a substantial portion to a retention pond serving a large part of the surrounding development. Consequently, useable site area (see black dashed outline) was 250,069 square feet, barely enough to accommodate the 75,000 s.f. building and its 300 parking spaces. The project budget, including the pool, was $130/s.f.

It was important that access to the facility be controlled and that the lockers provided direct access to the pool.
