HUEY BUILDING


DOWNTOWN The Huey building was designed in 1977 by architect Ward Whitwam, FAIA. Forty years later, this project includes additions at both primary facades of the building and a complete interior renovation. The project was not built due to disagreement over an access easement on the alley side of the building.

The building was designed in the Brutalist style and to maximize density, resulting in 7 efficiency units per floor and under 9 feet floor-to-floor (the four-story building next door is taller than the six-story Huey Building.) The post-tensioned concrete structure facilitated a compact building but did not readily accommodate conversion to modern housing. The developer required density similar to the existing layout but with amenities to attract market-rate rents. The design response utilizes an addition on the west side to create two-level lofts with expansive glazing to allow natural light deep into the shotgun-style units. An addition on the east utilizes conventional construction with new stair towers transitioning the varying floor levels. The material palette is influenced by the austere original structure and the building’s location in the Warehouse District- exposed steel structure and concrete slabs. Wood storefront systems and ceiling finishes provide warmth and contrast against the industrial structure. The project improves the streetscape with new seating and landscaping at the sidewalk, welcoming passers-by into the social spaces located inside.

The east, river-facing addition features single-level units with more comfortable 9-foot ceilings, full glass fronts, and fullwidth decks to take advantage of the views and breezes. The material language is carried over from the Phillips Avenue faรงade- exposed steel structure, glass railings and wood cladding at privacy walls. The top-floor units have a central community space feature wood pergolas for shade.

The interior design highlights the material qualities of the original structure, exposing concrete columns and ceilings. Mechanical and electrical systems are integrated in perimeter framing and in the basement to maintain a clean, uncluttered aesthetic that features the color and texture of the raw concrete. Interventions of wood flooring, soffits, and carpet rugs soften the space while defining more intimate areas and contributing to acoustic control. A large event space and formal dining room open onto riverside terraces, an amenity currently unique in the downtown area.

The use of this ceramic exterior tile provides multiple perspectives, shifting its appearance as the viewer moves along Phillips Avenue. In addition to heightening the visual perception of the faรงade, the tile also requires virtually no maintenance.
