March, 2017 Dear Friends and Clients, T.S. Eliot says “April is the cruelest month,” but in the world of Chicago real estate, it was February. Sales were down throughout the Chicago area, and Gold Coast, Lincoln Park and Lakeview were no exception. In Lincoln Park, there is still ample supply of single-family homes. In fact, there are more than 120 single family homes in Lincoln Park priced $1.5 million and above. While this means longer market times, it also means good news for buyers who are looking to negotiate a better sale price. Lakeview also has plenty of single-family inventory — more than 60 homes priced at $1.5 million and above. The Gold Coast/Streeterville area has more than 100 condo/coops for sale in the same price range of $1.5 million and above. Again, good news for buyers who have a lot to choose from and more negotiating power. On the new construction front, 400 West Huron will be delivering in the next few weeks; 4 East Elm is sold out and Belgravia continues to put up new buildings in River North and West Loop. The Ronsley in River North is 75% sold and the future looks bright for the developers who push forward with Wanda Vista Tower (Magellan) at 375 East Wacker, The Renelle along the Chicago River (Belgravia) and JDL’s No.9 Walton, which sold out in 2016 and will be delivering units in 2018. Real estate remains one of the most dynamic factors in the health of our economy. Chicago has always had a diverse economy and that has fed a fairly stable real estate market.
