April 2017 Dear Friends and Clients, If February was the “cruelest month” then March has to be one of the kindest. In fact, it is safe to say that, “March came in like Lion” with increased sales activity across all neighborhoods. Gold Coast experienced increases ranging from 60% to 400%. Lincoln Park saw increases from 60% (condo sales) to 175% (single-family sales). Lakeview also had similar percentage increases in both single-family and condo sales. It should be noted, however, that we still have plenty of single-family product in Lincoln Park with more than 150 single-family homes for sale in the $1million+ range. Additionally, Chicago is experiencing an amazing increase in rental product. According to the Appraisal Research Council, there are now more than 8,000 rental units in 23 buildings under construction and 10 other buildings in the process of getting renters to sign leases. By early 2018, the number of new units in Class A and B buildings will be 40,000 units. We will watch and see how well these units get absorbed, but it is safe to say the apartment market is nearing saturation. For the buyers out there: despite interest rates inching up, they still remain at historic lows — so yes, it is a good time to buy. For the sellers: with a robust spring market taking off, and inventory, generally in short supply, selling remains a sound business decision.
