Garage Sales The last garage sale of 2012 will be on Saturday, October 6th. You can post signs at 6:00 am Saturday morning, but they must be removed by 6:00 pm that day. Our HOA guidelines allow for three garage sales on preset dates. If personal signs are not removed, a fine will be assessed. The first Saturdays in March, June and October are reserved for these neighborhood sales. The board arranges for ads in the Houston Chronicle and the Greensheet and signs are posted at the entrances of the subdivision early that week.

Deed Restrictions Deed restrictions are in place to maintain continuity within the neighborhood. Without these standards, a home could be left in disrepair or abandoned and could become a plight to our neighborhood. Hurricane season began June 1st and runs through November 30th. Are you prepared for a weather emergency? In the event of an emergency, listen to local emergency officials KTRH-AM 740 which is the designated Emergency Alert Station for the Houston area. There are six basics you should stock for your home: water, food, first aid supplies, clothing and bedding, tools and emergency supplies. There are also some special items to help pass the time. Keep the items that you would most likely need during an evacuation in an easy-to carry container. Possible containers include a large, covered trash container, a camping backpack or a duffle bag. HOMEOWNER HEARING The owner of account 202036 introduced himself to the Board and explained his reason for requesting a hearing. After a lengthy discussion, the Board agreed to allow the owner to set up a payment plan on the past due balance for 12 months. FINANCIAL REPORT: April 30, 2012 The Board was presented with the April 30, 2012 financial report and advised that the total cash was $781,686.95; $252,054.35 in the Capital Reserve account, $308,007.16 in the Non-Cap Reserve account and $237,582.17 in accounts receivables. The Board was advised that 95.03% of the 2012 assessments billed had been collected. The Board reviewed the Statement of Revenues and Expenses.

ADDITIONAL BUSINESS The Board discussed the need to obtain proposals for clubhouse cleaning, once per week. The Board advised the agent that the community garage sale was approaching and an ad needed to be placed in the Greensheet and the Chronicle. The agent was also advised that the signage needed to be installed the Monday prior to the event. The agent was advised that the Board would prefer the annual color not be changed when it is at its fullest. The Board requested that the landscaper not pull the flowers without consent from the Board. The Board also instructed the agent to remind the landscapers to pull signage found throughout the community when they are onsite. APPROVAL OF MINUTES: May 8, 2012 The minutes of the Board Meeting held on May 8, 2012 were presented to the Board. After review, a motion was made to approve the minutes as presented. The motion was seconded and carried. FINANCIAL REPORT: May 31, 2012 The Board was presented with the May 31, 2012 financial report and advised that the total cash was $759,345.35; $252,056.38 in the Capital Reserve account, $308,008.36 in the Non-Cap Reserve account and $246,323.01 in accounts receivables. The Board was advised that 96.03% of the 2012 assessments billed had been collected. The Board reviewed the Statement of Revenues and Expenses. BUSINESS RATIFICATION OF DECISIONS MADE BETWEEN BOARD MEETINGS There were no decisions to ratify.
USE AGREEMENT FOR RECLAIMED WATER: The Board was presented with the Use Agreement for Reclaimed Water prepared by the Horsepen Bayou MUD. After discussion, the Board approved the agreement. Mary Ann Harvey signed the agreement as Board President. TREE REMOVAL PROPOSALS: The Board was presented with a proposal to remove the dead tree at West Little York and Canaan Bridge. After discussion, a motion was made, seconded and carried to approve the proposal from Westco in the amount of $450 to remove and stump grind the dead tree.

TREE PLACEMENT DISCUSSION: The Board discussed the need to plant trees approved at a prior meeting. The Board instructed the agent to verify the number of trees and advise the Board via email. The Board advised that they would then mark the specific locations for the trees. The agent is to advise the landscapers of the marked locations for the trees. MERRY-GO-ROUND REMOVAL AND REPLACEMENT: The Board was presented with pictures of the damaged merrygo-round as well as proposals and options for replacement. After discussion, a motion was made, seconded and carried to approve the four seat bounce around from McKenna Construction in the amount of $4,362 HOMEOWNER FORUM: There were no homeowners present. EXECUTIVE SESSION The Board of Directors recessed into Executive Session at 5:57 PM.
ADDITIONAL BUSINESS The Board reviewed a contract to clean the clubhouse. After discussion, it was agreed to have the clubhouse cleaned on an as needed basis.
MANAGER’S REPORT COLLECTIONS: The agent presented the Board with the delinquent report and attorney status report for review. The agent advised the Board that $160,471.22 had been spent on legal fees since January 4, 2012 and that $91,896.05 of those fees had been recovered.
A lengthy discussion was held regarding the clubhouse/pavilion rental. It was agreed that the clubhouse/pavilion and pool cannot be rented in conjunction with each other. The Board also agreed that the maximum occupancy limit with no law enforcement presence would be set at 50 people. For events that have higher occupancy expectations, not to exceed 75 people, a paid receipt for law enforcement services must be provided to the agent when obtaining the key to the pavilion.
The Board reviewed the attorney’s settlement offer request on account 701056. After discussion, the Board agreed to the attorney’s settlement request and set the threshold at no less than 50% of the total debt owing.
The Board held a lengthy discussion on the Swim Team and the damage to the coping stones around the pool due to the installation of the starting blocks. The agent was instructed to obtain three comparable proposals for repair to the coping stones. The Board also instructed the agent to schedule a meeting with both the President and Vice President of the Swim Team for June 19, 2012 at a time mutually agreed upon.
The Board reviewed a payment agreement modification request on account 801004. After review of the account history, the Board approved the owner’s request for the modification. FORECLOSURES The Board approved proceeding with foreclosure on account 503021. DEED RESTRICTIONS The deed restriction edit was presented to the Board for review. The Board requested the agent complete an audit on the next drive and report all homes that do not have at least one tree in the front yard. The Board also requested that trees overhanging sidewalks be cited, as well as broken curbs and sidewalks be listed and reported to the county. The Board advised that there is a repainting agreement that needs to be mailed to owners who receive deed restriction violation letters for repainting.

The agent was advised that there is an ongoing issue with the tennis court gates being propped open with the trash cans. The Board agreed to dispose of the small trash cans and to have a metal trash can mounted into the ground inside the court fence if possible and if not, right outside of the tennis court gates. Time now to make plans for fall landscaping projects. • Clean up flowerbeds of fallen foliage, yellowed leaves and dead wood. Light green leaves may signify lack of iron (chlorosis). Correct with iron cheleates. • Cut off old dead foliage on irises. Scratch in a little bone meal around the roots. • Prune roses to reshape and groom plants for fall growth. Follow up with a dose of fertilizer the first week of September. • Plants come out of summer rest and go crazy. Insect populations explode as we get into cooler temperatures. Diseases that have been dormant wake up. - Citrus, croton, avocado and mango are susceptible to spider mites and thrips. Discourage them with a strong jet of water from a hose directed to the undersides of the leaves. - Hibiscus, citrus, palms, gardenia and ixora are susceptible to scale and mealybug. • Winter vegetable gardens and perennials get planted. • Wait until November to plant petunias and pansies. • Fire ants baits should be put out in September-October to lessen the number of eggs that make it to Spring. • St. Augustine grass gets its fall fertilizer during September. Continue to mow at maximum height. You want to leave a lot of leaf surface to produce carbohydrate reserves for the winte • Keep an eye out for sod webworms. First sign of them is grass that appears to stop growing. You need to get them early for biological controls to work. When the caterpillars are only 1/4 inch, Bacillus thuringiensis applications can slow them. Bt is a bacteria that works on the caterpillars’ digestive systems and makes them stop feeding. Do the application late in the day. The larvae feed at night and you want them to get nice fresh Bt. • When the heat and drought end, the weather could bring brown patch disease in the St. Augustine grass. Watch for yellowish spots if the nights drop into the 60’s and days stay in the 80’s. • Get any pruning of hedges and such done now. You want the flush of new growth to be hardened-off before the end of October. Tree pruning should be put off until winter, when the trees are dormant. • Pre-emerge herbicide applications targeting annual bluegrass and the earlier-germinating winter broadleaf weeds needed to be put out starting in mid-August.

Mildred’s Umbrella Theater Company 2012-2013 Season Kimberly Akimbo, By David Lindsay-Abaire, Directed by Ron Jones, November 29-December 15, 2012, STUDIO 101 (1824 Spring Street, Houston 77007). Kimberly Akimbo is a play written in 2000 by Pulitzer prizewinning playwright David Lindsay-Abaire. Its title character is a lonely teenage girl suffering from a disease a lot like progeria, that causes her to age 4 and a half times as fast as normal. Thus, Kimberly is trapped inside the frail physical body of an elderly woman. She meets another misfit (a teenage boy) and the two form an attachment to one another that borders on attraction. The situation is not helped by Kimberly’s rapidly deteriorating health. Soon Kimberly’s family gets mixed up in some crazy money schemes and the family gets emotionally destroyed.

HOUSTON FAMILY ARTS CENTER PROVIDES HUNDREDS OF BOOKS FOR CFISD STUDENTS The Houston Family Arts Center (HFAC) used a book drive in its production of Seussical to help support Cy-Fair ISD Title I Schools. HFAC students, parents and patrons donated over 400 books valued in excess of $1,500 for CFISD to give to third, fourth and fifth graders at a CFISD camp for homeless and at risk students. In addition, HFAC raised $400 that was used to purchase new books for students at Milsap Elementary School. Title I is a federally funded program designed to reinforce the basic and advanced skills of students who are struggling in school. Title I is part of the No Child Left Behind Act passed by Congress in 2002. A school is selected as a Title I school on the basis of the number of families within its boundaries who are eligible for free or reduced-price meals.

Choir students are already in motion practicing for their Fall Concert, which will be on October 16th in the school auditorium. Boy Scout Troop 61 Young men between the ages of 11-18 are encouraged to visit Boy Scout Troop 61 at 7:00 PM Wednesday nights at Peace Community Church, 5151 Addicks Satsuma Road, Houston, Texas, 77084. They will get a hands-on experience of what Scouting has to offer and have the opportunity to visit with the Scouts and their adult leaders to learn more about the things the troop has done during meetings and activities. Scouting activities include camping, fishing, archery, rifle/shotgun shooting, hiking, first aid, wilderness survival, community service, citizenship, swimming, leadership, white-water rafting and much more. Troop 61 camps each month and has a group that goes to High Adventure Camp and to Merit Badge Camps each summer.
