BEAR CREEK MEADOWS Bear Creek Meadows Reminders to Owners

Preferred Management Services would like to remind owners of some of the violations that need attention on a regular basis: • Lawns mowed each week (including edging and expansion joints) • Remove unused tree stakes • Keep trashcans out of view • Park in the driveway and not the street • Replace missing fence pickets • Remove mildew from home Keeping up with these items will not only make your property look better but will also keep property values high for the entire community. If you do receive a deed restriction letter, please do not ignore it. You should promptly comply with the request to avoid any further compliance efforts or fees. If you have any questions about a letter that you have received, you may contact Preferred Management Services at 281-897-8808.

November 2012 Bear Creek Meadows ACC and Website

Owners of Bear Creek Meadows should submit for ACC approval prior to making any exterior modifications. The necessary form is available at www.preferredmgt.com on the Bear Creek Meadows website. You will need to log in to your account or request a log in and then go to the documents section of the Bear Creek Meadows website. Should you have any questions you may contact Preferred Management Services at 281-897-8808.

Bear Creek Meadows Delinquent Account Collection

The Board of Directors for the Bear Creek Meadows HOA is working in accordance with its collection policy to pursue all delinquent accounts. All homeowners are encouraged to log on to their account on the website and check their balance. Anyone who has not paid their assessments will be escalated and will incur additional collection cost and attorney fees. This also applies to anyone who has defaulted on a previously approved payment plan. Please contact Preferred Management Services at 281-897-8808 if you have an account balance.

BCM - Fences

The Board of Directors would like to remind all homeowners that it is your responsibility to check perimeter fences in your yard. The Association is only responsible for a handful of fences as stated in the deed restrictions. If your lot is not one that is listed then you must maintain the fence. Any repairs or replacement of a perimeter fence must be made exactly as the fence is now. No alterations and no staining. If you have any questions please call Preferred Management Services at 281-897-8808.

There is a new website for homeowners in the Villages of Bear Creek & Bear Creek Glen. Please visit www.mymcinc.com/ villagesofbearcreek for more information. The website has information such as your account balance, meeting minutes, deed restrictions and much more. You will need to request a log-in in order to view your account information for your property address. Deed Restrictions Reminders Garage Sales: Two garage sales a year is the limit under Texas Law. The Limited Sales, Excise and Use Tax Act says that people who are not operating a business are permitted to have no more than two sales of their goods each year. If you exceed this amount, you will be treated as operating a business and you’ll need to obtain a sales tax permit from the state. A quick Internet search reveals that a number of Texas cities also have ordinances limiting garage sales and some don’t allow them at all. Houston has no such ordinance, however, according to the city’s website. Instead, the city relies on the state law. Businesses are not allowed in the community. Trash Can Containers: Trash cans are to be out of site and remain out of view at all times, it takes away from property values. Street Curbs: Curbs are homeowners’ responsibility to keep clean and free of debris, (i.e. leaves and trash). Keeping these clean will ensure less street flooding, trash being forced down and clogging sewer drains. Oil Stains: If you’re having difficulties getting the oil and grease stains out from your driveway, there are a few mixtures you can buy at an auto part store that is less than $10. These mixtures will help get the oil and grease stains in your driveway.

ATTENTION!

Please be careful and slow down while driving through the subdivision; remind your young drivers to do also. We recently had a child hit by a vehicle on one of our streets. Please, be aware of your surroundings and parents, remind your children to watch for vehicles when crossing the street. Edward S Bell

Drizzle remaining 2 oz of melted chocolate on top of pie. Refrigerate for at least 1 hour and serve. Source: http://allrecipes.com/ Submitted by: Debby Please note: the following is what the American Egg Board says on using raw eggs:
With eggs and all other raw foods from animals, there is a small possibility of Salmonella food poisoning. The risk is greater for those who are pregnant, elderly or very young and those with medical problems, which have impaired their immune systems. These individuals should avoid raw and undercooked animal foods. Healthy people need to remember that there is a very small risk and treat eggs and other raw animal foods accordingly. Use only properly refrigerated, clean, sound-shelled, fresh, grade AA or A eggs. Avoid mixing yolks and whites with the shell. Refrigerate broken-out eggs, prepared egg dishes and other foods if you won’t be consuming them within an hour.

Lamp Post

DIRECTIONS:
Melt butter in large nonstick skillet over medium-high heat. Add onion and garlic; sauté until onion is soft, about 4 minutes. Mix in dry mustard, then 2 tablespoons Dijon mustard, blending well. Add breadcrumbs; sauté until crumbs are crisp and golden, stirring and pressing with back of fork to separate, about 8 minutes. Season with salt and pepper; cool completely. Mix in 3/4 cup cheese. Cook broccoli florets in large pot of boiling generously salted water until crisp-tender, about 3 minutes. Drain. Transfer to paper towels; cool. (Streusel and broccoli can be made 1 day ahead. Cover separately and refrigerate.) Preheat oven to 350°F. Butter 13x9x2-inch glass baking dish. Place broccoli in large bowl. Add whipping cream, remaining 2 tablespoons Dijon mustard and 1/4 cup cheese; toss to coat evenly. Arrange broccoli in prepared dish. Sprinkle streusel over. Bake until broccoli is heated through and streusel is browned, about 30 minutes. Source: www.epicurious.com

GARDENING TIPS FOR NOVEMBER

• Brown patch will continue to plague St. Augustine lawns as nights get cooler and humidity and rain continue. Discolored circles will appear in low areas almost overnight. Apply a fungicide recommended for brown patch according to label directions. Avoid walking through brown-patched turf. It spreads easily from the bottom of your shoes. If brown patch appears in the same lawn areas every year, add an inch or two of sandy topsoil to eliminate those low spots. • Fertilize St. Augustine turf with a winterizing formula to promote root growth over the winter months. Lower your lawn mover blades now and mow on a schedule that cuts no more than one-third of the grass blade away.

• As chrysanthemums and other perennials finish blooming, cut flowering stalks to the ground to permit all strength to be used in making root growth. • Feed roses lightly, but avoid nitrogen fertilizers. Do not prune now. Keep up spraying program and water deeply. • Remove dead foliage and plant debris to help eradicate insects and disease organisms. Thin out and transfer volunteer seedlings. Beds made now will benefit by weathering before being planted. If soil is heavy, dig six inches deep, leave rough, cover with gymsum and strawy manure, water and allow to mellow. • Bananas are more likely to bear fruit if the trunk does not die back in winter. Cut banana stalks back to six feet, wrap with newspaper and burlap. • Continue mulching for winter. Build up a thick top mulch to protect roots from freezing and winter drying. Don’t throw away those pine tree needles; they make great acidic mulch for azaleas, gardenias and next Spring’s impatiens. • Place pansies in beds after weather has cooled. Use a little blood meat mixed in soil under each plant. • Now is the best time to plant trees and shrubs.

The Heart of Relay: During the Relay for Life event, three ceremonies are held. Survivors Lap: To start Relay, those who have survived their battle with cancer join together to walk a lap celebrating their victories over the disease. Luminaria Ceremony: At dark, the track is lined with candle-lit bags bearing the names of those who have been touched by or have lost their lives to cancer. Fight Back Ceremony: Before participants leave Relay, they make a personal commitment to help fight back against cancer in several ways. As interest in Relay for Life grew in the Houston area, the American Cancer Society began forming events in local communities and the first Cy-Fair Relay for Life committee was formed in 2004. This is our 9th year in Cy-Fair and our goal is to reach the $1 Million Dollar Mark. We are very close and only need $150,000 to meet our goal and with YOUR help, we can make this goal a reality!! 100% of our profits go to ACS to use for research and other programs. With more than 1,000 participants in last year’s Relay, we know that we can grow even bigger this year! “I’m In PAIN” Can Chiropractic Help ME ? We are often asked, “What’s the best way of finding out whether or not a doctor of chiropractic can help my problem?” We believe the answer can be found in a complete chiropractic consultation and examination, including x-rays. And to help find out for sure, we will do a complete consultation and examination, including x-rays, if necessary, (procedures that normally cost $187.00 or more) for $25.00. We will make this special program available through November. The only exception to the offer involves personal injury cases (workers’ compensation and auto accidents) in which there is no charge directly to the patient.
